Mid-century modern formal living room photo in Austin with white walls, a standard fireplace and a tv stand

This second-story addition to an already 'picture perfect' Naples home presented many challenges. The main tension between adding the many 'must haves' the client wanted on their second floor, but at the same time not overwhelming the first floor. Working with David Benner of Safety Harbor Builders was key in the design and construction process – keeping the critical aesthetic elements in check. The owners were very 'detail oriented' and actively involved throughout the process. The result was adding 924 sq ft to the 1,600 sq ft home, with the addition of a large Bonus/Game Room, Guest Suite, 1-1/2 Baths and Laundry. But most importantly — the second floor is in complete harmony with the first, it looks as it was always meant to be that way.

This 1904 Key Victorian is steps from historic St. Augustine, Florida and sits on the water with breathtaking views of the harbor and St. Augustine Lighthouse. The clients wanted to expand their living space and create a separate guest house for visitors and family. We replaced a single-story garage to create a two-story guest house in keeping with the original Victorian architecture of the main house. This compact little house is includes a full kitchen, sitting area, bath, two bedrooms, laundry, and a second story office space with deck. A first-floor porch with outdoor fireplace provides perfect shelter from the hot Florida sun or a place to cuddle on a cool evening, while watching boats and sea birds come and go. An outdoor shower, additional bathroom and decorative pergola complete the structure which seamlessly complements the original main house.

We took a main level laundry room off the garage and moved it directly above the existing laundry more conveniently located near the 2nd floor bedrooms. We then dedicated this space as a true mudroom off the garage with USB outlets located in each coat locker. There are drawers below each locker for storage of hats and mittens, and a perfect drop zone for brief case, mail and keys. This helps to keep this busy family organized.

On this project, our aim was to maximize storage and organization in the pantry for this family of five. This family previously had the common complaint that their pantry was always message and that they could never find what they wanted. To address this, we created provided a large amount of shelving, including key sections that slide out to provide better access to the items in the back. In addition, since their refrigerator didn't fit in the space that was created for it, we converted that into a pantry nook for even more storage. White melamine was used to mange cost and create a clean look, and the barn door on the main pantry provides a nice accent.

Mark Rockwood Photography- The family's main entry into the home features a slate floored mudroom. This built-in cabinet serves as a hub for the home's entertainment system, hidden in the wall cabinet, while accommodating charging cubbies for each family members' electronics. Custom drawers help organize storage of everyday items such as batteries, keys, flashlights, and office stationary while the deep drawers were designed to hold laundry detergent bottles for the secondary adjacent built-in laundry set up.

I like to keep the staging minimal in a kitchen, trying to draw the eye to key selling points in the room. For example, new appliances and the subway tile backsplash.
