This addition and extensive interior renovation optimizes front and rear river views, natural light and indoor / outdoor integration. The use of craftsman detailing – adding a front porch – makes this home naturally inviting, functional and extremely livable. The design was challenged due to the waterfront lot restrictions, lot coverage restrictions (car port instead of garage), slope stability challenges and septic restrictions (only 15% of existing footprint was allowed). The rear eating area / sunroom addition was built on pillars to achieve septic clearances. The second storey addition utilized sloped ceilings, which finished at 10 ft. in order to create spacial volume. Open to below areas allow more sunlight in and help achieve square footage requirements. The carport helped meet lot coverage restrictions, but more importantly, helped lessen the environmental impact. Driveways and walkways feature natural stone for water runoff. This project was a full exterior color change for a 1975 ranch-style home in PVB undergoing a complete remodel. The owners wanted to preserve and paint the exterior, repaint the window frames with a high-quality material suitable for metal applications, and refinish the pool deck with H&C acryladeck. This specialized coating resists pool chemicals, provides slip resistance with a silica additive, and maintains a cooler temperature than most coatings. Before starting, we addressed damaged stucco areas through remediation prior to paint application. With the client's deadline before the peak of summer and hurricane season, our designers at Interior Renovations and pre-production coordinator guided them through color and sheen selection. Together, we developed a detailed paint plan to realize the couple's vision. Using high-quality Sherwin Williams materials, our project managers and professional painters executed a flawless finish. Products making their television debut in this project were Anthology Woods Northwest Blend (a naturally weathered wood installed on a section of the ceiling, unfinished) and the extremely hard & durable Left Coast White Oak, a unique species growing only in a narrow strip of Oregon and bit in California & Washington (installed for the flooring, finished with Rubio Monocoat White natural oil). The homeowners were able to easily apply the finish themselves prior to installing the floor, and the zero VOC nature of the oil insured it was safe to move right in! The White tint to the oil gives a subtle white-washed look to the floors while maintaining a natural look and a supple feel underfoot. The couple participating in the episode loved their floor so much they decided to add more, installing it in their master bedroom, as well! The rich character of this natural Oak in a flat sawn (the old "European" way to cut Oak) wood product adds a timeless element & warmth to the feel of the space. The kitchen was expanded in this 1930's home to be more functional for a 21st century growing family. It was important to our client to maintain the charm and the architectural authenticity she loved growing up as a child. One of the more challenging features was rebuilding the beautiful lead glass windows so they would be both historically accurate as well as functional for today's climate extremes. Another challenge was recreating the black and white tile floor. Each tile was custom cut to achieve the desired look. A custom made built-in bench and cushion were made for the breakfast nook, complete with storage drawers beneath.

We are delighted to have completed the radical transformation of a tired detached property in South Croydon. When they appointed Granit, our clients were living in the property which had previously been divided into a number of flats. The historic sub-division had resulted in an extremely poor use of space with redundant staircases, kitchens and bathrooms throughout. Our clients sought to reconfigure the property back into a single dwelling for his growing family. Our client had an eye for design and was keen to balance contemporary design whilst maintaining as much of the character of the original house. Maximising natural light, space and establishing a visual and physical connection were also key drivers for the design. Owing to the size of the property, it became apparent that reconfiguration rather than extension provided the solution to meet the brief. A metal clad ‘intervention’ was introduced to the rear facade. This created a strong horizontal element creating a visual balance with the vertical nature of the three storey gable. The metal cladding specified echoed the colour of the red brick string courses tying old with new. Slender frame sliding doors provide access and views of the large garden. The central circulation space was transformed by the introduction of a double height glazed slot wrapping up the rear facade and onto the roof. This allows daylight to permeate into the heart of the otherwise dark deep floor plan. The staircase was reconfigured into a series of landings looking down over the main void space below and out towards the tree canopies at the rear of the garden. The introduction of double pocket doors throughout the ground floor creates a series of interconnected spaces and the whitewashed Larch flooring flows seamlessly from room to room. A bold palette of colours and materials lends character and texture throughout the property. The end result is a spacious yet cosy environment for the family to inhabit for years to come.

This recent Artscape garden design project was for a family home near Abingdon in Oxfordshire, and included pool landscaping, a large patio area for lounging and dining, pathways and extensive planting. Pool landscaping with porcelain surround The main feature of the garden design is the outdoor swimming pool, installed with the luxurious poolside surround we created using porcelain paving. Porcelain pavers are extremely hardwearing, water-resistant and provides a stunning, high-end, consistent finish. The pathway linking the pool to the house uses a durable, modern dark black clay pavers by Vande Moortal which makes a striking contrast to the light toned porcelain which also complimented the modern extension. Another feature of the pool landscaping is the premium, venetian-style trellis. This attractive design allows light and air to pass through while maintaining privacy. Contemporary garden pool house Artscape designed the contemporary garden pool house which was custom-built to enhance the use of the swimming pool. It features a made-to-measure changing room and plenty of dedicated storage space for towels and play equipment. Barbecue area Just behind the changing room is a new barbecue area which has been screened with a Corten steel trellis. Also know as weathering steel, over time this will form an attractive raw, rusty-orange, textured appearance, blending naturally with the surrounding landscape. Corten panels are very long lasting and require minimal maintenance. Poolside planting Pleached hornbeam trees have been planted in front of the venetian-style trellis to add extra privacy and style to the poolside setting. Hornbeam has bright green foliage in spring and summer and crisp, copper leaves in autumn. Pleaching is a sophisticated, centuries-old method of training trees to produce a narrow, formal-style hedge. The planting scheme surrounding the pool consists mainly of soft ornamental grasses, bearded iris and purple salvias. We made sure there was an interesting combination of colour, height and texture. The borders running from the house down to the pool area have been planted with a mixture of Alliums, bright orange flowered Geum, Acers and grasses with a palette ranging from hot to cool greens.
