Our client wanted a nice, tranquil, and easy to maintain new backyard space to replace the cluttered and overgrown space that they inherited when they purchased their new home. They had some major drainage issues from a "hole" under the old deck and the previous owners had built the deck right over the egress window well from the basement, which is not to code. We demo'd the old yard, ensured proper drainage with a survey, and built an easy to maintain solid paver surface for lots of sitting options and a future spa. We ran 220v power for the spa as well as had an egress cover made for the window well so now it is safe for occupants as well as for kids or pets so they don't fall in. What a transformation!!

The site descends from the street and is privileged with dynamic natural views toward a creek below and beyond. To incorporate the existing landscape into the daily life of the residents, the house steps down to the natural topography. A continuous and jogging retaining wall from outside to inside embeds the structure below natural grade at the front with flush transitions at its rear facade. All indoor spaces open up to a central courtyard which terraces down to the tree canopy, creating a readily visible and occupiable transitional space between man-made and nature. The courtyard scheme is simplified by two wings representing common and private zones - connected by a glass dining “bridge." This transparent volume also visually connects the front yard to the courtyard, clearing for the prospect view, while maintaining a subdued street presence. The staircase acts as a vertical “knuckle,” mediating shifting wing angles while contrasting the predominant horizontality of the house. Crips materiality and detailing, deep roof overhangs, and the one-and-half story wall at the rear further enhance the connection between outdoors and indoors, providing nuanced natural lighting throughout and a meaningful framed procession through the property. Our clients purchased this 1950 ranch style cottage knowing it needed to be updated. They fell in love with the location, being within walking distance to White Rock Lake. They wanted to redesign the layout of the house to improve the flow and function of the spaces while maintaining a cozy feel. They wanted to explore the idea of opening up the kitchen and possibly even relocating it. A laundry room and mudroom space needed to be added to that space, as well. Both bathrooms needed a complete update and they wanted to enlarge the master bath if possible, to have a double vanity and more efficient storage. With two small boys and one on the way, they ideally wanted to add a 3rd bedroom to the house within the existing footprint but were open to possibly designing an addition, if that wasn’t possible. In the end, we gave them everything they wanted, without having to put an addition on to the home. They absolutely love the openness of their new kitchen and living spaces and we even added a small bar! They have their much-needed laundry room and mudroom off the back patio, so their “drop zone” is out of the way. We were able to add storage and double vanity to the master bathroom by enclosing what used to be a coat closet near the entryway and using that sq. ft. in the bathroom. The functionality of this house has completely changed and has definitely changed the lives of our clients for the better!

We were hired to add space to their cottage while still maintaining the current architectural style. We enlarged the home's living area, created a larger mudroom off the garage entry, enlarged the screen porch and created a covered porch off the dining room and the existing deck was also enlarged. On the second level, we added an additional bunk room, bathroom, and new access to the bonus room above the garage. The exterior was also embellished with timber beams and brackets as well as a stunning new balcony off the master bedroom. An interior remodel of a 1940’s French Eclectic home includes a new kitchen, breakfast, laundry, and three bathrooms featuring new cabinetry, fixtures, and patterned encaustic tile floors. Complementary in detail and substance to elements original to the house, these spaces are also highly practical and easily maintained, accommodating heavy use by our clients, their kids, and frequent guests. Other rooms, with somewhat “well-loved” woodwork, floors, and plaster are rejuvenated with deeply tinted custom finishes, allowing formality and function to coexist. This contemporary Miami Beach bathroom showcases a refined, spa-like design with a sleek vanity, elegant mirror, and decorative sconces that provide warm ambient lighting. The space is elevated by beautifully detailed tile-work in the shower, adding texture and visual interest while maintaining a clean, modern aesthetic.

Walking into the backyard, the scene that greets you is an impressive overview of the landscape design initiative. The cozy social space with a fire pit is backed up by a large outdoor kitchen under a pergola. The crowning jewel of the kitchen is a gaucho grill where the wood is being fired up in preparation for steaks.

This 1960 house was in need of updating from both design and performance standpoints, and the project turned into a comprehensive deep energy retrofit, with thorough airtightness and insulation, new space conditioning and energy-recovery-ventilation, triple glazed windows, and an interior of incredible elegance. While we maintained the foundation and overall massing, this is essentially a new house, well equipped for a new generation of use and enjoyment.

One of the hallmarks of Prairie style architecture is the integration of a home into the surrounding environment. So it is only fitting for a modern Prairie-inspired home to honor its environment through the use of sustainable materials and energy efficient systems to conserve and protect the earth on which it stands. This modern adaptation of a Prairie home in Bloomfield Hills completed in 2015 uses environmentally friendly materials and systems. Geothermal energy provides the home with a clean and sustainable source of power for the heating and cooling mechanisms, and maximizes efficiency, saving on gas and electric heating and cooling costs all year long. High R value foam insulation contributes to the energy saving and year round temperature control for superior comfort indoors. LED lighting illuminates the rooms, both in traditional light fixtures as well as in lighted shelving, display niches, and ceiling applications. Low VOC paint was used throughout the home in order to maintain the purest possible air quality for years to come. The homeowners will enjoy their beautiful home even more knowing it respects the land, because as Thoreau said, “What is the use of a house if you don’t have a decent planet to put it on?”

This home, which was originally built in 1960, is a classic example of Mid-Century Modern Design. Over the years, the home had fallen into disrepair. The clients, who had recently purchased the home, approached Pelletier+Schaar because they wanted to upgrade and modernize the bathroom, master and laundry as well as add an expanded deck with a covered portion while simultaneously maintaining the aesthetics characteristic of mid-century modern design.

Sitting in one of Capital Hill’s beautiful neighborhoods, the exterior of this residence portrays a bungalow style home as from the Arts and Craft era. By adding a large dormer to east side of the house, the street appeal was maintained which allowed for a large master suite to be added to the second floor. As a result, the two guest bedrooms and bathroom were relocated to give to master suite the space it needs. Although much renovation was done to the Federalist interior, the original charm was kept by continuing the formal molding and other architectural details throughout the house. In addition to opening up the stair to the entry and floor above, the sense of gained space was furthered by opening up the kitchen to the dining room and remodeling the space to provide updated finishes and appliances as well as custom cabinetry and a hutch. The main level also features an added powder room with a beautiful black walnut vanity.
