It’s no surprise these Hanover clients reached out to Cathy and Ed of Renovisions for design and build services as they wanted a local professional bath specialist to turn their plain builder-grade bath into a luxurious handicapped accessible master bath. Renovisions had safety and universal design in mind while creating this customized two-person super shower and well-appointed master bath so their clients could escape to a special place to relax and energize their senses while also helping to conserve time and water as it is used simultaneously by them. This completely water proofed spacious 4’x8’ walk-in curb-less shower with lineal drain system and larger format porcelain tiles was a must have for our senior client –with larger tiles there are less grout lines, easier to clean and easier to maneuver using a walker to enter and exit the master bath. Renovisions collaborated with their clients to design a spa-like bath with several amenities and added conveniences with safety considerations. The bench seat that spans the width of the wall was a great addition to the shower. It’s a comfortable place to sit down and stretch out and also to keep warm as electric mesh warming materials were used along with a programmable thermostat to keep these homeowners toasty and cozy! Careful attention to all of the details in this master suite created a peaceful and elegant environment that, simply put, feels divine. Adding details such as the warming towel rack, mosaic tiled shower niche, shiny polished chrome decorative safety grab bars that also serve as towel racks and a towel rack inside the shower area added a measure of style. A stately framed mirror over the pedestal sink matches the warm white painted finish of the linen storage cabinetry that provides functionality and good looks to this space. Pull-down safety grab bars on either side of the comfort height high-efficiency toilet was essential to keep safety as a top priority. Water, water everywhere for this well deserving couple – multiple shower heads enhances the bathing experience for our client with mobility issues as 54 soft sprays from each wall jet provide a soothing and cleansing effect – a great choice because they do not require gripping and manipulating handles yet provide a sleek look with easy cleaning. The thermostatic valve maintains desired water temperature and volume controls allows the bather to utilize the adjustable hand-held shower on a slide-bar- an ideal fixture to shower and spray down shower area when done. A beautiful, frameless clear glass enclosure maintains a clean, open look without taking away from the stunning and richly grained marble-look tiles and decorative elements inside the shower. In addition to its therapeutic value, this shower is truly a design focal point of the master bath with striking tile work, beautiful chrome fixtures including several safety grab bars adding aesthetic value as well as safety benefits.

Lincoln Farmhouse LEED-H Platinum, Net-Positive Energy OVERVIEW. This LEED Platinum certified modern farmhouse ties into the cultural landscape of Lincoln, Massachusetts - a town known for its rich history, farming traditions, conservation efforts, and visionary architecture. The goal was to design and build a new single family home on 1.8 acres that respects the neighborhood’s agrarian roots, produces more energy than it consumes, and provides the family with flexible spaces to live-play-work-entertain. The resulting 2,800 SF home is proof that families do not need to compromise on style, space or comfort in a highly energy-efficient and healthy home. CONNECTION TO NATURE. The attached garage is ubiquitous in new construction in New England’s cold climate. This home’s barn-inspired garage is intentionally detached from the main dwelling. A covered walkway connects the two structures, creating an intentional connection with the outdoors between auto and home. FUNCTIONAL FLEXIBILITY. With a modest footprint, each space must serve a specific use, but also be flexible for atypical scenarios. The Mudroom serves everyday use for the couple and their children, but is also easy to tidy up to receive guests, eliminating the need for two entries found in most homes. A workspace is conveniently located off the mudroom; it looks out on to the back yard to supervise the children and can be closed off with a sliding door when not in use. The Away Room opens up to the Living Room for everyday use; it can be closed off with its oversized pocket door for secondary use as a guest bedroom with en suite bath. NET POSITIVE ENERGY. Average single family home is 52.0 kBtu/sf/yr.) o 10,900 kwh total consumption (8.5 kbtu/ft2 EUI) o 16,200 kwh total production o 5,300 kwh net surplus, equivalent to 15,000-25,000 electric car miles per year. 48% net positive. WATER EFFICIENCY. Plumbing fixtures and water closets consume a mere 60% of the federal standard, while high efficiency appliances such as the dishwasher and clothes washer also reduce consumption rates. FOOD PRODUCTION. After clearing all invasive species, apple, pear, peach and cherry trees were planted. Future plans include blueberry, raspberry and strawberry bushes, along with raised beds for vegetable gardening. The house also offers a below ground root cellar, built outside the home's thermal envelope, to gain the passive benefit of long term energy-free food storage. RESILIENCY. The home's ability to weather unforeseen challenges is predictable - it will fare well. The super-insulated envelope means during a winter storm with power outage, heat loss will be slow - taking days to drop to 60 degrees even with no heat source. During normal conditions, reduced energy consumption plus energy production means shelter from the burden of utility costs. Surplus production can power electric cars & appliances. DOWNLOAD NOW This unit, located in a 4-flat owned by TKS Owners Jeff and Susan Klimala, was remodeled as their personal pied-à-terre, and doubles as an Airbnb property when they are not using it. Jeff and Susan were drawn to the location of the building, a vibrant Chicago neighborhood, 4 blocks from Wrigley Field, as well as to the vintage charm of the 1890’s building. The entire 2 bed, 2 bath unit was renovated and furnished, including the kitchen, with a specific Parisian vibe in mind. Although the location and vintage charm were all there, the building was not in ideal shape -- the mechanicals -- from HVAC, to electrical, plumbing, to needed structural updates, peeling plaster, out of level floors, the list was long. Susan and Jeff drew on their expertise to update the issues behind the walls while also preserving much of the original charm that attracted them to the building in the first place -- heart pine floors, vintage mouldings, pocket doors and transoms. Because this unit was going to be primarily used as an Airbnb, the Klimalas wanted to make it beautiful, maintain the character of the building, while also specifying materials that would last and wouldn’t break the budget. Susan enjoyed the hunt of specifying these items and still coming up with a cohesive creative space that feels a bit French in flavor. Parisian style décor is all about casual elegance and an eclectic mix of old and new. Susan had fun sourcing some more personal pieces of artwork for the space, creating a dramatic black, white and moody green color scheme for the kitchen and highlighting the living room with pieces to showcase the vintage fireplace and pocket doors. My clients approached me with a building that had become run down over the years they were hoping to transform into a home office. The plaster walls and ceilings were cracking badly, the trim work was patchy, and there was an awkward flow to the second floor due to weird stairs in the back hallway. There were a ton of amazing elements to the building as well (that were an absolute must to maintain) like the beautiful main staircase, existing marble fireplace mantel and the double set of interior entry doors with a frosted glass design transom above. The extent of the construction on the interior included extensive demolition. Everything came down except for most of the interior walls and the second floor ceilings. We put in all brand new HVAC, electrical and plumbing. Blow-in-Blanket insulation was installed in all the perimeter walls, new drywall, trim, doors and flooring. The front existing windows were refinished. The exterior windows were replaced with vinyl windows, but the shape and sash locations were maintained in order to maintain the architectural integrity of the original windows. Exterior work included a new front porch. The side porch was refaced to match the front and both porches received new stamped concrete steps and platform. A new stamped concrete walkway from the street was put in as well. The building had a few doors that weren't being used anymore at the side and back. They were covered up with new Cape Cod siding to match the exterior window color.

The unique opportunity and challenge for the Joshua Tree project was to enable the architecture to prioritize views. Set in the valley between Mummy and Camelback mountains, two iconic landforms located in Paradise Valley, Arizona, this lot “has it all” regarding views. The challenge was answered with what we refer to as the desert pavilion. This highly penetrated piece of architecture carefully maintains a one-room deep composition. This allows each space to leverage the majestic mountain views. The material palette is executed in a panelized massing composition. The home, spawned from mid-century modern DNA, opens seamlessly to exterior living spaces providing for the ultimate in indoor/outdoor living. Originally a concrete pad for parking a car, the floor has been transformed into a "work of art"... an original design, hand painted, and finished with a clear-coat, industrial epoxy finish. This space serves multiple purposes - an inviting entry, it also serves the owner with an area for exercise, yoga, and meditation, as well as storage space.

An interior remodel of a 1940’s French Eclectic home includes a new kitchen, breakfast, laundry, and three bathrooms featuring new cabinetry, fixtures, and patterned encaustic tile floors. Complementary in detail and substance to elements original to the house, these spaces are also highly practical and easily maintained, accommodating heavy use by our clients, their kids, and frequent guests. Other rooms, with somewhat “well-loved” woodwork, floors, and plaster are rejuvenated with deeply tinted custom finishes, allowing formality and function to coexist. The original floor plan consisted of a living room, an office, the kitchen and a bathroom/laundry room. Each room was very small, so we removed most of the interior walls in these areas to open up the space. Well established, meticulously maintained and well-irrigated pines stand between the home and wildfire-charred slopes. More than 5 feet from the home, the pine tree canopies defend the home from flying embers. Their thick, living trunks would be very difficult to ignite.

A former summer camp, this site came with a unique set of challenges. An existing 1200 square foot cabin was perched on the shore of Thorndike Pond, well within the current required setbacks. Three additional outbuildings were part of the property, each of them small and non-conforming. By limiting reconstruction to the existing footprints we were able to gain planning consent to rebuild each structure. A full second story added much needed space to the main house. Two of the outbuildings have been rebuilt to accommodate guests, maintaining the spirit of the original camp. Black stained exteriors help the buildings blend into the landscape. When this young family of four and their aging dog, Bernie, moved into their new home, it was evident that changes needed to be made for the house to work for them. The kitchen was cramped and crowded and didn’t allow for the large family gatherings they enjoyed hosting. Without a mudroom between the garage and kitchen, there was no place to drop groceries, schoolbags, coats or boots. And an unused dining room sat empty, save for the furniture. We immediately set out to open up walls and make better use of the space. A mudroom was added, outfitted with cabinetry lockers for jackets and schoolbags with room for baskets for shoes under the bench. A glass pocket door was installed to let the light flow from the window on the front of the house into the adjacent kitchen. In the kitchen, we took advantage of the unused dining room and broke through the wall creating one large, open plan, kitchen and family room. An expansive island was installed to provide seating in the kitchen and give sight lines from the sink to the family room from which to keep an eye on the littles while they played. A desk area was also created in front of one of the windows, giving great light for homework and crafts. While the floor-to-ceiling windows in the dining room kept us to a galley kitchen layout, their dog, Bernie was thankful we maintained his views of the park-like setting in the backyard.
