The existing kitchen was in a word, "stuck" between the family room, mudroom and the rest of the house. The client has renovated most of the home but did not know what to do with the kitchen. The space was visually cut off from the family room, had underwhelming storage capabilities, and could not accommodate family gatherings at the table. Access to the recently redesigned backyard was down a step and through the mud room.
We began by relocating the access to the yard into the kitchen with a French door. The remaining space was converted into a walk-in pantry accessible from the kitchen. Next, we opened a window to the family room, so the children were visible from the kitchen side. The old peninsula plan was replaced with a beautiful blue painted island with seating for 4. The outdated appliances received a major upgrade with Sub Zero Wolf cooking and food preservation products.
The visual beauty of the vaulted ceiling is enhanced by long pendants and oversized crown molding. A hard-working wood tile floor grounds the blue and white colorway. The colors are repeated in a lovely blue and white screened marble tile. White porcelain subway tiles frame the feature. The biggest and possibly the most appreciated change to the space was when we opened the wall from the kitchen into the dining room to connect the disjointed spaces. Now the family has experienced a new appreciation for their home. Rooms which were previously storage areas and now integrated into the family lifestyle. The open space is so conducive to entertaining visitors frequently just "drop in”.
In the dining area, we designed custom cabinets complete with a window seat, the perfect spot for additional diners or a perch for the family cat. The tall cabinets store all the china and crystal once stored in a back closet. Now it is always ready to be used. The last repurposed space is now home to a refreshment center. Cocktails and coffee are easily stored and served convenient to the kitchen but out of the main cooking area.
How do they feel about their new space? It has changed the way they live and use their home. The remodel has created a new environment to live, work and play at home. They could not be happier.

Through a collective dialogue between landscape, architecture and interior design, a new vision reimagines the disturbed site into a livable landscape, emblematic of our American West. The residence – an ensemble of structures designed in a modern ranch vernacular – is effortlessly unified through layered, interconnected outdoor gathering spaces and regional materials that elaborates upon the experience of moving between structures, heightening and renewing one’s sense of place. Upon entering the courtyard, one is immediately aware of seamless and unfolding relationships between architecture and landscape through a sophisticated, regional palette of natural stone, water, and plants. Set upon architectural focal points, two perpendicular sandstone paths descend into the space and converge upon a monolithic, hand-carved granite fountain. The design of the fountain is purposefully quiet, both in its detailing and operation. The feature includes a recessed interior, allowing water to become still before it reaches the surface, with lightly cleft sides, allowing the water to delicately bounce as it descends into the geometric lower granite basin. The landscape architect’s selection of various stone material extends the tones of the home’s granite walls and contextual surroundings into the garden, but also be detailed in a manner that balances rural and modern qualities. The majority of the paving is constructed of rectilinear gray sandstone with a natural finish and snapped edges, laid in a staggered running bond organization. Throughout the garden, thoughtful attention was also given to the configuration and layout of terraces, pathways, and steps. In doing so, this ensured that the edges of the terrace and its interface to other elements were designed so that no “leftover” stone paver pieces would be found. Within the central courtyard, split-faced stone stairs descend into a rectilinear plinth of lawn, punctuated by a carved granite fire pit. Leveraging the property’s existing topographic relief, a shallow infinity-edge dipping pool abstracts the transparent and cavity-like pools found throughout the Rocky Mountains. The design purposefully achieves the illusion of a larger water feature with the distant pond and offers a refreshing recreational element. Containing the infinity edge, a designed granite escarpment emerges from the meadow, juxtaposing the geometric water feature and providing informal seating ledges. The site’s prior use required the landscape architect to incorporate a highly technical and complex sub-surface structural system. The initial geotechnical report identified the building envelopes rested on 12 feet of man-placed fill. Assuming a 1 percent settlement, the team faced concerns that the terraces would settle up to 12 inches. In response, a grid of structural micro-piles provides the necessary foundation for the construction of terraces immediately outside of the architecture, under the water features and site walls. The solution enabled the crisp detailing and design resolution of the architectural structures to seamlessly connect with the horizontal stone terraces.

This client felt lost as far as design and selection. She'd already received my counsel regarding refinishing and the color of her kitchen cabinets. When she reached out to me again to assist with organizing her home and suggesting a few new pieces I was elated. A majority of the project consisted of relocating existing furniture and accessories as well as purging items that didn't work well with the design style. The guest room was transformed when we painted a lovely green color over the orange walls. The room that saw the most change was the dining room as it got all new furniture, a rug and wall color. The owner’s of this apartment had been living in this large working artist’s loft in Tribeca since the 70’s when they occupied the vacated space that had previously been a factory warehouse. Since then the space had been adapted for the husband and wife, both artists, to house their studios as well as living quarters for their growing family. The private areas were previously separated from the studio with a series of custom partition walls. Now that their children had grown and left home they were interested in making some changes. The major change was to take over spaces that were the children’s bedrooms and incorporate them in a new larger open living/kitchen space. The previously enclosed kitchen was enlarged creating a long eat-in counter at the now opened wall that had divided off the living room. The kitchen cabinetry capitalizes on the full height of the space with extra storage at the tops for seldom used items. The overall industrial feel of the loft emphasized by the exposed electrical and plumbing that run below the concrete ceilings was supplemented by a grid of new ceiling fans and industrial spotlights. Antique bubble glass, vintage refrigerator hinges and latches were chosen to accent simple shaker panels on the new kitchen cabinetry, including on the integrated appliances. A unique red industrial wheel faucet was selected to go with the integral black granite farm sink. The white subway tile that pre-existed in the kitchen was continued throughout the enlarged area, previously terminating 5 feet off the ground, it was expanded in a contrasting herringbone pattern to the full 12 foot height of the ceilings. This same tile motif was also used within the updated bathroom on top of a concrete-like porcelain floor tile. The bathroom also features a large white porcelain laundry sink with industrial fittings and a vintage stainless steel medicine display cabinet. Similar vintage stainless steel cabinets are also used in the studio spaces for storage. And finally black iron plumbing pipe and fittings were used in the newly outfitted closets to create hanging storage and shelving to complement the overall industrial feel.

This home was screaming, ‘I have SO much potential!’ The scope included a kitchen refresh, living room refresh and furnishing, and a full renovation for the primary bathroom. A lot can be done even on a tight budget and this project is a perfect example of that. In the kitchen, dual-tone painted cabinets, new hardware, new counters and backsplash, additional corner base cabinet, a custom hood and open shelving really set the tone when entering the home. In the living room, perhaps the biggest change was the layout. The seating area was rotated 180 degrees to face the fireplace which received a colorful facelift to match the kitchen shelving. The primary bathroom was gutted. The open half wall was replaced with a full wall and pocket door to create a true master suite. Light and bright selections make this small space feel larger. The transformation can only be truly appreciated when you see the before pictures so scroll down to view.

Set on a narrow hillside lot overlooking the San Francisco Bay in Point Richmond, California, Bay Heirloom is a Mid-Century Modern family home restored, modernized and adapted for contemporary living. Oriented south-southwest toward the Marin Headlands, with views of the Golden Gate Bridge, the residence captures shifting Bay light throughout the day, from fog-muted mornings to vivid, glowing sunsets.
The home was built by Karlyn Neel’s grandfather, the owner of the construction company Flo-Crete, one of the Bay Area’s early concrete pumping firms. Flo-Crete completed the foundation and structural concrete work, with family photographs documenting the original cinderblock walls and pours. The firm also contributed to major regional infrastructure projects, including the Transbay BART tube and Candlestick Park, situating the house within a broader legacy of Bay Area construction. Growing up, Neel spent considerable time in the home, developing an early appreciation for mid-century modern principles. Instead of parting with this family heirloom, she purchased the home from her grandfather’s estate.
While her grandfather continued to live in the Point Richmond house, Neel purchased a Mid-Century Modern residence in Palm Desert. In contrast to the Bay Area’s cool temperatures, salt air, and persistent winds, the desert home is shaped by heat and sun and requires a different material response. A substantial renovation she led there emphasized thermal performance, filtered light, and restrained detailing. The experience later informed the restoration of her Bay Area family home.
What began as a modest Mid-Century Modern update expanded when decades of exposure to marine conditions revealed leaks and significant structural and seismic deficiencies. Neel was determined to honor her grandfather’s perseverance and without hesitation pivoted to a much more intensive project. Addressing these challenges required close coordination between Neel, Klopf Architecture and Kasten Builders, with architectural restraint and construction precision guiding each intervention. Rather than alter the home’s defining features, the project focused on reinforcing the structure from within. Discreet beams were embedded along the rear facade and in an upstairs wall, strengthening the building while maximizing the wall of glass facing the Bay and opening the wall between the kitchen and the living space. These structural interventions allowed the space to open fully to the Bay without visual interruption, with the kitchen repositioned as the social and functional core of an open, continuous living space. The building envelope was updated using weather- and corrosion-resistant materials appropriate to the marine environment.
The house unfolds vertically from the street, beginning with a modest garage level and workshop, with the main living spaces located below. Original slate flooring at the entry was preserved, along with select furnishings and artwork collected by Neel’s grandfather, anchoring the restored interior in its past. A restrained palette of black accents and pale, natural finishes replaces darker wood tones, reinforcing openness and calm. A naturally illuminated stair connects to the lowest level, where a former basement was transformed into a guest suite and family room opening onto a deck. From there, steps lead directly to a small concrete boat ramp at the water’s edge.
Throughout the project, decisions were guided by continuity rather than transformation for its own sake. Lessons drawn from both desert and coastal climates informed a material strategy rooted in performance and restraint. Bay Heirloom stands as a measured evolution of a family house, structurally renewed and carefully modernized, grounded in the discipline and care that first shaped it.

Designed by Darcie Duncan of Reico Kitchen & Bath in Salem, VA in collaboration with Interiors Unlimited, this multi-room condo remodeling project features a rustic contemporary style inspired design with Merillat Masterpiece cabinets in two styles and three finishes.
The kitchen design features Merillat Masterpiece Martel in a Dove White finish on the base kitchen cabinets. For the kitchen island and the wall cabinets, the cabinets are also Martel in an Onyx finish. The perimeter countertop is LG Carbo Brushed, while the island countertop is MSI Q Calacatta Laza with a waterfall edge.
The bathroom designs both feature Merillat Masterpiece Epic in a Cherry Baltic finish.
Appliances and tile were provided by others.
“We are thrilled with the renovation of our condo. The main living area was a very unconventional shape, making the design challenging. The condo location further complicated things, i.e. service elevator, parking garage and an HOA,” said the client.

The owners of this single-family home were tired of their single-family home appearance. The front red brick fascia a run of the mill front porch was story of the past.
Our design staff had countless meeting with homeowners and finally everyone agreed on a wraparound porch. Big enough to give them swing set, wicker furniture space, but not too big to take over the front yard.
This new front porch implemented through major excavation and clearing dirt from two sides of the house.
Roofed in with dark bronze metal, columns wrapped in a tapered shape over stone pillars make this porch stand out in this street.
The ceiling cedar panels stained with a complimentary tone with new paint on all Brick fascia. Recess lights, Lantern lights and four ceiling panels are all making this home stand tall.
The wide lead walk cover with Sunset Buff chiseled flagstone complimenting the pillar stone and Trex decking on the porch floors,
The side yard was cleared to have a large flagstone built with wrapped around seating stone walls, the existing deck posts were wrapped in with PVC, giving a clean appearance of old deck.
A river stoned bed was built on the backyard running into a fish pond bringing a bit of nature into this heavenly backyard.
The front landscaping around the walk and the riverbed looks glorious and breathtaking.
The transformation of this home was so huge that they neighborhood committee selected this home as Icon home for festive holidays.

Ever heard some say “It has good bones?” Well, no one had ever said that about this house; it needed a major overhaul - “A TOTAL GUT.”
It’s saving grace was:
1. It’s enthusiastic new homeowners.
2. The expansive and gorgeous views of Okanagan Lake.
We were asked to assist our clients with big-picture-planning for their newest investment property.
Upon initial walk through of the home, it was immediately evident there were many previous ‘bandaid-type’ updates that it had gone through over the years.
This house was in prime need of an overhaul inside and out:
- multiple dropped Ceilings with layers of Plumbing add ons
- wall to wall Carpet
-a tired Bathtub directly inside the Master Bedroom
- a “dreaded” Corner Kitchen Sink
-multiple add ons involving three confusing front entry doors
Discovering what was previously done and the quandary of why these things were done is always so interesting to discover and can be very overwhelming for clients.
A big part of what we love most about Design is helping to propose new ideas to revitalize and improve all that has come before. It is one of the most challenging and rewarding parts of our work.
Our Renovation Strategy began in Layout Design for optimizing Interior & Exterior flow, moving into Concept & Style Planning, Millwork and Finish Selections.
We then created an ordered implementation sequence which would allow the homeowners to live on one floor while the other was being renovated Later they would move to the finished floor and renovate the remaining areas.
Once complete, the home quickly sold and we look forwards to assisting these happy investors on their next endeavour.

This older couple residing in a golf course community wanted to expand their living space and finish up their unfinished basement for entertainment purposes and more.
Their wish list included: exercise room, full scale movie theater, fireplace area, guest bedroom, full size master bath suite style, full bar area, entertainment and pool table area, and tray ceiling.
After major concrete breaking and running ground plumbing, we used a dead corner of basement near staircase to tuck in bar area.
A dual entrance bathroom from guest bedroom and main entertainment area was placed on far wall to create a large uninterrupted main floor area. A custom barn door for closet gives extra floor space to guest bedroom.
New movie theater room with multi-level seating, sound panel walls, two rows of recliner seating, 120-inch screen, state of art A/V system, custom pattern carpeting, surround sound & in-speakers, custom molding and trim with fluted columns, custom mahogany theater doors.
The bar area includes copper panel ceiling and rope lighting inside tray area, wrapped around cherry cabinets and dark granite top, plenty of stools and decorated with glass backsplash and listed glass cabinets.
The main seating area includes a linear fireplace, covered with floor to ceiling ledger stone and an embedded television above it.
The new exercise room with two French doors, full mirror walls, a couple storage closets, and rubber floors provide a fully equipped home gym.
The unused space under staircase now includes a hidden bookcase for storage and A/V equipment.
New bathroom includes fully equipped body sprays, large corner shower, double vanities, and lots of other amenities.
Carefully selected trim work, crown molding, tray ceiling, wainscoting, wide plank engineered flooring, matching stairs, and railing, makes this basement remodel the jewel of this community.
