The 722 Ash Street residence consists of a 1500 sf primary house with a contiguous 500 sf accessory dwelling. The project is set in the rich culture of North Lawrence, its rear property line abuts the Lawrence levee trail which runs for nine miles along the north bank of the Kansas River.
North Lawrence is known for its quality soil, large trees, curbless streets and random size parcels before it breaks into larger farms further from the urban center. It is built on the typical orthogonal grid of American development, but it represents the older growth of the city prior to urban planners and zoning regulations. The rumble of freight trains and farm trucks in the shadows of the towering grain elevators are only blocks away. It is home to many who enjoy being only a bridge crossing away from Lawrence’s vibrant downtown but are far enough away to maintain their independence from many of the restrictions on living near the historic district. They can work in their large gardens and toiling in their garages and shops in a manner more rural than urban.
The house on 722 Ash St. is imbued with the character of North Lawrence and the Levee Trail area. The design was inspired by the Midwestern farmstead vernacular of the region. These timeless vernacular qualities house all the accommodations necessary for modern, sustainable living. A unique feature of this house is the Accessory Dwelling Unit permitted in the zoning district. It is a small separate residence on the same lot that can be used for income property or for extended family members. It also supports the city of Lawrence’s goals of increased density close to downtown rather than continued sprawl into the countryside.
The buildings use technology and common-sense design to reduce the building’s footprint and assure the owners low energy use and costs. A 4.9 Kw solar collection system is located on the only south facing gable and the super insulated envelopes (r-62 roof and r-35 walls) of all three forms easily exceeds the standards. Studio 804 continues their long standing pattern of maintaining the highest level of sustainable design while remaining contextually sensitive to the surrounding community. This house, like every Studio 804 project since 2008, is USGBC LEED Platinum Certified.

Cabinets were refinished to compliment the owner’s French-style furniture in a manner that gives them layers and depth of color. The countertops are an unusual fusion type of granite with blues and greens not commonly found in granite. The movement of the pattern is striking. Pendant lights were added over the island, and the sink was updated to a farmhouse fireclay sink. Except for the granite, sink, and pendant lights, all existing elements of the kitchen were retained and refinished to achieve this stunning, updated look.

The warm and inviting living room is anchored by the wood burning fireplace. The furniture is an ensemble of Vienna Seccession pieces coupled with an Eileen Gray side table, and a custom coffee table and rug. The window valences and fireplace mantle have decorative plaster moldings designed expressly for this space. Designed Gail Green and David Estreich, the apartment shows how to combine different styles and sumptuous materials in a manner which enlivens, yet never overpowers, a classic prewar Park Avenue apartment.
Before renovation, the Green Apartment had the benefits as well as the disadvantages typical of pre-war Park Avenue apartments: high ceilings and charming detail went hand-in-hand with a layout marred by unfortunate changes made over the years. The goal of the renovation, therefore, was not to restore the apartment to its original grandeur, but to create a new space which would evoke the spirit of that grandeur in a modern setting.
This black, white and gold color scheme is carried throughout the apartment. One enters into a spacious foyer with the formal dining room just beyond. The entry foyer and dining room were placed on axis with each other, separated by a screen wall with glass block which gives the dining room visual privacy, and yet allows the two spaces to flow together. The living room is reached from the foyer by passing through an entire portal whose design is an abstraction of the Palladian motif Black stained floors provide an elegant background for the classic furniture and grand piano. The living room is furnished in a fascinating mix of Classic and Modernist styles.
On the opposite side of the foyer from the living room, a hall goes past the dining room and ends in sandblasted glass doors. The powder room is recessed into a semicircular apse which is the focal point of the room. The den is a modernist homage to Eileen Gray. The kitchen was divided into two areas to reduce the awkward length of the space: a work area with appliances arranged around an L-shaped counter, and a breakfast area located at the east-facing window. White polyester cabinets form a stunning contrast to the granite countertop and backsplash.

The driving factor behind the design was to create a more formal and elegant look to the front of the house, while also creating a more casual yet refined space on the back side of the house where our clients could entertain and gather as a family. It works perfectly.
The focal point of the main living area is the 3 sided fireplace with custom built-in glass wine cooler designed by Mitchell Wall's Greg Garrett. The overall feel of the interior was to be modern with sleek, clean lines.

We choose to highlight this project because even though it is a more traditional design style its light neutral color palette represents the beach lifestyle of the south bay. Our relationship with this family started when they attended one of our complimentary educational seminars to learn more about the design / build approach to remodeling. They had been working with an architect and were having trouble getting their vision to translate to the plans. They were looking to add on to their south Redondo home in a manner that would allow for seamless transition between their indoor and outdoor space. Design / Build ended up to be the perfect solution to their remodeling need.
Our homeowners wanted something that felt light and warm and they were looking to open up their floor plan. We wanted to design around the existing beautiful hand painted cove molding but still give the home a completely new look. We started with the accordion doors, allowing their yard to be a picturesque backdrop. Living by the beach, the elements are harder on exterior surfaces. So we used a composite decking material which gives you the feel of natural wood without the maintenance.

Coastal Estate in St. Michael's Maryland on the Chesapeake Bay. House was designed after the original 1770's house on the property. Home was designed to be a formal house but was now being used as a weekend retreat. Ann Kenkel had to decorate the house in a manner which was coastal enough so owner's felt like they were on vacation yet formal enough for the style of the house.
AK found the house filled with wallpaper from the 1980's. Wallpaper from every room was removed and all trim had to be painted a neutral color.
The formal dining room only had one entry. AK opened up a second entry into the dining room which provided a view of the Chesapeake Bay.

Earlier this year I was contacted by a lady in Icklesham which is a small village near Hastings. My client requested a deep clean for her Limestone tiled kitchen floor which had, over time, become quite dirty, with the grout in particular being very much worse for wear. Limestone is a popular choice for tiled floors however it needs to be sealed to ensure dirt doesn’t get into the pores of the stone otherwise it becomes difficult to clean and if the sealer is not maintained it will wear down and the floor will lose its protection especially in high traffic areas such as kitchens.
Cleaning a Limestone tiled kitchen floor
My product of choice for cleaning this floor was Tile Doctor Pro-Clean, which I found to be particularly effective in lifting ingrained dirt out of the grout. I used a stiff grout brush to work the solution of Pro-Clean diluted with warm water to work the cleaner deep into the grout. I also used a buffing machine fitted with a scrubbing pad and more Pro-Clean to lift the dirt out of the Limestone tiles. It wasn’t long before the dirty grout lines began to disappear, and the floor was well on its way to looking great again.
Once I’d also cleaned the nearby utility room, bathroom and cloakroom in a similar manner, I gave the floor a thorough rinse with fresh water before using a wet-dry vac machine to remove the soiled water from the surface of the tiles. I removed as much moisture from the Limestone tile and grout as possible to speed up the drying process as it’s important to ensure a stone floor is bone dry before sealing it as any excess moisture will compromise the sealer.

I left the floor for three days to dry before returning and used a damp meter on my return to confirm the floor was in-deed dry, spring had arrived and the sunshine really helped. My choice of sealer for the Limestone tiles was Tile Doctor Colour Grow, a product which soaks into the pores of the stone to enhance the colour of tiles whilst also providing durable protection. In this case two coats of Colour Grow were applied and as you can see from the photographs this really did bring out the fantastic natural colours in the Limestone and exaggerate the shading. At the same time, the added surface protection will help the floor stay looking great for longer, even with a lot of usage.
When she returned from dog walking, my client was so pleased with the final result that she almost screamed the house down! She was so pleased, in fact, that she promised to have me return every year to ensure her floor was maintained to a high standard. I was also really happy with my work, particularly in terms of getting the grout into far better condition than it had been before.
