Inspiration for a timeless front door remodel in Portland

Old fixer-uppers often require two competing levels of priorities from their new homeowners. First and foremost is the need to immediately attend to those repairs that ensure the continued functioning and general well being of the house’s structure. By nature, these usually demand “house on fire!” status, especially when compared to other types of remodeling work that simply enhances aesthetics and general comfort. In the case of a Delaware couple, a structural issue with the front of their 125 year old Victorian (it was sinking!), along with some other more pressing challenges, put a 13 year long hold on getting the bathroom for which they had long dreamed. By the time Dave Fox Design Build Remodelers was hired to handle the construction, the couple certainly had put plenty of thought into converting a spare second-floor bedroom into the master bath. Courtney Burnett, Fox’s Interior Design Manager on the project, credits the owners for “having great creative minds, with lots of ideas to contribute.” By the time it came to put a formal design plan into place, the client “drove the look while we devised how the space would function.” It’s worth noting that there are drawbacks in being given too much time for advance planning. Owners’ tastes in design may change, while a steady stream of new fixtures and building products always demand consideration up to the last minute. “We had been collecting ideas for a while…pictures of what we liked, but as it turned out, when it came time to select fixtures, tile, etc., we used little from those pictures,” the owners admit. The finished bath exudes an art deco spirit that isn’t true to the home’s Victorian origins, which Burnett attributes to being more of a reflection of the homeowners’ preferences than the actual era of the structure. Despite that incongruity, everyone feels that they have remained true to the house by selecting vintage style elements, including subway tiles for the walls, hexagonal tile for the floors, and a pedestal sink that served as the focal point for the entire room. But as with all dreams, once one is achieved, a new one soon beckons. With the bathroom’s strikingly beautiful turquoise paint barely dry, the completion of that long-awaited project has served to kick-start plans for finishing off the remainder of the Victorian’s second floor.

On April 22, 2013, MainStreet Design Build began a 6-month construction project that ended November 1, 2013 with a beautiful 655 square foot addition off the rear of this client's home. The addition included this gorgeous custom kitchen, a large mudroom with a locker for everyone in the house, a brand new laundry room and 3rd car garage. As part of the renovation, a 2nd floor closet was also converted into a full bathroom, attached to a child’s bedroom; the formal living room and dining room were opened up to one another with custom columns that coordinated with existing columns in the family room and kitchen; and the front entry stairwell received a complete re-design. Tidal Marsh Overlook Our client asked Flavin Architects to envision a modern house on a steeply sloped site overlooking the Annisquam River in Cape Ann, MA. The home’s linear layout is oriented parallel to the contours of the hillside, minimizing site disturbance. The stacked massing and galvanized steel detailing of the home recall the industrial vernacular of the Gloucester waterfront, and the dark color helps the house settle into its wooded site. To integrate the house more fully with its natural surroundings, we took our client’s suggestion to plant a tree that extends up through the second-floor deck. An exterior steel stair adjacent to the tree leads from the parking area to a second-floor deck and the home’s front door. The first-floor bedrooms enjoy the privacy provided by black painted wood screens that extend from the concrete pad to the second-floor deck. The screens also soften the view of the adjacent road, and visually connects the second-floor deck to the land. Because the view of the tidal river and wetlands is improved by a higher vantage point, the open plan kitchen, living, and dining areas look over the deck to a view of the river. The master suite is situated even higher, tucked into the rear on the third floor. There, the client enjoys private views of the steep woodland bank behind the house. A generous screen porch occupies the front of the house, facing the marsh, providing space for family gatherings and a sleeping porch to enjoy the breezes on hot summer nights.

This ocean-front shingled Gambrel style house is home to a young family with little kids who lead an active, outdoor lifestyle. My goal was to create a bespoke, colorful and eclectic interior that looked sophisticated and fresh, but that was tough enough to withstand salt, sand and wet kids galore. The palette of coral and blue is an obvious choice, but we tried to translate it into a less expected, slightly updated way, hence the front door! This 60's Style Ranch home was recently remodeled to withhold the Barley Pfeiffer standard. This home features large 8' vaulted ceilings, accented with stunning premium white oak wood. The large steel-frame windows and front door allow for the infiltration of natural light; specifically designed to let light in without heating the house. The fireplace is original to the home, but has been resurfaced with hand troweled plaster. Special design features include the rising master bath mirror to allow for additional storage. The program consists of a detached Guest House with full Kitchen, Living and Dining amenities, Carport and Office Building with attached Main house and Master Bedroom wing. The arrangement of buildings was dictated by the numerous majestic oaks and organized as a procession of spaces leading from the Entry arbor up to the front door. Large covered terraces and arbors were used to extend the interior living spaces out onto the site. All the buildings are clad in Texas limestone with accent bands of Leuders limestone to mimic the local limestone cliffs in the area. Steel was used on the arbors and fences and left to rust. Vertical grain Douglas fir was used on the interior while flagstone and stained concrete floors were used throughout. The flagstone floors extend from the exterior entry arbors into the interior of the Main Living space and out onto the Main house terraces.

The homeowners purchased a 1956 brick home with the goal of an addition and renovation to modernize make it work better for their family. The existing maze-like first floor had three bedrooms, a kitchen, living room and bathroom. The homeowners opted for a full reconfiguration of the first floor as the family living area and to add square footage with a full second story addition for the bedrooms. The one story house was out of scale and character for the neighborhood that featured mostly two-story homes. The clients and designer also felt that a second story would offer a simpler, more straightforward circulation pattern for family connectivity. Our designer’s main challenge in adding a second story was to make it look like it was always part of the house. Creating a flow and selecting materials added to the challenge. Our designer's solution was a Craftsman-style house where the roof creates a second story and covers the full footprint of the first floor, making it look original to the house. Adding two gable dormers in the front and a shed dormer gives the interior space enough ceiling height. Windows. We replaced all the windows with a 6 over 1 grid pattern for the windows that evokes the Craftsman style. Doors. The new dark front door and sidelight allow for natural light and have a simple glass pattern that also contributes to the Craftsman style. Front Porch. A new porch spans the width of the house. The continuation of the house’s roof provides the cover for the front porch. We used low-maintenance Trex decking and railing. Exterior. To create shingle-looking exterior we used composite Cedar Impressions shakes, which are low maintenance. We also used composite trim and brackets.

This client's house is located on a busy corner, so she wanted a 'different' fence. The fence is a zig-zag pattern in black. The stepping stones are are keep the angular design of the house. These are new plantings of salvia, agave, and various echeverias.
