This existing client reached out to MMI Design for help shortly after the flood waters of Harvey subsided. Her home was ravaged by 5 feet of water throughout the first floor. What had been this client's long-term dream renovation became a reality, turning the nightmare of Harvey's wrath into one of the loveliest homes designed to date by MMI. We led the team to transform this home into a showplace. Our work included a complete redesign of her kitchen and family room, master bathroom, two powders, butler's pantry, and a large living room. MMI designed all millwork and cabinetry, adjusted the floor plans in various rooms, and assisted the client with all material specifications and furnishings selections. Returning these clients to their beautiful '"new" home is one of MMI's proudest moments!

This client, a smart, energetic, creative, happy person, a man who, in-person, presents as refined and understated — he wanted color. Lots of color. When we introduced some color, he wanted even more color: Bright pops; lively art. In fact, it started with the art. This new homeowner was shopping at SLATE ( https://slateart.net) for art one day… many people choose art as the finishing touches to an interior design project, however this man had not yet hired a designer. He mentioned his predicament to SLATE principal partner (and our dear partner in art sourcing) Danielle Fox, and she promptly referred him to us. At the time that we began our work, the client and his architect, Jack Backus, had finished up a massive remodel, a thoughtful and thorough update of the elegant, iconic mid-century structure (originally designed by Ratcliff & Ratcliff) for modern 21st-century living. And when we say, “the client and his architect” — we mean it. In his professional life, our client owns a metal fabrication company; given his skills and knowledge of engineering, build, and production, he elected to act as contractor on the project. His eye for metal and form made its way into some of our furniture selections, in particular the coffee table in the living room, fabricated and sold locally by Turtle and Hare. Color for miles: One of our favorite aspects of the project was the long hallway. By choosing to put nothing on the walls, and adorning the length of floor with an amazing, vibrant, patterned rug, we created a perfect venue. The rug stands out, drawing attention to the art on the floor. In fact, the rugs in each room were as thoughtfully selected for color and design as the art on the walls. In total, on this project, we designed and decorated the living room, family room, master bedroom, and patio. While my design firm is known for our work with traditional and transitional architecture, and we love those projects, I think it is clear from this project that Modern is also our cup of tea. Hartley Hill Design When our clients moved into their already built home they decided to live in it for a while before making any changes. Once they were settled they decided to hire us as their interior designers to renovate and redesign various spaces of their home. As they selected the spaces to be renovated they expressed a strong need for storage and customization. They allowed us to design every detail as well as oversee the entire construction process directing our team of skilled craftsmen. This designer’s ideal is homeowners with a clear vision, set priorities, and values that align seamlessly with ours. These clients, an accomplished artist and the owner of a generational hops growing farm, were collaborative and trusting from the start. They conscientiously selected a team of Architect (Green Hammer), General Contractor (Cellar Ridge) and ATIID for furnishings and finishing touches. Each firm was able to meticulously manage their leg of the project, while collaborating wholistically with each other and the homeowners. The family farmhouse, lovingly named “Westwood,” was showing the wear one expects after serving a growing family for decades. The owner’s dream was to revive, open up, and breathe modern life into each space, while respecting the home’s heritage. One of our first collaborations was the light fixture that would grace the main two-story entry hall. HiiH Lights in Astoria, Oregon, was commissioned to bring “the function of light, the craft of paper, and the art of sculpture” to the home. Visiting the maker’s space – a massive barn on his coastal property – was such an inspiring adventure! Original work by the resident artist sets an ethereal tone in the space, and an antique bench handsomely blends the old with the new. A wall that divided the home’s living room and kitchen was removed, and the breezy and bright gathering room was born. Light walls, warm wood tones, cozy upholstery, clean lines and heritage elements create a welcoming atmosphere and invite lounging and conversation. The sun-drenched nook is the home’s main indoor dining area, with an extension table and sculpted chairs that are just right for family gatherings or morning rituals with the Sunday paper. The kitchen is a chef’s dream with every modern amenity, but its casual attitude is “let’s make a mess and eat!” The owner’s artwork graces the mantel over the new fireplace that was carved from a tree felled on the property, illustrating the thoughtful consideration of each element. The muted wool area rugs in the entryways and great room are hard-wearing for farm life, and the furniture’s classic lines, bold contrasting colors, deep seating and soft textures encourage cozy conversations or large group gatherings. The library is undoubtedly our favorite space in this home. Tucked in “speakeasy style” behind a hidden (wallpapered!) door in the moody wet bar, and drenched in deep green, the room offers a quiet retreat that hugs you in an embrace of books and family photos. The cozy settee nestled between the bookcases sits opposite a custom pair of modern cognac leather wing chairs. The area rug continues the storied look without the antique price tag with a piece from Loloi’s “Heritage Collection.” A little va-va-voom was requested for the powder bath and boy did we deliver! Custom wallpaper plays over original wainscotting and ceilings wrapped in more glorious green. The space evokes joy every time you open the door! A primary suite that would “transport us to another world” and be “classic yet modern, peaceful, collected and uncluttered” was a tall order. Our new furniture layout takes full advantage of the view of wine country hills and the Willamette River, welcomes fireside lounging, and serves as a calm respite for the lovely owners. Westwood Farmhouse truly was inspired by family, genuine love for home and graciousness for all who enter. Our team designed the massive custom fireplace wall and selected the oversized black metal chandelier to compliment the grand scale of this space. Large scale windows highlight the mountain views of this home's terraced backyard. The living room features a large comfortable sectional sofa, an 80" TV, two oversized swivel chairs, and a grouping of four cocktail tables in the center. An arched wood console table provides a visual separation between the kitchen and the living areas. Neutral colors provide a soothing palette and durable fabrics were selected for this active family with pets. On the opposite side of the room, the home's open staircase and architectural entry door balance the expansive space. A sliding glass door provides privacy for the study when needed.

What once was a great room lacking purpose and meaning is now a redefined environment fit for fun conversation and entertaining. With a blank canvas, a single piece of art was used to serve as the inspirational driver for this bar design. A wall bump-out was incorporated to anchor the entire bar within the massive great room. Symmetrical balance was formed by use of mirrored open shelves flanking the central piece of artwork. Layers of subtle wall textures from the mother of pearl wallcovering to the washed porcelain tile offer dimension. The rich wooden tones of the millwork highlight the touch of ornamentation and not only contrast against the translucent appearance of the natural quartzite counter but ground the overall design amongst the existing travertine floor. To further compliment the lustrous tones from the art piece, hints of brass and gold are seen in the pendants, bar stool bases and the metal detail intersecting the wall shelves. A deep sage accent wall is introduced to further accentuate the space and create a moodier vibe. Sophistication paired with intriguing elements breathe new life into this transformed great room space.

This dream bathroom has everything one can wish for an ideal bathroom escape. It doesn’t just look fabulous – it works well and it is built to stand the test of time. This bathroom was designed as a private oasis, a place to relax and unwind. Spa-like environment is created by expansive double-sink custom vanity, an elegant free standing tub, and a spacious two-person barrier-free shower with a floating bench. Toilet is concealed within a separate nook behind a pocket door. Main bathroom area is outlined by a tray ceiling perimeter. The room looks open, airy and spacious. Nothing interferes with the ceiling design and overall space configuration. It hasn’t always been that way. Former layout had serious pitfalls that made the room look much smaller. The shower concealed behind solid walls protruded into the main area clashing with the tray ceiling geometry. Massive shower stall took up significant amount of the room leaving no continuous wall space for a double sink vanity. There were two separate vanities with a dead corner space between them. At the same time, the toilet room was quite spacious with just one fixture in the far end. New layout not only looks better, it allows for a better functionality and fully reveals the space potential. The toilet was relocated to occupy the former linen closet space slightly expanded into adjacent walk-in closet. Shower was moved into the bigger alcove, away from the tray ceiling area. It opened up the room while giving space for a gorgeous wall-to-wall vanity. Having a full glass wall, the shower extends the space even further. Sparkling glass creates no barrier to the eyesight. The room feels clean, breezy and extra spacious. Gorgeous frame-less shower enclosure with glass-to-glass clamps and hinges shows off premium tile designs of the accent shower wall. Free standing tub remained in its original place in front of the window. With no solid shower walls nearby, it became a focal point adorned with the new crystal chandelier above it. This two-tier gorgeous chandelier makes the bathroom feel incredibly grand. A touch of luxury is showing up in timeless polished chrome faucet finish selections as well. New expansive custom vanity has his and her full height linen towers, his and her sink cabinets with two individual banks of drawers on the sides and one shared drawer cabinet in the middle containing a charging station in the upper drawer. Vanity counter tops and floating shower seat top are made of high-end quartz. Vessel sinks resemble the shape and style of the free-standing tub. To make the room feel even more spacious and to showcase the shower area in the reflection, a full size mirror is installed over the vanity. Crystal sconces are installed directly into the mirror. Crisp classic white tile gives the room a timeless sense of polish and luxury. Walls around the perimeter of the entire bathroom are tiled half way. Three rows of 12”x 24” porcelain tile resembling white marble are crowned with a thin row of intricate glass tiles with marble accents, and a chair rail tile. Tile design flows into a spacious barrier-free two-person walk-in shower. Two more tile patterns of the same tile collection are brought into play. Rear wall is adorned with a picture frame made out of 12”x12” tiles laid at 45 degree angle within the same chair rail and glass tile border. Shower floor is made of small hexagon tiles for proper drainage. Shower area has two hidden from plain sight niches to contain shampoo bottles and toiletries. The rear side of the niches is made of glass mosaics for a waterfall effect. To showcase the picture frame inside the shower, the accent shower wall is washed with cascading light from a discrete LED strip tucked in a cove behind “floating” shower ceiling platform. Multiple shower heads (two ceiling-mount rain heads, one multi-functional wall mount shower head, and a handheld shower) are able to provide a fully customizable shower experience. Despite of many hard surfaces and shiny finishes, which can sometimes lead to a cold impersonal feeling, this bathroom is cozy and truly welcoming. This sense of warms is maintained by exclusive multi-functional layered lighting. Carefully designed groups of lights (all having a dimmer control) can be used simultaneously, in various combinations, or separately to create numerous different effects and perfect atmosphere for every mood and occasion. Some lights have smart controls and can be operated remotely. Amazing effect can be achieved by dimmable toe kick perimeter lighting. With the ceiling lights turned off, the vanity looks as if it is floating in the air. Multifaceted crystal fixtures produce cascades of sparkling rainbow reflections dancing around the room and creating an illusion of a starry sky. Programmable radiant heating floor offers additional warmth and comfort to the room. This bathroom is well suited for either a quick morning shower or a night in for ultimate relaxation with a champagne toast and a long soak in the freestanding tub.

With an open plan and exposed structure, every interior element had to be beautiful and functional. Here you can see the massive concrete fireplace as it defines four areas. On one side, it is a wood burning fireplace with firewood as it's artwork. On another side it has additional dish storage carved out of the concrete for the kitchen and dining. We introduce to you one of our newer services we are providing here at Kitchen Design Concepts: spaces that just need a little reviving! As of recent, we are taking on projects that are in need of minimal updating, as in, spaces that don’t need a full-on remodel. Yes, you heard right! If your space has good bones, you like the layout of your kitchen, and you just need a few cosmetic changes, then today’s feature is for you! Recently, we updated a space where we did just this! The kitchen was in need of a little love, some fresh paint, and new finishes. And if we’re being honest here, the result looks almost as if the kitchen had a full-on remodel! To learn more about this space and how we did our magic, continue reading below: The Before and After First, see what an impact new finishes can make! The “before” image shows a kitchen with outdated finishes such as the tile countertops, backsplash, and cabinetry finish. The “after” image, is a kitchen that looks almost as if its brand new, the image speaks for itself! Cabinetry With the wooden cabinetry in this kitchen already having great bones, all we needed to do was our refinishing process that involved removing door and drawer fronts, sanding, priming, and painting. The main color of the cabinetry is white (Sherwin Williams Pure White 7005) and as an accent, we applied a deep navy blue that really pops in this space (Sherwin Willaims Naval 6244). As a special design element, we incorporated a natural wooden band across the hood which is subtle but adds an element of surprise. Countertops The original countertops in this space were a 12×12 tile with cracks and discolored grout from all the wear and tear. To replace the countertops, we installed a clean and crisp quartz that is not only durable but easy to maintain (no grout here!). The 3cm countertops are a Cambria quartz in a grey-tone color (Carrick). Backsplash Keeping things simple, yet classic, we installed a 3×6 subway tile from Interceramic. The crisp white pairs well with all the other finishes of the space and really brighten the space up! To spice things up, we paired the white tile with a contrasting grout color (Cape Grey) that matches the countertop. This is a simple method to add interest to your white backsplash! Fixtures and Fittings For the fixtures and fittings of the kitchen, we wanted pieces that made a statement. That’s why we selected this industrial style faucet from Brizo! The faucet is a Brizo LITZE™ PULL-DOWN FAUCET WITH ARC SPOUT AND INDUSTRIAL HANDLE (63044LF-BLGL). The matte black paired with the luxe gold elements really make a statement! To match the gold elements of the faucet, we installed cabinetry hardware from Topknobs in the same gold finish. The hardware is a Channing pull TK743HB. Lastly, the large single bowl sink (who doesn’t want a large sink?!) is a great functional touch to the kitchen. The sink is a Blanco Precision 16″ R10 super single with 16″ Drainer in stainless steel (516216).

This newly completed contemporary island style Florida home overlooks the Roosevelt Channel, on the Bay side of Captiva Island, and is graced with the sunrise in the mornings. Repeat clients remind us of the success of previous landscape designs and of lasting relationships built while offering new and challenging opportunities for creative design. This client expressed a desire for a colorful tropical garden with emphasis on tropical plants, creative color palette and privacy. A grove of coconut palms with lush bamboo and a dense clusia hedge with a small tropical garden at the entry of the property screen views to the interior of the property plant a seed of intrigue for what lies around the corner beyond the decorative tabby stucco gate columns. Upon passing under the grove of coconuts and rounding the corner of the drive, the property opens to an expansive front yard with colorful tropical garden beds and channels views to the newly completed residence. Gardens containing colorful bromeliads, bougainvillea and tropical palms with a variety of leaf shape and texture and color draw upon influences of Brazilian garden design. Manicured swaths of Empire Zoysa separates the various gardens and allows for the user to stroll and explore the different gardens. The winding drive terminates at the front entry in a large tear drop shape turn around with massive coconuts in the center island surrounded by seven Sylvester Date palms around the outside of the drive. The entire perimeter of the turn around is surrounded with tropical gardens and intimate tropical gardens flank each side of the main entrance stairs. The hardscape pattern and color was selected to compliment the coquina tabby shell stucco finish on the foundation walls. The completed hardscape design including retaining walls, driveway, golf cart paths and private walks, is the result of collaborating closely with the owner over multiple revisions. The back of the residence overlooks an expansive resort-like pool and spa and a pool deck that terminates just feet from the seawall of the Roosevelt Channel. Tropical vegetation at each side of the property offers privacy to the pool area but is manicured to preserve views to the bay beyond. This truly is an island paradise.
