This was a massive remodel by Jeremy Harmon of Harmon Construction. The entire left end of the home consisted of a very small kitchen in the back of the house, a laundry in the middle, and a formal dining room on the front of the home. We redesigned the entire space to get a very large kitchen with an island as well as a very spacious laundry and pantry area. The client selected Wellborn cabinet's Prairie shaker door style in Oyster White. The decorative wood hood is the focal point of this room and is flanked by windows that give the client more than sufficient natural lighting. This secluded single-family home in Great Falls, had a beautiful backyard setting. The owners recently built a gorgeous pool and surround deck on the right side of the house in their backyard. They inherited a rundown deck off of the kitchen patio doors. Our team designed a two-story outdoor living addition which offers the family everything that they can hope for in outdoor living. Our massive plan required excavation to make the lower level patio both attractive and functional for all kinds of outdoor activity. We excavated down two feet to create a nine-foot high patio, cut concrete walls to add French doors from to dark and unused side of the basement bringing improved use for the basement. The entire back wall was covered with matching brick veneer to entire front and side elevations. The roof of this patio was covered with EPDM roofing rolls to make the lower patio stay dry and protected. Steps away from pool sun deck, this flagstone covered patio turned into a prime space for entertainment. The built-in middle bar equipped with under counter beverage fridge and beer tab to make gatherings more exciting. The side steps built in with matching solid stone threads offered access to driveway and the second floor covered porch. The second floor is finished with porcelain floor tiles, stain grade ceiling panels, wrought iron rails, decorative recessed panel columns, hanging gorgeous ceiling fans steps away from the kitchen. Just outside of this covered porch, there is a deck with the same tile floor facing the pool area offering a breath taking view. An entire new kitchen space was designed to create a greater feeling of family warmth. It all started with gutting the old rundown kitchen. The kitchen space was cramped and disconnected from the rest of the main level. There was a large bearing wall separating the living room from the kitchen and the dining room. A structure recessed beam was inserted into the attic space that enabled opening up of the entire main level. A large L-shaped island took over the wall placement giving a big work and storage space for the kitchen. Installed wood flooring matched up with the remaining living space created a continuous seam-less main level. By eliminating a side door and cutting through brick and block back wall, a large picture window was inserted to allow plenty of natural light into the kitchen. Recessed and pendent lights also improved interior lighting. By using offset cabinetry and a carefully selected granite slab to complement each other, a more soothing space was obtained to inspire cooking and entertaining. The fabulous new kitchen was completed with a new French door leading to the sun room. This family is now very happy with the massive transformation, and are happy to join their new community.

Resort-Style Backyard Oasis: Modern Farmhouse Meets Five-Star Outdoor Living This extraordinary backyard transformation turns a sprawling wooded property into a private resort that rivals the finest luxury hotels — a complete outdoor living destination where every detail has been considered and every zone invites you to slow down, gather, and stay a while. Stone steps with flagstone treads descend gracefully between levels, and large natural boulders are thoughtfully placed throughout the landscaping — giving the entire environment the feeling of a discovered natural water feature rather than a constructed pool. A dedicated outdoor living room sits on the patio, anchored by a woven-rope lounge chair and a coordinating sofa with generous cream cushions, gathered around a sculptural concrete pedestal side table. The furniture selection — organic, tactile, and resort-caliber — creates a seating area that feels as comfortable and considered as any indoor living room, with the forest canopy serving as a natural ceiling above. Around the corner, a separate fire pit terrace provides a second distinct outdoor destination. A massive circular stone fire pit — built from the same dry-stacked natural stone as the retaining walls — sits at the center of a gathering space ringed by weathered teak Adirondack-style chairs with white cushions. Gulf-Front Grandeur Private Residence / Alys Beach, Florida Architect: Khoury & Vogt Architects Builder: Hufham Farris Construction --- This one-of-a-kind Gulf-front residence in the New Urbanism community of Alys Beach, Florida, is truly a stunning piece of architecture matched only by its views. E. F. San Juan worked with the Alys Beach Town Planners at Khoury & Vogt Architects and the building team at Hufham Farris Construction on this challenging and fulfilling project. We supplied character white oak interior boxed beams and stair parts. We also furnished all of the interior trim and paneling. The exterior products we created include ipe shutters, gates, fascia and soffit, handrails, and newels (balcony), ceilings, and wall paneling, as well as custom columns and arched cased openings on the balconies. In addition, we worked with our trusted partners at Loewen to provide windows and Loewen LiftSlide doors. Challenges: This was the homeowners’ third residence in the area for which we supplied products, and it was indeed a unique challenge. The client wanted as much of the exterior as possible to be weathered wood. This included the shutters, gates, fascia, soffit, handrails, balcony newels, massive columns, and arched openings mentioned above. The home’s Gulf-front location makes rot and weather damage genuine threats. Knowing that this home was to be built to last through the ages, we needed to select a wood species that was up for the task. It needed to not only look beautiful but also stand up to those elements over time. Solution: The E. F. San Juan team and the talented architects at KVA settled upon ipe (pronounced “eepay”) for this project. It is one of the only woods that will sink when placed in water (you would not want to make a boat out of ipe!). This species is also commonly known as ironwood because it is so dense, making it virtually rot-resistant, and therefore an excellent choice for the substantial pieces of millwork needed for this project. However, ipe comes with its own challenges; its weight and density make it difficult to put through machines and glue. These factors also come into play for hinging when using ipe for a gate or door, which we did here. We used innovative joining methods to ensure that the gates and shutters had secondary and tertiary means of support with regard to the joinery. Located on the south side of Dune Road, facing the beach and the Atlantic Ocean, this existing house required a complete exterior re-design in addition to partial interior renovation work. The original structure was a somewhat complex composition of volumes that stepped in and out, vertically and horizontally, combined with sloped glass roofs in several locations. All exterior walls were clad in white composite paneling, which gave the house a massive appearance divorced from its context. It was clear that mere cosmetic improvements would not suffice, so the new design stripped the entire exterior down to the structure. The house was then reshaped and reformed to simplify the overall geometry, while expressing the key volumes in the parti. Within the newly articulated massing, windows are either cut or chiseled into the elevations to create relief. From the street the house is three stories high, including the basement, whereas from the beach it has only two stories. Sapele hardwood siding was selected for it’s durability and weathering characteristics. All the cladding is vertically oriented, with an open slat format for the upper two levels and a closed joint board format for the lower level. The open wood slats allow light to filter through the façade, especially at the large sloped skylight over the double height entry where a slatted screen provides privacy at night and solar control during the day.

What once was a great room lacking purpose and meaning is now a redefined environment fit for fun conversation and entertaining. With a blank canvas, a single piece of art was used to serve as the inspirational driver for this bar design. A wall bump-out was incorporated to anchor the entire bar within the massive great room. Symmetrical balance was formed by use of mirrored open shelves flanking the central piece of artwork. Layers of subtle wall textures from the mother of pearl wallcovering to the washed porcelain tile offer dimension. The rich wooden tones of the millwork highlight the touch of ornamentation and not only contrast against the translucent appearance of the natural quartzite counter but ground the overall design amongst the existing travertine floor. To further compliment the lustrous tones from the art piece, hints of brass and gold are seen in the pendants, bar stool bases and the metal detail intersecting the wall shelves. A deep sage accent wall is introduced to further accentuate the space and create a moodier vibe. Sophistication paired with intriguing elements breathe new life into this transformed great room space.

This secluded single-family home in Great Falls, had a beautiful backyard setting. The owners recently built a gorgeous pool and surround deck on the right side of the house in their backyard. They inherited a rundown deck off of the kitchen patio doors. Our team designed a two-story outdoor living addition which offers the family everything that they can hope for in outdoor living. Our massive plan required excavation to make the lower level patio both attractive and functional for all kinds of outdoor activity. We excavated down two feet to create a nine-foot high patio, cut concrete walls to add French doors from to dark and unused side of the basement bringing improved use for the basement. The entire back wall was covered with matching brick veneer to entire front and side elevations. The roof of this patio was covered with EPDM roofing rolls to make the lower patio stay dry and protected. Steps away from pool sun deck, this flagstone covered patio turned into a prime space for entertainment. The built-in middle bar equipped with under counter beverage fridge and beer tab to make gatherings more exciting. The side steps built in with matching solid stone threads offered access to driveway and the second floor covered porch. The second floor is finished with porcelain floor tiles, stain grade ceiling panels, wrought iron rails, decorative recessed panel columns, hanging gorgeous ceiling fans steps away from the kitchen. Just outside of this covered porch, there is a deck with the same tile floor facing the pool area offering a breath taking view. Carefully selection of soft toned wood looking plank porcelain tiles compliment the knotty soft grey stain ceiling panels making this project one that shines even on rainy days. The custom-made spiral rod iron staircase offers an elegant second set of steps so that the upper level deck can reach into backyard and pool deck.
