We created a separate toilet room and two vanity areas using beautiful cabinetry - designed with interiors that addressed their individual storage needs – makeup, toiletries, and a hamper and shared linen storage. The tall linen closet provides the perfect separation between the lady’s and gentleman’s areas. Two slender wall cabinets resting on marble bases atop the vanities and alongside the linen closet soften the transition from one area to another while providing discrete storage. The gentleman’s area had a little more space allowing for an open shelf area – perfect for display of small objects. Thasos tile was perfect for the client’s desire to have a crisp white look. We used it on the floor and combined it with glass glazed porcelain tile in the shower. Polished green onyx mosaic was used as a border accent on the shower wall, around the vanity mirrors and on the electric heated floor. Together they create a soft and harmonious statement. Electric mirrors with built-in lighting create a pattern of rectangles along the perimeter of the room. This strong rectangular design element flows from the frosted glass of the door to private toilet room opposite the vanities, to the existing window, moving to “his” mirror, “her” mirror, to the clear glass shower panel, and finishes dramatically at the shower wall mural. Green Surf granite was chosen for the countertops. The onyx backsplash, a mosaic composition of beautiful green, white and cream, was the connecting design element bringing the drams of the countertop color vertically to the walls. The floating shower seat and shower jambs in Caesar Stone add a distinctive but soft transition from the main bath area to the shower. This seamless flow passes in to the shower through an open doorway and a clear glass panel. A linear drain gives a clean, architectural look and blocking for the future grab bar installation has been located in the shower wall. Crisp bright painted cabinetry and polished chrome hardware complete this bright, sophisticated and highly functional bathroom.

Avid gardeners worked alongside helping create a unique water garden with many small falls, 90′ stream, stone bridges and Japanese-style lower pond. Large deck, stone front entry steps, pathways and extensive plantings complete the quiet retreat.

This brownstone renovation was a full gut project in every sense of the word. On top of installing new floors, a kitchen and bath renovation, and all the typical restoration and refinishing involved in a brownstone built in 1899, we also completely updated the exterior, constructed a balcony that was not originally there, and converted the space from a single-family home into an an owner’s triplex. A newly separated studio rental on the garden level offers the opportunity for supplemental income, an uncommon and welcome addition to a New York brownstone. A TRANSITIONAL GEM The result is a two-family brownstone that perfectly combines classic townhouse living with today’s modern needs, including SmartHome technology that we installed to control Bluetooth speakers, Nest thermostats, and the security system. The overall aesthetic goal was to pay homage to the historical periods the brownstone has lived through in a cohesive way that is the hallmark of modern transitional style. In the kitchen, white Shaker-style cabinetry, a subway tile backsplash, and marble rather than quartz countertops bring a classically upscale sensibility. To modernize the space further, we opened up the back wall to create floor-to-ceiling windows that are also doors, opening up into the newly built balcony. TIMELY TOUCHES This brownstone renovation included many quintessential elements, such as millwork like the ceiling medallions. We restored some and custom built others, perfectly recreating their original appearance. The heated master bathroom is now serene, with a walk-in shower featuring a subtly modern linear drain. A herringbone Carrera marble tiled floor and marble slab sink complete the scene. In the powder room, we embraced a contemporary look by pairing dark hexagonal floors with light chevron tiles, accented with dramatic navy blue wallpaper. With its clear-cut 1920s-style, we selected the wall sconce to reference one of the brownstone’s earlier eras. DESIGN DETAILS Natural oak herringbone floors we installed throughout the entire home bring a modern yet warm touch. We restored the wood-burning marble fireplace, which is fully functioning. An elegant staircase with a custom-crafted black wooden banister and white balusters winds up and down alongside a real brick interior wall that we restored and refinished. In this brownstone renovation, we were also able to create ceiling height, an unexpected yet aesthetically pleasing side benefit. When working on the joists and beams to level out the floors (a common issue in pre-war renovations) we added ceiling height in the main parlor floor by taking the second floor and raising the ceiling an entire foot. The end result is a main floor with stunning 9-foot ceilings. This 2022 project for Sovereign Grace Music was a full-scale, purpose-built recording and production facility designed to support songwriting, live tracking, mixing, and video content creation. Working alongside the extraordinary Sovereign Grace team—and in collaboration with Authentic Carpentry—NILES handled sound reduction, audio integration, and all acoustic treatment design and installation. The facility features a full Control Room, a spacious Live Room, and a large Isolation Booth engineered for dry drum capture or vocal tracking during full-band sessions. Each space was crafted for accuracy, clarity, and intuitive workflow, ensuring that engineers and artists can move seamlessly between rooms without breaking creative momentum. Clear sightlines, generous lighting, and intentional layout choices make the studio equally suited for recording and video production. Every room is wired for a plug-and-play workflow, supporting multi-camera shoots, ensemble tracking, and efficient session flow. Behind the aesthetic, the acoustic infrastructure is highly robust. The Control Room, Live Room, and ISO Booth sit on independent floor systems with tailored sound-reducing wall assemblies and strategic treatments throughout. No suite is mechanically bonded, allowing simultaneous use of all rooms with minimal sound transmission. This urban townhouse took on new life when it was renovated for a couple relocating from New York City. The owner’s sophisticated taste, cultivated from world travels, paired with the character of the existing home and resulted in a fresh and colorful gem in the heart of the historic downtown. Extensive approvals from the local Historic District Commission preceded an addition on the rear of the time-honored building and a complete restoration of the exterior. The addition encompasses a first-floor, finished garage with arch doors that open to the gardens, ideal for entertaining. Above the garage accommodates the master bedroom, walk-in closets and a bathroom suite. The exterior restoration allowed the addition of window pediments, shutters with authentic hardware and gaslight features. Pocket gardens surround the townhouse and boast multiple plantings that complement a historic environment. The interior of the home was restructured to allow for reworking of the main stair. The reconfigured flight can now carry the weight of books and art alongside ascending residents and guests. Amid construction, two previously hidden fireplaces were uncovered. Modern Citi Group helped Paul remodel his newly purchased apartment in a prime Upper East Side location. This exciting renovation project included renovation of the kitchen and dining room, bathroom, living room and bedroom. Our design team faced the challenge of balancing modern and classic aesthetics with a strict budget. After exploring multiple design options and visualizations, Paul chose a design that best suited his vision. The construction team masterfully brought the vision to life, fully remodeling each room in the apartment while preserving and revitalizing select original fixtures. The kitchen underwent a significant transformation with a reconfigured layout, featuring an additional wall of cabinets along the window wall and a wet bar in the dining room that seamlessly extended the kitchen’s footprint. These updates enhanced storage capacity, improved ergonomic functionality, and elevated the overall aesthetic. In the bedroom, the layout was redesigned to include an extra-tall closet, while the existing closet was repurposed to house a washer and dryer accessible from the hallway. The kitchen was outfitted with solid wood cabinetry, quartz countertops, and a durable porcelain tile floor. The bathroom was reimagined with luxurious new tiling, contemporary fixtures, and upgraded plumbing and lighting. A spacious double vanity was added, providing ample storage, alongside an elegant alcove bath-shower combination. Throughout the apartment, our team refinished the floors, walls, and ceilings, upgraded plumbing and electrical systems, and installed additional lighting and closet organization. These updates optimized the flow and functionality of the space. In just a few months, Modern Citi Group transformed an outdated apartment into a stunning, functional home. Joseph Eichler developed his moderately priced houses for the mass-market starting in 1949. His homes were designed using affordable materials and simple construction techniques. Nearly 70 years later these homes are in need of updating and remodeling an Eichler home today can become an imposing and costly project if you’re not careful. For this project the clients, who had undergone several previous house renovations, were determined to stick with an established budget from the beginning. Klopf Architecture helped them modernize their Eichler with a premium appearance on a reasonable budget. The clients challenged the Klopf team to create a design that had a high-end feel and nicely done while adhering to their budget. That meant not all of the initial project scope could be built. Like many other Eichler homes, the original floor plan did not meet the family’s needs leaving them feeling disconnected from one room to another. While an early goal was to expand the house into a carport and create a larger garage, it did not survive the contractor pricing phase of the project. The goals that did survive through to the end of the project included blurring some of the boundaries and opening up some of the spaces, making them more functional and creating a smoother flow in the house. The Klopf team joined the former separate kitchen and formal living room into one large space and shift the dining room where it is now connected to the kitchen. Klopf swapped the family room to the front alongside the living room, so the spaces feel more cohesive and are now better suited for family activities. The functional layout of the master bathroom was changed to include a large, curbless shower. Installing a complete IKEA kitchen including cabinets, countertops, appliances, light fixtures, and furnishings was key to staying within budget. Bath fixtures in this house are also exclusively IKEA. Klopf Architecture has designed many homes using IKEA products, which are quite compatible offering an affordable, contemporary take on Eichler homes. The clients saved additional money from the simplicity and availability of IKEA products and by orchestrating the orders and purchases themselves. Following each construction meeting, the clients would make a run to IKEA and purchase items, pick up needed spare parts, and bring them back right away to stay ahead of the contractor’s schedule and minimize the chance of delays and bottlenecks. Klopf balanced material selections by retaining some of the original woodwork and simply refinishing the mahogany paneling. They were able to retain the original windows and sliding doors which were still in good shape, avoiding some of the most costly replacement expenses. Additionally interior doors were simply refinished and the exterior siding cleaned up and repainted. Formerly dark interiors are now illuminated with new slimmer semi-recessed lighting eliminating the need for costly roof work. Attention to design details allowed the Klopf team to ensure the house ended up with a high quality feel. Key visual elements were strictly aligned and Klopf worked with the clients to select a unified materials palette throughout the spaces so the house flows seamlessly together. Aligning the tile layout with the trusses and keeping it level with the concrete slab outside allowed them to achieve a level of quality that may otherwise be missed. The clients were able to keep their budget on track by determining clear goals and making critical decisions upfront, choosing materials and furnishings wisely, working with the right design and construction teams in place and to a large part, their willingness to participate throughout the process. In the end the clients were much happier with their reconfigured Eichler home and Klopf Architecture managed to keep their remodeling costs to about $325/sf – a good amount below the average Bay Area Eichler remodel.
