This 1930's Barrington Hills farmhouse was in need of some TLC when it was purchased by this southern family of five who planned to make it their new home. The renovation taken on by Advance Design Studio's designer Scott Christensen and master carpenter Justin Davis included a custom porch, custom built in cabinetry in the living room and children's bedrooms, 2 children's on-suite baths, a guest powder room, a fabulous new master bath with custom closet and makeup area, a new upstairs laundry room, a workout basement, a mud room, new flooring and custom wainscot stairs with planked walls and ceilings throughout the home.
The home's original mechanicals were in dire need of updating, so HVAC, plumbing and electrical were all replaced with newer materials and equipment. A dramatic change to the exterior took place with the addition of a quaint standing seam metal roofed farmhouse porch perfect for sipping lemonade on a lazy hot summer day.
In addition to the changes to the home, a guest house on the property underwent a major transformation as well. Newly outfitted with updated gas and electric, a new stacking washer/dryer space was created along with an updated bath complete with a glass enclosed shower, something the bath did not previously have. A beautiful kitchenette with ample cabinetry space, refrigeration and a sink was transformed as well to provide all the comforts of home for guests visiting at the classic cottage retreat.
The biggest design challenge was to keep in line with the charm the old home possessed, all the while giving the family all the convenience and efficiency of modern functioning amenities. One of the most interesting uses of material was the porcelain "wood-looking" tile used in all the baths and most of the home's common areas. All the efficiency of porcelain tile, with the nostalgic look and feel of worn and weathered hardwood floors. The home’s casual entry has an 8" rustic antique barn wood look porcelain tile in a rich brown to create a warm and welcoming first impression.
Painted distressed cabinetry in muted shades of gray/green was used in the powder room to bring out the rustic feel of the space which was accentuated with wood planked walls and ceilings. Fresh white painted shaker cabinetry was used throughout the rest of the rooms, accentuated by bright chrome fixtures and muted pastel tones to create a calm and relaxing feeling throughout the home.
Custom cabinetry was designed and built by Advance Design specifically for a large 70” TV in the living room, for each of the children’s bedroom’s built in storage, custom closets, and book shelves, and for a mudroom fit with custom niches for each family member by name.
The ample master bath was fitted with double vanity areas in white. A generous shower with a bench features classic white subway tiles and light blue/green glass accents, as well as a large free standing soaking tub nestled under a window with double sconces to dim while relaxing in a luxurious bath. A custom classic white bookcase for plush towels greets you as you enter the sanctuary bath.

Transitional master white tile and ceramic tile ceramic tile and white floor freestanding bathtub photo in Baltimore with recessed-panel cabinets, white cabinets, beige walls, an undermount sink, marble countertops and a hinged shower door

Our clients were inspired by the idea of a master bedroom with beautiful, functional closet space, and a larger shower – more so than there loathed 36″ x 36″ corner acrylic unit.
After a number of visits, a plan was devised to build 3 closet areas, and a large shower with a floating quartz bench. The bedroom would see a dividing wall, but not to the ceiling so light could come through. The biggest of the three closets would be closest to the window, with a room entirely devoted to that space. The floor in the bathroom would feature a heated flooring system, and the vanity would have backlight lighting on the mirror.
The demolition uncovered some surprises, which restricted certain locations of plumbing, so the shower was enlarged and one of the closets was scrapped. In the end, it worked out fantastic. More emphasis was placed on the open concept closet, which thrilled our clients. They were also not disappointed with their larger shower.

This homeowners projects have been completed in multiple phases. The second phase was focused on the kitchen, laundry room and converting the dining room to an office. We feel fortunate that she has such great taste and furnished her home so well!
Kitchen: The two biggest requests are homeowner had for their kitchen remodel was banquette seating and to reconfigure it so that she didn’t do so much walking while cooking. This transitional kitchen features white painted cabinets and a granite countertop. There are 4 pieces of historic porcelain tile from South America featured. The flooring is Narbina in a French pattern. In addition to the designer pendent light by Jamie Young: Flowering Lotus Antique Gold, there are also LED recessed lights. For the appliances our client decided on a Thermador 36” Gas Range, Kitchen Aid Refrigerator and Thermador Dishwasher. The kitchen has open shelving above the countertop and in the pantry.

A Fresh Start – As if the pop of white and light isn’t enough to start your day, this space feels fresh and serene.
You can’t go wrong with white subway tiles in a small bathroom. They are crisp, classic and space-enhancing, and look particularly on trend with grey grout. The biggest advantage of Subway Tile is its low requirement for maintenance and naturally it can withstand decades of use while still maintaining its original appearance, and its popularity isn’t going away.

For our full gut renovation of this Manhattan loft penthouse, we partnered with architecture firm Todd Zwigard Architects. Many of our clients know us as experts in the full design-build approach, where we handle every aspect of the project. But in this case, architectural plans were already drawn, the full schedule was finished, and our clients needed a partner to execute on the architectural plans – enter Gallery. Construction management is as vital to a project as the design phase, so we’re happy to offer our expertise in this type of scenario.
A DIFFERENT APPROACH
Construction and design are often the face of most renovations, but the planning and follow-through are naturally just as necessary to make it all come together. The project itself was a fairly straightforward gut renovation of the loft. Everything was included: new floors, a new kitchen, new bathrooms, new lighting. Our task was to manage every aspect of the construction, ensuring that the planning work of Todd Zwigard Architects was executed to the exact vision imagined for this Manhattan loft renovation.
CONTEMPORARY GOES ECLECTIC
Although we didn’t contribute to the aesthetic of the interior design in this project, we did carry out the plans that brought it life. The tone was very modern, with some eclectic touches. The kitchen, featuring an island with a baby blue lacquered finish, blends contemporary clean lines into an industrial-tinged, almost futuristic aesthetic. Reclaimed wooden doors and art pieces collected throughout the years are an ode to the client's travels, an artistic touch from Todd Zwigard Architects.
LET’S TALK
Quality of work is of course important, but there are several components of construction management that are equally vital: communication; processes that make sure you're able to adhere to schedules; protocols with both safety and communication. You might say this is the nerding out of the construction process. It’s not often the face of a project, but it’s absolutely massive in terms of carrying out a successful renovation, whether it’s a penthouse loft in Manhattan, a condo in Prospect Heights, or a kitchen in a Brooklyn brownstone. Quality construction management is probably one of the biggest ways to separate professional contractors from those who aren’t.
ART FROM CHAOS
This was such a large project, so our ability to procure and source all the finishes and fixtures was hugely important to our clients. The sheer number of floors, tiles, and plumbing fixtures alone that need to be ordered, in addition to everything else, plus figuring out lead times, shipments, deliveries, and inspections. It can quickly become chaotic, but there’s an art to the planning and organization, and we’ve mastered it.
The larger a project is, the more likely that havoc will rear its head. The antidote is not only really proper planning and construction management, as we achieved in this Manhattan loft penthouse renovation, but also a great working relationship with everyone else involved in the project: contractors, architect, and clients alike.

Designed to be a legacy and space where great family memories could be created, OBMI completed the master planning, landscape, interior design, and architecture of the holistic residential Longtail House project.
A modern home wrapped in the classic Bermudian style, it’s comprised of 4 bedrooms with in-suite bathrooms including a master suite and a guest apartment. A Great Room combines all family social activity in one space, with an incorporated living room, dining room, and kitchen. Close by is the Library-Music Room, Media Room, Home Office, back of house kitchen support and laundry. Below the Great Room are the Game Room and the wine cellar, which can be observed from above through a glass floor. There is a large garage for vehicles and various sporting items. At the front of the house, overlooking the ocean is the infinity pool, spa, and gardens with endemic shoreline plants.
The previous house on the property site was carefully disassembled and recycled as exemplified by the existing cedar wood floors, which were repurposed as entrance ceilings. Even garden plants were recycled where possible. The biggest challenge was during excavation. With a lot of hard rock present, it took several weeks to cut through. Once the foundation level was achieved, all work went smoothly. The house has a strong emphasis on respecting and nurturing the environment, with igloo nests situated at the edge of the cliffs for Longtail seabirds to repose. The layout was set so as to maximize the best sun orientation for the solar panels and for natural cooling from the offshore breezes to occur.
