When I bought my house in May 2014, there was one thing I really didn’t like about it – the 1950s bathroom complete with pink tile and mismatched gaudy fixtures was absolutely hideous. I knew redoing the bathroom would be a big, expensive project, so I vowed to just live with it while I fixed up parts of the house that were easier to update, such as putting a fresh coat of paint on the walls and updating the curtains (which I still haven’t done, by the way). Well my first winter in the new house turned out to be a bad one, and in February 2015, I noticed water stains on the walls and ceiling of the second bedroom that only got worse and worse each day. The water damage quickly spread to other rooms, and when contractors came to the house to access and fix the damage, they discovered moisture behind the pink tiled walls of my bathroom. And so started the bathroom remodel. Start to finish, this project took close to six months, due to going back and forth with insurance and difficulty finding a contractor I liked. I lived without a shower for at least four of those months, showering at the gym where I worked or in a pop-up tent in my backyard once it was warm enough out. My friend Eric and I demoed the bathroom and for the remodel, I picked out all of the design components and had a local contractor, Fred Haas do the work. I kept the original layout – as my bathroom was small to begin with and it was both impractical and expensive to start moving things around – but just about everything else about the bathroom is new, except for maybe the window and door. New tub, sink, and toilet, new tile floor and shower surround, new walls and ceiling, fresh paint, new fixtures and mirror, updated lighting, and a better ventilation system were all added. Throughout the bathroom, the room plays with the balance between warm beige colors and creme white accents. Going with white creme inset bead panel cabinets, the cabinets provide a warm mid tone between the bathrooms white porcelain and various beige components.

A Modern Penthouse on Choctawhatchee Bay Private Residence / Destin, Florida Builder: Ron Porter, Regal Stephens Construction The team at E. F. San Juan worked closely with the homeowner and builder on this bayside penthouse condo to create custom walnut wall paneling, trim, baseboards, and casing, plus twelve-foot hidden doors to match. Challenges: The greatest challenge on this project was that the design was very contemporary and had been entirely envisioned by the homeowner. We met the challenge with great enthusiasm by working with the homeowner and the builder (Ron Porter of Regal Stephens Construction) to bring their vision to reality. Ron was an enthusiastic participant in the project, giving us free rein to design and engineer a solution that would provide the look the homeowner desired. Solution: To achieve a component of the contemporary look the homeowner sought—inconspicuous trim—we ground custom moulding knives exclusive for this project’s baseboard and casing. The baseboard throughout the residence was designed to be discreet and also includes recessed lighting. The walnut bump-outs on the wall surrounding the fireplace were a great challenge, as were the highly figured, flush walnut doors flanking the fireplace. When open, these twelve-foot-tall doors are hidden and look like paneled sections that blend into a recess in the wall; when closed, the doors also blend seamlessly with the flanking walnut wall. This creates a long, continuous wall of walnut wood when viewed from the kitchen area. E. F. San Juan also created custom leather-covered barn doors between the dining room and the living room. We thoroughly enjoyed working on this project. The homeowner knew exactly what she wanted from a design perspective, and the builder was an encouraging partner throughout the process. Design Director Zoe Lee’s passion for customization is evident in this city residence where she melds the elevated experience of luxury hotels with a soft and inviting atmosphere that feels welcoming. Lee’s panache for artful contrasts pairs the richness of strong materials, such as oak and porcelain, with the sophistication of contemporary silhouettes. “The goal was to create a sense of indulgence and comfort, making every moment spent in the home a truly memorable one,” says Lee. By enlivening a once-predominantly white colour scheme with muted hues and tactile textures, Lee was able to impart a characterful countenance that still feels comfortable. She relied on subtle details to ensure this is a residence infused with softness. “The carefully placed and concealed LED light strips throughout create a gentle and ambient illumination,” says Lee. “They conjure a warm ambiance, while adding a touch of modernity.” Further finishes include a Shaker feature wall in the living room. It extends seamlessly to the room’s double-height ceiling, adding an element of continuity and establishing a connection with the primary ensuite’s wood paneling. “This integration of design elements creates a cohesive and visually appealing atmosphere,” Lee says. Rich and Janet approached us looking to downsize their home and move to Corvallis to live closer to family. They were drawn to our passion for passive solar and energy-efficient building, as they shared this same passion. They were fortunate to purchase a 1050 sf house with three bedrooms and 1 bathroom right next door to their daughter and her family. While the original 55-year-old residence was characterized by an outdated floor plan, low ceilings, limited daylight, and a barely insulated outdated envelope, the existing foundations and floor framing system were in good condition. Consequently, the owners, working in tandem with us and their architect, decided to preserve and integrate these components into a fully transformed modern new house that embodies the perfect symbiosis of energy efficiency, functionality, comfort and beauty. With the expert participation of our designer Sarah, homeowners Rich and Janet selected the interior finishes of the home, blending lush materials, textures, and colors together to create a stunning home next door to their daughter’s family. The successful completion of this wonderful project resulted in a vibrant blended-family compound where the two families and three generations can now mingle and share the joy of life with each other.

This beautiful bathroom had a major transformation to make it very modern and timeless. Essentially everything was removed (vanities, tops, fixtures, plumbing, flooring, shower, tub, etc) and replaced with brand new components.

The shower wall tile is Onyx Stone in Ice from Tesoro, and continues on the shower floor in a smaller 2x2 size. For the wall, 10x20 size tiles were laid in a straight grid pattern to add a transitional design element. For a decorative component, Dawn added a linear border ¾ up the shower walls in the Onyx Stone, Ice Mosaic. The shower features a large shower niche and a frameless glass hinge door for a clean, modern look.

Cochrane Floors & More Natural elements were a key component in this design. From the pebble backdrop to the granite vessels, this room is built to inspire relaxation.

Barn Door Track System with Top Mounted Roller Includes all mounting hardware and components except rail connector, soft close, and roller guide. Track system featured in flat black. Also comes in satin nickel.

The low budget, family house project posed a challenge of conveniently arranging multiple rooms in small area. Pre-reconstruction edges of the walls were toned down, in order to conform to the new, minimalistic aesthetics and letting two colors prevail in the interior was also the part of the concept. The white walls and the large mirrors make the space appear sizable. The wooden components of the interior bring an unifying ambience into play. The technical lighting illuminates the rooms without distracting the eye.
