We were given the challenge of designing a house overlooking a pond on a site constrained by wetlands. Our client had an interest in permanence and solidity and a desire to work with architectural concrete. Additionally, the client desired interiors that would showcase their substantial art collection. Our design approach began with the footprint of an L-shaped courtyard house, which in part, was determined by the limited buildable area. The house is sited on a natural rise in the land, allowing the first floor elevation to rise 15 ft above the pond’s surface; this height provides dynamic views through the trees that separate the house from the pond. Ultimately, our design leverages the inherent capabilities of architectural concrete i.e. its structural capacity; the material allows for bold cantilevers and expanses of glass, creating greater transparency between interior and exterior environments. The interior palette is comprised of rift sawn oak with 16-inch wide oak plank flooring, oak casework and millwork, a stainless steel and glass main staircase, and minimalist concrete details throughout. On the upper level, the plan accommodates a master bedroom suite, three children’s bedrooms, and a family room. The first floor includes a guest bedroom, living room, kitchen, dining room, office, and family room. The ground level has a recreational room, a mudroom, and office/studio. The site plan employs native plantings and includes a small resistance pool in the courtyard. Concrete will be utilized for all of the house’s structural and insulation components. This method modulates the fluctuation of interior temperature, creating both an energy-efficient envelope and enough concrete mass to keep temperatures moderate and consistent throughout a 24-hour day. The employment of triple-glazed windows and a triple-glazed aluminum curtain wall further increases the project’s energy efficiency and allows the house to have abundant glass. Natural light permeates the interior and affords spectacular view in all directions of both Todd Pond and the neighboring woodlands.

These beautiful built in cabinets are in the Drift stain color from Wellborn. There is plenty of storage below for DVD's and components and there are ample places above to showcase books and collectibles. The Silestone tops in between give it a great visual contrast. In the hallway, there are additional built ins to match this unit. That unit actually houses a flat screen TV that is seen through a two-way mirror in the master bath! What modern amenities!!!

This active, forward-thinking couple bought a new house in order to “right-size” for the next chapter in their lives. They found a ranch home in a neighborhood they liked, but the floor plan needed a remodel in order to fit their lifestyle. Two small bedrooms were combined in order to make one large master. The existing living room and garage were combined to make one large living space. The floor of the garage was raised to be on an equal plane to the existing living room. Hardwood was added to match the existing flooring and then all was refinished for a fresh look. A large ViWinco Bay Window was added where the garage door once was, and a Velux Solar Skylight was installed to add to the natural sunlight coming from the bay. Custom built-ins lined the furthest wall for storage and closet space. Sliding doors were installed as an entrance and exit to the back of the existing house. A new extended length garage was added for the owner’s vehicles with spare room for the homeowners brewing experiments. Azek window and door trim surrounded the newly installed ViWinco windows along with Cedar Siding mimicking the house. Liftmaster Garage Doors were installed with dual controls for the car and a spare for safety and easy entry. Hangout for Grandchildren These two people are much too busy with their jobs and their many hobbies, from beer brewing, to gardening, and everything in between. But they needed a place where grandchildren could hang out and watch a movie when they came to visit. A part of their basement was finished into a perfect space with a lot of storage for games, books, movies and any other toys or crafts that may need to be stored for frequent visits. Custom bookshelves lined two walls and one was designed for the television and all its components. The area was carpeted and a hall was created with tile to another storage cabinet for linens. A nice basement bathroom was created opposite to the laundry area. Basement Bathroom Remodel A Sterling Accord, 60” Seated Shower was installed in the bathroom with a Moen 4-functioning massaging hand shower with slide bar for the shower feature. A Wellborn select vanity was selected with upgraded solid wood, dovetail drawers. Moen’s hardware on the cabinets compliments the brushed nickel plumbing fixtures in Moen’s Voss Series. The Highline Kohler comfort height toilet, along with the Grip-tight Cachet seat added to the practicality, along with the beauty of this basement bath. A Verdera Kohler mirrored cabinet was installed, giving this homeowner more storage for all those bathroom essentials. Kohler was also installed in this remodel, as the Caxton sink is a bathroom favorite among many of our clients. The Caesar stone countertop in Urban Safari, along with the 12” X 12” Castelbianco Nasino Ivory tile flooring, softens the look and brings it all together. This wonderful couple can now concentrate on their gardening and savoring the long days of summer.

Dramatic modern addition to a 1950's colonial. The project program was to include a Great Room and first floor Master Suite. While the existing home was traditional in many of its components, the new addition was to be modern in design, spacious, open, lots of natural light, and bring the outside in. The new addition has 10’ ceilings. A sloped light monitor extends the height of the Great Room to a 13’+ ceiling over the great room, 8’ doors, walls of glass, minimalist detailing and neutral colors. After serving as a rental for some time, this home was ready to be reclaimed by its owner and her son. Gutting “back to the studs” was an understatement for this one. This transformation involved replanning everything; including the roof, the HVAC system, the entire plumbing system, and relocating the side entrance and staircase to the back of the house. Only the subfloors, the exterior framing structure, and the brick remains from this original 1940’s-built bungalow. When we’re renovating an old structure, we’re bound to find some surprises. This renovation did not disappoint! From basement to roof, we found more than a few, shall we say, potentially catastrophic surprises along the way. Let’s start with the basement. The homeowner wanted to update the basement and make it a usable living space for her adult son as well as a spa with a sauna for her. This required bringing the 6 foot ceiling height up to code at 7 feet. To do this, we had to re-think the HVAC system that was in the basement ceiling. When we opened up the basement ceiling to remove the HVAC supply and return trunks, we discovered asbestos! The asbestos had to be removed before we could dismantle and remove the HVAC system. For the main floor, when we were replanning the existing 2-bedroom layout to create two master bedrooms each with their own ensuites, we looked at the possibility of removing the main load-bearing wall. But our investigations led to the discovery that the load bearing wall was not lined up with the roof or the basement load points, so the load of the house was not continuous throughout. This was a disaster waiting to happen. And as we found out, this lack of alignment was causing major issues with the roof when we went to replace the shingles. We discovered portions of the roof truss in very poor condition, literally moments away from giving out. These were replaced and other truss components were fortified before we went on to re-shingle the roof and replace all the soffits and eavestroughs. Once the structural and space planning elements were sorted out, we could turn our focus to helping this homeowner select the finishes she and her son wanted for their new spaces. She wanted white all the way, and he wanted bold colours. You will see these color choices reflected in their private bathrooms as well as in the upper kitchen and living area that she will mostly use, and the basement entertainment area that he will mostly use. To round out the personalization of this made-new-again home, we converted the basement into an entertainment center with a bar for her son, and a sauna and third full bathroom with a jacuzzi tub for a spa-like feel for her. Without having to build from scratch, this homeowner got the custom home of her dreams. Stratford Home Center built this custom two-story modular home on picturesque and serene Priest Lake, Idaho. This home was a total of 3658 sq. ft. of finished living space with 4 bedrooms and 4 bathrooms. Some of the many features included in this home was a Great Room, an attached 28’x28’ garage with an above bonus room; a spacious, gourmet kitchen with granite countertops; an expansive master suite with walk-in closet and a guest suite on the lower level and 9’ ft. ceiling height on both floors. This home consists of four modular components. Decking and the garage/bonus room was built on site.

The low budget, family house project posed a challenge of conveniently arranging multiple rooms in small area. Pre-reconstruction edges of the walls were toned down, in order to conform to the new, minimalistic aesthetics and letting two colors prevail in the interior was also the part of the concept. The white walls and the large mirrors make the space appear sizable. The wooden components of the interior bring an unifying ambience into play. The technical lighting illuminates the rooms without distracting the eye. Textures of natural stone, Douglas fir, glass and steel unify the interior with its geographical setting - surrounded by evergreens and unrestricted views of the ocean. The entrance to the home is accessed by a crossing above a reflecting pool, in which sits a stunning and solitary bonsai which is illuminated from above through an oculus in the roof’s overhang. Expansive outdoor spaces featuring fire features and seating areas are connected by a curved metal staircase set over a blackened steel reflecting pool, adding a graphic element to the rear of the home. Clerestory glazing in an elevated roof area offers an opening into the tree canopy towards the front of the property and allows light to permeate the interior of the home, while full height windows throughout maximize the impressive views. Living spaces throughout provide ample room for entertaining and comfort. Creativity is shown in the many colourful and whimsical accents. The master bedroom features two ensuite baths - a unique request that makes good sense for the owners. Spaces for work, writing and art were given priority reflecting the values and livelihood of our clients. Projecting from a stone clad wall, cantilevered white oak stair treads lead to an extraordinary wine display that incorporates a sculptural component taken as a memento from our client’s work as a producer in the film industry, adding a strong personal dimension. The Ritz-Carlton Residences Miami Beach is a peaceful, purely residential, (no hotel component) condominium community surrounded with green, natural landscapes. It was developed by 4701 North Meridian, LLC and designed by internationally-acclaimed architect Piero Lissoni. We are grateful to have been involved in the design of the unit 302, taking care of the cusotm millowork for the TV area, made in wood veneer paneling with an integrated frameless door, and the master bedroom closet with double-height reflective glass doors, showing the outdoor landscape. The goal was to enhance the design and the space with quality products.

This gorgeous custom wine cellar acts as a dramatic entrypiece as you walk into this beautiful home in San Juan Capistrano, Orange County, California. San Juan Capistrano is a lovely community located slightly inland, tucked within Orange County near cities like Newport Beach, Lake Forest, Huntington Beach, Costa Mesa, Dana Point, Laguna Niguel, Laguna Hills, and Irvine. This fantastically designed wine cellar, courtesy of the master wine cellar builders at Vintage Cellars, is a unique representation of fun and bespoke features that can be incorporated into a traditional redwood, yet modern and bright wine cellar like this. The wine room draws you in from across the house, with its warm redwood tones and interesting wrought iron and glass door. Wine Cellar doors are often overlooked, but proper knowledge of door materials, glass specifications, threshold placement and hanging procedures are key to creating that perfect airtight room. Additionally, based on the location of your room within your home, the amount of glass in your wine cellar, and your location in the world, levels of cooling capacity need to be seriously considered.
