2011 NARI CAPITAL COTY MERIT AWARD WINNER; 2012 QUALIFIED REMODELER MASTER DESIGN AWARD This 1950 brick colonial featured a floor plan typical of homes of that era--small boxy rooms, each separated by four walls. The young couple who owned the home loved its potential, but needed more space. The main goal of this project was to create a seamless and open floor plan on the first floor, adding a family room and enlarging the kitchen. A master bedroom and bathroom suite were planned to make better use of the second level. To accomplish these goals, a 20’ x 20’ two-story addition was designed by Michael Nash Design, Build & Homes. The new expanded kitchen and family room features limestone floors, a new gas fireplace surrounded with built-ins and glass stone hearth to complement the kitchen countertops and backsplash. Use of espresso colored cabinetry topped by a light granite countertop with brown veins running through it is one of the decorative touches that make this project stunning. The large middle island which consists of a second sink, wine chiller and seating space is another bonus point of this kitchen. Commercial quality appliances assure gourmet cooking at its finest. Large first floor windows face the home’s new flagstone patio, which can be accessed via a French door. The second floor consists of the master bedroom with a sitting area , French doors leading into a French balcony facing back yard, double-sided stoned gas fireplace (between the bedroom and master bath) and a cathedral ceiling. The master bathroom features a large steam shower, body sprays and rain shower, a large double person Jacuzzi, tumbled marble floor and wall tiles with accents. The use of wide plank exotic tiger wood has beautified this master suite. Keeping the homeowners’ contemporary style in mind and achieving their wishes has transformed this old 1950 colonial into a fully functional 21st Century dream home.

Brushed nickel hardware and fixtures unify the brushed nickel accents in the custom shower tile design and the embroidery on the towels. LED strips mounted directly on the mirrors as well as recessed ceiling lights and a barely seen (in this photo) central chandelier provide ample and equal light throughout this bathroom. They welcomed the opportunity to get involved in the important final stage and to bring fun and whimsy along with casual elegance to the project. The owners – a young family with children and dogs – knew what they were looking for in a long-term vacation destination. They had engaged the services of Domin Bock Architects of Rosemary Beach and general contractor Hufham Farris Construction of Santa Rosa Beach to design and build a home that is child-friendly and low maintenance, but timeless and welcoming at the same time. When Temple and Prince came aboard, their mission was to make the Alys Beach home a reflection of the owners’ personality and lifestyle. “I like to think we were successful,” says Temple. “We were able to source all the bedding, draperies, and other soft goods, and to assist in selecting lighting, art, and accessories throughout the home.” The home is located on the south side of 30A and enjoys access to all of the Alys Beach amenities. In addition, it has a pool, which quite literally seems to be the center – and the heart – of the home. The square pool can be accessed directly by steps from the private courtyard patio and is anchored by a stunning water wall and oversize stepping stones along one side. The expansive great room has unobstructed views of the pool through floor-to-ceiling glass panels. The room is furnished with low, plush upholstered pieces with rich blue accents, and an oval dining table with a stunning chandelier above. The bleached pecky cypress ceilings by E.F. San Juan are punctuated with substantial white-painted beams. Set apart by a sleek oversized island with a farmhouse sink, the open kitchen provides plenty of room for gathering or dining and is topped off by three matching gold-trimmed white pendant lights. The restaurant-quality six-burner cooktop in the arched wall opposite is flanked by tall cabinets and topped by four clerestory windows that admit wonderful light to the entire space. There is one guest bedroom on the main level, with a full bath, spacious closet, and a private sitting area. E. F. San Juan of Youngstown, Florida, supplied all the woodwork details that provide finishing touches to the residence’s crisp white canvas in this quintessential courtyard home. Like many of the community’s buildings, this private residence contains minimal woodwork, maintaining the clean, elegant Alys Beach vision; still, the interior and exterior trim and brackets offer a sleek yet natural feel reflecting the beaches that are steps away from the front door. Their team worked with Weather Shield to provide stunning and functional custom impact-rated windows and Loewen to create custom doors that protect the house from the Gulf Coast elements. “We have had the privilege of creating wood parts and custom doors, railings, and gates for many of the gorgeous homes in Alys Beach,” says E. F. San Juan president Edward A. San Juan. “This home’s minimal trim makes the other wood elements stand out, like the pecky cypress ceilings. The windows and doors are often-overlooked elements that we love collaborating on with our vendors like Loewen and Weather Shield because they make such good-looking products. They open up this home to the beautiful natural light, the courtyard pool, and the stunning views of the town just outside while also protecting from high winds, rain, and U.V. rays.” The broad wooden staircase with open metal handrails leads to the sleeping quarters. The second floor houses the master suite with custom barn doors, also by E.F. San Juan, leading into the master bathroom with its luxurious bath and unique freestanding tub. A second guest room with a king-size bed and full bath also occupy the second floor. “The master bath is definitely my favorite feature of the home,” says Temple. “It is beyond all expectation – a true luxury.” The adult bedrooms are serene and sophisticated, with sleek lines and restful blue hues throughout. Cathedral ceilings, arched openings for the beds, sun-drenched sitting areas, plenty of natural light, and luxurious baths contribute to the feeling of peaceful elegance. The children’s areas are in direct and happy contrast to the adults’ retreats. The bunk room, also on the second level, is just plain fun, with two sets of custom-built marine blue bunks piled high with pillows and whimsical stuffed animals, flanking a tall set of shelves full of toys and books. Oversize baskets provide storage for more toys, and colorful throw rugs provide plenty of sitting space for floor playtime. This kid-friendly space can grow and change with the children who occupy it – it will work well for tweens, teens, and beyond. “We designed the bunk room,” says Prince, “and I think it is a huge success. It may be my favorite feature of the home.” The top floor is dedicated to the children’s den/playroom/media room and the dramatic rooftop lounge. The children’s space is furnished with beanbag chairs, a low game table, a big-screen television mounted on a custom-fabricated aqua wall, and arched French doors leading to the rooftop lounge area. “This area is, quite literally, the icing on the cake,” says Temple. “It boasts a view of the Gulf and great views down South Charles Street.” This secluded deck features a gas fireplace and comfy furnishings for enjoying beautiful evenings year-round. This bathroom designed by our Long Island studio flaunts white wood cabinetry and tiled walls that give it a calm, serene look. The clean-lined design is enhanced with a large mirror and mosaic-tiled backsplash. Polished chrome fixtures and an intricate chandelier complete the look.

This master bath was created with the idea of durability and low maintenance. 12" ceramic floor tile was installed on a diagonal and 10"x13" tile was used for wainscoting and throughout the shower. A Kohler Archer maple petite vanity with cherry stain was covered with an Archer pedestal lavatory sink and Archer faucet in polished chrome. The shower contains three Kohler body sprays in addition to the hand shower. Lighting was improved with the new fan/light combination unit and a recessed light over the shower.

4 Steps to Achieving a Rewarding Cost Effective Home Renovation 1 Home Renovation an Introduction A home renovation due to changes in family needs and space requirements can be a challenging, but also a rewarding experience. As a homeowner, gathering and coordinating resources and possibly help from professional consultants are required. Once the construction phase has started, patience, endurance and commitment to follow through are necessary. Despite the challenges, the rewards of a well-planned and successfully completed project are meaningful, adding aesthetic and economic value, also providing the opportunity to personalize a home, encompassing the function, comfort and aesthetics to accommodate individual taste and lifestyle. A renovation of an existing home is a viable alternative to moving or building a new home, assuming that a home is structurally sound, the expenditure to enlarge or improve can be a cost effective alternative. A home possessing charm, style, historical significance, established landscaping or an exceptional location could be a significant motivation to consider purchasing another home with the intent to renovate. The complexity of a project could be relatively simple, changing the use of a room, consolidating two rooms into one, or opening up a room to the outdoors. It could also be a more involved task requiring planning, design and construction documents to build a second floor addition, the addition of a new wing or completely gutting the interior. The Owners approached me to redesign their existing home and transform it from what they considered a “4” to an “8 or 9” on a scale of 1 to 10 in terms of the quality of design. This transformation included the spatial volumes, the natural light, the views, the details, the finishes & materials, the fixtures & equipment and the basic layout. The entrance to the home has a new covered porch with articulated steel columns and a wood beamed ceiling and a new oak and bronze front door. An interior entry hall links the Family Room, Kitchen and a new glass enclosed Dining Room on one end and the Master Bedroom suite at the other end. Behind the wall of the Entry Hallis a Living Room and a glass walled Wine Room that has a common wall with Entry Hall. A new dormer window over the Entry Hall providesa tall ceiling and natural light to this entry. The existing stair that extended down into an awkward central living room was reoriented to serve the house better. The new stair is a switch back stair that does not impact the area of the living room. This stair has a new dormer window above the landing to bring natural light into the stair hall. The kitchen, pantry and Family Room were completely redesignedwith new cabinets, appliances, and finishes. A new steel moment frame was installed in the end wall of the Family Room allowing this wall to open up to a new glass enclosed Dining Room. This room has large four panel bi-parting sliding glass doors that open up to an existing pool and views the vineyards beyond Part of this redesign included moving the master bedroom from the second floor down to the ground floor. The master bedroom was relocated at the end of the house along with a new master bathroom and master closet. A new outdoor spa with a shaded trellis above is accessed from the bathroom. Sliding panels can provide privacy for this spa when desired. A covered outdoor shower is accessed from the indoor shower. The outdoor shower also connects to the spa area. A new stone walled sitting area links directly to the Master Bedroom and is covered with a new trellis with woven willow panels. The second floor consists of two bedrooms each with their own bathroom. One bedroom has a small kitchenette and an exterior entry stair that can serve as a separate unit for a housekeeper or visitor. A large terrace that serves both bedrooms has a trellis with woven willow above. This terrace is located above the Dining Room. The existing stone veneer had its mortar set way back that emphasized each individual stone and not the whole stone wall as one entity. To make it more wall like the mortar was pulled out to be face flush with the stone. This change transformed the overall look of the house. The existing house had been renovated house in several stages over the years. First a one story with flat roofs, later new sloped roofs built directly on top of the flat roof without removing the old roof. A second story addition was later added with sloping roofs. During the renovation, all of the roofs over the one story portion were removed to create all new volumes within the major rooms. Skylights were added over the Living Room, the laundry Room and the Master Bathroom. A new dormer was added over the entry hall to bring in natural light and create more dramatic Entry Hall. All interior walls removed, exterior doors and windows were removed leaving only openings. Precast door and window surrounds and quoins at the corners were removed and replaced with stone corners and precast concrete lintels. A new rectilinear opening into the second floor bathroom was added in place of a round window. All plumbing, fixtures, lighting fixtures, HVAC units were replaced. This bathroom was designed as a private oasis, a place to relax and unwind. Spa-like environment is created by expansive double-sink custom vanity, an elegant free standing tub, and a spacious two-person barrier-free shower with a floating bench. Toilet is concealed within a separate nook behind a pocket door. Main bathroom area is outlined by a tray ceiling perimeter. The room looks open, airy and spacious. Nothing interferes with the ceiling design and overall space configuration. It hasn’t always been that way. Former layout had serious pitfalls that made the room look much smaller. The shower concealed behind solid walls protruded into the main area clashing with the tray ceiling geometry. Massive shower stall took up significant amount of the room leaving no continuous wall space for a double sink vanity. There were two separate vanities with a dead corner space between them. At the same time, the toilet room was quite spacious with just one fixture in the far end. New layout not only looks better, it allows for a better functionality and fully reveals the space potential. The toilet was relocated to occupy the former linen closet space slightly expanded into adjacent walk-in closet. Shower was moved into the bigger alcove, away from the tray ceiling area. It opened up the room while giving space for a gorgeous wall-to-wall vanity. Having a full glass wall, the shower extends the space even further. Sparkling glass creates no barrier to the eyesight. The room feels clean, breezy and extra spacious. Gorgeous frameless shower enclosure with glass-to-glass clamps and hinges shows off premium tile designs of the accent shower wall. Free standing tub remained in its original place in front of the window. With no solid shower walls nearby, it became a focal point adorned with the new crystal chandelier above it. This two-tier gorgeous chandelier makes the bathroom feel incredibly grand. A touch of luxury is showing up in timeless polished chrome faucet finish selections as well. New expansive custom vanity has his and her full height linen towers, his and her sink cabinets with two individual banks of drawers on the sides and one shared drawer cabinet in the middle containing a charging station in the upper drawer. Vanity counter tops and floating shower seat top are made of high-end quartz. Vessel sinks resemble the shape and style of the free-standing tub. To make the room feel even more spacious and to showcase the shower area in the reflection, a full size mirror is installed over the vanity. Crystal sconces are installed directly into the mirror. Crisp classic white tile gives the room a timeless sense of polish and luxury. Walls around the perimeter of the entire bathroom are tiled half way. Three rows of 12”x 24” porcelain tile resembling white marble are crowned with a thin row of intricate glass tiles with marble accents, and a chair rail tile. Tile design flows into a spacious barrier-free two-person walk-in shower. Two more tile patterns of the same tile collection are brought into play. Rear wall is adorned with a picture frame made out of 12”x12” tiles laid at 45 degree angle within the same chair rail and glass tile border. Shower floor is made of small hexagon tiles for proper drainage. Shower area has two hidden from plain sight niches to contain shampoo bottles and toiletries. The rear side of the niches is made of glass mosaics for a waterfall effect. To showcase the picture frame inside the shower, the accent shower wall is washed with cascading light from a discrete LED strip tucked in a cove behind “floating” shower ceiling platform. Multiple shower heads (two ceiling-mount rain heads, one multi-functional wall mount shower head, and a handheld shower) are able to provide a fully customizable shower experience. Despite of many hard surfaces and shiny finishes, which can sometimes lead to a cold impersonal feeling, this bathroom is cozy and truly welcoming. This sense of warms is maintained by exclusive multi-functional layered lighting. Carefully designed groups of lights (all having a dimmer control) can be used simultaneously, in various combinations, or separately to create numerous different effects and perfect atmosphere for every mood and occasion. Some lights have smart controls and can be operated remotely. Amazing effect can be achieved by dimmable toe kick perimeter lighting. With the ceiling lights turned off, the vanity looks as if it is floating in the air. Multifaceted crystal fixtures produce cascades of sparkling rainbow reflections dancing around the room and creating an illusion of a starry sky. Programmable radiant heating floor offers additional warmth and comfort to the room. This bathroom is well suited for either a quick morning shower or a night in for ultimate relaxation with a champagne toast and a long soak in the freestanding tub.

Rear wall is adorned with a picture frame made out of 12”x12” tiles laid at 45 degree angle within the same chair rail and glass tile border. Shower floor is made of small hexagon tiles for proper drainage. Shower area has two hidden from plain sight niches to contain shampoo bottles and toiletries. The rear side of the niches is made of glass mosaics for a waterfall effect. To showcase the picture frame inside the shower, the accent shower wall is washed with cascading light from a discrete LED strip tucked in a cove behind “floating” shower ceiling platform. Multiple shower heads (two ceiling-mount rain heads, one multi-functional wall mount shower head, and a handheld shower) are able to provide a fully customizable shower experience. Despite of many hard surfaces and shiny finishes, which can sometimes lead to a cold impersonal feeling, this bathroom is cozy and truly welcoming. This sense of warms is maintained by exclusive multi-functional layered lighting. Carefully designed groups of lights (all having a dimmer control) can be used simultaneously, in various combinations, or separately to create numerous different effects and perfect atmosphere for every mood and occasion. Some lights have smart controls and can be operated remotely. Amazing effect can be achieved by dimmable toe kick perimeter lighting. With the ceiling lights turned off, the vanity looks as if it is floating in the air. Multifaceted crystal fixtures produce cascades of sparkling rainbow reflections dancing around the room and creating an illusion of a starry sky. Programmable radiant heating floor offers additional warmth and comfort to the room.
