The interior renovation began with the master bath, which included a glass-partitioned bathtub accented by glass shelving. A drop ceiling that is highlighted by recessed lighting fixtures and finished with minimal trim. The half wall mirror houses a hidden large plasma TV wall screen with audio/visual and remote control elements. The sleek white marble flooring in the hallway leads to a refinished deco staircase and handrail. “Museum” quality paint throughout and refined custom-millwork calls attention to the grand feel of the space. On the exterior, Empire City Construction repointed new mortar joints (cement lines) and replaced decaying bricks in the archways and walls of the corner patio. Preserving the classic hexagon bays and European style arches in this setback terrace of the penthouse suite.

Hayden Master Spa: 18-Head Digital Hydrotherapy & Total Sensory Wellness This master en-suite in Hayden, Idaho, is a masterclass in high-tech wellness and custom engineering. We moved beyond standard luxury to create a "Total Immersion" environment, centered around a massive, custom-tiled steam suite that functions as a private residential spa. This project demonstrates our ability to integrate complex computerized systems with high-end architectural finishes. The Ultimate Spa Features: 18-Head Digital Shower Matrix: The heart of the suite is a Kohler DTV digital interface, controlling a massive array of 18 total water outlets. This includes a ceiling-mounted rainforest head, high-pressure wall-mounted massaging body sprayers, and precision handshowers—all programmable for a customized hydrotherapy experience. Polk Audio Soundscape: To create a truly immersive atmosphere, we integrated a high-fidelity Polk Audio sound system with Bluetooth connectivity. These moisture-resistant, marine-grade speakers are built directly into the shower architecture, providing crisp, studio-quality audio. Integrated Towel Warmer: For the ultimate post-shower experience, we installed a professional-grade towel warmer. This feature ensures that the spa feeling doesn't end when the water stops, providing perfectly heated towels that complement the overall warmth of the room. Intelligent Thermal Control: Beneath the large-format Italian porcelain tile, we installed a thermostat-controlled radiant heating system. This provides invisible, consistent warmth that extends from the vanity area directly into the shower floor. Artisan Custom Cabinetry: The technical complexity is balanced by furniture-grade custom cabinetry featuring matching vertical storage towers and LED-lit mirrors with integrated magnification for perfect task lighting. Freestanding Air Tub: The en-suite is rounded out with a luxury air therapy tub and a precision floor-mounted Kohler filler, perfectly positioned for a quiet retreat.

This over sized master bedroom suite easily accommodated room for quiet private time for this beach house where guests come often. This quiet retreat for the owners offers sunset views off of the back deck as well as desk space and seating for cocktails or catching a late night movie.

David Duncan Livingston For this ground up project in one of Lafayette’s most prized neighborhoods, we brought an East Coast sensibility to this West Coast residence. Honoring the client’s love of classical interiors, we layered the traditional architecture with a crisp contrast of saturated colors, clean moldings and refined white marble. In the living room, tailored furnishings are punctuated by modern accents, bespoke draperies and jewelry like sconces. Built-in custom cabinetry, lasting finishes and indoor/outdoor fabrics were used throughout to create a fresh, elegant yet livable home for this active family of five.

Hayden Estate Spa: Kohler Luxury & Artisan Knotty Alder Finishes In this Hayden, Idaho, residence, we balanced a high-tech hydrotherapy suite with a sophisticated bathing sanctuary. This view highlights the transition from the active steam zone to a tranquil soaking area, utilizing a curated palette of natural wood, Italian stone, and professional-grade Kohler plumbing fixtures. Refined Design & Technical Features: Kohler Air Therapy Suite: The centerpiece of the relaxation zone is a Kohler air tub, providing a gentle, effervescent massage. We paired the tub with a precision Kohler floor-mounted tub filler, creating a sleek, sculptural silhouette against the expansive view of the Idaho landscape. Artisan Knotty Alder Woodwork: The cabinetry and architectural trim feature hand-selected Knotty Alder wood with a traditional Shaker-style door detail. This choice brings a warm, organic texture to the room, grounding the modern technology in a classic "Mountain Modern" aesthetic. Italian Porcelain Foundation: The entire space is unified by large-format Italian porcelain body tile. To ensure year-round comfort, we installed a thermostat-controlled radiant heating system beneath the tile, providing a consistent, inviting warmth throughout the en-suite. Precision Task Lighting: The freestanding vanity is anchored by a high-definition LED-lit mirror, offering shadow-free illumination that is essential for both functionality and modern ambiance. Seamless Material Flow: The transition from the wainscot tile to the custom wood casings demonstrates our commitment to precision framing and finish work, ensuring that every material intersection is clean and intentional.
