This well used but dreary bathroom was ready for an update but this time, materials were selected that not only looked great but would stand the test of time. The large steam shower (6x6') was like a dark cave with one glass door allowing light. To create a brighter shower space and the feel of an even larger shower, the wall was removed and full glass panels now allowed full sunlight streaming into the shower which avoids the growth of mold and mildew in this newly brighter space which also expands the bathroom by showing all the spaces. Originally the dark shower was permeated with cracks in the marble marble material and bench seat so mold and mildew had a home. The designer specified Porcelain slabs for a carefree un-penetrable material that had fewer grouted seams and added luxury to the new bath. Although Quartz is a hard material and fine to use in a shower, it is not suggested for steam showers because there is some porosity. A free standing bench was fabricated from quartz which works well. A new free standing, hydrotherapy tub was installed allowing more free space around the tub area and instilling luxury with the use of beautiful marble for the walls and flooring. A lovely crystal chandelier emphasizes the height of the room and the lovely tall window.. Two smaller vanities were replaced by a larger U shaped vanity allotting two corner lazy susan cabinets for storing larger items. The center cabinet was used to store 3 laundry bins that roll out, one for towels and one for his and one for her delicates. Normally this space would be a makeup dressing table but since we were able to design a large one in her closet, she felt laundry bins were more needed in this bathroom. Instead of constructing a closet in the bathroom, the designer suggested an elegant glass front French Armoire to not encumber the space with a wall for the closet.The new bathroom is stunning and stops the heart on entering with all the luxurious amenities.

Our poster project for The Three P's, this small midcentury home south of campus has great bones but lacked vibrancy - a je ne sais quoi that the clients were searching to savoir once and for all. SYI worked with them to nail down a design direction and furniture plan, and they decided to invest in the big-impact items first: built-ins and lighting and a fresh paint job that included a beautiful deep blue-green line around the windows. The vintage rug was an Etsy score at an awesome price, but only after the client spent months scouring options and sources online that matched the vision and dimensions of the plan. A good year later, the West Elm sofa went on sale, so the client took advantage; some time after that, they painted the kitchen, created the drop zone / bench area, and rounded out the room with occasional tables and accessories. Many of the construction guys have been working with Innovative Construction for years and they are the most thoughtful, happiest and hardworking crew we have ever been around. Keeping cleaning items organized and easy to access is solved by a simple utility rack on the inside of the laundry room storage closet. Don't overlook your vertical space when organizing.

While renovating the master bedroom last year, the Mohrmans replaced the fireplace surround with white ceramic tile. Placed in a herringbone pattern, the tile and dark grout work together to lend a period feel to the room. As with many renovations, there were some surprises along the way. "From what we could tell the mantle had never been removed", Chelsea explains. "We removed the mantle and found bits and pieces of photos, ticket stubs, coins, etc that had fallen back there over the years. Some of the items were dated back to the 1930’s." Being the eighth owners of the home, it was hard to tell whether there was something there from every previous owner, "... but we gathered it all, placed it in a tin, added our own piece, and placed it back inside the mantle as a time capsule for future owners to find in decades to come."

This stylish, family friendly kitchen is also an entertainer’s dream! This young family desired a bright, spacious kitchen that would function just as well for the family of 4 everyday, as it would for hosting large events (in a non-covid world). Apart from these programmatic goals, our aesthetic goal was to accommodate all the function and mess into the design so everything would be neatly hidden away behind beautiful cabinetry and panels. The navy, bifold buffet area serves as an everyday breakfast and coffee bar, and transforms into a beautiful buffet spread during parties (we’ve been there!). The fridge drawers are great for housing milk and everyday items during the week, and both kid and adult beverages during parties while keeping the guests out of the main cooking zone. Just around the corner you’ll find the high gloss navy bar offering additional beverages, ice machine, and barware storage – cheers! Super durable quartz with a marbled look keeps the kitchen looking neat and bright, while withstanding everyday wear and tear without a problem. The practical waterfall ends at the island offer additional damage control in bringing that hard surface all the way down to the beautiful white oak floors. Underneath three large window walls, a built-in banquette and custom table provide a comfortable, intimate dining nook for the family and a few guests while the stunning chandelier ties in nicely with the other brass accents in the kitchen. The thin black window mullions offer a sharp, clean contrast to the crisp white walls and coordinate well with the dark banquette. Thin, tall windows on either side of the range beautifully frame the stunningly simple, double curvature custom hood, and large windows in the bar/butler’s pantry allow additional light to really flood the space and keep and airy feel. The textured wallpaper in the bar area adds a touch of warmth, drama and interest while still keeping things simple.
