This project was a head-to-toe home renovation of a beautiful Pacifica single-family beach house. Our client bought this home 8+ years ago and had added on a master bathroom that features beautiful handcrafted Fire+Clay turquoise tiles. Little had been done, outside of painting the rooms, before we came along. Every room in this home was hidden away, but by knocking down a few walls the kitchen, living room and dining space became one large open area with small dividing features. With a great deal of collaboration from the General Contractor, we added a skylight in the dining room, pulled up the windows in the kitchen to allow for the new cabinets to fit at a comfortable height, moved the sliding doors that were never used from the master bedroom to the dining room and replaced that opening with new large windows to flush the space with natural light. We updated the guest bathroom by repainting the walls, adding new fixtures and elements that spoke to the new language of the home. Che Interiors, with the collaboration of our client, hand selected all the furnishings, window treatments, and decor throughout. We picked up on those blue and green hues of the master bathroom tiles and incorporated them throughout the rest of the home in custom furniture + home goods, area rugs, and more. By removing a useless closet in the dining room and adding a beautiful arch opening we created a perfect spot for the Turquoise custom buffet cabinet and carried the arch into the master bedroom to create a space for a home office that features a custom desk. Lastly, we put the cherry on top with The Shade Store’s woven beach style window treatments throughout the home. What once was a disarray of colors and closed off spaces is now a lovely California-Chic beach home.

This LEED Platinum certified house reflects the homeowner's desire for an exceptionally healthy and comfortable living environment, within a traditional neighborhood. INFILL SITE. The family, who moved from another area of Wellesley, sought out this property to be within walking distance of the high school and downtown area. An existing structure on the tight lot was removed to make way for the new home. 84% of the construction waste, from both the previous structure and the new home, was diverted from a landfill. ZED designed to preserve the existing mature trees on the perimeter of the property to minimize site impacts, and to maintain the character of the neighborhood as well as privacy on the site. EXTERIOR EXPRESSION. The street facade of the home relates to the local New England vernacular. The rear uses contemporary language, a nod to the family’s Californian roots, to incorporate a roof deck, solar panels, outdoor living space, and the backyard swimming pool. ZED’s careful planning avoided to the need to face the garage doors towards the street, a common syndrome of a narrow lot. THOUGHTFUL SPACE. Homes with dual entries can often result in duplicate and unused spaces. In this home, the everyday and formal entry areas are one and the same; the front and garage doors share the entry program of coat closets, mudroom storage with bench for removing your shoes, and a laundry room with generous closets for the children's sporting equipment. The entry area leads directly to the living space, encompassing the kitchen, dining and sitting area areas in an L-shaped open plan arrangement. The kitchen is placed at the south-west corner of the space to allow for a strong connection to the dining, sitting and outdoor living spaces. A fire pit on the deck satisfies the family’s desire for an open flame while a sealed gas fireplace is used indoors - ZED’s preference after omitting gas burning appliances completely from an airtight home. A small study, with a window seat, is conveniently located just off of the living space. A first floor guest bedroom includes an accessible bathroom for aging visitors and can be used as a master suite to accommodate aging in place. HEALTHY LIVING. The client requested a home that was easy to clean and would provide a respite from seasonal allergies and common contaminants that are found in many indoor spaces. ZED selected easy to clean solid surface flooring throughout, provided ample space for cleaning supplies on each floor, and designed a mechanical system with ventilation that provides a constant supply of fresh outdoor air. ZED selected durable materials, finishes, cabinetry, and casework with low or no volatile organic compounds (VOCs) and no added urea formaldehyde. YEAR-ROUND COMFORT. The home is super insulated and air-tight, paired with high performance triple-paned windows, to ensure it is draft-free throughout the winter (even when in front of the large windows and doors). ZED designed a right-sized heating and cooling system to pair with the thermally improved building enclosure to ensure year-round comfort. The glazing on the home maximizes passive solar gains, and facilitates cross ventilation and daylighting. ENERGY EFFICIENT. As one of the most energy efficient houses built to date in Wellesley, the home highlights a practical solution for Massachusetts. First, the building enclosure reduces the largest energy requirement for typical houses (heating). Super-insulation, exceptional air sealing, a thermally broken wall assembly, triple pane windows, and passive solar gain combine for a sizable heating load reduction. Second, within the house only efficient systems consume energy. These include an air source heat pump for heating & cooling, a heat pump hot water heater, LED lighting, energy recovery ventilation, and high efficiency appliances. Lastly, photovoltaics provide renewable energy help offset energy consumption. The result is an 89% reduction in energy use compared to a similar brand new home built to code requirements. RESILIENT. The home will fare well in extreme weather events. During a winter power outage, heat loss will be very slow due to the super-insulated and airtight envelope– taking multiple days to drop to 60 degrees even with no heat source. An engineered drainage system, paired with careful the detailing of the foundation, will help to keep the finished basement dry. A generator will provide full operation of the all-electric house during a power outage. OVERALL. Our Pasadena studio gave this bathroom a re-fresh so that our clients could relax and rejuvenate in its serene design language. Our firm is currently undertaking a full-home interior renovation that reimagines the residence with elevated materials, thoughtful spatial planning, and modern luxury throughout. The transformation begins with a completely redesigned primary bathroom suite featuring elegant marble flooring, large-format porcelain wall tile, and new brass plumbing fixtures. This extraordinary home was so much fun to design. We have previously worked on three of our client’s homes and by now, we spoke the same design language resulting in conversations, ideas, and decisions that came easy. The colorful outdoors surrounding this Intracoastal residence inspired our choices throughout the design. Bold deep blues live harmoniously beside aquas, pinks, and soft metallics expressed in large artworks, dramatic art glass, and luxuriously upholstered chairs. The monochromatic master bedroom, however, is a study in textures. Soft taupe-hued furnishings appear to float on a luxurious cloud of creamy white achieved with a wall-to-wall fur rug while a bold oversized chandelier made of a single ring of clear blown glass illuminates and sparkles against two large and dramatic beveled mirrors. Translucent lucite lamps and the room’s generous nightstand’s chrome legs round out this elegant bedroom’s glamorous finishes. Implementing innovative use of secondary spaces including the home’s hallways, walkthrough, and closets, we cleverly installed a floor-to-ceiling illuminated wine cellar that is as much a design element as it is a lifestyle feature for our client’s extensive wine collection. An extra-wide, low, narrow blue flame glass wall fire feature is unexpected and holds its own underneath bold oversized artwork. The home’s two expansive outdoor living spaces are designed for entertaining with generously furnished spaces for cooking and dining or just lounging poolside with your favorite people while enjoying the beautiful vistas that make this luxury home a dreamy one.

The Back Bay House is comprised of two main structures, a nocturnal wing and a daytime wing, joined by a glass gallery space. The daytime wing maintains an informal living arrangement that includes the dining space placed in an intimate alcove, a large country kitchen and relaxing seating area which opens to a classic covered porch and on to the water’s edge. The nocturnal wing houses three bedrooms. The master at the water side enjoys views and sounds of the wildlife and the shore while the two subordinate bedrooms soak in views of the garden and neighboring meadow. To bookend the scale and mass of the house, a whimsical tower was included to the nocturnal wing. The tower accommodates flex space for a bunk room, office or studio space. Materials and detailing of this house are based on a classic cottage vernacular language found in these sorts of buildings constructed in pre-war north america and harken back to a simpler time and scale. Eastern white cedar shingles, white painted trim and moulding collectively add a layer of texture and richness not found in today’s lexicon of detail. The house is 1,628 sf plus a 228 sf tower and a detached, two car garage which employs massing, detail and scale to allow the main house to read as dominant but not overbearing. This project was a head-to-toe home renovation of a beautiful Pacifica single-family beach house. Our client bought this home 8+ years ago and had added on a master bathroom that features beautiful handcrafted Fire+Clay turquoise tiles. Little had been done, outside of painting the rooms, before we came along. Every room in this home was hidden away, but by knocking down a few walls the kitchen, living room and dining space became one large open area with small dividing features. With a great deal of collaboration from the General Contractor, we added a skylight in the dining room, pulled up the windows in the kitchen to allow for the new cabinets to fit at a comfortable height, moved the sliding doors that were never used from the master bedroom to the dining room and replaced that opening with new large windows to flush the space with natural light. We updated the guest bathroom by repainting the walls, adding new fixtures and elements that spoke to the new language of the home. Che Interiors, with the collaboration of our client, hand selected all the furnishings, window treatments, and decor throughout. We picked up on those blue and green hues of the master bathroom tiles and incorporated them throughout the rest of the home in custom furniture + home goods, area rugs, and more. By removing a useless closet in the dining room and adding a beautiful arch opening we created a perfect spot for the Turquoise custom buffet cabinet and carried the arch into the master bedroom to create a space for a home office that features a custom desk. Lastly, we put the cherry on top with The Shade Store’s woven beach style window treatments throughout the home. What once was a disarray of colors and closed off spaces is now a lovely California-Chic beach home.
