Union Square Loft II DHD Interiors worked with this couple to furnish their new recently renovated Flatiron loft. Navigating the dark wood paneling and flooring, DHD selected furniture and finishes that felt rich in color and texture while still cool and casual. Layers of grass cloth wallpapers were added to the main bedrooms to reduce the contrast of the dark wood and walls, adding brightness to the loft’s overall feel. Greys and mink-toned browns served as the foundation for a base palette, with deep burgundies and blues working as accents. This loft feels like a true downtown loft with its original brick and an industrial dining table, but stays balanced with softly upholstered furniture. For those lucky enough to live lakeside in New Hampshire, warm evening summer breezes are best enjoyed from a comfortable screened porch. This summer camp underwent a drastic renovation and expansion so the family could enjoy life at the lake and offer year-round living to future generations. The project’s design especially focused around expanding the existing screened porch, where the family spends most of their time. Keeping the porch at the best viewing corner of the home, while expanding into a wrap-around style to best take in the water views, was important. Meticulous planning helped navigate the design around strict allowances for a residence with such close proximity to the water, per the New Hampshire Department of Environmental Services. To make the camp a family cottage, there was a complete re-facing of the exterior, a mudroom addition and a dormer addition to create an office space open to living areas below. Extensive renovations to the interior resulted in a new kitchen for family to gather, reconfiguration to create a first-floor master suite and improved access to the exterior, especially the wrap-around porch. Navigating the various spaces was troublesome so we created various, natural - as well as concrete steps, crushed granite pathways, stone steps, and flagstone - travel options throughout the landscape. Updated irrigation, efficient drainage, as well as dry creek beds to catch rain water that previously had simply gone directly at the residence were added. Many diseased, dangerous (hanging over the residence) oaks were assessed by several arborists. Sadly, more than 100 (mostly scrub oaks) required removal. This changed the natural lighting to the garden, how the sun impacted the residence, and offered opportunities to plant drought tolerant trees and shrubs of both visual interest, and fitting the space. Client had quite a few Japanese Maples that had originally been volunteers from a very large maple at another residence. All have been used and are doing beautifully. Olive trees and Little Ollie shrubs were used along with Carpet Roses, Lorapetalum, several varieties of Grevellia, Crape Myrtle Natchez and Red Rocket trees and shrubs, Maiden Hair grass, Blue Fescue, Redwoods, a specimen Limelight Hydrangea, Cistus, native Redbud, Vinca, Tree Hibiscus, Tree Roses, Birch, Dogwood, Penstemon, Pittosporum, Heavenly Bamboo, Miniature Roses, Succulents, Euphorbia, Bloodgood Maple, Redtwig Maple, Podocarpus and Oleander (screening), various groundcovers, evergreen shrubs and more were selected for their ease of care, color, seasonal color, and dynamic - but not busy - plant palette. The dated deck was redone with a relocation of the stairs to go directly to the pool. with a little effort, we saved the client hundreds of dollars on lighting by shopping for knock offs of higher priced lighting. A partial retractable awning, now provides an area of shade that was previously a non-issue over the deck with the oaks. The seasonal creek was completely cleaned out, made to be deeper and wider in anticipation of the heaving 2016 rains, with large native boulders from the property. Pistache trees were strategically planted for fall color. With one neighbor, on the West side of the property, vines were planted along their chain link fence for privacy for a private garden off the master bedroom. Wood fencing provides the majority of necessary enclosures.

A first version of the Finol House was designed for a corner waterfront lot that had deep water, which was necessary for their 80' yacht. But they discovered an existing old Spanish style house on a double lot with major frontage on New River, a deep navigable waterway and abandoned the first plan. We radically remodeled the old house, adding a second floor Master Bedroom, an expanded Kitchen, a Breakfast Room, a Screened Porch and greatly enhanced outdoor areas. A modest two story extension helps navigate the slope of the property, opening off of the new galley style kitchen into a fantastically bright and simple new living space and music room. Ground floor laundry, a giant mudroom, new 2 pc washroom and a full width garage with extra storage for bikes complete the scope on this trick but transformational addition and renovation.
