A Kirkwood, MO couple needed to remodel their condo bathroom to be easily accessible for the husband in his power chair. The original bathroom had become an obstacle course and they needed a streamlined, efficient space. The new design moves all plumbing fixtures to one wall, which creates a large, open space to maneuver in. A wall-mounted sink works nicely whether standing or sitting. A standard toilet is outfitted with a bidet seat with remote control operation. The barrier-free, walk-in shower has two impressive accessibility features. The shower faucet panel incorporates a hand held shower, a rainfall head and 8 adjustable nozzles in one convenient, temperature-controlled package. In the opposite corner is a full body dryer with manual or timer control. Add two kinds of durable and easy to clean floor tile (the blue shower tile also appears on the sink backsplash!), serene grey onyx shower surround and wall paint, and they have a bathroom that makes a beautiful and productive difference in their lives. Tom Holdsworth Photography The clients’ wish-list, for this mid-sized coastal master bathroom, was very specific. It was to have a light, airy, and open feeling; raised ceilings; a window in the shower area; a soaking tub; double sinks; inclusion of the clients’ stained-glass window; and specialty tile. To create this light, airy, and open feeling, half of the old interior wall [hiding the old shower area] was removed. In its place, is an open shower. Water flows from a large rain showerhead mounted on the raised ceiling. The floor under the showerhead slopes, on all four sides, so that water can funnel into the floor drain. The shower window [with obscure glass, to bring in more light], shower bench, recessed-shampoo niche, and electronic temperature-control unit [on the wall panel] add to the shower’s ambiance and serviceability. Unique details, that balance and enhance the dynamics of the bathroom, include: quartz solid-surface material on top of the shower bench, undermount tub, and undermount sinks’ counter-top; vintage-styled light fixtures over the two sinks; grey recessed-paneled linen and vanity cabinets, that compliment the white walls and vertical tiles; dark ceramic flooring; large-awning windows that swing open; pivot mirrors; a colorful-interior stained-glass window, that can be seen from both the new bath and adjacent master bedroom; and a specialty tile [of a person relaxing in a tub] positioned flush with the large-white wall tiles. After seeing the original bathroom, it is hard to imagine, that this renovation includes all of the Broadwater’s wish list. They are more than satisfied with their new crisp, clean, airy space.

Full renovation for this Primary Bathroom. Re-worked the floor plan to create a larger walk-in shower space with custom glass enclosure. Designed a custom wooden vanity with plenty of storage, with a subtly veined quartz countertop. Free standing bathtub is surrounded by a half wall of paneling, painted in a light and bright color scheme. Neutral tile installed on bathroom floor and shower walls, with a coordinating penny tile on the shower floor and niches. Textured bamboo roman shades and floating shelves were installed for contrast and mixed and matched black and gold hardware for detail.

Making the most of a wooded lot and interior courtyard, Braxton Werner and Paul Field of Wernerfield Architects transformed this former 1960s ranch house to an inviting yet unapologetically modern home. Outfitted with Western Window Systems products throughout, the home’s beautiful exterior views are framed with large expanses of glass that let in loads of natural light. Multi-slide doors in the bedroom and living areas connect the outdoors with the home’s family-friendly interiors.

Master bathroom is focused on a Badeloft vessel bath with Graff freestanding filler. The floor is porcelain tile, the custom glass framed enclosure windows are by Fleetwood with operable lower windows for natural flow through ventilation. In the ceiling you can see the slots for recessed Lutron roller shades that can shade the interior. On this hilly gated community site, privacy is not a concern. The vanity utilizes drawers with pulls for easy to reach storage, as well as the ability of the user to grip the pull and open the draw effortlessly. All doors and drawers are equipped with soft close for a smoother, quieter operation. The feel of the pull is as important as the function – many have arthritis in their hands and how hardware fits on the hand is as important as how it looks. This project successfully reclaims a beautiful Tribeca loft space from the dysfunctional layout and dated decor of previous renovations. The project’s main goal was to establish a stronger division between the public and private areas of the apartment by switching the locations of the kitchen and bedroom. By moving the master bedroom adjacent to the existing bathroom and adding a new powder room off the kitchen, the new layout allows for a much stronger delineation between private and public functions. The new bedroom area features new closets, a separate nursery room, and custom walnut headboard shelves. A new operable translucent-panel wall gives privacy to the bedroom, while maintaining a loft-like feel. The adjoining bathroom was renovated to restore the original high ceilings and provide for a new tub, shower stall and walnut vanity. The new kitchen includes custom walnut cabinets, a single-piece Pietra Cardosa countertop island, a walk-in pantry with separate laundry room closet, and new designer fixtures and appliances.

How to bridge two families together? The design looks forward in terms of how people live today. The home is an experiment in transparency and solid form; removing borders and edges from outside to inside the house, and to really depict “flowing and endless space”. The house floor plan is derived by pushing and pulling the house’s form to maximize the backyard and minimize the public front yard while welcoming the sun in key rooms by rotating the house 45-degrees to true north. The angular form of the house is a result of the family’s program, the zoning rules, the lot’s attributes, and the sun’s path. We wanted to construct a house that is smart and efficient in terms of construction and energy, both in terms of the building and the user. We could tell a story of how the house is built in terms of the constructability, structure and enclosure, with a nod to Japanese wood construction in the method in which the siding is installed and the exposed interior beams are placed in the double height space. We engineered the house to be smart which not only looks modern but acts modern; every aspect of user control is simplified to a digital touch button, whether lights, shades, blinds, HVAC, communication, audio, video, or security. We developed a planning module based on a 6-foot square room size and a 6-foot wide connector called an interstitial space for hallways, bathrooms, stairs and mechanical, which keeps the rooms pure and uncluttered. The house is 6,200 SF of livable space, plus garage and basement gallery for a total of 9,200 SF. A large formal foyer celebrates the entry and opens up to the living, dining, kitchen and family rooms all focused on the rear garden. The east side of the second floor is the Master wing and a center bridge connects it to the kid’s wing on the west. Second floor terraces and sunscreens provide views and shade in this suburban setting. The playful mathematical grid of the house in the x, y and z axis also extends into the layout of the trees and hard-scapes, all centered on a suburban one-acre lot. Many green attributes were designed into the home; Ipe wood sunscreens and window shades block out unwanted solar gain in summer, but allow winter sun in. Patio door and operable windows provide ample opportunity for natural ventilation throughout the open floor plan. Minimal windows on east and west sides to reduce heat loss in winter and unwanted gains in summer. Open floor plan and large window expanse reduces lighting demands and maximizes available daylight. Skylights provide natural light to the basement rooms. Durable, low-maintenance exterior materials include stone, ipe wood siding and decking, and concrete roof pavers. Design is based on a 2' planning grid to minimize construction waste. Basement foundation walls and slab are highly insulated. FSC-certified walnut wood flooring was used. Light colored concrete roof pavers to reduce cooling loads by as much as 15%. 2x6 framing allows for more insulation and energy savings. Super efficient windows have low-E argon gas filled units, and thermally insulated aluminum frames. Permeable brick and stone pavers reduce the site’s storm-water runoff. Countertops use recycled composite materials. Energy-Star rated furnaces and smart thermostats are located throughout the house to minimize duct runs and avoid energy loss. Energy-Star rated boiler that heats up both radiant floors and domestic hot water. Low-flow toilets and plumbing fixtures are used to conserve water usage. No VOC finish options and direct venting fireplaces maintain a high interior air quality. Smart home system controls lighting, HVAC, and shades to better manage energy use. Plumbing runs through interior walls reducing possibilities of heat loss and freezing problems. A large food pantry was placed next to kitchen to reduce trips to the grocery store. Home office reduces need for automobile transit and associated CO2 footprint. Plan allows for aging in place, with guest suite than can become the master suite, with no need to move as family members mature.

An empty-nester couple in a quiet, hilly neighborhood, found themselves ready to remodel their 2nd floor master suite as they had often dreamed of. The original tract home layout and street façade left something to be desired with no framed views, a cramped master bath, and minimal storage & ventilation. ENRarchitects composed a new addition over the garage, in front of the original gable, which features a large picture window with operable sashes. The features include a vaulted ceiling Master Bath, a spacious, glass-enclosed shower & bench, a luxurious spa, “His & Her” walk-in closets, and a bonus attic storage. All the house baths were also updated, with the upstairs bath getting a new lavatory skylight. New accent windows frame the Master Bed. Now the Master Bath is flooded with natural light, ventilation and views of the hills beyond, either directly, or as reflected in the lavatory mirrors. The collaboration with the Owners was a huge success in the selections of materials, fixtures and colors.

This modern farmhouse located outside of Spokane, Washington, creates a prominent focal point among the landscape of rolling plains. The composition of the home is dominated by three steep gable rooflines linked together by a central spine. This unique design evokes a sense of expansion and contraction from one space to the next. Vertical cedar siding, poured concrete, and zinc gray metal elements clad the modern farmhouse, which, combined with a shop that has the aesthetic of a weathered barn, creates a sense of modernity that remains rooted to the surrounding environment. The Glo double pane A5 Series windows and doors were selected for the project because of their sleek, modern aesthetic and advanced thermal technology over traditional aluminum windows.
