Mathew and his team at Cummings Architects have a knack for being able to see the perfect vision for a property. They specialize in identifying a building’s missing elements and crafting designs that simultaneously encompass the large scale, master plan and the myriad details that make a home special. For this Winchester home, the vision included a variety of complementary projects that all came together into a single architectural composition. Starting with the exterior, the single-lane driveway was extended and a new carriage garage that was designed to blend with the overall context of the existing home. In addition to covered parking, this building also provides valuable new storage areas accessible via large, double doors that lead into a connected work area. For the interior of the house, new moldings on bay windows, window seats, and two paneled fireplaces with mantles dress up previously nondescript rooms. The family room was extended to the rear of the house and opened up with the addition of generously sized, wall-to-wall windows that served to brighten the space and blur the boundary between interior and exterior. The family room, with its intimate sitting area, cozy fireplace, and charming breakfast table (the best spot to enjoy a sunlit start to the day) has become one of the family’s favorite rooms, offering comfort and light throughout the day. In the kitchen, the layout was simplified and changes were made to allow more light into the rear of the home via a connected deck with elongated steps that lead to the yard and a blue-stone patio that’s perfect for entertaining smaller, more intimate groups. From driveway to family room and back out into the yard, each detail in this beautiful design complements all the other concepts and details so that the entire plan comes together into a unified vision for a spectacular home. This light and bright apartment in a midtown east high rise is home to a pair of avid readers looking for the perfect place to curl up with a good book. as a full-service design firm with a reputation for providing a seamless experience, we often (and eagerly) take on total gut renovations. in this instance, the apartment was brand new, and we would be working with predetermined fixtures, finishes, and architecture.

The clients shared with us an inspiration picture of a white marble bathroom with clean lines and elegant feel. Their current master bathroom was far from elegant. With a somewhat limited budget, the goal was to create a walk-in shower, additional storage and elegant feel without having to change much of the footprint. To have the look of a marble bath without the high price tag we used on the floor and walls a durable porcelain tile with a realistic Carrara marble look makes this upscale bathroom a breeze to maintain. It also compliments the real Carrara marble countertop perfectly. A vanity with dual sinks was installed. On each side of the vanity is ample cabinet and drawer storage. This bathroom utilized all the storage space possible, while still having an open feel and flow. This master bath now has clean lines, delicate fixtures and the look of high end materials without the high end price-tag. The result is an elegant bathroom that they enjoy spending time and relaxing in.

Inspiration for a large contemporary master gray tile and cement tile concrete floor and black floor bathroom remodel in Dallas with gray walls, an integrated sink and quartz countertops

Our clients had just recently closed on their new house in Stapleton and were excited to transform it into their perfect forever home. They wanted to remodel the entire first floor to create a more open floor plan and develop a smoother flow through the house that better fit the needs of their family. The original layout consisted of several small rooms that just weren’t very functional, so we decided to remove the walls that were breaking up the space and restructure the first floor to create a wonderfully open feel. After removing the existing walls, we rearranged their spaces to give them an office at the front of the house, a large living room, and a large dining room that connects seamlessly with the kitchen. We also wanted to center the foyer in the home and allow more light to travel through the first floor, so we replaced their existing doors with beautiful custom sliding doors to the back yard and a gorgeous walnut door with side lights to greet guests at the front of their home. Living Room Our clients wanted a living room that could accommodate an inviting sectional, a baby grand piano, and plenty of space for family game nights. So, we transformed what had been a small office and sitting room into a large open living room with custom wood columns. We wanted to avoid making the home feel too vast and monumental, so we designed custom beams and columns to define spaces and to make the house feel like a home. Aesthetically we wanted their home to be soft and inviting, so we utilized a neutral color palette with occasional accents of muted blues and greens. Dining Room Our clients were also looking for a large dining room that was open to the rest of the home and perfect for big family gatherings. So, we removed what had been a small family room and eat-in dining area to create a spacious dining room with a fireplace and bar. We added custom cabinetry to the bar area with open shelving for displaying and designed a custom surround for their fireplace that ties in with the wood work we designed for their living room. We brought in the tones and materiality from the kitchen to unite the spaces and added a mixed metal light fixture to bring the space together Kitchen We wanted the kitchen to be a real show stopper and carry through the calm muted tones we were utilizing throughout their home. We reoriented the kitchen to allow for a big beautiful custom island and to give us the opportunity for a focal wall with cooktop and range hood. Their custom island was perfectly complimented with a dramatic quartz counter top and oversized pendants making it the real center of their home. Since they enter the kitchen first when coming from their detached garage, we included a small mud-room area right by the back door to catch everyone’s coats and shoes as they come in. We also created a new walk-in pantry with plenty of open storage and a fun chalkboard door for writing notes, recipes, and grocery lists. Office We transformed the original dining room into a handsome office at the front of the house. We designed custom walnut built-ins to house all of their books, and added glass french doors to give them a bit of privacy without making the space too closed off. We painted the room a deep muted blue to create a glimpse of rich color through the french doors Powder Room The powder room is a wonderful play on textures. We used a neutral palette with contrasting tones to create dramatic moments in this little space with accents of brushed gold. Master Bathroom The existing master bathroom had an awkward layout and outdated finishes, so we redesigned the space to create a clean layout with a dream worthy shower. We continued to use neutral tones that tie in with the rest of the home, but had fun playing with tile textures and patterns to create an eye-catching vanity. The wood-look tile planks along the floor provide a soft backdrop for their new free-standing bathtub and contrast beautifully with the deep ash finish on the cabinetry.

This newly constructed home offers an expansive floor plan with spectacular views of the countryside through the many windows seen throughout the home. The foyer commands particular attention with its floating staircase and exquisite polished porcelain flooring. Continuing into the living area, wide-planked, antiqued maple flooring grounds the room, while custom Norwalk and Fairfield furniture sits atop Karastan rugs. The kitchen is a chef’s dream come true with ample room to cook and entertain among the custom cabinets. Chisel-edge porcelain tile was installed in a random pattern, perfectly complimenting the Ash Gold granite countertops and tumbled travertine backsplash. The master suite allows for a relaxing retreat with calming colors seen in the bedding, custom silk drapery, and cozy, hand-knotted Kalaty rug. Stepping into the master bath, the porcelain tile, soaker tub, and custom tiled shower create a peaceful oasis. The Holloway blends the recent revival of mid-century aesthetics with the timelessness of a country farmhouse. Each façade features playfully arranged windows tucked under steeply pitched gables. Natural wood lapped siding emphasizes this homes more modern elements, while classic white board & batten covers the core of this house. A rustic stone water table wraps around the base and contours down into the rear view-out terrace. Inside, a wide hallway connects the foyer to the den and living spaces through smooth case-less openings. Featuring a grey stone fireplace, tall windows, and vaulted wood ceiling, the living room bridges between the kitchen and den. The kitchen picks up some mid-century through the use of flat-faced upper and lower cabinets with chrome pulls. Richly toned wood chairs and table cap off the dining room, which is surrounded by windows on three sides. The grand staircase, to the left, is viewable from the outside through a set of giant casement windows on the upper landing. A spacious master suite is situated off of this upper landing. Featuring separate closets, a tiled bath with tub and shower, this suite has a perfect view out to the rear yard through the bedroom's rear windows. All the way upstairs, and to the right of the staircase, is four separate bedrooms. Downstairs, under the master suite, is a gymnasium. This gymnasium is connected to the outdoors through an overhead door and is perfect for athletic activities or storing a boat during cold months. Our clients purchased their home with no custom upgrades... this was the perfect blank canvas for our team to get started. Traditional elements and heavily carved moldings are some of the details found in the first floor. We chose cozy fabrics and furniture to accommodate this family of four. The master bed room suite has a bit of a transitional feel... the custom furniture pieces here are more clean and streamlined. We achieve added interest and texture with the use of different hardwood finishes. The master bedroom floor is a blonde hardwood with large hand knotted area rugs made from wool. An antique trunk at the foot of the bed works perfectly with the mirrored side chest and tall painted armoire. A modern update in the master bath included a glass enclosure shower with frosted sea glass tiles. Window treatments and accessories complete the rooms for that instant lived in feel. We love it!

Sitting in one of Capital Hill’s beautiful neighborhoods, the exterior of this residence portrays a bungalow style home as from the Arts and Craft era. By adding a large dormer to east side of the house, the street appeal was maintained which allowed for a large master suite to be added to the second floor. As a result, the two guest bedrooms and bathroom were relocated to give to master suite the space it needs. Although much renovation was done to the Federalist interior, the original charm was kept by continuing the formal molding and other architectural details throughout the house. In addition to opening up the stair to the entry and floor above, the sense of gained space was furthered by opening up the kitchen to the dining room and remodeling the space to provide updated finishes and appliances as well as custom cabinetry and a hutch. The main level also features an added powder room with a beautiful black walnut vanity.

La vie de vacancier Quand est venu le temps de rénover sa chambre à coucher, les propriétaires souhaitaient se sentir comme à l’hôtel, avec tout le confort, le calme, la douceur et les commodités qu’on retrouve lorsqu’on prend des vacances bien méritées. La pièce n’étant pas très grande, nous avons décidé d’ouvrir la penderie (walk-in) existante afin d’accroître la superficie visible. Pour réaliser cet exploit, nous avons misé sur une combinaison de bois laqué de couleur crème et de noyer naturel pour le mobilier intégré, le tout sur un plancher de noyer africain. L’aire bien éclairée, en plus du contraste des tons clairs et du bois naturel, contribue à agrandir la pièce. Même si une esthétique agréable était primordiale, nous n’avons pas négligé le côté pratique lors de la conception du design. C’est pourquoi nous avons inclus un important espace de rangement avec de nombreux tiroirs et armoires. Ont également été ajoutées une aire de maquillage, ainsi qu’une banquette rembourrée douillette au bord des fenêtres en baie, afin de profiter de bons moments de lecture dans la chaleur du soleil. Il ne reste que le service aux chambres, la femme de ménage et le chocolat sur l’oreiller pour que l’illusion soit complète…
