My client decided to sell his house. Fantastic location, best schools in the area, minutes away from the ocean... All that was missing were signs of life and updated finishes. We instantly agreed on whites & greys; a free standing tub, double vanity, and long-lasting / easy-maintenance tile. We now have a clean white space that can be molded into anyone's perfect bath. White canvas gives opportunity to add color and drama. I call this "Baltic White" because sky reflections and tint in the shower glass cast just enough blue to remind me of snowy winters in Scandinavia. To demonstrate character, I staged with black accessories, a tribal rug and added warmth via walnut tub shelf. Renovation of a classic Minneapolis bungalow included this family bathroom. An adjacent closet was converted to a walk-in glass shower and small sinks allowed room for two vanities. The mirrored wall and simple palette helps make the room feel larger. Playful accents like cow head towel hooks from CB2 and custom children's step stools add interest and function to this bathroom. The hexagon floor tile was selected to be in keeping with the original 1920's era of the home. This bathroom used to be tiny and was the only bathroom on the 2nd floor. We chose to spend the budget on making a very functional family bathroom now and add a master bathroom when the children get bigger. Our clients are seasoned home renovators. Their Malibu oceanside property was the second project JRP had undertaken for them. After years of renting and the age of the home, it was becoming prevalent the waterfront beach house, needed a facelift. Our clients expressed their desire for a clean and contemporary aesthetic with the need for more functionality. After a thorough design process, a new spatial plan was essential to meet the couple’s request. This included developing a larger master suite, a grander kitchen with seating at an island, natural light, and a warm, comfortable feel to blend with the coastal setting. Demolition revealed an unfortunate surprise on the second level of the home: Settlement and subpar construction had allowed the hillside to slide and cover structural framing members causing dangerous living conditions. Our design team was now faced with the challenge of creating a fix for the sagging hillside. After thorough evaluation of site conditions and careful planning, a new 10’ high retaining wall was contrived to be strategically placed into the hillside to prevent any future movements. With the wall design and build completed — additional square footage allowed for a new laundry room, a walk-in closet at the master suite. Once small and tucked away, the kitchen now boasts a golden warmth of natural maple cabinetry complimented by a striking center island complete with white quartz countertops and stunning waterfall edge details. The open floor plan encourages entertaining with an organic flow between the kitchen, dining, and living rooms. New skylights flood the space with natural light, creating a tranquil seaside ambiance. New custom maple flooring and ceiling paneling finish out the first floor. Downstairs, the ocean facing Master Suite is luminous with breathtaking views and an enviable bathroom oasis. The master bath is modern and serene, woodgrain tile flooring and stunning onyx mosaic tile channel the golden sandy Malibu beaches. The minimalist bathroom includes a generous walk-in closet, his & her sinks, a spacious steam shower, and a luxurious soaking tub. Defined by an airy and spacious floor plan, clean lines, natural light, and endless ocean views, this home is the perfect rendition of a contemporary coastal sanctuary. Creating an indoor/outdoor connection was paramount for the master suite. This was to become the owner’s private oasis. A vaulted ceiling and window wall invite the flow of natural light. A fireplace and private exit to the garden house provide the perfect respite after a busy day. A rustic bathroom featuring a reclaimed wood vanity, natural stone accents, and an elegant walk-in shower, blending organic textures and energy-efficient design. This warm and sustainable space exemplifies the charm of the organic modern mountain home.

When the homeowners first purchased the 1925 house, it was compartmentalized, outdated, and completely unfunctional for their growing family. Casework designed the owner's previous kitchen and family room and was brought in to lead up the creative direction for the project. Casework teamed up with architect Paul Crowther and brother sister team Ainslie Davis on the addition and remodel of the Colonial. The existing kitchen and powder bath were demoed and walls expanded to create a new footprint for the home. This created a much larger, more open kitchen and breakfast nook with mudroom, pantry and more private half bath. In the spacious kitchen, a large walnut island perfectly compliments the homes existing oak floors without feeling too heavy. Paired with brass accents, Calcutta Carrera marble countertops, and clean white cabinets and tile, the kitchen feels bright and open - the perfect spot for a glass of wine with friends or dinner with the whole family. There was no official master prior to the renovations. The existing four bedrooms and one separate bathroom became two smaller bedrooms perfectly suited for the client’s two daughters, while the third became the true master complete with walk-in closet and master bath. There are future plans for a second story addition that would transform the current master into a guest suite and build out a master bedroom and bath complete with walk in shower and free standing tub. Overall, a light, neutral palette was incorporated to draw attention to the existing colonial details of the home, like coved ceilings and leaded glass windows, that the homeowners fell in love with. Modern furnishings and art were mixed in to make this space an eclectic haven.

Sometimes what you’re looking for is right in your own backyard. This is what our Darien Reno Project homeowners decided as we launched into a full house renovation beginning in 2017. The project lasted about one year and took the home from 2700 to 4000 square feet.

How to bridge two families together? The design looks forward in terms of how people live today. The home is an experiment in transparency and solid form; removing borders and edges from outside to inside the house, and to really depict “flowing and endless space”. The house floor plan is derived by pushing and pulling the house’s form to maximize the backyard and minimize the public front yard while welcoming the sun in key rooms by rotating the house 45-degrees to true north. The angular form of the house is a result of the family’s program, the zoning rules, the lot’s attributes, and the sun’s path. We wanted to construct a house that is smart and efficient in terms of construction and energy, both in terms of the building and the user. We could tell a story of how the house is built in terms of the constructability, structure and enclosure, with a nod to Japanese wood construction in the method in which the siding is installed and the exposed interior beams are placed in the double height space. We engineered the house to be smart which not only looks modern but acts modern; every aspect of user control is simplified to a digital touch button, whether lights, shades, blinds, HVAC, communication, audio, video, or security. We developed a planning module based on a 6-foot square room size and a 6-foot wide connector called an interstitial space for hallways, bathrooms, stairs and mechanical, which keeps the rooms pure and uncluttered. The house is 6,200 SF of livable space, plus garage and basement gallery for a total of 9,200 SF. A large formal foyer celebrates the entry and opens up to the living, dining, kitchen and family rooms all focused on the rear garden. The east side of the second floor is the Master wing and a center bridge connects it to the kid’s wing on the west. Second floor terraces and sunscreens provide views and shade in this suburban setting. The playful mathematical grid of the house in the x, y and z axis also extends into the layout of the trees and hard-scapes, all centered on a suburban one-acre lot. Many green attributes were designed into the home; Ipe wood sunscreens and window shades block out unwanted solar gain in summer, but allow winter sun in. Patio door and operable windows provide ample opportunity for natural ventilation throughout the open floor plan. Minimal windows on east and west sides to reduce heat loss in winter and unwanted gains in summer. Open floor plan and large window expanse reduces lighting demands and maximizes available daylight. Skylights provide natural light to the basement rooms. Durable, low-maintenance exterior materials include stone, ipe wood siding and decking, and concrete roof pavers. Design is based on a 2' planning grid to minimize construction waste. Basement foundation walls and slab are highly insulated. FSC-certified walnut wood flooring was used. Light colored concrete roof pavers to reduce cooling loads by as much as 15%. 2x6 framing allows for more insulation and energy savings. Super efficient windows have low-E argon gas filled units, and thermally insulated aluminum frames. Permeable brick and stone pavers reduce the site’s storm-water runoff. Countertops use recycled composite materials. Energy-Star rated furnaces and smart thermostats are located throughout the house to minimize duct runs and avoid energy loss. Energy-Star rated boiler that heats up both radiant floors and domestic hot water. Low-flow toilets and plumbing fixtures are used to conserve water usage. No VOC finish options and direct venting fireplaces maintain a high interior air quality. Smart home system controls lighting, HVAC, and shades to better manage energy use. Plumbing runs through interior walls reducing possibilities of heat loss and freezing problems. A large food pantry was placed next to kitchen to reduce trips to the grocery store. Home office reduces need for automobile transit and associated CO2 footprint. Plan allows for aging in place, with guest suite than can become the master suite, with no need to move as family members mature.
