CASA 1O Contemporary on a Mid-century Scaffold. Largely unmodified since its design by Russell Forester and construction in 1957, the structure housed the original family until 2013. An intimate 1,910 square foot space, the house acquired a separate 600 square foot cottage in the 70’s designed by another architect. New owners purchased the house with the idea of keeping the original architect’s intent intact – the simple accommodation of everyday life with a focus on outdoor living only possible in Southern California. At the same time the house needed insulation, new electrical, plumbing, siding – everything but new studs and foundations. A single roof beam travels south from the north fireplace wall all the way to the bedrooms in the back. Functions occur to either side, with private access to exterior courtyards. How do we accentuate the uncomplicated while enhancing the qualities of the chosen materials? Contemporary applied to a mid-century scaffold. We focused on reduction, a few things performing many tasks. Each component, material or color performs more than one duty. Lighting is paramount, enhancing the design’s procession from front to back, north to south, public to private. Strip LED’s reinforce the beam’s linear presence and spot LED’s make punctuation points of the roof purlins. Hidden up and down-lights in the cabinets and elsewhere provide the rooms with a quiet glow. Exterior grass plantings give the only vertical dimension to the design, waving as the breeze moves them. Rising amidst the grand homes of North Howe Street, this stately house has more than 6,600 SF. In total, the home has seven bedrooms, six full bathrooms and three powder rooms. Designed with an extra-wide floor plan (21'-2"), achieved through side-yard relief, and an attached garage achieved through rear-yard relief, it is a truly unique home in a truly stunning environment. The centerpiece of the home is its dramatic, 11-foot-diameter circular stair that ascends four floors from the lower level to the roof decks where panoramic windows (and views) infuse the staircase and lower levels with natural light. Public areas include classically-proportioned living and dining rooms, designed in an open-plan concept with architectural distinction enabling them to function individually. A gourmet, eat-in kitchen opens to the home's great room and rear gardens and is connected via its own staircase to the lower level family room, mud room and attached 2-1/2 car, heated garage. The second floor is a dedicated master floor, accessed by the main stair or the home's elevator. Features include a groin-vaulted ceiling; attached sun-room; private balcony; lavishly appointed master bath; tremendous closet space, including a 120 SF walk-in closet, and; an en-suite office. Bathroom in Lexington Ave | Room Type: Primary Bathroom (Master Bath Remodel) | Project Name: Lexington Ave | Key Feature: A modern, luxury bathroom with a subtle boho influence, featuring unique tile placement, statement lighting, and layered materials that create visual interest in a compact footprint. Challenge: The client wanted a full bathroom transformation while keeping all plumbing in its existing locations to minimize renovation costs, requiring creative design solutions within structural limitations. Solution: The design team reimagined the space by introducing updated finishes, distinctive tile layouts, wallpaper, and statement lighting to elevate the bathroom while working within the existing layout. The project was executed entirely remotely, demonstrating a seamless virtual design process. Materials: Bedrosians tile, Thibaut wallpaper, Arteriors lighting, Kohler plumbing fixtures, Jaipur Living rugs, Made Goods bath mirrors, and Bungalow5 bath stool. Large covered terraces and arbors were used to extend the interior living spaces out onto the site. All the buildings are clad in Texas limestone with accent bands of Leuders limestone to mimic the local limestone cliffs in the area. Steel was used on the arbors and fences and left to rust. Vertical grain Douglas fir was used on the interior while flagstone and stained concrete floors were used throughout. The flagstone floors extend from the exterior entry arbors into the interior of the Main Living space and out onto the Main house terraces.

Stylish brewery owners with airline miles that match George Clooney’s decided to hire Regan Baker Design to transform their beloved Duboce Park second home into an organic modern oasis reflecting their modern aesthetic and sustainable, green conscience lifestyle. From hops to floors, we worked extensively with our design savvy clients to provide a new footprint for their kitchen, dining and living room area, redesigned three bathrooms, reconfigured and designed the master suite, and replaced an existing spiral staircase with a new modern, steel staircase. We collaborated with an architect to expedite the permit process, as well as hired a structural engineer to help with the new loads from removing the stairs and load bearing walls in the kitchen and Master bedroom. We also used LED light fixtures, FSC certified cabinetry and low VOC paint finishes. Regan Baker Design was responsible for the overall schematics, design development, construction documentation, construction administration, as well as the selection and procurement of all fixtures, cabinets, equipment, furniture,and accessories. Inspiration for a contemporary bedroom remodel in Phoenix

Lincoln Farmhouse LEED-H Platinum, Net-Positive Energy OVERVIEW. This LEED Platinum certified modern farmhouse ties into the cultural landscape of Lincoln, Massachusetts - a town known for its rich history, farming traditions, conservation efforts, and visionary architecture. The goal was to design and build a new single family home on 1.8 acres that respects the neighborhood’s agrarian roots, produces more energy than it consumes, and provides the family with flexible spaces to live-play-work-entertain. The resulting 2,800 SF home is proof that families do not need to compromise on style, space or comfort in a highly energy-efficient and healthy home. CONNECTION TO NATURE. The attached garage is ubiquitous in new construction in New England’s cold climate. This home’s barn-inspired garage is intentionally detached from the main dwelling. A covered walkway connects the two structures, creating an intentional connection with the outdoors between auto and home. FUNCTIONAL FLEXIBILITY. With a modest footprint, each space must serve a specific use, but also be flexible for atypical scenarios. The Mudroom serves everyday use for the couple and their children, but is also easy to tidy up to receive guests, eliminating the need for two entries found in most homes. A workspace is conveniently located off the mudroom; it looks out on to the back yard to supervise the children and can be closed off with a sliding door when not in use. The Away Room opens up to the Living Room for everyday use; it can be closed off with its oversized pocket door for secondary use as a guest bedroom with en suite bath. NET POSITIVE ENERGY. The all-electric home consumes 70% less energy than a code-built house, and with measured energy data produces 48% more energy annually than it consumes, making it a 'net positive' home. Thick walls and roofs lack thermal bridging, windows are high performance, triple-glazed, and a continuous air barrier yields minimal leakage (0.27ACH50) making the home among the tightest in the US. Systems include an air source heat pump, an energy recovery ventilator, and a 13.1kW photovoltaic system to offset consumption and support future electric cars. ACTUAL PERFORMANCE. -6.3 kBtu/sf/yr Energy Use Intensity (Actual monitored project data reported for the firm’s 2016 AIA 2030 Commitment. Average single family home is 52.0 kBtu/sf/yr.) o 10,900 kwh total consumption (8.5 kbtu/ft2 EUI) o 16,200 kwh total production o 5,300 kwh net surplus, equivalent to 15,000-25,000 electric car miles per year. 48% net positive. WATER EFFICIENCY. Plumbing fixtures and water closets consume a mere 60% of the federal standard, while high efficiency appliances such as the dishwasher and clothes washer also reduce consumption rates. FOOD PRODUCTION. After clearing all invasive species, apple, pear, peach and cherry trees were planted. Future plans include blueberry, raspberry and strawberry bushes, along with raised beds for vegetable gardening. The house also offers a below ground root cellar, built outside the home's thermal envelope, to gain the passive benefit of long term energy-free food storage. RESILIENCY. The home's ability to weather unforeseen challenges is predictable - it will fare well. The super-insulated envelope means during a winter storm with power outage, heat loss will be slow - taking days to drop to 60 degrees even with no heat source. During normal conditions, reduced energy consumption plus energy production means shelter from the burden of utility costs. Surplus production can power electric cars & appliances. The home exceeds snow & wind structural requirements, plus far surpasses standard construction for long term durability planning. It’s lucky to have such a great space to work with when creating our coastal vision for the master bedroom. We centered this design around one of our favorite coastal style beds of all time, the solid oak Thomas Bina Otis Poster Bed. To soften the space, we wrapped the room in a textural wallpaper. Once again, we injected color and pattern into the design through the soft materials, like the bedding and the sophisticated koi fish print from Schumacher on our Ella rattan chair from Palecek. The master bedroom was our client’s whimsical getaway and the process from the floor planning and design schematics, to 3D renderings and then the final photography, it was just beautiful.

When our clients moved into their already built home they decided to live in it for a while before making any changes. Once they were settled they decided to hire us as their interior designers to renovate and redesign various spaces of their home. As they selected the spaces to be renovated they expressed a strong need for storage and customization. They allowed us to design every detail as well as oversee the entire construction process directing our team of skilled craftsmen.
