Our clients were looking to revitalize their second floor with bright new finishes and reallocating some existing spaces to improve the flow. Both clients have diverse family backgrounds rich in culture and world travel and we worked together to highlight some of this flare in our selections. In the master bath we enlarged the footprint to allow for a large seamless walk-in shower and enclosed toilet closet. The hall closets were outfitted with custom laminate shelving and roll-out. The guest bathroom layout was opened up by reducing a full wall to a half wall with glass above. The client was looking for a soft palette with bright pops of color and the finished product did not disappoint!

Although the Kids Bathroom was reduced in size by a few feet to add additional space in the Master Bathroom, you would never suspect it! Because of the new layout and design selections, it now feels even larger than before. We chose light colors for the walls, flooring, cabinetry, and tiles, as well as a large mirror to reflect more light. A custom linen closet with pull-out drawers and frosted glass elevates the design while remaining functional for this family. For a space created to work for a teenage boy, teen girl, and pre-teen girl, we showcase that you don’t need to sacrifice great design for functionality!

The house was in an ideal location but needed to be expanded. Design Builders & Remodeling almost doubled the square footage of the home. Creating a new sunny and spacious master bedroom, new guestroom, laundry room, garage, kids bathroom, expanded and renovated the kitchen, family room, and playroom. The upgrades and addition is seamlessly and thoughtfully integrated to the original footprint.

This residence was a complete gut renovation of a 4-story row house in Park Slope, and included a new rear extension and penthouse addition. The owners wished to create a warm, family home using a modern language that would act as a clean canvas to feature rich textiles and items from their world travels. As with most Brooklyn row houses, the existing house suffered from a lack of natural light and connection to exterior spaces, an issue that Principal Brendan Coburn is acutely aware of from his experience re-imagining historic structures in the New York area. The resulting architecture is designed around moments featuring natural light and views to the exterior, of both the private garden and the sky, throughout the house, and a stripped-down language of detailing and finishes allows for the concept of the modern-natural to shine. Upon entering the home, the kitchen and dining space draw you in with views beyond through the large glazed opening at the rear of the house. An extension was built to allow for a large sunken living room that provides a family gathering space connected to the kitchen and dining room, but remains distinctly separate, with a strong visual connection to the rear garden. The open sculptural stair tower was designed to function like that of a traditional row house stair, but with a smaller footprint. By extending it up past the original roof level into the new penthouse, the stair becomes an atmospheric shaft for the spaces surrounding the core. All types of weather – sunshine, rain, lightning, can be sensed throughout the home through this unifying vertical environment. The stair space also strives to foster family communication, making open living spaces visible between floors. At the upper-most level, a free-form bench sits suspended over the stair, just by the new roof deck, which provides at-ease entertaining. Oak was used throughout the home as a unifying material element. As one travels upwards within the house, the oak finishes are bleached to further degrees as a nod to how light enters the home. The owners worked with CWB to add their own personality to the project. The meter of a white oak and blackened steel stair screen was designed by the family to read “I love you” in Morse Code, and tile was selected throughout to reference places that hold special significance to the family. To support the owners’ comfort, the architectural design engages passive house technologies to reduce energy use, while increasing air quality within the home – a strategy which aims to respect the environment while providing a refuge from the harsh elements of urban living. One of the hottest trends in bath design is open, clean-line spaces. This serene look is accomplished by reducing distractions caused by too many ornate details. This client approached Renovisions to remodel her outdated master bath and create a clean and uncluttered space with a contemporary flair. The bathtub and tile floor remains in the new design adding a small challenge to coordinate the right color selection for shower and tub surround tile. The existing bath’s fiberglass shower was cramped, under utilized and under styled, so Renovisions first enlarged the depth of the shower with a complete water proof system, hand-held shower and soap dish, corner shelf and safety grab bar. A teak veneer vanity was designed to compliment the client’s master bedroom teak furniture. A beautiful combination of sleek grey quartz countertop, rectangular under-mount sink, modern plumbing fixtures, stylish hardware and a simple yet elegant tilt mirror completed the contemporary look. This renewed master bath combines functionality and aesthetics in perfect harmony.

Bedroom - farmhouse bedroom idea in New York

The large corner tub and angled shower created a choppy feel and made the room feel smaller. Aligning the redesigned shower and the new drop-in tub flush against the wall makes for a much more uniform look. The beautiful design details of this space include frameless glass encasing the shower, a custom shower bench to match the granite vanity counter tops, and glass mosaic accent tiles. The diagonal offset lay of the 12x24 flooring tiles reduces the appearance of the grout lines and makes the room appear larger. Final photos by www.impressia.net

After photo of master bathroom. Walls were removed, relocated, and the space was redesigned to allow for a larger vanity, more storage, and a larger walk-in shower with a bench seat. The vanity area now is in the exact location of the old shower. The space was only extended by 12" in depth, the width was reduced 4" by framing for a built in medicine cabinet mirror above the vanity. Before the old space contained a 42" vanity, and a 36" shower, and no additional storage. The new space has a 63" vanity, a 18" full height linen cabinet, a 5' walk-in shower with bench seating, and a recessed medicine cabinet mirror above the vanity.

Even with the best of planning, decisions on finishings can lead to changes along the way. In this case, the client's decision on sconces reduced the center area allowed for a stack on the vanity so the design was changed to omit the stack. Adding insets can be a great decorating decision and serve as functional areas to display beauty products. Repurposed barn wood was used to build shelves in the bathroom's insets.

Sequined Asphault Studio This project was originally spec home for a developer. The buyer purchased the home before it was done and wanted to customize the bathroom to better fit their needs. We raised the custom vanity with mirrored doors to 40" inches to accommodate their height. They were looking for a very classic bathroom in a grey carrara stone. The vanity mirrors were purchased from Restoration Hardware. We wanted to add more storage to accommodate their needs and wants.
