The interior of the home went from Colonial to Classic Lodge without changing the footprint of the home. Columns were removed, fur downs removed that defined space, fireplace relocated, kitchen layout and direction changed, breakfast room and sitting room flip flopped, study reduced in size, entry to master bedroom changed, master suite completely re-arranged and enlarged, custom hand railing designed to open up stairwell, hardwood added to stairs, solid knotty alder 8’ doors added, knotty alder crown moldings added, reclaimed beamed ceiling grid, tongue and groove ceiling in kitchen, knotty alder cabinetry, leather finish to granite, seeded glass insets, custom door to panty to showcase an antique stained glass window from childhood church, custom doors and handles made for study entry, shredded straw added to wall texture, custom glazing done to all walls, wood floor remnants created an antique quilt pattern for the back wall of the powder bath, custom wall treatment created by designer, and a mixture of new and antique furnishing were added, all to create a warm, yet lived in feeling for this special family. A new central stone wall reversed with an over scaled fireplace and reclaimed flooring from the East became the anchor for this level of the home. Removing all the “divisions” of space and using a unified surface made unused rooms, part of the daily living for this family. The composition of this facade is a perfect reincarnation of the key principles of Andrea Palladio, the Renaissance master. The proportions of the facade are based on the golden ratio; there is perfect symmetry between the two wings of the building; the first floor has arched windows complemented with rectangular windows in the second floor with slightly reduced dimensions; the sandstone trims mimic Palladio's own, albeit simplified and modernized. We planted cypress trees and oleanders on the flat roofs, which make the building appear wider and provide a relaxing vista from the second floor rooms.

This larger home, constructed on Martha’s Vineyard, is a collection of informal, dormered gable components and grounding one-story, shed-roof elements that reduce its overall scale. Designed to take advantage of a gently sloping up-Island property, this 5500 sq. ft. (not including finished basement) six-bedroom home includes staggered floor levels that climb from the front of the site to the rear. Generous, open living space on the entry level -- anchored on the west end by a fireplace and on the east end by the kitchen -- borders a dining area that’s nestled under a roof which also shelters the adjacent wrap-around porch. A deck off the rear of the dining space extends around the kitchen and is easily accessible from the nearby family room, too. Bedrooms occupy the other above-grade levels, including, at the upper-most level, the master suite comprised of a study, roof deck, master bath, walk-in closets and the master bedroom. A clean-lined interior of warm neutrals sets a soothing tone in which the Island landscape is welcomed through expansive windows, porches and decks. Clad in white cedar shingles with a red cedar roof, the West Tisbury House will softly weather in-tune with its meadow site. This Primary Bathroom was divided into two separate spaces. The homeowner wished for a more relaxing tub experience and at the same time desired a larger shower. To accommodate these wishes, the spaces were opened, and the entire ceiling was vaulted to create a cohesive look and flood the entire bathroom with light. The entry double-doors were reduced to a single entry door that allowed more space to shift the new double vanity down and position a free-standing soaker tub under the smaller window. The old tub area is now a gorgeous, light filled tiled shower. This bathroom is a vision of a tranquil, pristine alpine lake and the crisp chrome fixtures with matte black accents finish off the look.

This project has many different features. We designed custom, wood-free overhead garage doors to match the home's exterior features. The doors were installed using a high-lift operating system, which makes room for the customized car lift. We used a LiftMaster Jackshaft opener as the operator for these high-lifted overhead garage doors. This makes it easy and convenient to park more cars inside your existing garage, maximize space and reduce clutter. The project was custom-built and installed by Cedar Park Overhead Doors, which has been serving the greater Austin, TX area for more than 30 years.

The client wanted to update their bathroom to have an elevated farmhouse feel, so we designed the vanities with a contemporary apron front countertop and used plumbing fixtures that give a nod to old fashioned water pump handles and lighting that is reminiscent of lanterns. They wanted to reduce the tub footprint, so we included a free-standing tub that is custom painted to coordinate with the shower floor tiles. They wanted to incorporate more functionality including space for laundry, jewelry organization, a coffee bar, ice maker and beverage center as well as a more organized feel overall.

This closet project cleaned up a tight (but lengthy) closet space with gorgeous new cabinetry and maximized organization. The original space is housed inside of a true log home (same house as the gorgeous Evergreen Kitchen remodel we completed last year) and so the same challenges were present. Moreso than the kitchen, dealing with the logs was very difficult. The original closet had shelves and storage pieces attached to the logs, but over time the logs shifted and expanded, causing these shelving units to detach and break. Our plan for the new closet was to construct an independent framing structure to which the new cabinetry could be attached, preventing shifting and breaking over time. This reduced the overall depth of the clear closet space, but allowed for a multitude of gorgeous cabinet boxes to be integrated into the space where there was never true storage before. We shifted the depths of each cabinet moving down through the space to allow for as much walkable space as possible while still providing storage. With a mix of drawers, hanging bars, roll out trays, and open shelving, this closet is a true beauty with lots of storage opportunity!

This Master bedroom was remodelled from its existing compact enclosed counterpart by opening-up a third bedroom that was heavily stacked thereby reducing the existing to this structure of elegant proportion. Completed with modernized LED lighting and furniture. Nohmis Construction OBED_Photoshoots

In keeping with ADA compliance guidelines, we designed reduced-height cabinetry into the playroom/kitchenette and bathroom areas, each with a deep 9″ high toe kick. We also created a zero clearance threshold shower into the master bathroom. A wheelchair radius of 78 inches allowed space for ease of movement between essential features in the bathroom, to include the sink, toilet, shower, and soaking tub. The tile was also intentionally chosen for the bathroom for its aesthetics, wearability, and easy-to-clean properties.

A complete two bath & kitchen renovation in a condo. Client wanted a larger kitchen area and better layout for bathrooms. We removed a wall near the entrance and extended the kitchen with additional cabinetry and storage area. Laundry room was reduced to accommodate the larger kitchen. The shared and primary bathrooms were gutted and fully remodeled as well. Enlarged shower enclosure in shared bath for more space. Layout of primary bathroom was changed for better accessibility and flow in the area. Vanity and shower was relocated to create a more spacious and inviting environment. Client didn’t like the current floors, we replaced it with luxury vinyl planks for durability.
