Southern Beach Getaway in WaterColor Private Residence / WaterColor, Florida Architect: Geoff Chick & Associates Builder: Chris Clark Construction The E. F. San Juan team collaborated closely with architect Geoff Chick, builder Chris Clark, interior designer Allyson Runnels, and the homeowners to bring their design vision to reality. This included custom interior and exterior millwork, pecky cypress ceilings in various rooms of the home, different types of wall and ceiling paneling in each upstairs bedroom, custom pecky cypress barn doors and beams in the master suite, Euro-Wall doors in the living area, Weather Shield windows and doors throughout, Georgia pine porch ceilings, and Ipe porch flooring. Challenges: Allyson and the homeowners wanted each of the children’s upstairs bedrooms to have unique features, and we addressed this from a millwork perspective by producing different types of wall and ceiling paneling for each of these rooms. The homeowners also loved the look of pecky cypress and wanted to see this unique type of wood featured as a highlight throughout the home. Solution: In the main living area and kitchen, the coffered ceiling presents pecky cypress stained gray to accent the tiled wall of the kitchen. In the adjoining hallway, the pecky cypress ceiling is lightly pickled white to make a subtle contrast with the surrounding white paneled walls and trim. The master bedroom has two beautiful large pecky cypress barn doors and several large pecky cypress beams that give it a cozy, rustic yet Southern coastal feel. Off the master bedroom is a sitting/TV room featuring a pecky cypress ceiling in a stunning rectangular, concentric pattern that was expertly installed by Edgar Lara and his skilled team of finish carpenters. We also provided twelve-foot-high floor-to-ceiling Euro-Wall Systems doors in the living area that lend to the bright and airy feel of this space, as do the Weather Shield windows and doors that were used throughout the home. Finally, the porches’ rich, South Georgia pine ceilings and chatoyant Ipe floors create a warm contrast to the bright walls, columns, and railings of these comfortable outdoor spaces. This client, a smart, energetic, creative, happy person, a man who, in-person, presents as refined and understated — he wanted color. Lots of color. When we introduced some color, he wanted even more color: Bright pops; lively art. In fact, it started with the art. This new homeowner was shopping at SLATE ( https://slateart.net) for art one day… many people choose art as the finishing touches to an interior design project, however this man had not yet hired a designer. He mentioned his predicament to SLATE principal partner (and our dear partner in art sourcing) Danielle Fox, and she promptly referred him to us. At the time that we began our work, the client and his architect, Jack Backus, had finished up a massive remodel, a thoughtful and thorough update of the elegant, iconic mid-century structure (originally designed by Ratcliff & Ratcliff) for modern 21st-century living. And when we say, “the client and his architect” — we mean it. In his professional life, our client owns a metal fabrication company; given his skills and knowledge of engineering, build, and production, he elected to act as contractor on the project. His eye for metal and form made its way into some of our furniture selections, in particular the coffee table in the living room, fabricated and sold locally by Turtle and Hare. Color for miles: One of our favorite aspects of the project was the long hallway. By choosing to put nothing on the walls, and adorning the length of floor with an amazing, vibrant, patterned rug, we created a perfect venue. The rug stands out, drawing attention to the art on the floor. In fact, the rugs in each room were as thoughtfully selected for color and design as the art on the walls. In total, on this project, we designed and decorated the living room, family room, master bedroom, and patio. While my design firm is known for our work with traditional and transitional architecture, and we love those projects, I think it is clear from this project that Modern is also our cup of tea. Vienna Addition Skill Construction & Design, LLC, Design/Build a two-story addition to include remodeling the kitchen and connecting to the adjoining rooms, creating a great room for this family of four. After removing the side office and back patio, it was replaced with a great room connected to the newly renovated kitchen with an eating area that doubles as a homework area for the children. There was plenty of space left over for a walk-in pantry, powder room, and office/craft room. The second story design was for an Adult’s Only oasis; this was designed for the parents to have a permitted Staycation. This space includes a Grand Master bedroom with three walk-in closets, and a sitting area, with plenty of room for a king size bed. This room was not been completed until we brought the outdoors in; this was created with the three big picture windows allowing the parents to look out at their Zen Patio. The Master Bathroom includes a double size jet tub, his & her walk-in shower, and his & her double vanity with plenty of storage and two hideaway hampers. The exterior was created to bring a modern craftsman style feel, these rich architectural details are displayed around the windows with simple geometric lines and symmetry throughout. Craftsman style is an extension of its natural surroundings. This addition is a reflection of indigenous wood and stone sturdy, defined structure with clean yet prominent lines and exterior details, while utilizing low-maintenance, high-performance materials. We love the artisan style of intricate details and the use of natural materials of this Vienna, VA addition. We especially loved working with the family to Design & Build a space that meets their family’s needs as they grow.

Five stars isn’t enough! Our project was to reconfigure and update the main floor of a house we recently purchased that was built in 1961. We wanted to maintain some of the unique feeling it originally had but bring it up-to-date and eliminate the closed-in rooms and downright weird layout that was the result of multiple, partial remodeling projects. We began with a long wishlist of changes which also required replacement of very antiquated plumbing, electrical wiring and HVAC. We even found a fireplace that had been walled in and needed major re-construction. Many other aspects and details on this incredible list we made included an all new kitchen layout, converting a bedroom into a master closet, adding new half-bath, completely rebuilding the master bath, and adding stone, tile and custom built cabinetry. Our design plans included many fixtures and details that we specified and required professional installation and careful handling. Innovative helped us make reasonable decisions. Their skilled staff took us through a design process that made sense. There were many questions and all were answered with sincere conversation and positive – innovation – on how we could achieve our goals. Innovative provided us with professional consultants, who listened and were courteous and creative, with solid knowledge and informative judgement. When they didn’t have an answer, they did the research. They developed a comprehensive project plan that exceeded our expectations. Every item on our long list was checked-off. All agreed on work was fulfilled and they completed all this in just under four months. Innovative took care of putting together a team of skilled professional specialists who were all dedicated to make everything right. Engineering, construction, supervision, and I cannot even begin to describe how much thanks we have for the demolition crew! Our multiple, detailed project designs from Raul and professional design advice from Mindy and the connections she recommended are all of the best quality. Diego Jr., Trevor and his team kept everything on track and neat and tidy every single day and Diego Sr., Mark, Ismael, Albert, Santiago and team are true craftsmen who follow-up and make the most minuscule woodworking details perfect. The cabinets by Tim and electrical work and installation of fixtures by Kemchan Harrilal-BB and Navindra Doolratram, and Augustine and his crew on tile and stone work – all perfection. Aisling and the office crew were always responsive to our calls and requests. And of course Clark and Eric who oversaw everything and gave us the best of the best! The Homeowner’s of this St. Marlo home were ready to do away with the large unused Jacuzzi tub and builder grade finishes in their Master Bath and Bedroom. The request was for a design that felt modern and crisp but held the elegance of their Country French preferences. Custom vanities with drop in sinks that mimic the roll top tub and crystal knobs flank a furniture style armoire painted in a lightly distressed gray achieving a sense of casual elegance. Wallpaper and crystal sconces compliment the simplicity of the chandelier and free standing tub surrounded by traditional Rue Pierre white marble tile. As contradiction the floor is 12 x 24 polished porcelain adding a clean and modernized touch. Multiple shower heads, bench and mosaic tiled niches with glass shelves complete the luxurious showering experience.

PHOTOS BY : Tania Scardellato I was fortunate to have a young family approach me in desperate need to renovate there only 3 piece bathroom. This space was In dire need of a remodel, with old brown wall to wall tiles and a dated bulky yellow brown single sink vanity. Storage was a must, lighting a necessity, and proper accessibility to the shower bath area. We had a tight budget to respect, but a full gut of this bathroom was required. And a good thing too, once we started doing the demolition we noticed that mildew and rotting floors and walls had accumulated throughout the years. Doing it right the first time is no joke when dealing with water and electrical issues. We discarded all reminisce of old and built from scratch, new walls, new plumbing, new electrical ,new insulation and a new window, a new fan that actually exhausted outside ( I say this laughing as you would be amazed at how many fans are installed but don’t exhaust outside, and you the client would never know unless you go inside the attic space. Once all the hard stuff was done, the rest is just a matter of smart design. If you have a small bathroom here are some tips to guide you. 10 tips for making a small bathroom feel larger Is your tiny bathroom cramping your functionality and style, leaving you longing for the enormous bathrooms gracing the pages of design magazines? Even if your bathroom is a fraction of the size, all it takes is some design savvy to make the most of the space you have. Consider these 10 smart tips that will help your bathroom look, feel and function like those larger contenders. 1-Get creative with corners Space is at a premium in small bathrooms, so it's important to maximize every inch. Corners, for example, provide extra space for shelving, storage units and even hooks. Get creative and install unique design solutions that are not only functional, but also eye-catching. If you love the airiness of floating cabinets, add baskets or decorative boxes under for extra storage. If you are installing floating cabinets insure that they are installed securely to studs or plywood at wall. 2- Let solid colors shine Busy patterns have a shrinking effect and make small bathrooms seem even smaller. Conversely, light natural hues make a space feel more open. If you're itching to get creative with design, experiment with textures but keep overpowering patterns to a minimum. Tone on tone is the best to achieve this. 3 - Maximize your bathtub A bathtub takes up a significant portion of the room, but modern, compact options with curved basins, can make the tub feel larger when in use, all while conserving space. 4 - Select a smaller faucet A faucet is jewelry for the bathroom. And just as accessories can overpower an outfit, a big bulky faucet isn't flattering in a small bath. Single-handle designs conserve counter space, while a wall-mount installation frees it up all together and can create quite the wow-factor, if the budget can accommodate the required changes to plumbing behind the wall. 5 - Make vanity storage simple If you're in a storage war with your small bathroom, you're not alone in the battle. Toiletries and personal supplies without a place to call home only add clutter and chaos. Store smart with a space-saving vanity, the dual sink vanity shown here, looks quite simple, but in reality it has 4 sets of full extension drawers, and the vanity tower adds extra storage without overpowering the use of space. 6 - Show off the shower Shower curtains may be pretty, but they interrupt the visual flow of a bathing space and make it feel significantly smaller. In bathrooms with small footprints, opt for a clear glass sliding shower door that doesn't require the clearance of one with a hinged design. Or as shown in this design and for fraction less expensive a half hinged panel installed on a fixed tempered glass panel. If you're embarking on a big remodel, create the illusion of more space by using same tile in the shower that's used throughout; instead of seeing them as two separate zones, the eye will read them as one. 7 - Discover the treasure of hidden storage Work with a contractor, and you just might find some serious storage potential hidden behind your walls. Whether it's utilizing space between the studs for shallow shelving or a creating a small linen closet by annexing space from an adjacent room, even small additions can make a big difference. 8 - Focal Point Tile is a beautiful, durable addition to any bathroom. For dainty spaces, consider installing tile at a diagonal to accentuate the focal point or as in this bathroom I used an oversized textured pattern to bring depth to the space at the window wall. 9 - Choose the right lights Strategically install light to reflect and brighten a small bathroom to make it appear larger. Recessed lighting is an affordable solution for tiny rooms, offering ample light while taking up little space. Wall sconces alongside a mirror also reflect off the walls and make a room feel bright and airy. I always recommend going with LED lighting at 2800 to 3000K. 10 – Accessorize This is your time to shine in your decorating skills, have fun with your towels, you can change the color scheme daily just by adding pops of color in your accessories, make sure to get items that serve a dual purpose, like baskets, boxes they can always be used as hampers, storing of towels and even a nice display for your guest.

As a conceptual urban infill project, the Wexley is designed for a narrow lot in the center of a city block. The 26’x48’ floor plan is divided into thirds from front to back and from left to right. In plan, the left third is reserved for circulation spaces and is reflected in elevation by a monolithic block wall in three shades of gray. Punching through this block wall, in three distinct parts, are the main levels windows for the stair tower, bathroom, and patio. The right two-thirds of the main level are reserved for the living room, kitchen, and dining room. At 16’ long, front to back, these three rooms align perfectly with the three-part block wall façade. It’s this interplay between plan and elevation that creates cohesion between each façade, no matter where it’s viewed. Given that this project would have neighbors on either side, great care was taken in crafting desirable vistas for the living, dining, and master bedroom. Upstairs, with a view to the street, the master bedroom has a pair of closets and a skillfully planned bathroom complete with soaker tub and separate tiled shower. The primary goal for this project was to craft a modernist derivation of pueblo architecture. Set into a heavily laden boulder hillside, the design also reflects the nature of the stacked boulder formations. The site, located near local landmark Pinnacle Peak, offered breathtaking views which were largely upward, making proximity an issue. Maintaining southwest fenestration protection and maximizing views created the primary design constraint. The views are maximized with careful orientation, exacting overhangs, and wing wall locations. The overhangs intertwine and undulate with alternating materials stacking to reinforce the boulder strewn backdrop. The elegant material palette and siting allow for great harmony with the native desert. The Elegant Modern at Estancia was the collaboration of many of the Valley's finest luxury home specialists. Interiors guru David Michael Miller contributed elegance and refinement in every detail. Landscape architect Russ Greey of Greey | Pickett contributed a landscape design that not only complimented the architecture, but nestled into the surrounding desert as if always a part of it. And contractor Manship Builders -- Jim Manship and project manager Mark Laidlaw -- brought precision and skill to the construction of what architect C.P. Drewett described as "a watch."
