Newly relocated from Nashville, TN, this couple’s high-rise condo was completely renovated and furnished by our team with a central focus around their extensive art collection. Color and style were deeply influenced by the few pieces of furniture brought with them and we had a ball designing to bring out the best in those items. Classic finishes were chosen for kitchen and bathrooms, which will endure the test of time, while bolder, “personality” choices were made in other areas, such as the powder bath, guest bedroom, and study. Overall, this home boasts elegance and charm, reflecting the homeowners perfectly. Goal achieved: a place where they can live comfortably and enjoy entertaining their friends often!

COOKING PAN SMOKE ODOR — 7500 Sq. Ft. Home In July 2018, Master Odor Removal successfully completed an odor removal service in a luxury 7500 sq. ft. home in Boca Raton, FL. The odor issue was caused by smoldering cooking pan that had started to burn and was left for several hours. The 1700 sq. ft. area had 20 ft ceilings, three islands which led to the open adjacent dining and family room and large spiral stair case lead to the upstairs narrow hall and bedroom. All areas had a Level 5 (1-5 scale) burnt or scorched smell which included the cabinets, furniture, drapes and custom carpeting and in closeted large food pantry. The home had four air conditioning units which were in the attic that would have to be treated separately. The owner prior to our visit, had tried to just air it out and then used common cover-ups after cleaning the stove area – which only contributed to making the source odor smell pronounced throughout the homes other living areas. The owner was only interested in a rush and same day service! The odor was caused by tiny microscopic burnt plastic particles that were clinging to ceiling walls, furniture, floors, clothing and other items now inside most of the home carried in part by the time of smoke exposure and air conditioning cycling on and off. Smoke particles get into the tiniest nooks and crannies and can be difficult to remove. The stove area / back splash had visible signs of carbon though the other areas had no blackness that could be seen or even evident in the microfiber white cloths that we used to test prior to molecular chemical application. All living areas of the home had been expertly cleaned prior to our inspection. The scope of our work included odor source remediation, ceiling and wall treatments using a 20-foot ladder, and fogging treatments in the entire main home’s, kitchen, bedrooms, living areas and pantry. A/C electrochemical fogging in attic. Carbon was remediated and air quality tested.

Designed for the 2013 Traditional Home Magazine Napa Valley Showhouse, this sophisticated master bedroom suite highlights a mix of antique and modern pieces for a transitional look that can withstand the test of time. A navy and green master bedroom evokes the organic elegance of Napa’s lush vineyards. For the master bath, we selected marble-topped vanities and a freestanding tub for a sense of luxurious serenity.

The now updated primary bathroom feels much more open, purposeful, and the shower footprint has tripled. Modern whites and creamy neutrals give this attractive bathroom a calming Zen yet chic aesthetic. Custom Walnut cabinetry adds depth and richness, providing generous storage while complementing the leathered Taj Mahal stone surface and polished nickel fixtures. A double niche was incorporated in the design for convenient space- saving storage and a smart toilet bidet was necessary for comfort. Every material was chosen for its beauty and function, resulting in a serene, spa-like environment that invites daily relaxation and doesn’t fall into a single style category.

Terren Landscapes http://www.terrenlandscapes.com 2014 PLNA Awards for Landscape Excellence Winner Category: Residential $30,000-$60,000 Award Level: Silver Project Description: Our company was contracted to do a master plan for the family who was in desperate need of a rear yard renovation. The existing lawn area remained saturated throughout most of the year and the runoff from the neighboring property ran across their back yard, down the side of their property and all the way to the sidewalk in front of their house. The water was so intense that it had begun to cut through the back yard and erode the soil across the sidewalk and into the nearby storm drain. By identifying these drainage problems and discussing solutions with the homeowner, we were able to design and create the aesthetically pleasing and sustainable solution of a rain garden. The goal was to slow down storm water runoff, and catch pollution and sediment by creating a rain garden that acts as a filter prior to entering the storm drain, while enhancing the aesthetics of the property. The rain garden created was a shallow depression, 12 - 16" deep that collects rainfall runoff from all downspouts of the home and water collected into perforated pipes underneath the lawn area. The perforated pipe begins at the highest elevation in the yard and ends in the rain garden, the new lowest elevation that has been excavated down to an 8" depth. The perforated pipe captures the runoff water and allows the water to seep slowly back into the ground as it runs across the property and into the garden. The garden was lined with a geotextile filter fabric to aide in removing contaminants from the water, prevent migration of the stone in to the soil, and minimalize maintenance. A large variety of plant material was chosen, focusing mainly on native wetland species for their tolerance of our local soil types, moisture conditions and the habitat they provide for wildlife. The garden was abundant with native wildlife and was a sustainable ecosystem for birds and butterflies upon completion of the project. After planting, we arranged decorative stone throughout the garden to slow the flow of water and help prevent erosion. The combination of vegetative and stone surfaces provides temporary storage for runoff before the water either evaporates or infiltrates the soil. The surrounding beds throughout the property were also all amended with compost and replanted with plants that work in harmony with the rain garden. The front, side, and rear yards are a beautiful display of colors that bloom throughout the seasons and the plants throughout the entire property provide food and shelter for native wildlife. The rear yard that was once a muddy play space for the kids is now a dry lawn space that can be utilized by the family and their neighbors. ZeroEnergy Design (ZED) created this modern home for a progressive family in the desirable community of Lexington. Thoughtful Land Connection. The residence is carefully sited on the infill lot so as to create privacy from the road and neighbors, while cultivating a side yard that captures the southern sun. The terraced grade rises to meet the house, allowing for it to maintain a structured connection with the ground while also sitting above the high water table. The elevated outdoor living space maintains a strong connection with the indoor living space, while the stepped edge ties it back to the true ground plane. Siting and outdoor connections were completed by ZED in collaboration with landscape designer Soren Deniord Design Studio. Exterior Finishes and Solar. The exterior finish materials include a palette of shiplapped wood siding, through-colored fiber cement panels and stucco. A rooftop parapet hides the solar panels above, while a gutter and site drainage system directs rainwater into an irrigation cistern and dry wells that recharge the groundwater. Cooking, Dining, Living. Inside, the kitchen, fabricated by Henrybuilt, is located between the indoor and outdoor dining areas. The expansive south-facing sliding door opens to seamlessly connect the spaces, using a retractable awning to provide shade during the summer while still admitting the warming winter sun. The indoor living space continues from the dining areas across to the sunken living area, with a view that returns again to the outside through the corner wall of glass. Accessible Guest Suite. The design of the first level guest suite provides for both aging in place and guests who regularly visit for extended stays. The patio off the north side of the house affords guests their own private outdoor space, and privacy from the neighbor. Similarly, the second level master suite opens to an outdoor private roof deck. Light and Access. The wide open interior stair with a glass panel rail leads from the top level down to the well insulated basement. The design of the basement, used as an away/play space, addresses the need for both natural light and easy access. In addition to the open stairwell, light is admitted to the north side of the area with a high performance, Passive House (PHI) certified skylight, covering a six by sixteen foot area. On the south side, a unique roof hatch set flush with the deck opens to reveal a glass door at the base of the stairwell which provides additional light and access from the deck above down to the play space. Energy. Energy consumption is reduced by the high performance building envelope, high efficiency mechanical systems, and then offset with renewable energy. All windows and doors are made of high performance triple paned glass with thermally broken aluminum frames. The exterior wall assembly employs dense pack cellulose in the stud cavity, a continuous air barrier, and four inches exterior rigid foam insulation. The 10kW rooftop solar electric system provides clean energy production. The final air leakage testing yielded 0.6 ACH 50 - an extremely air tight house, a testament to the well-designed details, progress testing and quality construction. When compared to a new house built to code requirements, this home consumes only 19% of the energy. After completing their son’s room, we decided to continue the designing in my client’s master bathroom in Rancho Cucamonga, CA. Not only were the finishes completely overhauled, but the space plan was reconfigured too. They no longer wanted their soaking tub and requested a larger shower with a rain head and more counter top space and cabinetry. The couple wanted something that was not too trendy and desired a space that would look classic and stand the test of time. What better way to give them that than with marble, white cabinets and a chandelier to boot? This newly renovated master bath now features Cambria quartz counters, custom white cabinetry, marble flooring in a diamond pattern with mini-mosaic accents, a classic subway marble shower surround, frameless glass, new recessed and accent lighting, chrome fixtures, a coat of fresh grey paint on the walls and a few accessories to make the space feel complete.
