As a conceptual urban infill project, the Wexley is designed for a narrow lot in the center of a city block. The 26’x48’ floor plan is divided into thirds from front to back and from left to right. In plan, the left third is reserved for circulation spaces and is reflected in elevation by a monolithic block wall in three shades of gray. Punching through this block wall, in three distinct parts, are the main levels windows for the stair tower, bathroom, and patio. The right two-thirds of the main level are reserved for the living room, kitchen, and dining room. At 16’ long, front to back, these three rooms align perfectly with the three-part block wall façade. It’s this interplay between plan and elevation that creates cohesion between each façade, no matter where it’s viewed. Given that this project would have neighbors on either side, great care was taken in crafting desirable vistas for the living, dining, and master bedroom. Upstairs, with a view to the street, the master bedroom has a pair of closets and a skillfully planned bathroom complete with soaker tub and separate tiled shower. PHOTOS BY : Tania Scardellato I was fortunate to have a young family approach me in desperate need to renovate there only 3 piece bathroom. This space was In dire need of a remodel, with old brown wall to wall tiles and a dated bulky yellow brown single sink vanity. Storage was a must, lighting a necessity, and proper accessibility to the shower bath area. We had a tight budget to respect, but a full gut of this bathroom was required. And a good thing too, once we started doing the demolition we noticed that mildew and rotting floors and walls had accumulated throughout the years. Doing it right the first time is no joke when dealing with water and electrical issues. We discarded all reminisce of old and built from scratch, new walls, new plumbing, new electrical ,new insulation and a new window, a new fan that actually exhausted outside ( I say this laughing as you would be amazed at how many fans are installed but don’t exhaust outside, and you the client would never know unless you go inside the attic space. Once all the hard stuff was done, the rest is just a matter of smart design. If you have a small bathroom here are some tips to guide you. 10 tips for making a small bathroom feel larger Is your tiny bathroom cramping your functionality and style, leaving you longing for the enormous bathrooms gracing the pages of design magazines? Even if your bathroom is a fraction of the size, all it takes is some design savvy to make the most of the space you have. Consider these 10 smart tips that will help your bathroom look, feel and function like those larger contenders. 1-Get creative with corners Space is at a premium in small bathrooms, so it's important to maximize every inch. Corners, for example, provide extra space for shelving, storage units and even hooks. Get creative and install unique design solutions that are not only functional, but also eye-catching. If you love the airiness of floating cabinets, add baskets or decorative boxes under for extra storage. If you are installing floating cabinets insure that they are installed securely to studs or plywood at wall. 2- Let solid colors shine Busy patterns have a shrinking effect and make small bathrooms seem even smaller. Conversely, light natural hues make a space feel more open. If you're itching to get creative with design, experiment with textures but keep overpowering patterns to a minimum. Tone on tone is the best to achieve this. 3 - Maximize your bathtub A bathtub takes up a significant portion of the room, but modern, compact options with curved basins, can make the tub feel larger when in use, all while conserving space. 4 - Select a smaller faucet A faucet is jewelry for the bathroom. And just as accessories can overpower an outfit, a big bulky faucet isn't flattering in a small bath. Single-handle designs conserve counter space, while a wall-mount installation frees it up all together and can create quite the wow-factor, if the budget can accommodate the required changes to plumbing behind the wall. 5 - Make vanity storage simple If you're in a storage war with your small bathroom, you're not alone in the battle. Toiletries and personal supplies without a place to call home only add clutter and chaos. Store smart with a space-saving vanity, the dual sink vanity shown here, looks quite simple, but in reality it has 4 sets of full extension drawers, and the vanity tower adds extra storage without overpowering the use of space. 6 - Show off the shower Shower curtains may be pretty, but they interrupt the visual flow of a bathing space and make it feel significantly smaller. In bathrooms with small footprints, opt for a clear glass sliding shower door that doesn't require the clearance of one with a hinged design. Or as shown in this design and for fraction less expensive a half hinged panel installed on a fixed tempered glass panel. If you're embarking on a big remodel, create the illusion of more space by using same tile in the shower that's used throughout; instead of seeing them as two separate zones, the eye will read them as one. 7 - Discover the treasure of hidden storage Work with a contractor, and you just might find some serious storage potential hidden behind your walls. Whether it's utilizing space between the studs for shallow shelving or a creating a small linen closet by annexing space from an adjacent room, even small additions can make a big difference. 8 - Focal Point Tile is a beautiful, durable addition to any bathroom. For dainty spaces, consider installing tile at a diagonal to accentuate the focal point or as in this bathroom I used an oversized textured pattern to bring depth to the space at the window wall. 9 - Choose the right lights Strategically install light to reflect and brighten a small bathroom to make it appear larger. Recessed lighting is an affordable solution for tiny rooms, offering ample light while taking up little space. Wall sconces alongside a mirror also reflect off the walls and make a room feel bright and airy. I always recommend going with LED lighting at 2800 to 3000K. 10 – Accessorize This is your time to shine in your decorating skills, have fun with your towels, you can change the color scheme daily just by adding pops of color in your accessories, make sure to get items that serve a dual purpose, like baskets, boxes they can always be used as hampers, storing of towels and even a nice display for your guest.

This space also served as the bridge between other parts of the main level so that they would stay in view of the next. This created the perfect environment for gathering where everyone had their own spot without ever feeling apart from the whole group. For the living room, our clients wanted space that felt open without losing its warmth. Soaring ceilings created that sense of scale, while warm tones and materials, like the wood coffered ceiling and fireplace wall, kept it grounded. That same warmth carried outside, where an outdoor lounge with a fireplace and dining area made sure guests felt welcomed the moment they stepped out. A Backyard Built for Real Rest Every corner of the backyard was designed with one goal: to be the ultimate outdoor retreat. The elevated, white-brick-framed pool and integrated spa hot tub gave them a place to truly exhale. As the sun set, the fire pit lounge next to the pool became the hangout spot when they hosted their youth groups and family gatherings. Room to Grow With kids in the house, “custom” had to also mean flexible. Our clients had 2 young sons and needed their rooms to grow with them through the years. The two bedrooms and a full bath sat beside a loft that served as both their hangout-and-homework spot. The guest suite sat on the same level where a four-poster bed, floor-to-ceiling wood-look tile, and a frameless glass shower welcomed their guests from day one. A Retreat That’s Actually Theirs Between hosting and raising kids, this couple needed a suite that felt like a true escape. The wood-planked tray ceiling and French doors grounded the room in warmth the moment you walked in, while the ensuite bathroom carried a spa-like feeling with a freestanding soaking tub, custom double vanity, and a glass-enclosed shower. This Is What Approachable Luxury Looks Like The approachable luxury experience meant starting with conversations about how they wanted their space to live with them – how they hosted, how their kids played, how they wanted to feel walking through their own front door, and how we took their goals and experience and used it as the foundation of every decision that was made from start to finish. We wanted our clients to feel taken care of through the process and, most importantly, feel heard.

Here's one of our most recent projects that was completed in 2011. This client had just finished a major remodel of their house in 2008 and were about to enjoy Christmas in their new home. At the time, Seattle was buried under several inches of snow (a rarity for us) and the entire region was paralyzed for a few days waiting for the thaw. Our client decided to take advantage of this opportunity and was in his driveway sledding when a neighbor rushed down the drive yelling that his house was on fire. Unfortunately, the house was already engulfed in flames. Equally unfortunate was the snowstorm and the delay it caused the fire department getting to the site. By the time they arrived, the house and contents were a total loss of more than $2.2 million. Here's one of our most recent projects that was completed in 2011. The first year of our involvement was spent working with a team of forensic contractors gutting the house, cleansing it of all particulate matter, and then helping our client negotiate his insurance settlement. Once we got over these hurdles, the design work and reconstruction started. Maintaining the existing shell, we reworked the interior room arrangement to create classic great room house with a contemporary twist. Both levels of the home were opened up to take advantage of the waterfront views and flood the interiors with natural light. On the lower level, rearrangement of the walls resulted in a tripling of the size of the family room while creating an additional sitting/game room. The upper level was arranged with living spaces bookended by the Master Bedroom at one end the kitchen at the other. The open Great Room and wrap around deck create a relaxed and sophisticated living and entertainment space that is accentuated by a high level of trim and tile detail on the interior and by custom metal railings and light fixtures on the exterior.

Quinn and Paige, residents of this tired 1960’s tri-level home hated their kitchen. As a matter of fact, prior to making plans to renovate the first floor - they considered selling the home, but were reluctant because of its enviable location near the heart of downtown Barrington which was within walking distance to local stores and all their favorite places. So instead they contacted Advance Design Studio after hearing about them from a neighbor, to rescue their tired home and give it new life. The very first plan was to remove the constricting walls surrounding the original kitchen, and open the expansive first floor living room and dining area to the new heart of the space; a stunning state of the art coastal designed kitchen. Exposing attractive beams in the vaulted ceiling created an interesting structural detail that suits the open plan and salutes the original architecture of the home, further emphasizing the height of the new space enjoyed now by the family as a great room. The stage was set for the seaside feel of this kitchen by pairing crisp white painted maple cabinets with Dura Supreme’s one of kind hand weathered finish on the island in soft blue-green finish. But the authentic feeling of being on your favorite beach was supremely achieved by the matching of unique Mt. Claire marble on the island and the specialty Wareham acid washed stone on the perimeter counter tops. Pictures don’t do justice to the feel of this stone under your hand; its water-washed texture reminds instantly of summer vacations collecting rocks softly etched by hundreds of waves. Stainless steel appliances and satin nickel hardware shine brightly against the backdrop of bright white subway tiles accentuated by subtle grey grout lines contributing to the nautical feel of this comfortable kitchen. Seeded glass door cabinetry reminiscent of beach grasses dress up the space just enough, and a proud 6” stacked crown molding extends above 36” wall cabinets into the expanse of the now taller space; balancing this kitchen nicely within its newly integrated home. Features in this kitchen include a built in standard depth refrigerator, pull out spice racks, tall tray dividers and wood super Susan with double pull out trash and recycling. A cutlery divider holds sharp knives, and an angled cabinet was customized to hold a secret USB charging station. The bright white Kohler farm sink is graced by an elegant bridge faucet in brushed nickel. This now airy and spacious kitchen has room for guest and family to congregate around the large island, complete with stools and attractive hidden storage for seldom used entertainment pieces. “I was sold when I saw the drawings. My designer nailed it, down to every last storage idea and coastal detail I envisioned, it was all in there. It was unbelievable how accurate her interpretation was of what was in my head; working with her made my kitchen renovation so easy, it’s as if she literally read my mind”, said Paige enthusiastically. The woman of the house expressed upon completion not only her love for her fantastic new cooking space, but how renovating her kitchen has given new life to the entire home. Talk of moving has been relegated to the recycling bin, and instead the family is discussing plans to renovate the master bath now that they’ve decided to stay for the long term. Friends who visit the home do a double-take as they recognize the new space’s dramatic transformation from original cramped and closed spaces - to the now amazingly fresh open kitchen that has become the center of every gathering and family meal.
