This new custom house, completed in late 2012, was designed with an accessory dwelling unit to take advantage of an allowance in the single family zoning code in Seattle. The primary dwelling, 1300 square feet on the upper two stories houses a mother and teenager. The accessory dwelling, 750 square feet, provides a leasable smaller space that can be for a tenant or downsizing in the future. Seattle based RE Store began by completely deconstructing the original home so that its salvaged parts could have a new life in other design applications. The new design for the home is modern with a sustainable theme, incorporating a palette of natural materials. The Paperstone, wood and steel staircase connects the open-plan living, dining areas and kitchen to the upstairs bedrooms and open library. Exterior decks extend the main interior living spaces while sliding glass panels allow the primary bedroom to connect. Stylishly visible from all rooms in the open interior living spaces are two complementary objects, both lit from within, a frosted lexan pantry and a slatted reclaimed fir bathroom, with wood sourced from Windfall Lumber. Throughout the home, finishes are simple and minimal: polished concrete flooring, bright-white walls, and formaldehyde-free sapele and maple cabinetry. The main kitchen is outfitted with Ecotop counters and a custom sapele wood island that has large, handle-free pullout drawers on the cooking side and a built-in wine rack on the other. Maximizing storage, a custom built-in apple plywood bench and open wooden box shelves provide extra space. A model of efficiency, the home maximizes the performance of the envelope of the building. The reclaimed fir car decking wrapped around the exterior from Windfall Lumber, creates the rainscreen siding and is sourced locally from a deconstructed warehouse in Tacoma WA. In addition, access to daylight through high-performance glazing, solar preheat for domestic hot water needs, in-floor radiant heating and a green roof created by the owner adds to the efficiency. This project is an incredible transformation and the perfect example of successful style mixing! This client, and now a good friend of TVL (as they all become), is a wonderfully eclectic and adventurous one with immense interest in texture play, pops of color, and unique applications. Our scope in this home included a full kitchen renovation, main level powder room renovation, and a master bathroom overhaul. Taking just over a year to complete from the first design phases to final photos, this project was so insanely fun and packs an amazing amount of fun details and lively surprises. The original kitchen was large and fairly functional. However, the cabinetry was dated, the lighting was inefficient and frankly ugly, and the space was lacking personality in general. Our client desired maximized storage and a more personalized aesthetic. The existing cabinets were short and left the nice height of the space under-utilized. We integrated new gray shaker cabinets from Waypoint Living Spaces and ran them to the ceiling to really exaggerate the height of the space and to maximize usable storage as much as possible. The upper cabinets are glass and lit from within, offering display space or functional storage as the client needs. The central feature of this space is the large cobalt blue range from Viking as well as the custom made reclaimed wood range hood floating above. The backsplash along this entire wall is vertical slab of marble look quartz from Pental Surfaces. This matches the expanse of the same countertop that wraps the room. Flanking the range, we installed cobalt blue lantern penny tile from Merola Tile for a playful texture that adds visual interest and class to the entire room. We upgraded the lighting in the ceiling, under the cabinets, and within cabinets--we also installed accent sconces over each window on the sink wall to create cozy and functional illumination. The deep, textured front Whitehaven apron sink is a dramatic nod to the farmhouse aesthetic from KOHLER, and it's paired with the bold and industrial inspired Tournant faucet, also from Kohler. We finalized this space with other gorgeous appliances, a super sexy dining table and chair set from Room & Board, the Paxton dining light from Pottery Barn and a small bar area and pantry on the far end of the space. In the small powder room on the main level, we converted a drab builder-grade space into a super cute, rustic-inspired washroom. We utilized the Bonner vanity from Signature Hardware and paired this with the cute Ashfield faucet from Pfister. The most unique statements in this room include the water-drop light over the vanity from Shades Of Light, the copper-look porcelain floor tile from Pental Surfaces and the gorgeous Cashmere colored Tresham toilet from Kohler. Up in the master bathroom, elegance abounds. Using the same footprint, we upgraded everything in this space to reflect the client's desire for a more bright, patterned and pretty space. Starting at the entry, we installed a custom reclaimed plank barn door with bold large format hardware from Rustica Hardware. In the bathroom, the custom slate blue vanity from Tharp Cabinet Company is an eye catching statement piece. This is paired with gorgeous hardware from Amerock, vessel sinks from Kohler, and Purist faucets also from Kohler. We replaced the old built-in bathtub with a new freestanding soaker from Signature Hardware. The floor tile is a bold, graphic porcelain tile with a classic color scheme. The shower was upgraded with new tile and fixtures throughout: new clear glass, gorgeous distressed subway tile from the Castle line from TileBar, and a sophisticated shower panel from Vigo. We finalized the space with a small crystal chandelier and soft gray paint. This project is a stunning conversion and we are so thrilled that our client can enjoy these personalized spaces for years to come.

When our client came to us, she was stumped with how to turn her small living room into a cozy, useable family room. The living room and dining room blended together in a long and skinny open concept floor plan. It was difficult for our client to find furniture that fit the space well. It also left an awkward space between the living and dining areas that she didn’t know what to do with. She also needed help reimagining her office, which is situated right off the entry. She needed an eye-catching yet functional space to work from home. In the living room, we reimagined the fireplace surround and added built-ins so she and her family could store their large record collection, games, and books. We did a custom sofa to ensure it fits the space and maximized the seating. We added texture and pattern through accessories and balanced the sofa with two warm leather chairs. We updated the dining room furniture and added a little seating area to help connect the spaces. Now there is a permanent home for their record player and a cozy spot to curl up in when listening to music. For the office, we decided to add a pop of color, so it contrasted well with the neutral living space. The office also needed built-ins for our client’s large cookbook collection and a desk where she and her sons could rotate between work, homework, and computer games. We decided to add a bench seat to maximize space below the window and a lounge chair for additional seating.

The Setup The homeowners of this Barrington Hills residence approached Drury Design with a clear vision: transform their existing kitchen into a space that would better serve their active family of four. With two young children who are homeschooled and love to bake with their mom, plus two dogs, this kitchen needed to function as the true heart of the home. The existing kitchen was functional but didn’t maximize the potential of the beautiful natural light and scenic views available through the floor-to-ceiling windows. The space was locked between the dining room and family room, which limited structural modifications, but the homeowners wanted to create a more family-friendly environment that would complement the warm walnut built-ins and furnishings in the adjacent dining room while staying true to the home’s overall aesthetic. Design Objectives: Create a highly functional workspace that accommodates multiple family members cooking and gathering simultaneously Maximize the connection to the beautiful outdoor scenery and natural light through thoughtful design choices Establish a cohesive color palette that complements the existing walnut elements in the adjacent dining room without becoming too tone-on-tone (aka “matchy matchy”) Improve the seating arrangement to take advantage of the stunning views (rather than facing away from the windows) Work within the existing architectural constraints, including a curved soffit that could not be removed Increase storage capacity while maintaining clean, uncluttered sightlines throughout the space Design Challenges: The curved soffit presented a design dilemma of whether to echo the curve throughout the kitchen or work with it in a more subtle way The relatively low ceiling height required careful consideration to avoid making the space feel cramped or cave-like The existing hardwood floor could not be refinished, which meant the new kitchen footprint had to match or exceed the original layout exactly Finding the right balance of warm and neutral tones to complement both the existing walnut elements nearby and the natural outdoor views proved challenging The refrigerator placement was constrained by door swing requirements, which affected the entire layout and prevented centering the sink on the back wall Rethinking the original seating, which faced inward toward the kitchen (turning backs to the beautiful windows and outdoor views) Pendant lighting from the previous kitchen obstructed views to the outdoors despite the abundant natural light available The Renewed Space Design Solutions: The curved soffit was embraced subtly through the full slab backsplash, which echoes the curve without requiring curved cabinetry or architectural elements that might feel forced Low ceiling challenges were addressed by using lighter painted cabinets for some tall elements, including the double oven, pantries, and refrigerator area, creating an airy feel while reserving the darker stained walnut for the center section and island The floor constraint was managed by designing the new layout to cover all previously unfinished areas while maintaining the exact footprint, with only minor touch-ups needed in a few areas The color palette balances warm walnut stain (harmonizing with the dining room built-ins) with soft, neutral painted cabinets – avoiding stark white that wouldn’t complement the home’s warm aesthetic Refrigerator placement was optimized with a slim pullout pantry to the left, allowing proper door clearance while maintaining the desired layout flow and enabling the main pantry to be positioned adjacently The seating was completely reimagined with a built-in banquette facing the windows, allowing diners to enjoy the outdoor views while providing flexible seating for two to four people Decorative pendant lighting was eliminated in favor of recessed can lights, preserving the unobstructed views to the beautiful outdoor scenery This kitchen transformation demonstrates how thoughtful design can dramatically improve functionality for a busy family while honoring existing architectural elements. The children immediately began cooking and baking with their mother in the new space, and the window-facing banquette has become a favorite gathering spot where the family can enjoy both meals and the beautiful outdoor views.

First we wanted to maximize our storage due to the kitchen being a small space. Between IKD and John Webb Construction, our storage space was well thought out. With IKD doing main design up front and JWC adding a few ideas to maximize every inch of space (like adding a Rev-A-Shelf pull-out in the small space between the dishwasher and refrigerator), the result: A gorgeous midcentury IKEA kitchen.

Spaces that invite people in, foster connection, and make everyday living so simple that it’s impossible not to enjoy... Meet our Delightful Clients: The family behind this 1950s North Vancouver home transformation enjoy entertaining friends just as much as cosying up to watch a movie together. A professional couple (I'll call them Jon and Anna) with two elementary school-aged sons, Anna and Jon approached us with the task of furnishing the main floor living spaces and the basement of their family home. Anna is a busy lawyer who is now working almost full time from home, and Jon works in the film industry. With full careers, two active boys, and a love of gathering, they craved a home that could support their everyday lifestyle. Design and Lifestyle Goals: Our central goal for this project was simple: to uncover the hidden potential in their home and create a family-friendly space that functioned well and flowed seamlessly. On the main floor, our clients tasked us with creating an area for the family to relax and entertain, along with crafting a work and play space for the boys. They also dreamed of a more functional and bright basement, which they envisioned as a dual purpose family room and home office for Anna. Reveal: Comfortable and Welcoming Entryway & Living Room: Imagine you are coming home, and you walk through a bright, sunny front door like this one. You are met by this entryway of calming earth and sea tones, paired with warm, natural wood flooring. You feel instantly welcomed and eager to venture further inside... The same is now true for our clients! The simple details in their entryway are thoughtfully arranged with clean lines and colourful art as the focal point, achieving a timeless and friendly aesthetic. Dried wheat brings movement into the space and plays up the beauty of nature, while the vibrant yet warm colours and textures evoke feelings of comfort and homecoming. The entry flows seamlessly into this connected living area, which is adorned with ample seating strategically arranged to host and accommodate joyful conversations. With the fireplace and wood mantel as the focal point, these natural elements and hues warm up the room to make it feel beautifully lived-in (not like an untouchable museum). Another colourful work of art graces the space above Jon’s and Anna’s sofa, and we used decorative pillows and a throw blanket to tempt those colours into the rest of the room. A simply styled coffee table keeps the space feeling open and engaged. Reading material, anyone? Just beyond this living area, you get a glimpse of the second space our clients requested on their main floor... A Collected Space for Children to Work + Play: When Jon and Anna realised that their formal dining area wasn’t being used to its full potential, they imagined creating a work and play space for their boys instead. We came up with a plan to create a shared desk area with plentiful storage. This timeless natural wood desk was the perfect way to maximise surface area and give the boys plenty of space to do homework during the school year, or spend time crafting or building LEGOs during the summers. The drawers provide storage for all the wonderful items that fuel their productivity or creativity. Or both. I also love how the white floating shelves display a collection of nostalgic toys, providing just the right amount of childhood endearment to this sophisticated and functional space. This workspace now has endless possibilities for the boys, and it helps Jon and Anna keep their minds and spaces clear, too. Which brings us to... Basement Family Room & Home Office: In general, we knew we had to maximise surface area in this ‘50s home, and this was especially true for our clients’ basement. I’m happy to say that we designed an effortlessly comfortable space that focuses on family and makes it simple to settle in and work… or leave the workday behind. Welcome to this dual-function office and family room. Toward the back of the room, we strategically positioned Anna’s wraparound desk facing out into the room and gave her a wallpaper-and-art backdrop for stunning Zoom calls (she has already received glowing compliments). There is plenty of storage for easy organization including a space to store the family’s shared printer near the door… so they don’t have to interrupt “Mom” to get to it. Anna also wanted the freedom to be able to relax in this space with her family and turn her back on the work day — quite literally! The sofa is perfectly positioned backing onto the desk allowing her to do just that. We relocated an existing mustard yellow chair and used pops of the same colour to integrate it into the overall scheme. The wood armrests on this modular sectional provide surfaces for snacks and drinks where there was no room for an end table. The walnut finish carries the theme of natural comfort from the upstairs spaces down into the family room. The view from the sectional is less business and more pleasure, featuring cosy seating and throw pillows in cheerful colours and patterns. The highlight of this space? A wallpapered accent wall where we were able to achieve the high-end feel of custom built-in shelving with a simple IKEA hack. The shelves and cabinetry around the television offer plenty of much needed storage space to house family games and movies at a budget price point. This fun room is the perfect balance of work and play, accommodating and supporting our clients’ daily family adventures. What Our Clients Had to Say... We recently completed a custom 900 sq. ft. ADU in San Gabriel for a young family seeking to maximize the potential of their property with a smart, functional living space. Designed from the ground up, this unit features three bedrooms, 2 full bathrooms, a bright and open-concept kitchen and living room, and a dedicated laundry area, all thoughtfully laid out to maximize the compact footprint. Every inch of the space was carefully considered for modern family living. This yard in Evergreen leaves a great one with a well thought out placement of these trees and shrubs giving grandeur to the entrance of this home. The custom wrought iron gate that leads to the backyard provides both security and architectural interest. The backyard design was made to maximize every square foot of the small footprint. A large covered deck with tile inlay and custom outdoor kitchen separates the lounge area from the dining area. The primary goal of the Ithaca II project was to open up the home to amplify natural light, bring outdoor views inside, and create a seamless indoor-outdoor flow. Additional updates refreshed the interiors with a focus on millwork and storage. The previous floor plan of this 1963 home carved up the main level into separate living, dining, family room and kitchen spaces that limited both sunlight and usable space for the way contemporary families live and entertain. By opening the layout and expanding the kitchen, the main floor instantly became more functional without disrupting the curved central staircase — an integral architectural element of the home. Adding a glass-inset front door, opening up exterior walls and incorporating wide folding glass doors instantly maximized natural light. In the all-new kitchen, maple cabinetry, a painted white island, quartz counters, backsplashes and appliances have created a space perfect for cooking and casual dining. The new accordion doors open both the adjacent dining area and living room to an expanded deck for seamless al fresco gatherings. Alpine Summit Homes added new four-inch white oak hardwood flooring to the main level. Trim molding was refreshed throughout the home with clean lines to add a modern look while maintaining the classic midcentury architectural roots. New storage cabinetry was added to the living room and powder/laundry room, while the primary suite received new doors and bathroom fixtures to match the main-level updates.

This customer wanted to maximize seating capacity while maintaining moving space. At 7 feet long and 42 inch wide this beautifully grained Elm table top is a stand out that can easily seat 10 people! A 43” diameter heritage pecan guided the plan of this neighborhood-scaled, modestly-priced, single-story, L-shaped house. In Austin’s seemingly perpetual drought, the goal was to create a symbiotic relationship between house and tree: to complement, not combat each other. The roof’s east/west parallel ridges create a valley directly across from the base, where water is collected at a grate, nourishing the tree. The roof also maximizes south facing surfaces, elevated at 15 degrees for future solar collection. The open, public spaces of the home maximize the north-south light. The private zone of the bedrooms and bathrooms include a generous gallery; its angled walls and large sliding doors are faceted about the tree. The pecan becomes a central focus for indoor and outdoor living, participating in the house in both plan and section. The design welcomes and nurtures the tree as integral to its success. This kitchen renovation features custom rift white oak cabinetry and painted cabinetry in Benjamin Moore Narragansett Green HC-157. The slab cabinet doors and drawers with concealed pulls creates a clean minimalist look with beautiful horizontal tile. This kitchen uses an interesting mixture of metal finishes including a custom copper hood and back splash with other black accents. Seating was maximized with the use of a custom wood banquette. The use of specialty inserts such as a pot and pan pullout, peg drawers for dishes, cutlery divider, oil and spice pullouts ensure that everything has its proper place and maximized functional storage.

Location: Eugene, OR, USA In the master bath we wanted to maximize the space, function, comfort and design, all while giving it that Northwest feel; a tall order for this small space. We added tile on the floor with radiant heating underneath to keep feet toasty on the cold, drizzly northwest days. The tile which is made to look like wood planks, is much more friendly to a wet bathroom environment than actual wood. A sliding barn door replaced the original door to the bathroom in order to maximize the space. This sliding barn style door was also used to create a medicine cabinet over the vanity as well. The middle space houses all the things you want to hide away, leaving the sides open for both decorative and frequently used items. We also kept an open space below the sink for towel storage. This custom vanity was designed by Delano Designs to specifically to fit the space – and works to include the existing plumbing and a laundry chute. It was then handcrafted from solid wood by Coho Custom Cabinetry. Soapstone counters were a beautiful addition to the top of the vanity, and by using a remnant they were very affordable. Handcrafted glass tiles were used in the backsplash and as an accent in the shower. The bath/shower combo was removed and replaced by a shower only, opening up the cramped space and the shower floor was tiled with pebbles, adding to the Northwest feel. This space is now beautiful and functional, full of sustainable and non-toxic products and is so much lighter and brighter! Delano Designs

Before, this kitchen felt dated and lacked the functionality today’s homeowner needs. A bulky peninsula interrupted the flow, storage was limited, and the layout didn’t maximize usable workspace or reflect how the homeowner wanted to live in the space. Now to the After… By removing the peninsula, we opened up the kitchen and extended the countertop along the window and wall, creating significantly more usable prep space and a brighter, more open feel. We also added a dedicated serving and pantry area along the dining room wall, giving the homeowner both additional storage and a functional space for entertaining. Our client’s large family of five was shrinking through the years, so they decided it was time for a downsize and a move from Westlake Village to Oak Park. They found the ideal single-story home on a large flag lot, but it needed a major overhaul, starting with the awkward spatial floorplan. These clients knew the home needed much work. They were looking for a firm that could handle the necessary architectural spatial redesign, interior design details, and finishes as well as deliver a high-quality remodeling experience. JRP’s design team got right to work on reconfiguring the entry by adding a new foyer and hallway leading to the enlarged kitchen while removing walls to open up the family room. The kitchen now boasts a 6’ x 10’ center island with natural quartz countertops. Stacked cabinetry was added for both storage and aesthetic to maximize the 10’ ceiling heights. Thanks to the large multi-slide doors in the family room, the kitchen area now flows naturally toward the outdoors, maximizing its connection to the backyard patio and entertaining space. We reduced the counter depth just a bit by the tub, allowing more room for hamper cabinet and window access. - Concealed Hamper Storage – A custom pull-out hamper was integrated into the vanity (right side, by tub), providing discreet storage within an 18-inch depth constraint. - Shower Plumbing Wall Niche – We shifted the niche left, just enough to work around the plumbing infrastructure and still score a roomy storage spot that looks intentional. - Sophisticated Selections – Porcelanosa curvy white tile, Kohler brushed gold fixtures, and a neutral grey tile floor created a simple, timeless aesthetic that will be loved years to come. - Open Shower – Replacing the side wall with a clear glass surround, continuing the tile on the ceiling and extending the footprint opened up this area to the room while allowing more natural lighting into the shower space. Clients that relocated from NYC fell in love with this home but wanted to update the kitchen to reflect their love of cooking. Using that mandate, the designer maximized both storage and countertops through clever space planning to utilize the existing perimeter to the fullest. The resulting space is a classic white kitchen with soft blue accents in the window treatments and seating. The main marble island was designed to maximize storage and counter surface with the second island done in walnut to match the butler’s pantry. The soft white cabinetry has a custom, brush-stroke finish with unlacquered brass hardware sourced from England. The custom hood and stainless steel backsplash with a warming shelf give the kitchen a professional look and are complemented by the SubZero glass front refrigerator and Wolf range. An upside-down edge detail on the countertops adds surface area, while interior lighting in the display cabinetry highlights dishes and serving pieces. The kitchen shines with unlacquered brass hardware and accents that patinas as it matures, but the crowning glory is the custom pot rack and light fixture by Ann-Morris that illuminates the room.

Originally built in 1892, this quaint log cabin has undergone a transformative renovation while preserving its charming character.
