Partition to entry was removed for an open floor plan. Bar length was extended. 2 support beams concealed by being built into the design plan. Theatre Room entry was relocated to opposite side of room to maximize seating. Gym entry area was opened up to provide better flow and maximize floor plan. This is a recent project we completed at Vail Golf Course Townhomes. We helped the client create a real chef's kitchen by maximizing her small-medium sized kitchen space. Meet our Delightful Clients: The family behind this 1950s North Vancouver home transformation enjoy entertaining friends just as much as cosying up to watch a movie together. A professional couple (I'll call them Jon and Anna) with two elementary school-aged sons, Anna and Jon approached us with the task of furnishing the main floor living spaces and the basement of their family home. Anna is a busy lawyer who is now working almost full time from home, and Jon works in the film industry. With full careers, two active boys, and a love of gathering, they craved a home that could support their everyday lifestyle. Design and Lifestyle Goals: Our central goal for this project was simple: to uncover the hidden potential in their home and create a family-friendly space that functioned well and flowed seamlessly. On the main floor, our clients tasked us with creating an area for the family to relax and entertain, along with crafting a work and play space for the boys. They also dreamed of a more functional and bright basement, which they envisioned as a dual purpose family room and home office for Anna. Reveal: Comfortable and Welcoming Entryway & Living Room: Imagine you are coming home, and you walk through a bright, sunny front door like this one. You are met by this entryway of calming earth and sea tones, paired with warm, natural wood flooring. You feel instantly welcomed and eager to venture further inside... The same is now true for our clients! The simple details in their entryway are thoughtfully arranged with clean lines and colourful art as the focal point, achieving a timeless and friendly aesthetic. A simply styled coffee table keeps the space feeling open and engaged. Reading material, anyone? Just beyond this living area, you get a glimpse of the second space our clients requested on their main floor... A Collected Space for Children to Work + Play: When Jon and Anna realised that their formal dining area wasn’t being used to its full potential, they imagined creating a work and play space for their boys instead. We came up with a plan to create a shared desk area with plentiful storage. This timeless natural wood desk was the perfect way to maximise surface area and give the boys plenty of space to do homework during the school year, or spend time crafting or building LEGOs during the summers. The drawers provide storage for all the wonderful items that fuel their productivity or creativity. Or both. I also love how the white floating shelves display a collection of nostalgic toys, providing just the right amount of childhood endearment to this sophisticated and functional space. This workspace now has endless possibilities for the boys, and it helps Jon and Anna keep their minds and spaces clear, too. Which brings us to... Basement Family Room & Home Office: In general, we knew we had to maximise surface area in this ‘50s home, and this was especially true for our clients’ basement. I’m happy to say that we designed an effortlessly comfortable space that focuses on family and makes it simple to settle in and work… or leave the workday behind. Welcome to this dual-function office and family room. Toward the back of the room, we strategically positioned Anna’s wraparound desk facing out into the room and gave her a wallpaper-and-art backdrop for stunning Zoom calls (she has already received glowing compliments). There is plenty of storage for easy organization including a space to store the family’s shared printer near the door… so they don’t have to interrupt “Mom” to get to it. Anna also wanted the freedom to be able to relax in this space with her family and turn her back on the work day — quite literally! The sofa is perfectly positioned backing onto the desk allowing her to do just that. We relocated an existing mustard yellow chair and used pops of the same colour to integrate it into the overall scheme. The wood armrests on this modular sectional provide surfaces for snacks and drinks where there was no room for an end table. The walnut finish carries the theme of natural comfort from the upstairs spaces down into the family room. The view from the sectional is less business and more pleasure, featuring cosy seating and throw pillows in cheerful colours and patterns. The highlight of this space? A wallpapered accent wall where we were able to achieve the high-end feel of custom built-in shelving with a simple IKEA hack. The shelves and cabinetry around the television offer plenty of much needed storage space to house family games and movies at a budget price point. This fun room is the perfect balance of work and play, accommodating and supporting our clients’ daily family adventures. What Our Clients Had to Say... This project is an incredible transformation and the perfect example of successful style mixing! This client, and now a good friend of TVL (as they all become), is a wonderfully eclectic and adventurous one with immense interest in texture play, pops of color, and unique applications. Our scope in this home included a full kitchen renovation, main level powder room renovation, and a master bathroom overhaul. Taking just over a year to complete from the first design phases to final photos, this project was so insanely fun and packs an amazing amount of fun details and lively surprises. The original kitchen was large and fairly functional. However, the cabinetry was dated, the lighting was inefficient and frankly ugly, and the space was lacking personality in general. Our client desired maximized storage and a more personalized aesthetic. The existing cabinets were short and left the nice height of the space under-utilized. We integrated new gray shaker cabinets from Waypoint Living Spaces and ran them to the ceiling to really exaggerate the height of the space and to maximize usable storage as much as possible. The upper cabinets are glass and lit from within, offering display space or functional storage as the client needs. The central feature of this space is the large cobalt blue range from Viking as well as the custom made reclaimed wood range hood floating above. The backsplash along this entire wall is vertical slab of marble look quartz from Pental Surfaces. This matches the expanse of the same countertop that wraps the room. Flanking the range, we installed cobalt blue lantern penny tile from Merola Tile for a playful texture that adds visual interest and class to the entire room. We upgraded the lighting in the ceiling, under the cabinets, and within cabinets--we also installed accent sconces over each window on the sink wall to create cozy and functional illumination. The deep, textured front Whitehaven apron sink is a dramatic nod to the farmhouse aesthetic from KOHLER, and it's paired with the bold and industrial inspired Tournant faucet, also from Kohler. We finalized this space with other gorgeous appliances, a super sexy dining table and chair set from Room & Board, the Paxton dining light from Pottery Barn and a small bar area and pantry on the far end of the space. In the small powder room on the main level, we converted a drab builder-grade space into a super cute, rustic-inspired washroom. We utilized the Bonner vanity from Signature Hardware and paired this with the cute Ashfield faucet from Pfister. The most unique statements in this room include the water-drop light over the vanity from Shades Of Light, the copper-look porcelain floor tile from Pental Surfaces and the gorgeous Cashmere colored Tresham toilet from Kohler. Up in the master bathroom, elegance abounds. Using the same footprint, we upgraded everything in this space to reflect the client's desire for a more bright, patterned and pretty space. Starting at the entry, we installed a custom reclaimed plank barn door with bold large format hardware from Rustica Hardware. In the bathroom, the custom slate blue vanity from Tharp Cabinet Company is an eye catching statement piece. This is paired with gorgeous hardware from Amerock, vessel sinks from Kohler, and Purist faucets also from Kohler. We replaced the old built-in bathtub with a new freestanding soaker from Signature Hardware. The floor tile is a bold, graphic porcelain tile with a classic color scheme. The shower was upgraded with new tile and fixtures throughout: new clear glass, gorgeous distressed subway tile from the Castle line from TileBar, and a sophisticated shower panel from Vigo. We finalized the space with a small crystal chandelier and soft gray paint. This project is a stunning conversion and we are so thrilled that our client can enjoy these personalized spaces for years to come.

Designed for the lifestyle and budget of a young married couple and growing family, this home offers a viable alternative to the generic speculative home. Occupying a small leftover developer site, just under four tenths of an acre at the end of a suburban cul-de-sac, the Lanning Residence site is anchored by a one hundred year old oak tree. The parcel, once undesirable to developers and their speculative plans, became the inspiration for the project form. Acting as both designers and builders, the decision was made early to utilize a strategy typical to most suburban construction; maximizing square footage while minimizing the building perimeter. An analysis of the surrounding suburban fabric revealed that the adjoining property lines were heavily planted. Views and window placement were organized to take advantage of the adjacent landscape while maximizing natural light. The house program is distributed within two main volumes that are connected by a translucent circulation volume. The spacious interior volumes, large windows, plywood shear walls, sheetrock, and simple details allowed for a light construction budget. Spray foam insulation and well designed mechanical systems allowed the family to reduce their monthly utility bills by over half, creating a far more energy efficient lifestyle.

ABOUT THE PROJECT: These, like many of our clients, are multiple luxury home owners. As they traveled, inspiration turned into multiple renovation phases kept cohesive with our firm's design and construction. First the kitchen was opened up for their comfort and to maximize the incredible sea & marsh vistas, then the master bed made into a bed/bath suite, then the living room modernized. RENOVATONS: The in-house kitchen design maximized both practical comfort and entertainment which included extending the island and relocating the sink to the end of the island. Condo bylaws usually limit coring through floor slabs so the island was raised to accommodate the necessary plumbing underneath. To see the incredible sunsets over the marsh, the contiguous room walls were shortened and kitchen counterspace added. We fabricated rock maple custom cabinetry in a muted washed grey stain to capture the subtle definition of the wood grain. Storage was accommodated in for a butlers pantry with pullout trays to for practical reachable convenience. The kitchen's focal point is a custom niche surround for the Thermador gas range made practical for cooking incorporated uncials and spice access. A gorgeous tile backsplash the owner selected added the final panache and glitz which also complements the Cambia quartz countertops. Appliances are a 36" subzero refrigerator, Fisher Paykel two drawer dishwasher, Thermador 36" gas range suitable for creating delicate sauces, a custom hood, and a stainless drawer microwave. MASTER BATH renovation transformed two contiguous rooms into a luxury master suite. Removing several walls, we were able to design for a spacious double sink vanity and include a personalized makeup center while fitting the new shell floor tiles seamlessly to match the master bedroom flooring. Custom cabinetry with oak match booked lateral grain drawers form a unique monolithic style that flows as a tree would from one end to the other. Satin frameless glass doors were added to the shower and water closet for an airy - spa feel, while functioning for privacy. LIVING ROOM Entertainment cabinetry were added for travel mementos and electronics along with the removal of the traditional fireplace. Relocating from their home in Brisbane, Australia with ocean views to the Pacific, our clients envisioned a refresh for their new lakefront cottage on Pine Lake in West Bloomfield, Michigan. Completed in July 2024, we created new spaces, reimagined old ones, and even swapped places for a primary bedroom and its en suite bath. Our goal was to create a serene and soothing spa- like experience for the bathroom, all while maintaining gorgeous lake views. But this reconfiguration presented some challenges. The primary bedroom was oversized, while its adjacent bath was tiny and crowded. We completely flipped the locations of the bedroom and bathroom, even rerouting plumbing over the bar in the lower level to accommodate the freestanding tub. To maximize space, we designed large, walk-in dressing pantries that are as functional as they are beautiful, and lead to the large dual custom vanity. The vanity itself is freestanding to provide access for hand towel bath hardware on its sides. The his-and-hers unit contains built-in dividers, laundry hampers and trash pullouts to maximize its function. An enclosed water closet allows for privacy in the open concept bathroom, and is placed beyond the cabinetry. The star of this space is the large enclosed wet room. As the focal point of the bathroom, its oversized tiled walls and deep built-in bench allow for a steam or soaking in the tub while enjoying stunning lake views. The wet room is spacious and serene, and perfect for an end to a Michigan winter day.
