Nestled into sloping topography, the design of this home allows privacy from the street while providing unique vistas throughout the house and to the surrounding hill country and downtown skyline. Layering rooms with each other as well as circulation galleries, insures seclusion while allowing stunning downtown views. The owners' goals of creating a home with a contemporary flow and finish while providing a warm setting for daily life was accomplished through mixing warm natural finishes such as stained wood with gray tones in concrete and local limestone. The home's program also hinged around using both passive and active green features. Sustainable elements include geothermal heating/cooling, rainwater harvesting, spray foam insulation, high efficiency glazing, recessing lower spaces into the hillside on the west side, and roof/overhang design to provide passive solar coverage of walls and windows. Sophisticated and fun were the themes in this design. This bathroom is used by three young children. The parents wanted a bathroom whose decor would be fun for the children, but "not a kiddy bathroom". This family travels to the beach quite often, so they wanted a beach resort (emphasis on resort) influence in the design. Storage of toiletries & medications, as well as a place to hang a multitude of towels, were the primary goals. Besides meeting the storage goals, the bathroom needed to be brightened and needed better lighting. Ocean-inspired blue & white wallpaper was paired with bright orange, Moroccan-inspired floor & accent tiles from Fireclay Tile to give the "resort" look the clients were looking for. This property came with a house which proved ill-matched to our clients’ needs but which nestled neatly amid beautiful live oaks. In choosing to commission a new home, they asked that it also tuck under the limbs of the oaks and maintain a subdued presence to the street. Extraordinary efforts such as cantilevered floors and even bridging over critical root zones allow the design to be truly fitted to the site and to co-exist with the trees, the grandest of which is the focal point of the entry courtyard. Of equal importance to the trees and view was to provide, conversely, for walls to display 35 paintings and numerous books. From form to smallest detail, the house is quiet and subtle.

This is a 4 bedrooms, 4.5 baths, 1 acre water view lot with game room, study, pool, spa and lanai summer kitchen.

Bathroom - rustic bathroom idea in San Francisco with beige countertops

Down-to-studs remodel and second floor addition. The original house was a simple plain ranch house with a layout that didn’t function well for the family. We changed the house to a contemporary Mediterranean with an eclectic mix of details. Space was limited by City Planning requirements so an important aspect of the design was to optimize every bit of space, both inside and outside. The living space extends out to functional places in the back and front yards: a private shaded back yard and a sunny seating area in the front yard off the kitchen where neighbors can easily mingle with the family. A Japanese bath off the master bedroom upstairs overlooks a private roof deck which is screened from neighbors’ views by a trellis with plants growing from planter boxes and with lanterns hanging from a trellis above.
