This project was a City Redevelopment Association (CRA) waterfront redevelopment site in the City of Riviera Beach, Florida. The engineering firm of Calvin Giordano had to develop a design that would meet South Florida Water Management Districts permitting requirements covering current and future water Quality and Quantity standards. Understanding that future development on this site would be creating more impervious surfaces as well as needing additional parking we were able to work with the engineer and design a permeable system that would achieve the desired results required for permitting from the District. The system was comprised of 18" of washed #4 limerock, 5" of #57 limerock, 2" of #89 and the wearing course was a 3-1/8" Eco-Holland paver manufactured by Coastal, an Oldcastle Company. The installation took place over several months by Precise Paving. The 18' wide lower promenade along the marina bulkhead consisted of 25,000 SF of 4"x 8"x 3-1/8" Holland Stone interlocking concrete paver laid by hand. The upper promenade was installed as a permeable system using 75,000 SF of 4"x 8"x 3-1/8" Eco-Holland Stone permeable paver that was also installed by hand due to the number of planter boxes, and patterns involved making a machine installation difficult. The perimeter road that encircles the new building is 30,000SF also installed as a permeable system using the same paver as the upper promenade. This area was mechanically installed by Precise Paving allowing the contractor to meet his deadlines and open the new facility on time. This gorgeous home started out with just single story, but the homeowners quickly found themselves needing more space once their grandchildren were born. The result, a second story addition featuring two bedrooms and a bathroom. The entire second story and stairs were custom built the meet the requirements of the homeowners and in the process they completed a full remodeling on the rest of the house. The remodel including the family room, living room, 3 bathrooms, hallway, kitchen and master bedroom. During the construction the beautiful and original wood floors of the home were discovered and used for the final design. All they needed was a bit of staining.

The deck features a roof extension with an automatic screened-in porch, creating a comfortable outdoor living space that keeps unwanted bugs out while allowing fresh air to flow. Ceiling fans provide relief during the summer months, while built-in heaters make the space enjoyable on cooler winter nights. Stamped concrete surrounds the deck and pool, offering durability and visual interest. The pool area is framed with a custom metal safety fence that meets all required codes without sacrificing style. To complete the project, faux grass was installed around the pool and dog run to eliminate muddy areas and create a clean, low-maintenance surface ideal for everyday use. The result is a functional, all-season outdoor living space designed for both family enjoyment and entertaining.

Elevator Addition to a Multi-Story Beach house in Folly Beach. This included structural framing & reinforcement, and concrete work to build the elevator pit in the first floor. Doors to meet code requirements were supplied and installed. Power was pulled by a licensed electrician.

A new look was created for this existing stair when the railings were updated to meet new requirements. Additional framing was installed into the railings, along with the handrail extensions at the bottom of the stair, and the biggest change; the addition of the stainless steel cables. THE SETUP The original L-shaped guest bathroom, primarily utilized by the client’s young nephews, presented several design challenges. The entry door’s placement at the top of the stairs created an awkward flow, while the lack of natural light and the sectioned-off toilet and shower area contributed to a cramped and dimly lit ambiance. One of our commercial designs was selected for this beautiful clubhouse and fitness center. The design features square wooden newels and wooden stringers finished with grey semi-gloss paint to match the vertical metal rods and handrail.
