Modern Citi Group recently completed this remarkable condo renovation project in Jersey City, tailored to meet the distinct tastes of a homeowner seeking a space that exudes feminine charm and personalized elegance. This full renovation included a complete overhaul of the look of this home, incorporating the client's very specific desires. Our design team worked closely with the client to ensure the alignment of vision and brought to life the dreams of the client. Every renovation project starts with the planning phase led by the project planners. At the at-home visit, Anna captured a 360 tour of the apartment to get accurate measurements and fast-track the project. As the project progressed, the client was able to keep track of costs and enjoy simulations on her client dashboard. The planning process went smoothly, and the client was very happy with the results. To achieve this feminine look, bespoke light fixtures and carefully selected wallpaper were installed to create a refined ambiance. Going above and beyond, the project also incorporated cutting-edge technology, including a smart toilet and bidet. Every inch of space in the home reflects the client's exact desires and taste. This comprehensive endeavor focused on transforming the residence, encompassing a full-scale renovation of the kitchen, living room, bedrooms, and two bathrooms. Set on 14 acres of private countryside, the result is an impressive, palatial, classic American style estate that is expansive in space, rich in detailing and features glamourous, traditional interior fittings. All of the finishes, selections, features and design detail was specified and carefully selected by Build Prestige Homes in consultation with our client to curate a timeless, relaxed elegance throughout this home and property. Build Prestige Homes oriented and designed the home to ensure the main living area, kitchen, covered alfresco areas and master bedroom benefitted from the warm, beautiful morning sun and ideal aspects of the property. Build Prestige Homes detailed and specified expansive, high quality timber bi-fold doors and windows to take advantage of the property including the views across the manicured grass and gardens facing towards the resort sized pool, guest house and pool house. The guest and pool house are easily accessible by the main residence via a covered walkway, but far enough away to provide privacy. All of the internal and external finishes were selected by Build Prestige Homes to compliment the classic American aesthetic of the home. Natural, granite stone walls was used throughout the landscape design and to external feature walls of the home, pool house fireplace and chimney, property boundary gates and outdoor living areas. Natural limestone floor tiles in a subtle caramel tone were laid in a modular pattern and professionally sealed for a durable, classic, timeless appeal. Clay roof tiles with a flat profile were selected for their simplicity and elegance in a modern slate colour. Linea fibre cement cladding weather board combined with fibre cement accent trims was used on the external walls and around the windows and doors as it provides distinctive charm from the deep shadow of the linea. Custom designed and hand carved arbours with beautiful, classic curved rafters ends was installed off the formal living area and guest house. The quality timber windows and doors have all been painted white and feature traditional style glazing bars to suit the style of home. The Estate has been planned and designed to meet the needs of a growing family across multiple generations who regularly host great family gatherings. As the overall design, liveability, orientation, accessibility, innovative technology and timeless appeal have been considered and maximised, the Estate will be a place for this family to call home for decades to come.

Raza and Baneen purchased their home in Schaumburg IL. knowing it needed work, but they saw the incredible potential it had with its expanse of beautiful kitchen windows and spacious floor plan. The kitchen technically functioned fine, but was desperately outdated with its honey oak cabinets and plain countertops. This family loved to cook and host parties so it was an easy decision that the kitchen remodel was the first project they needed to tackle to make their home come to life. Baneen had very specific ideas for her new dream kitchen and had been thinking about it for over 10 years! When they met Advance Design’s Project Designer Claudia Pop, Baneen felt an instant connection. “From the first meeting, I knew that Claudia would guide us without putting down our ideas,” Baneen said. The couple had two fears common among remodeling home owners: Would the project be done on time? And, would the project stay on budget? Advance Design was able to alleviate their fears early on, as Claudia shared the “Common Sense Remodeling” process. Raza and Baneen absolutely loved the custom project analysis that helped them understand how a budget could be accurately predicted and then safeguarded during the design process. “Advance Design was spot on with both the budget and the project timeframe,” Baneen said. “Overall there were no surprises, and the budget was exactly what we were quoted. The experience was phenomenal, everybody was professional, everybody was courteous, everyone was nice, everyone was friendly. It wasn't stressful for us, they still left the house in a presentable state. It wasn't like we would come home and we were bring the kids in and it was going to be hazardous." After the relationship was cemented, Raza, Baneen and Claudia began to finalize the kitchen design. The main objective was to create a functional space for preparing meals and to create an inviting space for their family and friends to enjoy, while incorporating interesting design elements such as the iconic blue island and reclaimed Chicago brick walls. Sufficient storage space was really important to Baneen, and high quality appliances were a priority. As the overall layout was being completed, together they reviewed each cabinet to determine exactly what would be stored there. Because cooking was a high priority for this family, Claudia incorporated spice racks close to the range and included two mixer lift shelves for their larger countertop appliances. The focal point of the kitchen is the striking blue island constructed from custom colored Dura Supreme cabinets. Designed with decorative shelving and a highly functional prep sink. The couple loves the “galley” prep sink, it adds even more functionality and significantly shortens preparation and cleaning time. This island also includes a 24" Bosch Dishwasher with matching panel to blend in. "Aesthetically, and in terms of functionality, the island everything I imagined," Baneen said. "I love how beautiful it looks and how functional it is. It just brings everybody together." The Praa Sands Quartz countertop with an ogee edge profile provides excellent contrast by blending it's subtle tones with the outer cabinetry. It ties the island together with the rest of the space. Overlooking the beautiful backyard through spacious windows, the crisp white farmhouse sink is something that Baneen envisioned in her kitchen for years. Two tones of Dura Supreme Cabinetry were used throughout the rest of the kitchen. Chestnut Cherry cabinets grace the range and decorative range hood and as panels over the Wolf refrigerator and freezer. Antique White cabinets surround the perimeter, creating a warm balance that beckons guests into the softly rounded space. Drawing the eye immediately to the custom wood hood hiding a powerful 1,500 CFM ventilation system and spectacular 60” Duel Fuel Wolf range, a creatively patterned Tessen in Café & Brine backsplash detail stands out from the white subway tile backsplash spanning the outer walls. The vibrant space reflects the lively personality of the family who now loves spending time both cooking and enjoying this kitchen as a family. “The end result is a beautiful and extremely functional kitchen that is able to handle a growing family, lots of parties and lots of cooking,” Claudia said. “Advance Design was wonderfully professional and a pleasure to work with. They catered to what my needs and ideas were, while skillfully guiding us to make the right choices where we seemed lost,” Baneen said.

Malibu Glass Box House by Klopf Architecture Following the devastating Woolsey Fire of 2018, the site in Malibu offered a unique opportunity to rebuild not just a home, but a new architectural composition that highlighted the property’s potential while navigating strict fire-rebuild codes in the area. Designed by Klopf Architecture, this project embraced a set of limitations and translated them into an architectural asset. The city’s fire-rebuild process required the new structure to remain close to the original footprint, size and bulk, a constraint that ultimately clarified the architectural direction. Perched near the front of a long, narrow lot, the new home frames and overlooks a private, park-like rear expanse, an uncommon luxury especially in this part of Malibu . Without a fixed program, the design process allowed for a different kind of creative focus allowing Klopf Architecture the opportunity to explore how a modernist home could best respond to this site. The team approached the project not with a list of requirements, but with a question: How might a modernist live here? What spatial qualities would inspire calm, connection, and a sense of wonder in this setting? The process became less about problem-solving and more about architectural storytelling—letting the site, the light, and the principles of modern design guide the form and flow of the home. The response emerged in the form of a glass-box pavilion, an open, Mid-Century Modern inspired living, dining, and kitchen space that floats at the edge of the property’s natural descent. Connected to the more enclosed, private areas of the home by a glass-walled hallway, the living pavilion becomes a distinct centerpiece of the design. It opens on all four sides to the landscape with decks and patios on the flanks, an internal garden and water feature to the north, and a dramatic unguarded view of the expansive backyard and ocean horizon to the south. Because of the mandated footprint, careful planning was required to ensure every space could still engage with light, landscape, or both. Strategic voids in the form of atriums and courtyards allow daylight to filter deep into the home’s core, while offering moments of surprise and retreat. These design gestures allow natural light to filter deep into the interior, creating a sense of brightness and openness throughout the day. At the same time, they expand the perceptual boundaries between inside and out, making the home feel more expansive while anchoring its connection to the surrounding landscape. The siting of the house is what gives it its unique character. Rather than receding into the backyard like the neighboring homes, the house holds a slight prominence. From the central living pavilion, stepping down into the landscape feels more like entering a secluded park where a separate existing accessory structure, trail, and recreational areas await. The home’s modest street presence gives way to this unfolding drama of space, view, and nature. Fire-resilient materials and assemblies are integrated seamlessly throughout including triple-pane glazing, under-slab and roof insulation, and locally sourced fire-rated cladding ensure the house not only meets Calfornia’s rigorous wildland-urban interface (WUI) standards, but feels effortlessly aligned with them. While technical decisions like fire-hardening and mechanical systems presented some construction challenges, particularly around the cantilevered glass box, the team found a functional compromise that preserved the integrity of the design. Inside, a restrained palette and exposed post and beam design celebrate the ethos of mid-century modernism. A central circulation spine extends from the entry to the rear glass wall, offering a continuous visual link from street to ocean. Spaces such as the library and office, though more intimate in scale, are never cut off from nature as each opens to its own unique courtyard or garden view. Though born out of a strict regulatory framework and developed without a specific client, the rebuild design unfolded with remarkable clarity. Grounded in site logic, refined by limitations and an emphasis on timeless spatial relationships – light, proportion, and a strong connection to nature, the resulting design feels both effortless and uplifting. The home lives lightly on the land, opens generously to its surroundings, and strikes a careful balance between privacy, openness, and calm. For Klopf Architecture, it stands as a compelling case study in how site, code, and circumstantial constraints can inspire enduring, modernist architecture. With years of experience reimagining mid-century modern design for how people live today, the firm took the project’s limitations as an opportunity. The result is a home shaped by open, flowing spaces, strong indoor-outdoor connections, and a calm, clear sense of structure. It’s a good reminder that even with strict constraints, there’s still room for architecture to breathe—and for modernism to keep moving forward. Waterview Times Two It is all about view here where river meets sea. The “new home” (actually an addition) is well-positioned on the site. Views are framed in traditional double hung windows with a six lites over one lite configuration. The waterside elevations are clad in a variety of multi-leaf sliding glass doors for view and access to the outdoor decks. For these glass panels, a simple “top row” of lites fits the bill. Here they seem to say, “I’m a traditionalist, but I’m walking a modern edge along the shore to promote better view, light and connection to the water.” The views require no detailing or enhancements, but the house does. The roofline is unmistakably traditional. It keeps the roof line low, a must for a structure designed to conform with the FEMA prescribed BFE (Base Flood Elevation.) The exterior comes to life thanks to generous trim at the rake, fascia, soffits and frieze boards of the traditional gambrel roof. A skin of cedar shingles at 5” exposure reinforces the site-specific design. As you look around everywhere on this vacation peninsula, you’ll notice the consistency of weathered shingled exteriors. Its “dormered” second floor is tucked nicely in the roofline to also make sure it fits within the context of the neighboring older homes. Because the coastal FEMA regulations pushed our home higher from the surrounding ground and safely from the impending storm surges, expansive decks extend along the water side. The decks are our de facto landscape and outdoor rooms. They are positioned vertically two stair risers below the finished first floor. The drop in deck heights preserves interior views over furniture and guests from inside the home. Steel cable railings provide a see-through safety “guard” as required by the building codes. The open plan on the interior provides the perpetual connection to the water. View dominates and directs the floor plan. Symmetrical window groupings will organize the first-floor plan. There will be plenty of space to handle the guests, but its mission is to provide good order for day to day living for just the homeowners themselves. Beds on the upper level are positioned with view in mind too. Waking up to the sun reflecting off the water is opportunity not to pass up.
