Challenges: This was the homeowners’ third residence in the area for which we supplied products, and it was indeed a unique challenge. The client wanted as much of the exterior as possible to be weathered wood. This included the shutters, gates, fascia, soffit, handrails, balcony newels, massive columns, and arched openings mentioned above. The home’s Gulf-front location makes rot and weather damage genuine threats. Knowing that this home was to be built to last through the ages, we needed to select a wood species that was up for the task. It needed to not only look beautiful but also stand up to those elements over time. Solution: The E. F. San Juan team and the talented architects at KVA settled upon ipe (pronounced “eepay”) for this project. It is one of the only woods that will sink when placed in water (you would not want to make a boat out of ipe!). This species is also commonly known as ironwood because it is so dense, making it virtually rot-resistant, and therefore an excellent choice for the substantial pieces of millwork needed for this project. However, ipe comes with its own challenges; its weight and density make it difficult to put through machines and glue. These factors also come into play for hinging when using ipe for a gate or door, which we did here. We used innovative joining methods to ensure that the gates and shutters had secondary and tertiary means of support with regard to the joinery. The photos on this page are of a Sandstone Kitchen floor at a house in the High Green suburb of Sheffield. The Sandstone tiles looked grubby and needed some love and attention. Our client was getting fed up trying to keep the stone clean, particularly around the kitchen area where cleaning didn’t seem to make much. You can see how dirty it had become on the before picture below, this is stark contrast to the middle of the of the kitchen where the portable kitchen island normally sits. I went to the property to get a better look at the problem floor and carried out a small test clean to see which products and methods would have the best impact. The patch came up really clean without much difficulty, so I was confident on being able to restore its appearance. It was clear to me the original protective sealer had worn off and dirt had become ingrained in the pores of the stone where it was proving difficult to remove. My client was very encouraged by the test clean initial result and agreed to go ahead with the quote. We arranged a suitable time to carry out the work on a day when the family would be out of the way. I started by taping up the area to make sure the skirting and woodwork were protected from splashing. Once done a strong dilution of Tile Doctor Pro-Clean was sprayed onto Sandstone tile and grout. It was left to dwell for approximately ten minutes to help break down all the grime and dirt and was then worked into the stone using a rotary floor machine fitted with a stiff bristled brush. This method totally transformed the dull sandstone, the stunning sandstone colours started to leap out and I could see the stone was well on its way to being transformed. The floor was then rinsed several times with water and the now soiled cleaning solution carefully removed with an industrial wet vacuum. With the floor clean I inspected all the tiles and repeated the process until I was happy the floor was total clean. I should mention It’s not always this easy to clean a stone floor and quite often I find myself having to utilise all sorts of products and methods before I’m totally satisfied it’s as clean as it could possibly be. With the cleaning done I left the floor to dry out overnight aided with heaters and air blowers. I returned to seal the floor the next day checking first that the stone was dry with a damp meter. Leaving the blowers on overnight had helped and the readings I took from the floor confirmed it was now ready for sealing. Earlier I had discussed the different types of sealer available with my clients and they had chosen to have the floor sealed with Tile Doctor Seal & Go. This works really well on Sandstone, enhancing its appearance, improving colour and of course adding protection to the stone to prevent grime and dirt stuck in the pores of the stone. Several coats were applied until I could see if was fully sealed and the right level of finish had been achieved. Sealing a floor can take some time as you need to allow each coat to dry before applying the next. Once done the floor looked meticulously clean and the new sealer had added a lovely subtle sheen to the stone. My client was very please with the transformation and left the following feedback. ‘Very professional approach, friendly, and offered great advice throughout the job. Very pleased with the finish Cheers Matt we will see you again’ One of the problems we find with many homeowners is that for cleaning they use strong bleach-based cleaning product on their sealed tiles, and this actually strips off the sealer leaving the stone vulnerable to ingrained dirt. My client had recently moved into a bungalow in Godalming where they inherited the Limestone tiled kitchen floor pictured below. The previous owner had not looked after the floor very well and by the time they moved in it was pretty filthy. Limestone is a natural but porous stone where, unless sealed, attracts dirt into its tiny holes and as you would expect Cream Limestone shows the dirt easily. The protective seal had long since worn off this floor and was now ingrained with dirt it was now looking permanently dirty. Before quoting I conducted a small test clean to work out the best method to renovate the stone and this also gives the client a good idea of how the floor will look after its finished. They were delighted with the initial result and happy with my quote gave me the go ahead. On arrival first I helped the customer remove his tables and chairs and I then set about tapping up the plinths in the kitchen and the skirtings to protect them from cleaning solutions and equipment. The cleaning equipment I have invested in works more efficiently in open spaces, so it’s worth spending time at the beginning preparing the area first. Next, I used a deck brush to apply a mixture of water and Tile Doctor Pro-Clean to the dirtiest tiles. Tile Doctor Pro-Clean works well when left to dwell for ten minutes or so. I also applied the same product to the grout over half the room so it could get a head start breaking down the dirt. Then using a stiff brush, I scrubbed the grout clean. Once it was worked loose, I extracted the now dirty solution with a wet vacuum. With the grout clean I turned my attention back to the tiles with where the Pro-Clean had been left to soak in. Giving them a quick brush, I noted that what appeared to be permanently ingrained dirt had now come loose. To get the tiles really clean I used a 17″ rotary machine fitted with diamond encrusted buffer pads. This removes the tiny dots of dirt on the stone and with it comes any existing sealer and dirt. A set of four burnishing pads were used, starting with a 400-grit, and finishing with a 3000-grit pad. The first 400-grit pad is coarse, and the grits become smoother as you work through the set. Water is used to lubricate the process and the released dirt is extracted in-between using the wet vacuum mentioned earlier. This process does take time but by the end of day one the floor was looking a lot better. The next step is sealing however the floor needs to be bone dry for that, so I left a couple of industrial fans in place and left the Limestone to dry off overnight. Returning the following day my first job was to ensure the floor was dry by taking multiple moisture readings with a damp meter. The readings were good, so I was able to make a start applying the sealer which for this floor was Tile Doctor Ultra Seal. Ultra-Seal is an impregnating sealer that soaks into those small holes in the stone I mentioned earlier, I occupies the pores thus preventing dirt from becoming ingrained. The other feature of this sealer is it doesn’t change the appearance or colour of the stone leaving it with a very natural finish. Two coats of sealer were applied, leaving the seal to dry between each coat. After the final coat was dried, I gave it a final polish with a soft nylon pad and the floor was finished. Before leaving we discussed after care which for this floor, I recommended Tile Doctor Stone Soap and I requested that the customer to stay out of the kitchen for a couple of hours while the sealer cured. This enquiry from Neath came from an elderly gentleman who was moving into a care home in the near future and wanted his Victorian tiled hallway renovated before the property went on the market. He mentioned he didn’t think it was that dirty however it could do with a clean and reseal. We arranged to call in one morning and take a look at the tiles and whilst there we completed a test clean so we could provide an accurate price for renovating the floor. For the clean I applied Tile Doctor Pro-Clean, the purpose of this was to see whether and how fast the dirt would shift and also to get an idea of the condition of the floor beneath the layer of dirt. The test clean went well and the owner was happy to accept our price and suggested that as we had already made a start we might as well continue. Fortunately, there were two of us that day and I only had a couple of other quotes in the area, so I was able to crack on. I should mention this work was done at the beginning of 2020 before the COVID-19 lockdown. All sorts of detritus gets walked into hallways so we began by using a hand held scraper to take off any anything that sat upon/above the floors surface. This also makes the cleaning process that little bit easier for us. The earlier test clean had enabled us to establish which cleaning methods and products would work best on the floor so it was just a question of putting the plan into action. The process involved applying a strong dilution of Tile Doctor Pro-Clean to the floor, leaving it to soak in for ten minutes and then working it with a coarse 400-grit diamond pad fitted to a rotary buffer. More water was applied for lubrication where required and the soil produced afterwards was rinsed off and extracted with a wet vacuum. The pad is encrusted with industrial diamonds and cuts into the tile and removes a very thin layer leaving the tile very clean. After extracting the soil, the floor was inspected, and we noticed that there were a few tiles throughout the floor that needed more work. To deal with these we used hand-held diamond blocks of varying grits to remove the ingrained dirt and bring the tiles back to life. The client was over the moon with the results of the cleaning and we scheduled a date of the following week to come back and seal the tiles. We also discussed sealers and he had asked if we could leave the floor with a shiny finish. With that in mind we recommended Tile Doctors Seal and Go which works really well on Victorian tiles. It is also water based and so doesn’t produce a smell as it dries. On our return the floor was given a quick wipe down and once dry sealed with four coats of Tile Doctor Seal and Go which will add protection and make them easy to keep clean. This customer from Bedford, the county town of one of England’s smallest counties Bedfordshire, called me out because they have bought a house and, upon lifting the glued down carpet, had discovered a beautiful Victorian tiled floor. They decided to call me in to see if this original feature could be restored to its former glory having already tried household products to remove the glue and clean the tiles with limited success. We often find customers who discover old tiles under carpet or linoleum struggle with the standard cleaning products available in supermarket which are only designed for everyday cleaning. The products Tile Doctor sells are far stronger; naturally however to achieve the best results it also helps if you have the right equipment, knowledge and experience and that where we come in. I popped round to take a look at the floor and having tackled quite a few of these restorations before was confident we could restore the floor so a quote was given and the work was booked in for the next week. My first course of action was to vacuum the floor to remove any loose debris. This gave me a better picture of the condition of the floor overall, and so I could assess how best to proceed. I opted for our tried and trusted method of applying a diluted solution of Tile Doctor Pro-Clean, which is a very reliable high alkaline cleaner suitable for all types of natural stone and tile. The solution was applied with a pump-up sprayer and left to dwell for 20 minutes to seep into the pores of the tile. Next, I worked the solution into the tiles using a black scrubbing pad fitted to a rotary machine and hand brushes. The resulting cleaning slurry was then rinsed off – and I found that this had removed most of the glue and surface dirt. There were a few stubborn deposits of glue remaining, but I was able to remove them by using hand brushes and scrapers in combination with Tile Doctor Remove and Go, which is as its name suggest can remove most things including old sealers, epoxy grout haze, urethane coatings, synthetic finishes, adhesives and event paint. Even after this there were still some patches of glue, so I decided to spray the whole floor with Remove and Go and worked it into the stubborn areas with brushes. I left it to dwell for 15 minutes and then rinsed the floor with a wet pick-up extraction machine. This did the job and the floor was left fresh and clean, ready to be sealed once it had dried. The floor was left to dry for several days, which is typically necessary for old tiled floors that don’t have a damp proof membrane installed. The customer wanted the floor to look traditional and therefore requested a matt finish. This was achieved by applying two coats of Tile Doctor Colour Grow, which is also breathable thereby allowing any damp to evaporate as gases through the sealer, without affecting the finish. As I previously mentioned, floors of this age can sometimes have damp issues, so this sealer is ideal for these older floors. Colour Grow is an impregnating sealer, meaning it penetrates the pores of the stone to fill them and prevent trapped dirt. It also intensifies the colours in the tiles to really bring them to life. The customer was shocked and amazed by the great results as she thought nothing could be done to restore such an old floor. This couple, who live in the seaside resort of Brighton, had purchased their house four months before Christmas and wanted to have the fantastic Terracotta tiled floor in the kitchen and conservatory looking its best before the festive period, since they had family visiting. The floor was looking washed out and it was clear the sealer had failed in the high traffic areas and was now allowing dirt to penetrate into the pores of the tile making it difficult to clean. We often get calls from new home owners keen to put their own stamp on a property shortly after moving in; stone floors rarely come with cleaning instructions so if you have a stone floor it makes sense to get in touch, so we can advise you on how best to maintain it. We provided a quote which included stripping the floor of old sealers, cleaning, oiling and then sealing it again to restore cleanliness and character to the Terracotta. There was a lot to do and two areas to clean so I anticipated it would take four days to complete. Having accepted the quote our first task upon returning to the property was to give the Terracotta tiles a deep clean and remove any remaining sealer present on the tile. This was achieved by applying a strong combination of Tile Doctor Pro-Clean and Tile Doctor NanoTech HBU to the tiles and then covering it in a plastic sheet, so it wouldn’t dry out. This method allows the products to really soak into the pores of the Terracotta and draw out the dirt. I should also mention that Pro-Clean is a very effective Tile and Grout cleaner whilst HBU enhances it by adding nano-sized cleaning particles. The plastic blanket was left in place for a few hours before being peeled off and then the cleaning products scrubbed into the tile and grout using a black pad fitted to a rotary floor machine and hand brushes. The now soiled product was rinsed off with water which was then extracted using a wet vacuum. The floor was inspected, and stubborn marks spot treated until the floor was clean. After thoroughly cleaning the Terracotta over two days, we left the floor to completely dry off over the weekend. The tiles would need to be sufficiently dry to receive fresh sealant, as excess moisture can cloud the sealant and prevent it from working correctly. When we returned to the property, we proceeded to apply Tile Doctor Stone Oil to the tiles. Stone Oil is a sealer which restores the colour and texture of tiled floors, as well as mechanical strength once cured. We applied a single coat of the Stone Oil before topping it up with multiple coats of Tile Doctor Seal and Go, a topical sealer which provides a high-quality sheen finish to help accentuate the appearance of the Terracotta tiles as well as adding protection. You can see the results of the restoration below. The couple were so impressed that they have now agreed to have Tile Doctor visit once a year (at a fraction of the cost of the original restoration) to complete a maintenance clean. Obelisk was awarded a special mention for the Young & Design at the International Milan Furniture Fair, won the Inside IDEA Awards for product and has now been specified worldwide for prestigious architectural projects and installations including the famous Denver Art Museum.

This customer, who lives in East Byfleet had been experiencing difficulties in keeping her fantastic Travertine tiled kitchen floor in good condition. Over the years it had suffered from a heavy build up of dirt and oily stains, not to mentioned a number of cracks and small holes. Needless to say, the customer was keen to restore the Travertine tiles to their former glory. To begin the restoration, I applied Tile Doctor Remove and Go across the entirety of the large tiled area. This heavy duty remover breaks down any old sealers and other coatings, leaving the area ready to cleaned or, in this case, burnished. Burnishing is a method for cleaning and polishing certain types of high-end stone, including Travertine, Marble, and Limestone. Our burnishing system involves the application of four diamond encrusted pads of varying grits. Firstly, I applied the Coarse grit pad, which helps to break down any dirt and stains on the surface of the tiles. Then, I worked my way through the Medium, Fine, and Very Fine pads, using a little water as lubricant, to gradually refine the polish on the Travertine. It was then rinsed and left to dry. To round off the first day of work, I filled any cracks and holes using our two-part resin system which greatly improved the look of the tile. The following day I returned to the property to seal the tiles checking first that the floor had dried. All was well so I proceeded to seal the floor using our colour intensifying impregnating sealer Tile Doctor Colour Grow. Once that was dry, I added the finishing touches by buffing the floor with a soft white buffing pad. As you can see from the photographs, the combination of a fresh seal and polish worked wonders. We did such a good job with the floor that the customer asked if we could also improve the appearance of their natural stone fireplace which was suffering from bad rust and oil stains however I do a separate write up on that. It’s not often that we get called abroad for a job, but when we do, it’s always a fantastic experience. We have done a few jobs abroad in the past, including the restoration of Terracotta tiled restaurant floor at a hotel in Addis Ababa, Ethiopia. This job was closer to home at a chateau in the town of Arcis-le-Ponsart near Reims, located in the Champagne-Ardenne region of North Eastern France. As its name suggests, the Champagne-Ardenne region is famous for its champagne. The owner of the chateau was, in fact, an English property developer. He asked us to work on two floors: a Terracotta tiled hallway, and a French Victorian tiled floor. The French style of Victorian tiles are actually made of encaustic cement rather than clay, so we were excited to have the chance to work on something a bit out of the ordinary. It was going to be a long trip, so after packing the van with the necessary equipment and Tile Doctor products Heidi and I set off to France via the Channel Tunnel. Fortunately, we avoided any disruptions both on the way there and the way back! On arrival at the chateau, we immediately spent two hours running tests on the two floors to determine the most effective processes. We had four days in which to complete the job, so it was essential to make sure our methods were correct before beginning to avoid any unwelcome surprises later on! After running the tests, we set about cleaning the Victorian tiles using a combination of clean water and diamond burnishing pads. No damage was done to the tiles, and they polished up well. Following the cleaning process, we began sealing the floor using Tile Doctor Colour Grow, a sealer which helps to bring out the colour in the stone while also providing durable surface protection. We were only able to apply one coat of sealer, however, as the second coat kept smearing, preventing the shine from settling in – this was despite testing the process earlier. Nonetheless, we resolved to polish off the one coat we could apply with a fine burnishing pad. Thankfully, the results were still very good. The Terracotta tiled hallway had no sealer, and so it had, over time, become very dirty. We cleaned the tiles using a solution of one part Tile Doctor Pro Clean to five parts clean water, in combination with a couple of black burnishing pads. As you can see from the pictures, the combination really helped to lift out the ingrained dirt, leaving the tiles looking at their best again. The floor took three days to dry completely before we could begin the sealing process. Once the floor was dry enough to seal, we applied eight coats of Tile Doctor Seal & Go, which is suitable for use on a variety of internal, unsealed porous surfaces. It was a long and exhausting week but the client was delighted with the results on both floors and left the following comments, he also mentioned using Tile Doctor in the future to work on the other properties he is developing. “Thanks for yours and Heidi’s work in renovating our floors. It was also great to meet you guys and I hope you have enjoyed your visit to champagne and will come back some time. “

TER won an honorary mention as a part of the YAC’s Calamity Atelier Competition, in addition to the prestigious A' Design Award for Interior Space & Exhibition Design 2019-2020. The Calamity Atelier competition was based in the art forest of Arte Sella in northern Italy that was in recent years destroyed by a storm. The focus was to bring back life to the forest through the design of a number of spaces. Design concept description: Stability is a universal value one seeks to reach in their lifetime. Given the recent events that shook the core of Art Sella, the basis of its recovery should be in the form of a stable foundation. The design concept of TER, Malga Costa’s new restaurant expansion, derives from 3 main ideas: 1. What does a “stable” space feel like? Psychologically and physically. 2. The connection between the forest land and the food that is served at the restaurant. 3. How to integrate this space harmoniously into the forest in a way in which it will live cohesively with the neighboring artwork, nature, and people. The idea of stability is translated through mass, shape, and materials. Different from most of the forest’s artwork, TER looks like a massive boulder rearing in the forest. The stone exterior makes up the majority of the interior as well, acting as its base material. With the materials, there is a clear balance of old and new. The old acts as the foundation and pays homage to the area’s roots whereas the new alludes to a burgeoning future. Together, they play a game of layering and develop throughout the space. The connection between the land and the food comes through the method of cooking in the restaurant- which is campfire cooking. In the center of the plan, there is an open outdoor space that is used to cook foods on an open fire. The plan is designed in a circular motion around the open space in order to fully commit to this concept. Everyone in the four areas of the restaurant can view and enjoy the chefs at work, creating a seemingly interactive dining experience. The restaurant blends into its surroundings by acting as another rock in the landscape. It is differentiated by the smoke arising from its center, which creates a sense of allure and intrigue. It’s a sight that draws people in toward the center – reestablishing the core essence of Art Sella.
