Updating of this Venice Beach bungalow home was a real treat. Timing was everything here since it was supposed to go on the market in 30day. (It took us 35days in total for a complete remodel). The corner lot has a great front "beach bum" deck that was completely refinished and fenced for semi-private feel. The entire house received a good refreshing paint including a new accent wall in the living room. The kitchen was completely redo in a Modern vibe meets classical farmhouse with the labyrinth backsplash and reclaimed wood floating shelves. Notice also the rugged concrete look quartz countertop. A small new powder room was created from an old closet space, funky street art walls tiles and the gold fixtures with a blue vanity once again are a perfect example of modern meets farmhouse.

What is Americana in today's time? The classical American ranch home has withstood the test of time and saw many styles and many designs change it every decade or so. Today we present to you our take on modern time Americana. We enclosed the small front porch area to create an interior atrium/mud room with a built-in beach with shoes storage drawers and a door leading to the garage. As you walk in you will see the fireplace with its new stone facade and wooden mantel above. Notice the design is a semi-open floor plan. A floating wall (not connected to any other walls) divides the kitchen and the living room but is still open to be able to enjoy circular movement around the house when entertaining. The kitchen is a combination of sage color with Alder wood accent cabinets and island. some cool cabinets feature like hidden garage appliances with pull out bases. extra deep base cabinets and beautiful Dekton stone countertops. This stone is almost indestructible when it comes to kitchens. The 200sq addition at the back allowed us to enlarge the master bedroom and the old bathrooms where all aligned the extension allowed us to build an additional powder room as well. A good size walk-in closet was added as well with a new master bathroom service the enlarged master bedroom. The result is what we consider today’s Americana for the classical ranch homes.

Contemporary restoration of a Mid-century modern bathroom in an architecturally designed house from he 70's in the city of Altadena. Using the brown colors for this bath continues the color scheme of the house, recessed 3" molding between the ceiling and the wall create a detached look. unique ceramic tiles with baked in metal powder create great reflecting effects on the vertical trim tile lines in the bath\shower combo. The Granada Hills ADU project was designed from the beginning to be a replacement home for the aging mother and father of this wonderful client. The goal was to reach the max. allowed ADU size but at the same time to not affect the backyard with a pricey addition and not to build up and block the hillside view of the property. The final trick was a combination of all 3 options! We converted an extra-large 3 car garage, added about 300sq. half on the front and half on the back and the biggest trick was incorporating the existing main house guest bedroom and bath into the mix. Final result was an amazingly large and open 1100+sq 2Br+2Ba with a dedicated laundry/utility room and huge vaulted ceiling open space for the kitchen, living room and dining area. Since the parents were reaching an age where assistance will be required the entire home was done with ADA requirements in mind, both bathrooms are fully equipped with many helpful grab bars and both showers are curb less so no need to worry about a step. It’s hard to notice by the photos by the roof is a hip roof, this means exposed beams, king post and huge rafter beams that were covered with real oak wood and stained to create a contrasting effect to the lighter and brighter wood floor and color scheme. Systems wise we have a brand new electrical 3.5-ton AC unit, a 400 AMP new main panel with 2 new sub panels and of course my favorite an 80amp electrical tankless water heater and recirculation pump.

If the exterior of a house is its face the interior is its heart. The house designed in the hacienda style was missing the matching interior. We created a wonderful combination of Spanish color scheme and materials with amazing furniture style vanity and oil rubbed bronze fixture. The floors are made of 4 different sized chiseled edge travertine and the wall tiles are 3"x6" notche travertine subway tiles with a chair rail finish on top. the final touch to make this powder room feel bigger then it is are the mirrors hanging on the walls creating a fun effect of light bouncing from place to place. Clean as clean can be. This super bright and white bathroom is a perfect design for whomever wants a easy on the eyes color scheme and a feeling of cleanliness. The bathroom was constructed as an addition to the master bedroom. The vanity and the toilet are floating and mounted to the wall to give a light weight feeling and openness. the huge double shower is perfect for two people to enjoy simultaneously and the curbless design (no step in) \ the open walk in area makes it easy and fun to use. the floor tile are the contrasting touch and together with the peitra gray top of the shower benches give the color punch that a white bathroom needs.

Today’s investment landscape in California features a surge in transforming single-family lots into vibrant multi-family residences, facilitated by recent SB9 and ADU laws. This project exemplifies how a modest 6,750-square-foot lot can accommodate a 1,500-square-foot primary home alongside a 2,500-square-foot duplex, seamlessly integrating design, functionality, and neighborhood aesthetics. The primary residence underwent a meticulous interior transformation, evolving from a 3-bedroom, 1.5-bath layout into a spacious 4-bedroom, 2-bath home. Strategic reconfigurations centered around creating an expansive great room—an open-concept space adorned with vaulted ceilings—where the kitchen, dining, and living areas converge into a magnificent communal zone. Exterior updates further distinguish the property. The front and side yards are enclosed with fencing and privacy hedges, linked by concrete pathways that enhance outdoor functionality while compensating for backyard space lost during renovations. The exterior façade was refreshed with darker tones, deliberately contrasting with the duplex to emphasize architectural separation. Designed to preserve the suburban charm, the duplex visually mimics a single-family home from the street. Its facade creates an illusion of a two-story residence, maintaining harmony within the neighborhood fabric. The main unit, developed under SB9 guidelines, features three bedrooms and two bathrooms, with a luxurious parents’ suite situated upstairs. Downstairs, two bedrooms share a full bath, creating a balanced family-oriented layout. The duplex’s interior boasts 9-foot ceilings throughout, elevating the sense of space and openness. The design thoughtfully places the kitchen at the front, inviting guests into the home, while stairs on the right lead to the private upstairs bedroom suite. The ADU offers a two bedroom and two & half baths. the unit is accessible via a private side entrance with a dedicated walkway. Its layout includes a ground-floor living room, a galley kitchen, and a discreet powder room beneath the stairs, designed to contain guest traffic and maintain privacy upstairs. The upstairs bedrooms each feature luxurious bathrooms with expansive showers, adding an element of modern elegance. Both units enjoy thoughtfully landscaped outdoor spaces—private patios, backyard areas, and gated front yards—creating welcoming environments for residents and visitors alike. This project exemplifies innovative urban infill solutions, blending architectural elegance with legal compliance and community harmony—an inspiring blueprint for the future of residential development in California.

A run down traditional 1960's home in the heart of the san Fernando valley area is a common site for home buyers in the area. so, what can you do with it you ask? A LOT! is our answer. Most first-time home buyers are on a budget when they need to remodel and we know how to maximize it. The entire exterior of the house was redone with #stucco over layer, some nice bright color for the front door to pop out and a modern garage door is a good add. the back yard gained a huge 400sq. outdoor living space with Composite Decking from Cali Bamboo and a fantastic insulated patio made from aluminum. The pool was redone with dark color pebble-tech for better temperature capture and the 0 maintenance of the material. Inside we used water resistance wide planks European oak look-a-like laminated flooring. the floor is continues throughout the entire home (except the bathrooms of course ? ). A gray/white and a touch of earth tones for the wall colors to bring some brightness to the house. The center focal point of the house is the transitional farmhouse kitchen with real reclaimed wood floating shelves and custom-made island vegetables/fruits baskets on a full extension hardware. take a look at the clean and unique countertop cloudburst-concrete by caesarstone it has a "raw" finish texture. The master bathroom is made entirely from natural slate stone in different sizes, wall mounted modern vanity and a fantastic shower system by Signature Hardware. Guest bathroom was lightly remodeled as well with a new 66"x36" Mariposa tub by Kohler with a single piece quartz slab installed above it.

An original 1930’s English Tudor with only 2 bedrooms and 1 bath spanning about 1730 sq.ft. was purchased by a family with 2 amazing young kids, we saw the potential of this property to become a wonderful nest for the family to grow. The plan was to reach a 2550 sq. ft. home with 4 bedroom and 4 baths spanning over 2 stories. With continuation of the exiting architectural style of the existing home. A large 1000sq. ft. addition was constructed at the back portion of the house to include the expended master bedroom and a second-floor guest suite with a large observation balcony overlooking the mountains of Angeles Forest. An L shape staircase leading to the upstairs creates a moment of modern art with an all white walls and ceilings of this vaulted space act as a picture frame for a tall window facing the northern mountains almost as a live landscape painting that changes throughout the different times of day. Tall high sloped roof created an amazing, vaulted space in the guest suite with 4 uniquely designed windows extruding out with separate gable roof above. The downstairs bedroom boasts 9’ ceilings, extremely tall windows to enjoy the greenery of the backyard, vertical wood paneling on the walls add a warmth that is not seen very often in today’s new build. The master bathroom has a showcase 42sq. walk-in shower with its own private south facing window to illuminate the space with natural morning light. A larger format wood siding was using for the vanity backsplash wall and a private water closet for privacy. In the interior reconfiguration and remodel portion of the project the area serving as a family room was transformed to an additional bedroom with a private bath, a laundry room and hallway. The old bathroom was divided with a wall and a pocket door into a powder room the leads to a tub room. The biggest change was the kitchen area, as befitting to the 1930’s the dining room, kitchen, utility room and laundry room were all compartmentalized and enclosed. We eliminated all these partitions and walls to create a large open kitchen area that is completely open to the vaulted dining room. This way the natural light the washes the kitchen in the morning and the rays of sun that hit the dining room in the afternoon can be shared by the two areas. The opening to the living room remained only at 8’ to keep a division of space.

Contemporary interpolation to a classical bathroom. The materials used here is Marble... yes Marble! we have gray sandblasted marble on the floor in Versailles pattern to give the bathroom floor depth and sensation of space, we used pure high grade Thasos marble cut to 18x6 too be placed in a staggered pattern (brick pattern) Just look at that pure white marble look. To finish the edges installation of a pencil liner from same material and to add some trim a gray marble linear trim line was installed with same color pencil liner to border it. The classical furniture vanity comes in dark gray to compliment the flooring and the top is the classical Carrara marble material. Notice the bi-fold doors on the right, looks like a linen cabinet but it’s not. Due to lack of space in the house (this is a small craftsman home in the hills of Glendale) we were requested to bring the laundry from the basement to the house and so we did. Those bi-fold doors you are looking at are hiding the stackable washer and dryer. To finish everything off all the fixtures are in a great Kohler vibrant polished nickel finish.

Metropolis Series Custom Framed Shower Enclosures

The combination of Rustic and Craftsman styles with a modern add-on of high end appliances and a modern layout created this masterpiece of a kitchen. The cabinets are painted off-white with antique glazing on it and the island is completely built from 100 year old reclaimed wood. the hardware is distressed iron finish and a black cement farmhouse sink all add to the story this kitchen tells. The full height pantry wall holds the 36" fridge, a built-in microwave space, the built-in espresso machine and a hidden door to the laundry room hiding in a room behind. We have intentionally did only 2 small wall mounted cabinets and instead opt with two 92" windows to allow maximum natural light, this also creates an open feeling in the work space. The edge detail of the island countertop is hand chiseled to give a rough sensation and works wonderfully with the reclaimed wood island, while the main countertop boasts a straight edge detail to give a modern touch.
