On a hillside property in Santa Monica hidden behind trees stands our brand new constructed from the grounds up guest unit. This unit is only 300sq. but the layout makes it feel as large as a small apartment. Vaulted 12' ceilings and lots of natural light makes the space feel light and airy. A small kitchenette gives you all you would need for cooking something for yourself, notice the baby blue color of the appliances contrasting against the clean white cabinets and counter top. The wood flooring give warmth to the neutral white colored walls and ceilings. A nice sized bathroom bosting a 3'x3' shower with a corner double door entrance with all the high quality finishes you would expect in a master bathroom. The exterior of the unit was perfectly matched to the existing main house. These ADU (accessory dwelling unit) also called guest units and the famous term "Mother in law unit" are becoming more and more popular in California and in LA in particular.

A rejuvenation project of the entire first floor of approx. 1700sq. The kitchen was completely redone and redesigned with relocation of all major appliances, construction of a new functioning island and creating a more open and airy feeling in the space. A "window" was opened from the kitchen to the living space to create a connection and practical work area between the kitchen and the new home bar lounge that was constructed in the living space. New dramatic color scheme was used to create a "grandness" felling when you walk in through the front door and accent wall to be designated as the TV wall. The stairs were completely redesigned from wood banisters and carpeted steps to a minimalistic iron design combining the mid-century idea with a bit of a modern Scandinavian look. The old family room was repurposed to be the new official dinning area with a grand buffet cabinet line, dramatic light fixture and a new minimalistic look for the fireplace with 3d white tiles.

Updating of this Venice Beach bungalow home was a real treat. Timing was everything here since it was supposed to go on the market in 30day. (It took us 35days in total for a complete remodel). The corner lot has a great front "beach bum" deck that was completely refinished and fenced for semi-private feel. The entire house received a good refreshing paint including a new accent wall in the living room. The kitchen was completely redo in a Modern vibe meets classical farmhouse with the labyrinth backsplash and reclaimed wood floating shelves. Notice also the rugged concrete look quartz countertop. A small new powder room was created from an old closet space, funky street art walls tiles and the gold fixtures with a blue vanity once again are a perfect example of modern meets farmhouse.

Another update project we did in the same Townhome community in Culver city. This time more towards Modern Farmhouse / Transitional design. Kitchen cabinets were completely refinished with new hardware installed. The black island is a great center piece to the white / gold / brown color scheme. The Master bathroom was transformed from a plain contractor's bathroom to a true modern mid-century jewel of the house. The black floor and tub wall tiles are a fantastic way to accent the white tub and freestanding wooden vanity. Notice how the plumbing fixtures are almost hidden with the matte black finish on the black tile background. The shower was done in a more modern tile layout with aligned straight lines. The hallway Guest bathroom was partially updated with new fixtures, vanity, toilet, shower door and floor tile. that's what happens when older style white subway tile came back into fashion. They fit right in with the other updates.

The kitchen was completely gutted, separating wall between the dining area and the kitchen was removed for a more open space concept. additional windows were opened in the exterior wall to allow great natural light to penetrate in and to add some great views of the backyard pool area. a small bar sitting area was incorporated into the cabinets area with a stone countertop waterfall finish. All the large ticket items (fridge, oven, and pantries) were relocated to a single wall at the far end of the kitchen. (A useless old furnace closet was demolished to allow a straight wall to be built). The gold fixtures are a great contrast to the clean white cabinets and countertop stone.

A once small enclosed Jack and Jill bathroom that was connected to the master bedroom and to the hallway completely rebuilt to become the master bathroom as part of an open floor design with the master bedroom. 2 walk-in closets (his and hers) with frosted glass bi-fold doors, the wood flooring of the master bedroom continues into the bathroom space, a nice sized 72" wall mounted vanity wood finish vanity picks up the wood grains of the floor and a huge side to side LED mirror gives a great depth effect. The huge master shower can easily accommodate 2 people with dark bamboo printed porcelain tile for the floor and bench and a light gray stripped rectangular tiled walls gives an additional feeling of space.

Gray tones playfulness a kid’s bathroom in Oak Park. This bath was design with kids in mind but still to have the aesthetic lure of a beautiful guest bathroom. The flooring is made out of gray and white hexagon tiles with different textures to it, creating a playful puzzle of colors and creating a perfect anti slippery surface for kids to use. The walls tiles are 3x6 gray subway tile with glossy finish for an easy to clean surface and to sparkle with the ceiling lighting layout. A semi-modern vanity design brings all the colors together with darker gray color and quartz countertop. In conclusion a bathroom for everyone to enjoy and admire.

A European modern interpretation to a standard 8'x5' bathroom with a touch of mid-century color scheme for warmth. large format porcelain tile (72x30) was used both for the walls and for the floor. A 3D tile was used for the center wall for accent / focal point. Wall mounted toilet were used to save space.

Creation of a new master bathroom, kids’ bathroom, toilet room and a WIC from a mid. size bathroom was a challenge but the results were amazing. The master bathroom has a huge 5.5'x6' shower with his/hers shower heads. The main wall of the shower is made from 2 book matched porcelain slabs, the rest of the walls are made from Thasos marble tile and the floors are slate stone. The vanity is a double sink custom made with distress wood stain finish and its almost 10' long. The vanity countertop and backsplash are made from the same porcelain slab that was used on the shower wall. The two pocket doors on the opposite wall from the vanity hide the WIC and the water closet where a $6k toilet/bidet unit is warmed up and ready for her owner at any given moment. Notice also the huge 100" mirror with built-in LED light, it is a great tool to make the relatively narrow bathroom to look twice its size.

The cabinets are original to the house and were refinished and re-glazed, a new absolute black granite counter top was placed and new vessel sinks and waterfall faucets were installed. the golden pendents lights matching the gold scheme of the bathroom. the black mosaic tile are used for the step to the tub, shower pan and the vertical and shampoo niche accent tiles have a combo of black glass and stone tile with a high gloss almost metallic finish. it boasts a large shower with frame-less glass and a great spa area with a drop-in Jacuzzi tub. the large windows bring a vast amount of natural light that allowed us to really take advantage of the black colors tile and tub. The floor tile (ceramic 24"x24 mimicking marble) are placed in a diamond pattern with black accents (4"x4" granite). and the matching staggered placed tile (18"x12") on the walls. A run down traditional 1960's home in the heart of the san Fernando valley area is a common site for home buyers in the area. so, what can you do with it you ask? A LOT! is our answer. Most first-time home buyers are on a budget when they need to remodel and we know how to maximize it. The entire exterior of the house was redone with #stucco over layer, some nice bright color for the front door to pop out and a modern garage door is a good add. the back yard gained a huge 400sq. outdoor living space with Composite Decking from Cali Bamboo and a fantastic insulated patio made from aluminum. The pool was redone with dark color pebble-tech for better temperature capture and the 0 maintenance of the material. Inside we used water resistance wide planks European oak look-a-like laminated flooring. the floor is continues throughout the entire home (except the bathrooms of course ? ). A gray/white and a touch of earth tones for the wall colors to bring some brightness to the house. The center focal point of the house is the transitional farmhouse kitchen with real reclaimed wood floating shelves and custom-made island vegetables/fruits baskets on a full extension hardware. take a look at the clean and unique countertop cloudburst-concrete by caesarstone it has a "raw" finish texture. The master bathroom is made entirely from natural slate stone in different sizes, wall mounted modern vanity and a fantastic shower system by Signature Hardware. Guest bathroom was lightly remodeled as well with a new 66"x36" Mariposa tub by Kohler with a single piece quartz slab installed above it.

This is the hallway bathroom, this bathroom is of standard size, 6'x9'. The design is of transitional style. The wall tiles are porcelain subway tiles sized 10"x3" with a distressed texture. The tub been a 5' long unit gave us an opportunity to build a little bench on the side, notice the extra tall shampoo niche that is aligned and centered between the casement windows. We used Carrara slab that matches the vanity to on the tub bench and in the shampoo niche to tie all the features together. The flooring is ceramic wood look tiles that matches the house flooring in color. To keep the bathroom feeling large the shower door used here is frameless sliding barn door.

A Modern home that wished for more warmth... An addition and reconstruction of approx. 750sq. area. That included new kitchen, office, family room and back patio cover area. The custom-made kitchen cabinets are semi-inset / semi-frameless combination. The door style was custom build with a minor bevel at the edge of each door. White oak was used for the frame, drawers and most of the cabinet doors with some doors paint white for accent effect. The island "legs" or water fall sides if you wish and the hood enclosure are Tambour wood paneling. These are 3/4" half round wood profile connected together for a continues pattern. These Tambour panels, the wicker pendant lights and the green live walls inject a bit of an Asian fusion into the design mix. The floors are polished concrete in a dark brown finish to inject additional warmth vs. the standard concrete gray most of us familiar with. A huge 16' multi sliding door by La Cantina was installed, this door is aluminum clad (wood finish on the interior of the door).

Facelift to this bathroom included removal of an internal wall that was dividing the vanity area from the toilet \ shower area. A huge shower was constructed instead (4.5' by 6.5') the vanity was slightly moved to allow enough space for a wall mounted toilet to be constructed. 1920's hand painted concrete tiles were used for the floor to give the contrast to the modern look of the toilet and shower, black hexagon tiles for the shower pan and the interior of the shampoo niche and large white subway tiles for the shower wall. The bench and the base of the niche are done with a 1 piece of Quartz material for a sleek and clean look. The vanity is a furniture style with storage underneath and Carrera marble on top. All the plumbing fixtures are by Kohler with a vibrant modern gold finish.
