The kitchen, equipped with a walk-in pantry and a large island featuring a sink and dishwasher, makes preparing your daily catch a breeze. The first-floor bedroom offers flexibility and can be converted into a den, perfect for those who work from home.
The three-car tandem garage, with optional French doors, provides easy access to your boating gear. As you ascend to the second floor, you're greeted by breathtaking views from the master suite deck. Both second-floor bedrooms come with walk-in closets, offering ample storage space.
The convenience of an upstairs laundry room, complete with an optional sink, minimizes the need for frequent trips up and down the stairs. The Azure model at Delta Coves combines functionality and luxury, creating an idyllic retreat on the water.

This home is dedicated to the idea that beauty can be found in the artistic expression of hand-made processes. The project included rigorous material research and close partnership with local craftspeople in order to realize the final architecture. The timeless quality of this collaboration is most visible in the ribbon stair and the raked stucco walls on the exterior facade. Working hand in hand with local artisans, layers of wood and plaster were stapled, raked, sanded, bent, and laminated in order to realize the curve of the stair and the precise lines of the facade.
In contrast to the manipulation of materials, a garden courtyard and spa add an intimate experience of nature within the heart of the home. The concealed space is a case study in contrast from the lush vegetation against the stark steel, to the shallow hot plunge and six-foot deep cold plunge. The result is a home that elevates the integrity of local craft and the refreshment of nature’s touch to augment a lifestyle dedicated to health, artistry, and authenticity.

Located at the crossroads of Ngo Quyen and Trang Tien street, International Center owns a prime spot in the heart of Hanoi's central business district, surrounded by the city's iconic cultural heritages, such as, Sword Lake, Hanoi Opera House, Metropole Hotel, and Trang Tien Plaza. Consisting 8-stories of office space and two basements for parking, International Center underwent a facade and interior renovation to bring it to a full Grade A standard and blend well with the older buildings in the area. The project's overall design, by D&P Associates, takes its inspiration from the area's heritage look and seeks a modern-classic style in which the past aligns harmoniously with the present.
Aiming to respect its historical values, we preserved the original building's familiar French colonial structure. However, instead of being arranged separately, the existing windows were combined into 3-window columns, spread symmetrically on both facades to bring a sense of elegance to the building. We also used simple decorative molding and the combination of white and bronze colors to give a soft, yet luxurious look with classical architectural accents for the project.
To strike a balance between past and present, we implemented modern and high-class materials wherever possible. An extensive use of bronze steel imported from Taiwan and genuine 2-layer Schuco glass imported from Germany for the cladding, helped to make a striking facade while minimizing solar and noise gain.
Another statement of our exterior design is the canopies which are located at the main entrance of both facades. Extending 3 meters from the building’s face, they’re reminiscent of a pair of wings that float above the entrance hall providing a sense of lightness, and soften the building’s monolithic appearance.
For the interior, the emphasis was on the reception hall, which is considered as the building's face. Our ultimate goal was to create a seamless fusion of interior and exterior architecture and a profound visual effect for its visitors. We achieved this by covering the entire ceiling and walls of the 3-meter long lobby with luxurious bronze steel to make a strong impression for passersby. In contrast, the combination of white walls, high-grade marble floors, reception desk, and black and white paintings of the old Hanoi provides an elegant monochrome look for the main hall. This style was also applied to the corridors and other public areas.
For the restrooms, we introduced green for the doors and skirtings combined with white walls and marble floors. The green is inspired by the distinctive green wooden doors of the Metropole hotel - a symbol of the French colonial architectural style.
Overall, with the nostalgia trend blooming in Asian culture, D&P Associates's design team aimed to express past local cultural values in a contemporary manner for the new International Center office building.

For this Houston backyard, we focused on creating a functional and visually stunning space that enhances outdoor living while minimizing maintenance. The design features a synthetic turf installation, providing a lush, green lawn year-round that's perfect for relaxing or entertaining without the hassle of upkeep.
We added urn planters filled with Butterfly Iris, offering elegant, vertical greenery, alongside vibrant Dallas Red Lantana and striking Purple Heart, which bring dynamic color and texture to the space.
To maximize usability, we extended a paver patio that gently steps down to follow the natural slope of the yard, ensuring a smooth transition and a cohesive look. Landscape lighting was thoughtfully installed to illuminate the space, highlighting key features and creating an inviting atmosphere for evening gatherings.
The result is a low-maintenance, high-impact yard that combines functionality, beauty, and year-round enjoyment.

Remodel-Kitchen & Family Room: Quiet Luxury with a Natural Palette
This remodel reimagines the heart of the home by seamlessly integrating the kitchen and family room into a refined yet inviting open-concept space, grounded in a “quiet luxury” aesthetic and a natural palette.
Kitchen Transformation:
The kitchen layout is completely reworked for improved flow and functionality. Major appliances have been reassigned for efficiency:
• The refrigerator is built in and anchors the focal wall providing improved access to both prep and serving areas.
• The range has been centered on the back wall, framed by two- toned cabinetry and a low-profile custom hood accented with brass that blends seamlessly into the wall for an understated look.
• The dishwasher and sink have been relocated to the new central island, allowing for uninterrupted views across the room and better interaction with guests or family.
At the heart of the space is a large central island, topped with Taj Mahal quartzite in soft beige and taupe tones. The island serves as a multi-functional hub.
The cabinetry is custom-built in white oak, finished in a matte clear coat that highlights the wood’s natural grain. Hardware is kept minimal, in brushed brass for a touch of subdued elegance.
Natural Palette & Materials:
The entire space embraces a natural color scheme—warm whites, layered pastel beiges and natural wood tones—accented with natural stone. Leathered Taj Mahal backsplash with subtle texture adds quiet visual interest without overpowering the calm atmosphere.
Family Room Integration:
The kitchen flows effortlessly into the family room, unified by wide-plank oak flooring and soft lighting. A fluted marble-clad fireplace anchors the space, surrounded by, built-in shelving with the same oak finish inside as the kitchen cabinetry. Furnishings follow the same philosophy: clean lines, neutral fabrics, and a mix of soft textures. Think boucle armchairs, a deep linen sectional, and a reclaimed wood coffee table.
Lighting & Finishing Touches:
Soft, layered lighting—including recessed lights, sculptural clear pendant lights above the island, and concealed LED strips—enhances the serene mood.

In the residential periphery of Lisbon, two physicians are establishing a home to grow their family. The original interior was conscientiously updated to serve as a pristine haven for the pair of professionals with busy schedules. Neutral walls, left bare to the interplay between light and shadow, are humanized by a verdant leitmotif inspired by their love of outdoor travel. Custom furniture from local craftsmen features simple volumes in wood and white tones that evoke a sense of both the natural and the minimal. Robust yet luxurious, child- and pet-friendly materials dress the interior.
The kitchen and dining room were united into one open entertaining space at the heart of the home. Composite countertops chosen to match the existing stone window sills allot ample workspace and serve as a buffet for the adjacent dining room. There, a custom-crafted table and floating shelf provide a neutral canvas for soirées, while mid-century chairs and a dry floral arrangement by a local ikebana artist add a spray of color. The kitchen entrance was transformed into a virescent, multi-purpose pantry corridor, complete with integrated refrigerator and freezer.
A corner niche in the foyer features the ceramic sculpture Gato Assanhado (Hissing Cat) by Bordallo Pinheiro, and a bespoke mirror reflects upon double doors to a living room configured for both work and relaxation; a tailored desk and drawer unit support the former, an ample couch and welcoming armchairs the latter. A vintage wooden sideboard and finishing touches from Portuguese flea markets imbue the space with local soul.

A masterfully constructed collection of 3 traditionally designed buildings, consisting of 14 condominium residences located in heart of Historic Hayes Barton, adjoining FivePoints. A fresh reinterpretation of historic influences is at the center of our design philosophy; we’ve combined innovative materials and traditional architecture with modern finishes
such as generous floor plans, open living concepts, gracious window placements, and superior finishes. To ensure each residence is as unique as its buyer, homes were meticulously appointed, allowing owners to express their individual creativity by incorporating beautiful and customizable finishes, including flooring, cabinetry, lighting,
