While the owners are away the designers will play! This Bellevue craftsman stunner went through a large remodel while its occupants were living in Europe. Almost every room in the home was touched to give it the beautiful update it deserved. A vibrant yellow front door mixed with a few farmhouse touches on the exterior provide a casual yet upscale feel. From the craftsman style millwork seen through out, to the carefully selected finishes in the kitchen and bathrooms, to a dreamy backyard retreat, it is clear from the moment you walk through the door not a design detail was missed. Being a busy family, the clients requested a great room fit for entertaining. A breakfast nook off the kitchen with upholstered chairs and bench cushions provides a cozy corner with a lot of seating - a perfect spot for a "kids" table so the adults can wine and dine in the formal dining room. Pops of blue and yellow brighten the neutral palette and create a playful environment for a sophisticated space. Painted cabinets in the office, floral wallpaper in the powder bathroom, a swing in one of the daughter's rooms, and a hidden cabinet in the pantry only the adults know about are a few of the elements curated to create the customized home my clients were looking for.

Erik Grammer Photography - I recently came across a post on Facebook with a photo of an elderly couple with a quote saying "We were born in a time when if something was broken we would fix it, not throw it away..." This quote resonated with me. I found myself thinking of it while working on the same house - for the fourth time. I affectionately call this beautiful Southern California beach house the Humpty Dumpty home. I started a wonderful business relationship with one of my favorite clients back in 2003. Initially, I was called in to "fix" and finish what another designer started. Once completed and with everything just so, the couple unfortunately divorced and amicably divided the art, rugs and furnishings. I was hired for a second time to recreate each room as close as possible to replace all items that were missing. The house was happily restored back to the original design and all was well for a few years. My client relocated to the East Coast for a temporary job assignment and the house was rented to a person (whose name I can't say) from a famous all-girl band. During this time there was a problem with the upstairs laundry room and water damage occurred. I was hired for the third time to help repair and update (ever so slightly) some areas in the house. My client requested to keep the design and feeling of the house intact because he loved it so much. A few years passed before a pipe broke in the master bathroom while the new renter was out of town on vacation. Unfortunately, things like this do happen - and if not attended to quickly, major damage can occur. In this case, nearly the entire house was flooded requiring it to be completely gutted and stripped down to the floorboards and studs. In January of this year, I was hired to help the client, the insurance company, and the contractor put the house back together again. But unlike the Humpty Dumpty story, this house has actually been put back together again - several times over. Although, this house and client have experienced some challenges, I say this is a perfect example of design success. My client has had many opportunities to change and create something new in his environment with every mis-adventure. Instead, he realizes his home is exactly the way he likes it. It has been such an honor to work with this man who is definitive, trusting, and confident enough to create (or re-create) the perfect home that "fits" his personality and lifestyle. Although this Humpty Dumpty home has been good for my business, I hope the next project with this client is to decorate another property - perhaps a New York City Apartment!

These homeowners were looking to up their hosting game by modernizing their property to create the ultimate entertainment space. A custom outdoor kitchen was added with a top of the line Delta Heat grill and a special nook for a Big Green Egg. Flagstone was added to create asymmetrical walkways throughout the yard that extended into a ring around the fire pit. Four rectangular trellises were added along the fence and shed, with an all metal pergola located at the back of the pool. This unique structure immediately draws the eye and adds a playful, artistic element to the rest of the space. The use of various sized rocks, gravel, and flagstone give a rough texture that creates a symbiosis with the metalwork. Silver Falls Dichondra creates a beautiful contrast to the rocks and can be found all over the property along with various other grasses, ferns, and agave. A large area of gravel rests on the side of the house, giving the client room to park a recreational vehicle. In front, a privacy fence was added along one of the property lines, leading into a drought resistant, eco-friendly section of yard. This fence, coupled with a giant boulder, doubles as a safety precaution in case drivers miss the turn and run into their lawn. This updated landscaping adds an effortless flow for guests to move from the front yard to the back while creating a very open, welcoming feel to all who enter.

Challenge: Our clients wanted to modernize the look of their 1997 home, and update all electrical and plumbing infrastructure. Structural issues were apparent at the onset of the project with missing bearing points and beams that should have been incorporated into the original build. Solution: The work started with a complete strip out of the interior. Existing finishes, appliances, kitchen, bathrooms, flooring, electrical, plumbing, doors and frames, heating systems, all trim, drywall, insulation and vapour barrier we all removed. This left a bare wood frame shell which required some tricky structural changes to open up the interior necessitating load transfer modifications and additional foundations. The main stair was widened to create a luxurious ascent to the master bedroom overlooking the golf course. All bathrooms were fully replaced with a new kitchen designed to be open to the dining room and living room. The new interior finishes, and the essential design thereof, came together smoothly with all trades meeting agreed time frames and prices. We had a great time working with the client throughout the project. Communication was strong during the course of construction which resulted in a renovation that exceeded the client’s criteria and that also met our exacting level of quality.

Curtis and Peggy had been thinking of a kitchen remodel for quite some time, but they knew their house would have a unique set of challenges. Their older Victorian house was built in 1891. The kitchen cabinetry was original, and they wanted to keep the authenticity of their period home while adding modern comforts that would improve their quality of life. A friend recommended Advance Design Studio for their exceptional experience and quality of work. After meeting with designer Michelle Lecinski at Advance Design, they were confident they could partner with Advance to accomplish the unique kitchen renovation they’d been talking about for years. “We wanted to do the kitchen for a long, long time,” Curtis said. “(We asked ourselves) what are we actually going to do? How are we going to do this? And who are we going to find to do exactly what we want?” The goal for the project was to keep the home renovation and new kitchen feeling authentic to the time in which it was built. They desperately wanted the modern comforts that come with a larger refrigerator and the dishwasher that they never had! The old home was also a bit drafty so adding a fireplace, wall insulation and new windows became a priority. They very much wanted to create a comfortable hearth room adjacent to the kitchen, complete with old world brick. The original cabinetry had to go to make way for beautiful new kitchen cabinetry that appears as if it was a hundred years old, but with all the benefits of cutting-edge storage, self-closing drawers, and a brand-new look. “We just wanted to keep it old looking, but with some modern updates,” Peggy said. Dura Supreme Highland Cabinets with a Heritage Old World Painted Finish replaced the original 1891 cabinets. The hand-applied careful rubbed-off detailing makes these exquisite cabinets look as if they came from a far-gone era. Despite the small size of the kitchen, Peggy, Curtis and Michelle utilized every inch with custom cabinet sizes to increase storage capacity. The custom cabinets allowed for the addition of a 24” Fisher Paykel dishwasher with a concealing Dura Supreme door panel. Michelle was also able to work into the new design a larger 30” Fisher Paykel French refrigerator. “We made every ¼ inch count in this small space,” designer Michelle said. “Having the ability to custom size the cabinetry was the only way to achieve this.” “The kitchen essentially was designed around the Heartland Vintage range and oven,” says Michelle. A classic appliance that combines nostalgic beauty and craftsmanship for modern cooking, with nickel plated trim and elegantly shaped handles and legs; the not to miss range is a striking focal point of the entire room and an engaging conversation piece. Granite countertops in Kodiak Satin with subtle veining kept with the old-world style. The delicate porcelain La Vie Crackle Sonoma tile kitchen backsplash compliments the home’s style perfectly. A handcrafted passthrough designed to show off Peggy’s fine china was custom built by project carpenters Justin Davis and Jeff Dallain to physically and visually open the space. Additional storage was created in the custom panty room with Latte Edinburg cabinets, hand-made weathered wood shelving with authentic black iron brackets, and an intricate tin copper ceiling. Peggy and Curtis loved the idea of adding a Vermont stove to make the hearth-room not only functional, but a truly beckoning place to be. A stunning Bordeaux red Vermont Castings Stove with crisp black ventilation was chosen and combined with the authentic reclaimed Chicago brick wall. Advance’s talented carpenters custom-built elegant weathered shelves to house family memorabilia, installed carefully chosen barn sconces, and made the hearth room an inviting place to relax with a cup of coffee and a good book. “Peggy and Curtis’ project was so much fun to work on. Creating a space that looks and feels like it always belonged in this beautiful old Victorian home is a designer’s dream. To see the delight in their faces when they saw the design details coming together truly made it worth the time and effort that went into making the very compact kitchen space work”, said Michelle. “The result is an amazing custom kitchen, packed with functionality in every inch, nook and cranny!” exclaims Michelle. The renovation didn’t end with the kitchen. New Pella windows were added to help lessen the drafts. The removal of the original windows and trim necessitated the re-creation of hand-made corbels and trim details no longer available today. The talented carpenter team came to the rescue, crafting new pieces and masterfully finishing them as if they were always there. New custom gutters were formed and installed with a front entry rework necessary to accommodate the changes. The whole house functions better, but it still feels like the original 1891 home. “From start to finish it’s just a much better space than we used to have,” Peggy said. “Jeff and Justin were amazing.” Curtis added; “We were lucky to find Advance Design, because they really came through for us. I loved that they had everything in house, anything you needed to have done, they could do it”.

When one thing leads to another...and another...and another... This fun family of 5 humans and one pup enlisted us to do a simple living room/dining room upgrade. Those led to updating the kitchen with some simple upgrades. (Thanks to Superior Tile and Stone) And that led to a total primary suite gut and renovation (Thanks to Verity Kitchens and Baths). When we were done, they sold their now perfect home and upgraded to the Beach Modern one a few galleries back. They might win the award for best Before/After pics in both projects! Jarrett Design is grateful for repeat clients, especially when they have impeccable taste. In this case, we started with their guest bath. An antique-inspired, hand-pegged vanity from our Nest collection, in hand-planed quarter-sawn cherry with metal capped feet, sets the tone. Calcutta Gold marble warms the room while being complimented by a white marble top and traditional backsplash. Polished nickel fixtures, lighting, and hardware selected by the client add elegance. A special bathroom for special guests. Next on the list were the laundry area, bar and fireplace. The laundry area greets those who enter through the casual back foyer of the home. It also backs up to the kitchen and breakfast nook. The clients wanted this area to be as beautiful as the other areas of the home and the visible washer and dryer were detracting from their vision. They also were hoping to allow this area to serve double duty as a buffet when they were entertaining. So, the decision was made to hide the washer and dryer with pocket doors. The new cabinetry had to match the existing wall cabinets in style and finish, which is no small task. Our Nest artist came to the rescue. A five-piece soapstone sink and distressed counter top complete the space with a nod to the past. Our clients wished to add a beverage refrigerator to the existing bar. The wall cabinets were kept in place again. Inspired by a beloved antique corner cupboard also in this sitting room, we decided to use stained cabinetry for the base and refrigerator panel. Soapstone was used for the top and new fireplace surround, bringing continuity from the nearby back foyer. Last, but definitely not least, the kitchen, banquette and powder room were addressed. The clients removed a glass door in lieu of a wide window to create a cozy breakfast nook featuring a Nest banquette base and table. Brackets for the bench were designed in keeping with the traditional details of the home. A handy drawer was incorporated. The double vase pedestal table with breadboard ends seats six comfortably. The powder room was updated with another antique reproduction vanity and beautiful vessel sink. While the kitchen was beautifully done, it was showing its age and functional improvements were desired. This room, like the laundry room, was a project that included existing cabinetry mixed with matching new cabinetry. Precision was necessary. For better function and flow, the cooking surface was relocated from the island to the side wall. Instead of a cooktop with separate wall ovens, the clients opted for a pro style range. These design changes not only make prepping and cooking in the space much more enjoyable, but also allow for a wood hood flanked by bracketed glass cabinets to act a gorgeous focal point. Other changes included removing a small desk in lieu of a dresser style counter height base cabinet. This provided improved counter space and storage. The new island gave better storage, uninterrupted counter space and a perch for the cook or company. Calacatta Gold quartz tops are complimented by a natural limestone floor. A classic apron sink and faucet along with thoughtful cabinetry details are the icing on the cake. Don’t miss the clients’ fabulous collection of serving and display pieces! Melissa and Steve purchased our National Award Winning Green Certified Remodeled Home. They had moved to Colorado previously to expand Business opportunities, but found that they missed being near their extended family members and Melissa’s native city and state. They wanted a home in a quiet neighborhood that suited their needs and had been updated to current design trends and amenities. With 2 young children a single-story home appealed to them. Vicarage renovation and restoration project for St. Andrew’s Church. The vicarage had a flood damaging the entire 1st floor. Over the years the space had deteriorated and various tenants had painted over and over and even put stables into 120 year old moldings and other wood detail. We wanted to bring the original integrity back to the space by matching the original hardwood flooring, refinishing and staining moldings where possible, building & extending moldings to match where they could not be salvaged, such as the plate rail that was missing parts, and removing old gunky paint. It was also important to make the space feel fresh and beautiful. The church has Gothic elements so we wanted to bring that feeling along with the beauty of the church into the vicarage space.

The kitchen may be the heart of a home, but the dining room is where the family gathers to enjoy special occasions, create and pass on traditions, and savour each other’s company free from distractions. The family behind this particular dining room enjoys doing just that. When they are not traveling the world, Matthew and Anna (names changed) love to cook meals at home with their teenage daughter, entertain family and friends, and live amongst their cherished travel souvenirs and heirlooms. Their dining room, however, was far from the perfect backdrop for these experiences. Before: Dining Room: When Matthew and Anna contacted us, they imagined a space that would comfortably seat 8 to 10 people and incorporate their beautiful inherited dining table and sideboard in a fresh, modern way. Above all, they wanted a dining room that they would feel proud to share. They worked with us to design, lightly renovate, and furnish their dining room and adjacent living space. Now, the room is nothing short of inviting and elevated. Classic Yet Contemporary Dining Room: Viewed from the living area, the dining room is a hidden gem waiting to be discovered. Matthew and Anna wanted dark blue for the walls, and we couldn’t have been happier to find the perfect shade for them. By leaning darker, this rich blue creates the perception of depth, making the room feel enticing, comfortable and secluded. The previous built-ins were underwhelming and lacked function, so we designed wider, taller, double sided cabinets that integrated the existing bulk-head, and then accessorized the shelves with the family’s travel finds, books, and decor. Topping these units with brass art lights not only blends contemporary and traditional styles, it also draws attention to the dining table’s modern show-stopping chandelier. You can’t miss it. Inside the dining room, the effect is equally impressive: enveloping yet spacious, warm yet cool, classic yet contemporary. We incorporated their heirloom pieces seamlessly into the design thanks to the 1:2 ratio. For every traditional piece, we introduced two more modern or contemporary pieces — clean lines, subtle curves, and lustrous brass hardware. The result is a collected yet updated look. In any room with dark walls, lighting is of the utmost importance. We placed a mirror adjacent to the window to reflect natural light throughout the room, and we kept the trim and ceiling white for brightness. To provide maximum versatility, we provided multiple light sources that can be adjusted to create different levels of light to suit any mood or occasion. These include: pot lights and a chandelier on dimmers, a sculptural trilight lamp on the sideboard, and art lights on the bookcases and above important art pieces. The built-ins have another surprise waiting inside this special dining room: Double-sided built-ins: dining room shelving and living room shelving. Rather than keep them white like we did in the living room, we painted the back wall of the book cases the same dark blue as the walls in the rest of the room. This reduces the contrast with the surrounding walls and emphasizes the white outline of the cabinets. We also love the dark blue walls’ role as a beautiful backdrop for this family’s treasures. The brass accessories and hand-painted vases and bowls feel like part of the experience. Of course, what is beauty without function? It may not look like it, but the base storage is only accessible from the dining room side. The units include deep cabinets for storing serving ware, as well as another delightful surprise: silverware drawers lined in luxurious navy velvet! Lastly, we designed this beautiful nook for their heirloom sideboard. From afar, the wall looks as if it has texture and perhaps a touch of shine. Up close, you will notice that it is actually navy blue wallpaper with tiny golden dots. This unique touch accentuates the brass in the room touches throughout the space.. The room feels curated, contemporary, and full of character. A young growing family purchased a great home in Chicago’s West Bucktown, right by Logan Square. It had good bones. The basement had been redone at some point, but it was due for another refresh. These homeowners were looking to up their hosting game by modernizing their property to create the ultimate entertainment space. A custom outdoor kitchen was added with a top of the line Delta Heat grill and a special nook for a Big Green Egg. Flagstone was added to create asymmetrical walkways throughout the yard that extended into a ring around the fire pit. Four rectangular trellises were added along the fence and shed, with an all metal pergola located at the back of the pool. This unique structure immediately draws the eye and adds a playful, artistic element to the rest of the space. The use of various sized rocks, gravel, and flagstone give a rough texture that creates a symbiosis with the metalwork. Silver Falls Dichondra creates a beautiful contrast to the rocks and can be found all over the property along with various other grasses, ferns, and agave. A large area of gravel rests on the side of the house, giving the client room to park a recreational vehicle. In front, a privacy fence was added along one of the property lines, leading into a drought resistant, eco-friendly section of yard. This fence, coupled with a giant boulder, doubles as a safety precaution in case drivers miss the turn and run into their lawn. This updated landscaping adds an effortless flow for guests to move from the front yard to the back while creating a very open, welcoming feel to all who enter.
