A healing garden provides peace and beauty for residents. This local non-profit organization provides end-of-life care for homeless men and women with late-stage and end-stage AIDS and terminal cancer. The client provided us with the design for a Healing Garden for the program’s residents, giving them a dedicated outdoor space to enjoy quiet contemplation, prayer, and group gatherings. Located on a busy and cramped corner in Adams Morgan, D. A. Dunlevy had to work around tight spaces and street traffic. We encountered numerous challenges that were mitigated through careful planning and design. The finished design is a mixture of custom carpentry, advanced concrete work, curved benches, custom metalwork, unique lighting, and a boulder altar as a centerpiece. The space provides room for walking, sitting, and contemplation amongst the peaceful surroundings. We were honored to be a part of this very unique and special project.

Our design for the expansion and gut renovation of a small 1200 square foot house in a residential neighborhood triples is size, and reworks the living arrangement. The rear addition takes advantage of southern exposure with a "greenhouse" room that provides solar heat gain in winter, shading in summer, and a vast connection to the rear yard. Architecturally, we used an approach we call "willful practicality." The new soaring ceiling ties together first and second floors in a dramatic volumetric expansion of space, while providing increased ventilation and daylighting from greenhouse to operable windows and skylights at the peak. Exterior pockets of space are created from curved forces pushing in from outside to form cedar clad porch and stoop. Sustainable design is employed throughout all materials, energy systems and insulation. Masonry exterior walls and concrete floors provide thermal mass for the interior by insulating the exterior. An ERV system facilitates increased air changes and minimizes changes to the interior air temperature. Energy and water saving features and renewable, non-toxic materal selections are important aspects of the house design. Environmental community issues are addressed with a drywell in the side yard to mitigate rain runoff into the town sewer system. The long sloping south facing roof is in anticipation of future solar panels, with the standing seam metal roof providing anchoring opportunities for the panels. The exterior walls are clad in stucco, cedar, and cement-fiber panels defining different areas of the house. Closed cell spray insulation is applied to exterior walls and roof, giving the house an "air-tight" seal against air infiltration and a high R-value. The ERV system provides the ventilation needed with this tight envelope. Morpurgo Architects was retained by a Fortune 100 CEO and his wife, owners of this grand brick manor house, to renovate the lower level of their home and increase the existing area for a spa and entertainment. Above this new space, we created an expansive deck, accessible from the kitchen and the first floor living areas. Our firm surmounted numerous challenges presented by the significant height of the deck and our clients’ desire for immediacy to the pond below. We mitigated and resolved the height differences by designing a system of stairs and platforms that provide overlooks to the landscape, thereby facilitating transitions among the many levels. Between the first floor and the lower level, we have constructed a mezzanine that is situated between two levels of stairs. This spacious landing prompts one to pause and view the family room through a wood-arched ceiling, with flanking wood display cases, before entering this well-appointed social area that contains the family room with a fireplace, pub, billiard room and solarium. A separate apartment, full-service cabana with kitchen and two bathrooms, sauna and a gym were also developed to satisfy the owner’s program. Morpurgo Architects is known for its fastidious detailing, exemplified in this magnificent home by walnut-blasted oak paneling and built-ins that the firm designed to enhance the family’s entertainment space.

Just north of Seattle, this family home is tucked away on a magical parcel of land within the Edmonds city limits. Designed to maximize the site’s breathtaking views, it is carefully sited to blend into its wooded setting while opening fully to expansive views. On our first visit, we found a secluded forest glade with stunning vistas of Puget Sound and the Olympic Mountains perched atop a high seaside bluff. Preserving and enhancing this singular landscape as the surrounding neighborhood fills in with development was central to our design. The approach is intentionally restrained—the home does not reveal itself entirely upon arrival. The house is composed of two wings that cradle the meadow, making it the most important “room.” Interior spaces are oriented towards the lush landscape and impressive views framed by mature trees. The structures are kept close to the perimeter, leaving the center of the site unbuilt. A covered bridge with a green roof acts as a front porch, linking the upslope garage/office with the main house. A gentle stair flows through the gap between the structures, drawing visitors into the clearing. The floorplan is highly efficient, carefully tuned to the family’s daily routines. Each room is exactly suited to its purpose, yet no larger than needed. An open corner with double-height windows creates a jewel-box dining room. Free of a corner structure, the home expands to encompass the covered patio for outdoor cooking and dining, plus easy access to the kitchen, encouraging year-round outdoor living. Human-scale moments are intentionally created, from a stairway window seat with peekaboo views to a covered outdoor extension of the great room that fosters a cozy relationship between interior and exterior. Much of the light-filled interior is wrapped in clear-finished fir, giving it a warm glow even on rainy winter days. White oak cabinets and black soapstone countertops add warmth to the kitchen. The built-in furniture in the library loft and the cold-rolled steel fireplace surround were crafted by the owner’s father, an expert woodworker, increasing the connection between the home and its occupants. The second story includes the primary suite with treehouse vibes. Located on a steep slope in a landslide-prone area, the Edmonds Overlook overcame numerous technical and engineering challenges to address vehicle and fire access, stormwater and erosion mitigation, and potential earth movement. This striking front entry showcases a seamless blend of clean architecture and sustainable landscape design. A spacious concrete drive is framed by bold, colorful xeriscape plantings featuring golden ornamental grasses, dwarf evergreens, and strategically placed boulders. The curved planting bed softens the hardscape edge, creating rhythm and texture while complementing the home's modern facade and garage design. Pops of color from seasonal containers add charm near the entrance, while a black metal fence anchors the edge of the property and offers views of the surrounding mountain landscape. This composition offers both visual impact and water efficiency—ideal for Colorado's semi-arid climate.

The goal of this landscape design and build project was to mitigate run-off from a steep hillside as well as to beautify the front foundation planting at a condo complex in South Boston. This design features a traditional approach to the front walkway using a mix of evergreen and deciduous shrubs, an oramental weeping tree, and a mix of perennials. Along the slope, our approach was to utilize a mix of grasses to hold soil and also to create swathes of color during the Fall season. Designed and built by Skyline Landscapes, LLC.

This large sloped lot in Serrano was a new construction project and required low water demand planting with a new pool & backyard entertainment space for the family. To mitigate potential fire risks and maintenance on the rear slopes we installed a native "Mow Free" grass on the slopes which can be kept green with minimal water or not irrigated after getting established which would turn brown in the summer and green in the winter.
