A multi-valent overhaul of a steep mountain property damaged by The Flood and at risk of future degradation. We made room for an outdoor living space by broadening an old fire roadbed using ancient stonework tactics (and a couple of backhoes) to shore up the slopes about and below. We performed extensive erosion mitigation all over the site while making aesthetic improvements. To give the owners access to the overlook far above their home, we built a trail to last generations and accommodate users of all abilities.

The HingeHouse project was the result of a unique partnership between an independent architect and a pre-fabricated home manufacturer – a partnership among the first of its kind in the country. Today, many pre-fab companies have adopted this collaborative approach recognizing that homeowners are looking for unique, custom homes while taking advantage of reliable and predictable construction methods and costs.
In 2008, the partnership was created to rethink pre-engineered post-and-beam and panelized systems to connect clients to a more modern and integrated set of design values. By integrating systems, factory design approach, manufacturing methodologies and construction sequences with design criteria grounded in sustainable planning and rigorous implementation, HingeHouse was developed.
HingeHouse is a fully-customizable pre-fab home which can be configured to meet the needs of any site, and any family. It is flexible and expandable using Deck House engineered building components. Starting with basic floor plans that are optimized spatially to Deck’s standard components, the living spaces are rotated around a "hinge” point. This design solution addresses the limitations and challenges of a particular site, while highlighting the best aspects of it. HingeHouse considers passive solar orientation depending on where the home is placed on the site and how it is “hinged”. It provides for maximum cross-ventilation from prevailing winds, preserves existing site formations and trees, and works on sloping grades. It addresses specific desired views while mitigating unwanted adjacencies, and provides great flexibility for entry sequences.
HingeHouse uses Deck’s standard sloped roof post-and-beam component system to create a lyrical, light-filled home. The western red cedar exterior is sculptural and dynamic. Interior spaces are lofty, with great view potential using Deck’s own custom-made mahogany windows. The “hinge” of the home, where the two building forms come together, has the added benefit of creating a desirable outdoor living room, complete with an outdoor fireplace. The "hinge” provides both a tool for maximizing customization and spatial orientation and a center of activity at the heart of the home.

The consultant from Betz suggested raising pool and deck to mitigate the change in grade of the sloping lot. The far side of the 16’ x 38’ custom vinyl pool, which is elevated three steps above the sports court, serves as a retaining wall. The sports court’s closely cropped artificial turf is ideal for basketball and soccer.

The goal of this landscape design and build project was to mitigate run-off from a steep hillside as well as to beautify the front foundation planting at a condo complex in South Boston. This design features a traditional approach to the front walkway using a mix of evergreen and deciduous shrubs, an oramental weeping tree, and a mix of perennials. Along the slope, our approach was to utilize a mix of grasses to hold soil and also to create swathes of color during the Fall season. Designed and built by Skyline Landscapes, LLC.

Condo remodel in a 2 unit Victorian building in Noe Valley District, San Francisco, CA. The unit was fully sound proofed to mitigate noise penetration from unit above. The forced air was replaced with hydronic floor under new hardwood sprung floors (electrical floor and bench heating in Master Bath). The Master Bath and kitchen was remodeled. The lighting and electrical upgraded. All doors replaced with glass paneled doors. All casings/trims replaced with recessed casings/trims. We also added a long custom storage unit with acrylic LED lit operable lids.

This terraced garden replaces an old sports court. The court is still serving as the patios in the middle terrace. Natural Bluestone was integrated in additional patios by the house and the lower terrace. The lower terrace serves as a water slowing drywell but is an excellent place to sit by an open fire pit and watch the Alpenglow on Mount Saint Helens and Mount Adams or watch the dancing city lights.

Packed with off-grid tech, the three-bedroom, three-bath Waterfall Residence soaks up stunning views of Carmel Valley. Andrew Goodwin Designs collaborated with the homeowners who are seasoned industrial designers on the final structure. To avoid disturbing the dozens of old-growth oak trees, and to mitigate the site’s elevation change of 75-plus feet, the architects opted to lift the 2,330-square-foot, home into the tree canopy, ensuring spectacular views that overlook the valley in three directions-west, south and east.
Built with the factory-fabricated Blue Sky Building System (BSBS), the home’s steel-framed floor, roof, and structural posts were rapidly bolted together on-site in less than two weeks. All-Weather dual-glazed sliding doors and windows frame views of the landscape and flood the interior with natural light.
"This home is a culmination of design efforts—by them and us—to achieve a space where they can celebrate contemporary design," says Goodwin. The Waterfall Residence is named after the home’s rear wall, which is angled to funnel rainwater runoff from the roof into two 2,000-gallon storage tanks under the home. Powered by a 6.5-kWh solar array and equipped with mostly electric appliances, the Waterfall Residence is designed to achieve net-zero energy after it’s been tested for a full year.

Faced with challenges from the start, this project required expertise and precision from D. A. Dunlevy. We approached the excavation strategically, mitigating any issues encountered with temporary shoring solutions, extra soil containment systems, and careful design. The talented crew put in tons of stone to create a multi-tiered space, including walls, walkways, staircases, and space to create different zones. Set in the midst of a mature, wooded area, the final result is a feeling of old world beauty in the treetops.

This house was designed to maintain clean sustainability and durability. Minimal, simple, modern design techniques were implemented to create an open floor plan with natural light. The entry of the home, clad in wood, was created as a transitional space between the exterior and the living spaces by creating a feeling of compression before entering into the voluminous, light filled, living area. The large volume, tall windows and natural light of the living area allows for light and views to the exterior in all directions. This project also considered our clients' need for storage and love for travel by creating storage space for an Airstream camper in the oversized 2 car garage at the back of the property. As in all of our homes, we designed and built this project with increased energy efficiency standards in mind. Our standards begin below grade by designing our foundations with insulated concrete forms (ICF) for all of our exterior foundation walls, providing the below grade walls with an R value of 23. As a standard, we also install a passive radon system and a heat recovery ventilator to efficiently mitigate the indoor air quality within all of the homes we build.

The Master Bedroom balcony provides second story outdoor living with tree top views, access to the grass roof and a connection to the lively local neighborhood below. To offset the higher cost of the grass roof we custom engineered and attained city approval of one of the first uses of a grass roof to meet Low Impact Development stormwater mitigation requirements on a single family residence in Los Angeles. The roof drainage now drains directly to the street, but was installed in anticipation of installation of a 2,500gal rainwater re-use cistern under the front yard for irrigation and toliet flushing further enhancing the project's water conservation design.

Trellises are good for climbing vegi's like beans & peas. Plant the tall things to shelter the smaller seedlings from the wind and mitigating transpiration from the soil.

Wanting the front façade of this home to better reflect the grandeur of the home’s backside, the clients came to Castle hoping to have a new front Entryway Addition built. Most of the design details were inspired by the home’s existing California room (open air room which is a transition from the interior to the exterior) which spans out the backside, facing the lake front. These bits of inspiration include the vaulted ceiling, wood planked ceiling, cedar beams, exposed trusses, metal work, brick wall, and sconce light fixtures. To mitigate some costs the clients completed the drywall, painting, stonework, and flooring. Overall, the remodel achieved the goal of unifying the front façade with the grandeur already existing throughout the rest of the home.
