Flooding and drainage are becoming more and more common and we have lots of tools to mitigate, including plants and hardscaping. In this case were a large stream of rain water came down in the side yard of our client's we used a berm and plants to soak up the monsoon washouts. Veltiver, a tall ornamental grass to help prevent washouts from the adjacent golf club. We added a berm and underplanted it with Firebush. Veltiver is a warm season grass with light green, narrow leaves. It is stiffly erect with good fall color. Can be grown as an annual in a container in cooler climates. This is an edible plant and the oil obtain from the roots is used as a flavoring in sherbets, syrup sweets, fruit drinks and canned asparagus. These oils may be used in specific medical compounds.

We conducted a thorough investigation and testing regimen that included bringing in our team industry leading air quality and HVAC experts, we developed a comprehensive plan of action that would solve their “sick home syndrome”. We removed all of the carpeting and pad from the home and thoroughly cleaned all surfaces and filtered the air with advanced HEPA filtration units. There were a few areas of mold in the crawl space which we mitigated as well. We thoroughly air sealed the home, paying particular attention to the ground level and attic floor system. Since the HVAC systems and ducting had become re-contaminated, we cleaned both units and all associated duct work. To eliminate unhealthy air being drawn into the home from the crawl space, we completely sealed and conditioned the crawl. In order to provide a controlled entry point for clean fresh air into the home we installed an energy efficient stand-alone Energy Recovery Ventilator (ERV). We installed wood flooring in all of the living areas that did not have wood flooring, and finished all of the flooring using a NO-VOC water-based floor finish. All of the painted surfaces of the home were sealed and painted with NO-VOC latex paint. To further improve the energy performance of the home in addition to thoroughly air-sealing and sealing and conditioning the crawl space, we installed 100% LED lighting in the home. We improved the water efficiency of the home by installing low-flow EPA WaterSense rated toilets and shower heads, converted all of the bathroom and kitchen faucets to be more water efficient. Upon completion, Amy and her family was able to move back into their cozy and clean “new home”, and are once again able to enjoy and be comfortable in their home.

The large volume, tall windows and natural light of the living area allows for light and views to the exterior in all directions. This project also considered our clients' need for storage and love for travel by creating storage space for an Airstream camper in the oversized 2 car garage at the back of the property. As in all of our homes, we designed and built this project with increased energy efficiency standards in mind. Our standards begin below grade by designing our foundations with insulated concrete forms (ICF) for all of our exterior foundation walls, providing the below grade walls with an R value of 23. As a standard, we also install a passive radon system and a heat recovery ventilator to efficiently mitigate the indoor air quality within all of the homes we build.

This large sloped lot in Serrano was a new construction project and required low water demand planting with a new pool & backyard entertainment space for the family. To mitigate potential fire risks and maintenance on the rear slopes we installed a native "Mow Free" grass on the slopes which can be kept green with minimal water or not irrigated after getting established which would turn brown in the summer and green in the winter.

Condo remodel in a 2 unit Victorian building in Noe Valley District, San Francisco, CA. The unit was fully sound proofed to mitigate noise penetration from unit above. The forced air was replaced with hydronic floor under new hardwood sprung floors (electrical floor and bench heating in Master Bath). The Master Bath and kitchen was remodeled. The lighting and electrical upgraded. All doors replaced with glass paneled doors. All casings/trims replaced with recessed casings/trims. The consultant from Betz suggested raising pool and deck to mitigate the change in grade of the sloping lot. The far side of the 16’ x 38’ custom vinyl pool, which is elevated three steps above the sports court, serves as a retaining wall. The sports court’s closely cropped artificial turf is ideal for basketball and soccer.
