This modern luxury bedroom features a calming palette of neutral tones and sleek lines. A striking slatted wood accent wall adds depth and sophistication, while streamlined furniture enhances the serene atmosphere. A cozy lounge chair by the window invites the outdoors in for ultimate relaxation.

Our team began the master bedroom design by anchoring the room with a dramatic but simple black canopy bed. The next layer was a neutral but textured area rug with a herringbone "zig zag" design that we repeated again in our throw pillows and nightstands. The light wood of the nightstands and woven window shades added subtle contrast and texture. Two seating areas provide ample comfort throughout the bedroom with a small sofa at the end of the bed and comfortable swivel chairs in front of the window. The long simple drapes are anchored by a simple black rod that repeats the black iron element of the canopy bed. The dresser is also black, which carries this color around the room. A black iron chandelier with wooden beads echoes the casually elegant design, while layers of cream bedding and a textural throw complete the design.

ZeroEnergy Design (ZED) created this modern home for a progressive family in the desirable community of Lexington. Thoughtful Land Connection. The residence is carefully sited on the infill lot so as to create privacy from the road and neighbors, while cultivating a side yard that captures the southern sun. The terraced grade rises to meet the house, allowing for it to maintain a structured connection with the ground while also sitting above the high water table. The elevated outdoor living space maintains a strong connection with the indoor living space, while the stepped edge ties it back to the true ground plane. Siting and outdoor connections were completed by ZED in collaboration with landscape designer Soren Deniord Design Studio. Exterior Finishes and Solar. The exterior finish materials include a palette of shiplapped wood siding, through-colored fiber cement panels and stucco. A rooftop parapet hides the solar panels above, while a gutter and site drainage system directs rainwater into an irrigation cistern and dry wells that recharge the groundwater. Cooking, Dining, Living. Inside, the kitchen, fabricated by Henrybuilt, is located between the indoor and outdoor dining areas. The expansive south-facing sliding door opens to seamlessly connect the spaces, using a retractable awning to provide shade during the summer while still admitting the warming winter sun. The indoor living space continues from the dining areas across to the sunken living area, with a view that returns again to the outside through the corner wall of glass. Accessible Guest Suite. The design of the first level guest suite provides for both aging in place and guests who regularly visit for extended stays. The patio off the north side of the house affords guests their own private outdoor space, and privacy from the neighbor. Similarly, the second level master suite opens to an outdoor private roof deck. Light and Access. The wide open interior stair with a glass panel rail leads from the top level down to the well insulated basement. The design of the basement, used as an away/play space, addresses the need for both natural light and easy access. In addition to the open stairwell, light is admitted to the north side of the area with a high performance, Passive House (PHI) certified skylight, covering a six by sixteen foot area. On the south side, a unique roof hatch set flush with the deck opens to reveal a glass door at the base of the stairwell which provides additional light and access from the deck above down to the play space. Energy. Energy consumption is reduced by the high performance building envelope, high efficiency mechanical systems, and then offset with renewable energy. All windows and doors are made of high performance triple paned glass with thermally broken aluminum frames. The exterior wall assembly employs dense pack cellulose in the stud cavity, a continuous air barrier, and four inches exterior rigid foam insulation. The 10kW rooftop solar electric system provides clean energy production. The final air leakage testing yielded 0.6 ACH 50 - an extremely air tight house, a testament to the well-designed details, progress testing and quality construction. When compared to a new house built to code requirements, this home consumes only 19% of the energy. In the dining room we installed 3-D wall tiles that mimic the shapes found on the tracery ceiling in the adjacent family room. Boasting views of the Museum of Natural History and Central Park, the Beaux Arts and French Renaissance style building built in 1900 was once home to a luxury hotel. Over the years multiple hotel rooms were combined into the larger apartment residences that exist today. The resulting units, while large in size, lacked the continuity of a single formed space. StudioLAB was presented with the challenge of re-designing the space to fit a modern family’s lifestyle today with the flexibility to adjust as they evolve into their tomorrow. Thus, the existing configuration was completely abandoned with new programmatic elements being relocated in each and every corner of the space. For clients that are big wine connoisseurs, the focal point of entry and circulation lies in a 400 bottle, custom built, blackened steel and glass, temperature controlled wine cabinet. The once enclosed living room was demolished to create one main entertaining space that includes a new dining area and open kitchen. Hafele bi-folding pocket door slides were used in the Living room wall unit to conceal the television, bar and display shelves when not in use. Posing as kitchen cabinetry, a hidden integrated door opens to reveal a guest bedroom with an en suite bathroom. Down the hallway of wide plank ebony stained walnut flooring, a compact powder room was built to house an original Paul Villinski installation of small butterflies cut from recycled aluminum cans, entitled Mistral. Continuing down the hall, and through one of the walnut veneered doors, is the shared kids bedroom where a custom-built bunk bed with integrated storage steps and desk was designed to allow for play space and a reading corner. The kids bathroom across the hall is decorated with custom Lego inspired hand cast concrete tiles and integrated pull-out footstools residing underneath the floating vanity. The master suite features a bio-ethanol fireplace wrapped in blackened steel and integrated into the Tabu veneered built-in. The spacious walk-in closet serves several purposes, which include housing the apartment’s new central HVAC system as well as a sleeping spot for the family’s dog. An integrated URC control system paired with Lutron Radio RA lighting keypads were installed to control the AV, HVAC, lighting and solar shades all by the use of smartphones.

Popular Scandinavian-style interiors blog 'These Four Walls' has collaborated with Kährs for a scandi-inspired, soft and minimalist living room makeover. Kährs worked with founder Abi Dare to find the perfect hard wearing and stylish floor to work alongside minimalist decor. Kährs' ultra matt 'Oak Sky' engineered wood floor design was the perfect fit. "I was keen on the idea of pale Nordic oak and ordered all sorts of samples, but none seemed quite right – until a package arrived from Swedish brand Kährs, that is. As soon as I took a peek at ‘Oak Sky’ ultra matt lacquered boards I knew they were the right choice – light but not overly so, with a balance of ashen and warmer tones and a beautiful grain. It creates the light, Scandinavian vibe that I love, but it doesn’t look out of place in our Victorian house; it also works brilliantly with the grey walls. I also love the matte finish, which is very hard wearing but has none of the shininess normally associated with lacquer" says Abi. Oak Sky is the lightest oak design from the Kährs Lux collection of one-strip ultra matt lacquer floors. The semi-transparent white stain and light and dark contrasts in the wood makes the floor ideal for a scandi-chic inspired interior. The innovative surface treatment is non-reflective; enhancing the colour of the floor while giving it a silky, yet strong shield against wear and tear. Kährs' Lux collection won 'Best Flooring' at the House Beautiful Awards 2017.
