The entrance to this inviting living room is marked by two custom-made columns. The room’s focal point is the gas fireplace, which is surrounded by white Carrara marble and is topped with a white wood, crown moulding mantel. To draw the eye, the wall behind the fireplace is covered in custom, raised panel wainscoting. Other architectural millwork in the room includes wainscoting, crown moulding and door trim. The den was already cozy and inviting. But we spruced it up by installing red oak floor, adding wainscoting and painting the fireplace surround and mantle white to help the fireplace pop. We tore down the walls between four rooms to create this great room in Villanova, PA. And what a difference it makes! This bright space is perfect for everyday living and entertaining family and friends as the kitchen, eating and living areas flow seamlessly. With red oak flooring throughout, we used white and light gray materials and crown moulding to give this large space a cohesive yet open feel. We added wainscoting to the steel post columns. This busy family has two active teenagers and multiple pets. They essentially had out grown their kitchen and dining area. To give the family much needed space, walls were removed and windows were added to dramatically open up the area and let in more natural light. A large kitchen island was installed and topped with a beautiful Quartz Coastal Grey countertop. Contrasting dark grey cabinets were used to compliment the white, shaker style cabinets located throughout the rest of the kitchen. This family loves to bake, so we installed a lower counter for kneading or rolling out dough—a perfect height for getting the right amount of leverage. For a more custom look, all of the appliances were covered in wood panels to match the surrounding cabinets. Tile flooring was replaced with engineered hardwood throughout the whole first floor for a more streamlined look.

Our clients approached us to renovate their home, as it was lacking function for their family’s changing needs. They were facing issues with insufficient storage, and underutilised areas. The entry was cramped, which was especially noticeable when several people were coming in, or when carrying in groceries. The Shared Bathroom was too small, and lacked enough room for their teenage children to store their individual belongings. Additionally, since both clients work from home, a dedicated office space was essential. On the Main Floor, we relocated the closet at the entry, making the entrance more spacious, and the Powder Room was given an update and new fixtures. The wall between the Kitchen and Dining Room was removed, which opened up the Main Floor. Half of the space this created was used to create a much larger Kitchen with ample gathering space for our client’s large family. The new custom Kitchen boasts plenty of dark cabinetry with wood accents, and is complimented by a beautiful quartz countertop and matching black fixtures. The other half of the newly created space was transformed into a quiet, functional home office. In the new office, a wall of built-in cabinetry offers useful storage for both work and hobby items, creating the perfect space for both work and crafting. On the Second Floor, we expanded the Shared Bathroom by using space from the Guest Bedroom closet and the Second Floor Office. We replaced the bathtub shower combo with a spacious grand shower and added a large vanity and makeup area, giving each teenager their own dedicated personal storage space. In the Master Ensuite, we altered the entryway location, allowing for a redesigned layout that includes a large vanity and double sink, enhancing both functionality and storage. Our clients expressed their happiness with the renovation process with Sosna, specifically how clean the construction area was kept, and how respectful the Sosna team was of their home and neighbours. This eating area right off the kitchen has a fantastic custom-made window seat, complete with lots of storage below and comfortable cushion on top. The French door style pocket doors lead into the sitting room. What started as an addition project turned into a full house remodel in this Modern Craftsman home in Narberth, PA. With a baby on the way and old cabinets falling apart at the seams, a kitchen remodel was the number one priority for our clients in their charming, historic Denver home. It was essential to make the kitchen feel more spacious and open, while still maintaining it’s original footprint and privacy from the rest of the house. Cabinets on three out of four walls caved into the center of the kitchen, making it feel small and difficult for even two people to be moving about! By eliminating cabinetry on the west wall, we were able to not only make the kitchen feel bigger and brighter, but we also revealed the characteristic exposed brick that was hiding behind a string of cabinets! The brick wall adds so much character and, paired with the wainscoting, is a beautiful nod to the home’s historic charm. As passionate cooks and hosts, it was crucial for our clients to have an island to utilize the counter space for prepping food and having a place for friends or family to sit and chat while they cooked a meal. Small but mighty, the island is the center of attention with a beautiful black walnut butcher block countertop, cabinets for storage, and seating for three! Our favorite feature in this kitchen sits just above the gas range; the custom wood surround on the range hood was handcrafted onsite as the final finishing touch. The elements of the natural wood, soft French grey cabinets, satin brass hardware and intricate marble herringbone backsplash all come together on this one wall, giving you a moment of cohesive glee. We are thrilled with the transformation, and our clients are elated to have a beautiful new kitchen for their new, growing family.

The clients for this project wanted a clean lined form, an open floor plan and nothing non-essential to daily life. They also required their home be under 2,500 square feet for their family of four. Exterior materials consist of untreated cedar siding and galvanized corrugated metal. The heavy gauge “horse fence” guard rails allow an unobstructed view to the adjacent pond. This project was our first installed green roof, and after much research we decided upon a modular system. Other sustainable components include day-lighting, super-insulation, on demand water heaters, plans for a water collection cistern, radiant floor heat, gabion retaining walls filled with local rock, FSC certified flooring, reclaimed structural members, and infrastructure for an active solar collection system. The owners have since installed a remotely located photovoltaic array.
