Remodeling your master bathroom in Calabasas offers the perfect opportunity to optimize both functionality and style. Custom features, such as built-in cabinetry and spacious shower designs, can transform an ordinary bathroom into a highly organized, luxurious retreat. I recently worked with a homeowner in Calabasas who struggled with limited storage and a dated design. By integrating custom storage cabinets and a sleek walk-in shower, we were able to create a space that not only looked great but solved their storage woes. The built-in cabinetry, combined with the shower’s marble finishes, added much-needed storage for linens, toiletries, and more, all while maintaining a clean, open layout. The result was a bathroom that was both practical for daily use and aesthetically aligned with the homeowner’s vision.

The kitchen & living room swapped spaces during the renovation & the fireplace was entirely removed in the interest of maximizing floor space. The reconfiguration gave the kitchen much needed breathing room & also accommodated a cozy dining nook. In the renovated family room, a new gas fireplace is flanked by built in bookcases that maximize functional storage and modern style.

A young couple with three small children purchased this full floor loft in Tribeca in need of a gut renovation. The existing apartment was plagued with awkward spaces, limited natural light and an outdated décor. It was also lacking the required third child’s bedroom desperately needed for their newly expanded family. StudioLAB aimed for a fluid open-plan layout in the larger public spaces while creating smaller, tighter quarters in the rear private spaces to satisfy the family’s programmatic wishes. 3 small children’s bedrooms were carved out of the rear lower level connected by a communal playroom and a shared kid’s bathroom. Upstairs, the master bedroom and master bathroom float above the kid’s rooms on a mezzanine accessed by a newly built staircase. Ample new storage was built underneath the staircase as an extension of the open kitchen and dining areas. A custom pull out drawer containing the food and water bowls was installed for the family’s two dogs to be hidden away out of site when not in use. All wall surfaces, existing and new, were limited to a bright but warm white finish to create a seamless integration in the ceiling and wall structures allowing the spatial progression of the space and sculptural quality of the midcentury modern furniture pieces and colorful original artwork, painted by the wife’s brother, to enhance the space. The existing tin ceiling was left in the living room to maximize ceiling heights and remain a reminder of the historical details of the original construction. A new central AC system was added with an exposed cylindrical duct running along the long living room wall. A small office nook was built next to the elevator tucked away to be out of site.

Some backyards start with potential but need a complete transformation to reach their full beauty. That was the case with our recent customers in Southlake. What began as a simple covered patio original to the home was reimagined into a luxurious outdoor oasis that is now perfect for year-round enjoyment. We designed and built two custom Patio Covers to maximize the poolside space. One extended the original covered patio to give the homeowners more room to relax and entertain. The second created a large, shaded retreat in front of the home’s sliding doors, blending seamlessly into the design while providing much-needed coverage. Within the new expanded patio space, we added a full Outdoor Kitchen complete with everything needed for cooking and entertaining outdoors. To make the poolside space even more inviting, we built a stunning Fire Pit poolside that creates a natural gathering spot by the water for evenings with family and friends. Electrical was installed for overhead heaters so the patio can be enjoyed comfortably no matter the season. As a finishing touch, we installed Coolcrete concrete around the pool area to tie everything together with both beauty and functionality.

This very social couple were tying the knot and looking to create a space to host their friends and community, while also adding much needed living space to their 900 square foot cottage. The couple had a strong emphasis on growing edible and medicinal plants. With many friends from a community garden project they were involved in and years of learning about permaculture, they wanted to incorporate many of the elements that the permaculture movement advocates for. We came up with a California native and edible garden that incorporates three composting systems, a gray water system, rain water harvesting, a cob pizza oven, and outdoor kitchen. A majority of the materials incorporated into the hardscape were found on site or salvaged within 20-mile of the property. The garden also had amenities like an outhouse and shower for guests they would put up in the converted garage. Coming into this project there was and An old clawfoot bathtub on site was used as a worm composting bin, and for no other reason than the cuteness factor, the bath tub composter had to stay. Added to that was a compost tumbler, and last but not least we erected an outhouse with a composting toilet system (The Nature's Head Composting Toilet). We developed a gray water system incorporating the water that came out of the washing machine and from the outdoor shower to help water bananas, gingers, and canailles. All the down spouts coming off the roof were sent into depressions in the front yard. The depressions were planted with carex grass, which can withstand, and even thrive on, submersion in water that rain events bring to the swaled-out area. Aesthetically, carex reads as a lawn space in keeping with the cottage feeling of the home. As with any full-fledged permaculture garden, an element of natural building needed to be incorporated. So, the heart and hearth of the garden is a cob pizza oven going into an outdoor kitchen with a built-in bench. Cob is a natural building technique that involves sculpting a mixture of sand, soil, and straw around an internal structure. In this case, the internal structure is comprised of an old built-in brick incinerator, and rubble collected on site. Besides using the collected rubble as a base for the cob structure, other salvaged elements comprise major features of the project: the front fence was reconstructed from the preexisting fence; a majority of the stone edging was created by stones found while clearing the landscape in preparation for construction; the arbor was constructed from old wash line poles found on site; broken bricks pulled from another project were mixed with concrete and cast into vegetable beds, creating durable insulated planters while reducing the amount of concrete used ( and they also just have a unique effect); pathways and patio areas were laid using concrete broken out of the driveway and previous pathways. (When a little more broken concrete was needed, we busted out an old pad at another project a few blocks away.) Far from a perfectly polished garden, this landscape now serves as a lush and inviting space for my clients, their friends and family to gather and enjoy each other’s company. Days after construction was finished the couple hosted their wedding reception in the garden—everyone danced, drank and celebrated, christening the garden and the union!

In every project we complete, design, form, function and safety are all important aspects to a successful space plan. For these homeowners, it was an absolute must. The family had some unique needs that needed to be addressed. As physical abilities continued to change, the accessibility and safety in their master bathroom was a significant concern. The layout of the bathroom was the first to change. We swapped places with the tub and vanity to give better access to both. A beautiful chrome grab bar was added along with matching towel bar and towel ring. The vanity was changed out and now featured an angled cut-out for easy access for a wheelchair to pull completely up to the sink while protecting knees and legs from exposed plumbing and looking gorgeous doing it. The toilet came out of the corner and we eliminated the privacy wall, giving it far easier access with a wheelchair. The original toilet was in great shape and we were able to reuse it. But now, it is equipped with much-needed chrome grab bars for added safety and convenience. The shower was moved and reconstructed to allow for a larger walk-in tile shower with stylish chrome grab bars, an adjustable handheld showerhead and a comfortable fold-down shower bench – proving a bathroom can (and should) be functionally safe AND aesthetically beautiful at the same time.

Our clients came to us after recently purchasing this 1967 home in the lovely Spring Creek neighborhood. They originally considered adding on to the master bedroom or possibly putting an addition above the garage. After all considerations, they decided to work within the existing sq. ft. of the home. They wanted to update their kitchen, they needed to add an office, as she works from home and they wanted consistent flooring throughout the front of the house. They had a small galley kitchen that you could enter from the front formal living/dining room or from the other end but it was completely closed off to the main living area, other than a small window. They really wanted to open it up but worried it might be too opened up. In addition to adding new ceiling height cabinets, they wanted to completely gut this outdated kitchen and start over with a cleaner, simpler looking kitchen. They had trouble envisioning what their space would look like opened up, so using our technology and being able to show them a rendering and being able to do a virtual walk-through, really helped them see their future. We demoed the entire kitchen and all of the flooring throughout the kitchen, family room, living room and formal living room. We removed most of the wall that closed off the kitchen to the living room, with the exception of the half wall that became part of the new island. The doorway that used to go between the formal dining and kitchen was closed off, creating more kitchen wall space and allowing an office to be added at the back of the formal dining that could be closed off, when needed. White Chandler cabinets were installed with beautiful Macaubus Giotto Quartzite countertops. Our clients chose to install a spice pull out and utensil caddy pull out on either side of the oven and a tray pull out for cookie sheets, as well. A wooden vent-hood was also built by Chandler, creating a nice contrast to the white cabinets. Matte black Stanton pulls and Elara knobs were installed coordinating with the Forge Industrial Pendant Island lights and the Doster Dome kitchen table pendant. A Kohler vault Smart Divide®top-/under-mount double-equal bowl kitchen sink was installed in the island with a Kohler Simplice kitchen faucet, also in matte black. Detailed posts were added to each corner on the back side of the island, giving it a more custom finished look. In the formal dining room, a 4-light Forge Industrial Island Light was installed, which coordinated with the two pendant lights above the island. Adjacent to the living room was an office/wet bar area, leading to the back porch. We replaced the existing wet bar with a new cabinet and countertop and faucet, matching the kitchen and installed a wine refrigerator, too. Hardwood floors were installed throughout the entire front of the house, tying it all together. Recessed lighting was installed throughout the dining room, living room and kitchen, really giving the space some much needed light. A fresh coat of paint to top it all off really brightened up the space and gave our clients exactly what they were wanting.

Pionarch, LLC had designed a new house in Ipswich, Ma on a beautiful lot that has tremendous views overlooking the ocean. This new 2,400 square foot house is equipped with 3 Bedrooms, 2.5 bathrooms, an office, a personal library, kitchen, dining room, living room, a 2 car garage, 2 decks and all the storage that the client had asked for. The first floor open concept design contains the kitchen, dining room, sun room, living room, library, powder room, master bedroom with ensuite and walk-in closet. The second floor has a walkway looking towards the living room below it, 2 bedrooms, an office and another centrally located bathroom along with the clients much needed storage. This house maximizes the natural light that the property is exposed to with over 30 windows and 2 skylights, this design was to generate the views that the property has to offer as well as eliminating the need to switch on the lights during the day. A simple refreshment is always needed for all bathrooms large and small. The issue is always what to do in a kids / guest bathroom that will have lots of use and yet you still wish to remain clean and timeless. The clean look of extra-large porcelain tiles is the way to go when you want to achieve such a goal. The black plumbing fixtures by Grohe complement the marble look of the porcelain tile. This tranquil Seattle home sits high on a hill with a lovely view in the Queen Anne neighborhood. The delightful family of four needed help filling the living spaces with furnishings that would be cozy, comfortable and work beautifully with the classic aesthetic of the home. Together we choose swivel chairs to maximize both conversation and the view, a nap worthy sofa in a lovely shade of blue and a cocktail table that is easy to move when the kids need an open space but also serves as an excellent place to play games and build puzzles. A soft and colorful rug, bold patterned drapery and a splash of accessories and accent furnishings were layered in to complete the room. The powder room received a rich new paint color to highlight some beloved family artwork and a decorative ladder was installed to add visual interest and provide a much-needed storage place for hand towels. The entry was lacking storage which we remedied with custom designed and built shoe storage benches. An easy to care for indoor/outdoor rug was added to protect the floor and provide a layer of texture to the room. The new cozy space now serves in function when entering the home plus is a great curl up place to enjoy the view while reading a good book! This complete exterior home renovation & curb appeal now makes sense with the interior remodel our client had installed prior to us gettting started!!! The modification addition of 5 stucco columns creates the feeling of a much larger space than what was there prior...who know that these cosmectic columns would actually feel like arms that wrap around the new curb appeal...almost like a vibe of protection. The contrasting paint colors add more movement and depth continuing the feeling of this great space! The new smooth limestone courtyard and custom iron "x" designed fence & gates create a weight type feeling that not only adds privacy, it just feels & looks solid. A place for family, friends and neighbors can easliy conversate & relax.
