This custom-built home in The Ridge of North Park Manor was built by Barrington Homes in 2019. We worked with the homeowners early in the building process to create a custom master plan for the entire property.

Calacatta Capri is a new quartz slab that can transform any interior application. Calacatta Capri quartz features a stark white background with warm-colored narrow veins. The vein structure is very proportionate throughout the unit, which display's how far innovation and master craftsmanship has come in the engineering process of quartz slabs. The program consists of a detached Guest House with full Kitchen, Living and Dining amenities, Carport and Office Building with attached Main house and Master Bedroom wing. The arrangement of buildings was dictated by the numerous majestic oaks and organized as a procession of spaces leading from the Entry arbor up to the front door. Large covered terraces and arbors were used to extend the interior living spaces out onto the site.
All the buildings are clad in Texas limestone with accent bands of Leuders limestone to mimic the local limestone cliffs in the area. Steel was used on the arbors and fences and left to rust. Vertical grain Douglas fir was used on the interior while flagstone and stained concrete floors were used throughout. The flagstone floors extend from the exterior entry arbors into the interior of the Main Living space and out onto the Main house terraces.

Aqua Forte is a unique artisan technique where organic or intentional patterns are etched into natural stone using multiple etching and engraving methods. After the etching process the stones are hand colorized, gilded or glazed with natural and organic dyes and materials to deliver a uniquely beautiful result.

The subtle variation and movement in color is a special feature of this Italian porcelain from the "Wide" collection in the "Fog" finish; The cool grays of the tile mimic the natural aging process of industrial cement and partners well with warm Burnished Mahogany stain finish of the gorgeous vanity cabinet.

The lime Venetian plaster is aging just as it is supposed to. This exterior plaster was installed 10 years ago in 2006. The beautiful aging in the natural process of the Rialto lime plasters.

Our client’s goal was to create a small, high-performance, healthy home for herself and her teenage son while providing a place for her father to age in place. An attached private accessory dwelling provides a space for him as well as flexibility in the future. The new home was designed to minimize its footprint on site, made smaller than the original 1930’s house.
Embracing adaptability and efficiency, the residence includes two dwellings: a one-bedroom 795 square-foot accessory dwelling at the lower grade and a two-story 1330 square-foot primary dwelling located above. Involved in all aspects of project execution, our client oversaw the process by living in a used trailer parked in the backyard throughout the project’s construction. Family-Share focused on maximizing the footprint’s performance, access to natural light and the health of the occupants. Sustainable features include high-performance glazing, solar preheat for domestic and hot water in-floor heating and reclaimed fir car decking rainscreen siding.

Modern Farm House, designed and built by Mark Olson, Olson Development LLC. This home is one level and has and interior courtyard with an exterior fireplace under the timber, post an beam roof, with metal. The stones were all reclaimed from this very land.

When Cummings Architects first met with the owners of this understated country farmhouse, the building’s layout and design was an incoherent jumble. The original bones of the building were almost unrecognizable. All of the original windows, doors, flooring, and trims – even the country kitchen – had been removed. Mathew and his team began a thorough design discovery process to find the design solution that would enable them to breathe life back into the old farmhouse in a way that acknowledged the building’s venerable history while also providing for a modern living by a growing family.
The redesign included the addition of a new eat-in kitchen, bedrooms, bathrooms, wrap around porch, and stone fireplaces. To begin the transforming restoration, the team designed a generous, twenty-four square foot kitchen addition with custom, farmers-style cabinetry and timber framing. The team walked the homeowners through each detail the cabinetry layout, materials, and finishes. Salvaged materials were used and authentic craftsmanship lent a sense of place and history to the fabric of the space.
The new master suite included a cathedral ceiling showcasing beautifully worn salvaged timbers. The team continued with the farm theme, using sliding barn doors to separate the custom-designed master bath and closet. The new second-floor hallway features a bold, red floor while new transoms in each bedroom let in plenty of light. A summer stair, detailed and crafted with authentic details, was added for additional access and charm.
Finally, a welcoming farmer’s porch wraps around the side entry, connecting to the rear yard via a gracefully engineered grade. This large outdoor space provides seating for large groups of people to visit and dine next to the beautiful outdoor landscape and the new exterior stone fireplace.
Though it had temporarily lost its identity, with the help of the team at Cummings Architects, this lovely farmhouse has regained not only its former charm but also a new life through beautifully integrated modern features designed for today’s family.
