We designed and installed fresh stone borders, premium mulch beds, decorative rock pathways, and new seasonal plants — creating symmetry and contrast around the central tree. This Evans landscaping project now delivers curb appeal with low maintenance, perfect for relaxing or entertaining outdoors.

A family of passionate athletes and sports aficionados embarked on a remarkable endeavor alongside our team and Studio M Merge. Their vision? To breathe new life into their outdated mid-century modern home and neglected pool, resulting in the dramatic “Sports Enthusiasts’ Hideaway.” The transformative journey focused on opening the interior spaces out toward the beautiful gardens and amenities. The renewed house features expanded open-plan living areas, a new bedroom, and a reimagined primary bath. An attached ADU added a sports bar and a flexible office space that can double as a private guest bedroom. The outdoor spaces were brought to life with the addition of expansive decks, inviting patios, a horseshoe pit, a basketball half-court, refreshing plunge pools, and a lush sports lawn. A pool house artfully frames the view from the pool to the neighboring golf course. This family of five finds themselves immersed in their expanded home and experiential outdoor hideaway. Every element has been thoughtfully designed to cater to their favorite activities, providing a peaceful haven where they can fully indulge their shared passion for sports. This homeowner has long since moved away from his family farm but still visits often and thought it was time to fix up this little house that had been neglected for years. He brought home ideas and objects he was drawn to from travels around the world and allowed a team of us to help bring them together in this old family home that housed many generations through the years. What it grew into is not your typical 150 year old NC farm house but the essence is still there and shines through in the original wood and beams in the ceiling and on some of the walls, old flooring, re-purposed objects from the farm and the collection of cherished finds from his travels. This Dutch Renaissance Revival style Brownstone located in a historic district of the Crown heights neighborhood of Brooklyn was built in 1899. The brownstone was converted to a boarding house in the 1950’s and experienced many years of neglect which made much of the interior detailing unsalvageable with the exception of the stairwell. Therefore the new owners decided to gut renovate the majority of the home, converting it into a four family home. The bottom two units are owner occupied, the design of each includes common elements yet also reflects the style of each owner. Both units have modern kitchens with new high end appliances and stone countertops. They both have had the original wood paneling restored or repaired and both feature large open bathrooms with freestanding tubs, marble slab walls and radiant heated concrete floors. The garden apartment features an open living/dining area that flows through the kitchen to get to the outdoor space. In the kitchen and living room feature large steel French doors which serve to bring the outdoors in. The garden was fully renovated and features a deck with a pergola. Other unique features of this apartment include a modern custom crown molding, a bright geometric tiled fireplace and the labyrinth wallpaper in the powder room. The upper two floors were designed as rental units and feature open kitchens/living areas, exposed brick walls and white subway tiled bathrooms.

The existing estate illustrating a period clouded by historic neglect. The restoration plan for this castle house focused on increasing its spatial value, its open space architecture and re-positioning of its windows. The garden made it possible to enhance the depth of the view over the rooftops and the Baixa river. An existing addition was rebuilt to house to conduct more private and entertainment functions. The unexpected discovery of an old and buried wellhead and cistern in the center of the house was a pleasant surprise to the architect and owners.

Our team transformed this once neglected lakefront cottage into a one-of-a-kind sanctuary to be used as a year-round residence. These creative homeowners were craving an outdoor living space that felt naturalistic while still offering the comforts of an upscale retreat. In response, we designed and curated a fully integrated living space including expansive cedar decking with built-in hot tub that appears suspended over the steep meadow-inspired pollinator garden below. Bluestone steps create a sturdy, non-slip walk down and native grasses and drought tolerant perennials offer screening and a natural buffer to activity on the water; delivering color and textural interest for this unique outdoor retreat all year long.

After decades of neglect, the metal bay window and cornice on this 1885 building façade had deteriorated to the point where they had to be completely rebuilt, replicating the intricate original designs with galvanized steel. The work involved the complete removal of the metal elements, as well as the old slate on the slanted roofs and the reinstallation of new one.

Our client approached us while he was in the process of purchasing his ½ lot detached unit in Hermosa Beach. He was drawn to a design / build approach because although he has great design taste, as a busy professional he didn’t have the time or energy to manage every detail involved in a home remodel. The property had been used as a rental unit and was in need of TLC. By bringing us onto the project during the purchase we were able to help assess the true condition of the home. Built in 1976, the 894 sq. ft. home had extensive termite and dry rot damage from years of neglect. The project required us to reframe the home from the inside out. To design a space that your client will love you really need to spend time getting to know them. Our client enjoys entertaining small groups. He has a custom turntable and considers himself a mixologist. We opened up the space, space-planning for his custom turntable, to make it ideal for entertaining. The wood floor is reclaimed wood from manufacturing facilities. The reframing work also allowed us to make the roof a deck with an ocean view. The home is now a blend of the latest design trends and vintage elements and our client couldn’t be happier! Spaces by Jacflash has transformed this old rental home from a neglected, drab space into a luxuriously, ornate and cozy dwelling. We added an elegant crystal chandelier, organically polished table and refined chairs in the dining room, and topped a console table with a large patina mirror held by ornamented corbels while also filling the room with chic and contemporary vignettes. The team also used instant granite, white marble stickers on the master washroom's vanity and tub, along with textured wallpaper as a quick and inexpensive way to revamp the once dated and daunting space.

We had a new patio and walkway, so we didn’t want to neglect the front door. We wanted to introduce a door that would allow in some light, so we went with this burgundy door from HMI Doors.

Located in Church Hill, Richmond’s oldest neighborhood, this very early 1900s Victorian had tons of historical details, but the house itself had been neglected (badly!). The home had two major renovation periods – one in 1950’s, and then again in the 1980s’s, which covered over or disrupted the original aesthetics of the house (think open ductwork, framing and drywall obscuring the beautiful mantels and moldings, and the hot water heater taking up valuable kitchen space). Our Piperbear team had to “undo” much before we could tackle the restoration of the historical features, while at the same time modernizing the layout.

Before the Remodel – Pool Area The pool area was neglected and unappealing. The water looked dirty and lifeless, while the surrounding screen was stained and weathered, blocking light instead of creating an inviting atmosphere. Outdated colors made the space feel dull and unattractive, and the entire area lacked the charm and care a backyard oasis deserves.
