Located in Church Hill, Richmond’s oldest neighborhood, this very early 1900s Victorian had tons of historical details, but the house itself had been neglected (badly!). The home had two major renovation periods – one in 1950’s, and then again in the 1980s’s, which covered over or disrupted the original aesthetics of the house (think open ductwork, framing and drywall obscuring the beautiful mantels and moldings, and the hot water heater taking up valuable kitchen space). Our Piperbear team had to “undo” much before we could tackle the restoration of the historical features, while at the same time modernizing the layout.

How many of us have a 5′ x 8′ or 5′ x 9′ bathroom in our homes? Many of us have more than one! Please don’t fall into the trap of believing that you don’t have enough space to work with to make your bathroom look and feel fabulous. That is just not true. This bathroom is a classic example of how a very typical bathroom size and layout can still yield a modern and more spacious feel. ...remove the sliding brass shower doors...go low threshold with shower base... Frameless glass doors eliminate the upper rail that many bang their heads on...Good lighting is crucial to a small space and often is neglected in the shower/tub area. The Randolph flip is another successful project by an energetic client always looking to fix up a very uncared home and flip it to a lucky buyer. The end result is a very open clean house with many beautiful features. THis home had been neglected for years starting on the outside with very overgrown landscaping making it a very unfriendly looking home nobody would want to approach. We cleaned up the yard gave it some new bright siding. But the real magic happened on the inside by opening up the living room, kitchen and dining area creating a welcome and entertaining amenable space. We relocated the kitchen to give it a better flow and allowing for the kitchen to enlarge in size. Created a more friendly family room by refacing the fireplace in stone and giving everything a fresh look. Upstairs we expanded the master bedroom and gave it a beautiful master bathroom. The expansive grounds surrounding this residence, designed anew in the 1990’s while the home was undergoing renovation and expansion, had since fallen into neglect. The new owners envisioned a landscape of tailored spaces accommodating adult recreation and children’s play, gatherings of family and parties with friends. A studio building on the site was also in need of repurposing. The young couple were visionary and believed the studio could house a swimming pool and spa, with potential use year-round. A series of design iterations resolved all the clients program including formal courtyards with strong axis, a lawn for play, a place for basketball, tailored evergreen plantings, fountains, a fireplace, an outdoor kitchen and subdued lighting. The studio building was transformed into a natatorium with expansive amounts of glass added to open physically to the courtyards and visually to foliage surrounding the building.

Greg Hadley We installed new railing, flooring, and French doors on the upstairs deck off the master bedroom deck. We installed a new garage door and siding on the garage gable and rear of the house. The house is in a great neighborhood and had a solid foundation, but the infrastructure needed a lot of attention including: • Repointing brick in a few areas • Adding insulation in all the walls and spray foam in the attic ceiling to increase energy-efficiency • Install new siding and trim on two dormers on rear elevation • Install new siding on gable end of garage and wall section on main house above • garage • Install new PVC trim in profiles to approximate those reflected drawings provided from original plans dated 1939 • Adding central air to all four floors • New plumbing and electrical systems • Install new interior doors where needed • All new Pella Proline windows that match the traditional exterior • Demolish and rebuild crumbling front steps • New front door, new frieze, crown, pilasters, columns and trim around front door • New dentil molding at front of home • New garage door

This was an amazing project from start to finish. The house was neglected for years. Annette Rogers with her team at AMI Design & Associates stepped in to remodel the entire home. We supplied all the furnishings down to the accessories. All surfaces were refinished. Loved the way the light glazing turned out on the kitchen cabinets.

Our clients knew they wanted to live in Wicker Park, within walking distance of everything the neighborhood has to offer. They found an 1890s cottage-style home on a great street and fell in love with its charm. Unfortunately, the house had fallen into a state of serious neglect and needed significant work. Excited, but also a bit overwhelmed, our clients came to us for help with a gut renovation. We were able to guide them through the entire process from the start of demo through placement of the final decorative object. The process was fun and rewarding and, upon completion, our clients were left with a tailored and sophisticated home that is just as stylish as they are.

This home was not even visible from the street because of the overgrown and neglected landscape. There was no obvious entrance to the front door, and the garden area was surprisingly spacious once the over grown brush was removed. We added an arbored and walled patio in the rear garden, near the kitchen, for morning coffee and meditation. .

This beautiful secluded house and art studio, hand built by a Japanese Potter, has been given a new life as a writing studio for its owner. The building, having been neglected and uninhabited for some time, was in danger of being demolished. The owner’s recognition of the underlying spirit of the place, in what can only be described as a labor of love, worked with the designers and the artisans to bring this building back to life. The stone cylinder at the center of the building houses bathrooms and mechanical systems, allowing the remainder of the building to remain open. The new cedar posts, stair, custom cabinets and handcrafted sliding doors are among the details that were chosen to complement the restoration of the underlying building, ensuring a long life for this peaceful retreat.

A family of passionate athletes and sports aficionados embarked on a remarkable endeavor alongside our team and Studio M Merge. Their vision? To breathe new life into their outdated mid-century modern home and neglected pool, resulting in the dramatic “Sports Enthusiasts’ Hideaway.” The transformative journey focused on opening the interior spaces out toward the beautiful gardens and amenities. The renewed house features expanded open-plan living areas, a new bedroom, and a reimagined primary bath. An attached ADU added a sports bar and a flexible office space that can double as a private guest bedroom. The outdoor spaces were brought to life with the addition of expansive decks, inviting patios, a horseshoe pit, a basketball half-court, refreshing plunge pools, and a lush sports lawn. A pool house artfully frames the view from the pool to the neighboring golf course. This family of five finds themselves immersed in their expanded home and experiential outdoor hideaway. Every element has been thoughtfully designed to cater to their favorite activities, providing a peaceful haven where they can fully indulge their shared passion for sports. A small boutique hotel in the Grenadines overlooking the island of Mustique was an exercise in local artisanship. The hotel consists of an historic house that contained remnants of British Colonial furniture, and an old beachfront structure that was left in disrepair after years of neglect. We breathed new life into these spaces by whitewashing surfaces and commissioning local artisans to create pieces out of seashells and driftwood to give this property its simple, elegant, Island character.

Originally designed by Victoria architect, James Hull in 1892, this two-story Shingle-Style house had long been abandoned and neglected, until the current owner purchased the home in 2007. The house is an important resource in the history of Cuero, Texas. It is a distinctive, late Victorian residence that complements the various architectural styles found in the Terrell-Reuss National Register District in Cuero, Texas. The style of the house is based upon a Queen Anne floor plan, but has strong Shingle style elements and several Colonial Revival details that make it unique to Cuero and South Texas. The design for the house skillfully merged the complex geometries and numerous diverse materials into a consummate Victorian composition. Fisher Heck was commissioned to restore the house in 2009. Almost everything inside and outside the house, down to the studs, had to be rebuilt or refinished. All work was done in conjunction with the Secretary of Interior's Standards for Historic Restoration.

VICTORIAN LAKEFRONT BEFORE & AFTER This neglected Victorian on the waterfront in Hudson was a perfect example of a diamond in the rough. But its new owners recognized its potential and (lucky for us) we were hired to redesign the main floor. Everything was replaced, from the uneven and mismatched floor boards, to the dilapidated, rickety old staircase. Not to mention, new windows, sexy new hot water heaters imported from England., a new kitchen and main floor bathroom. The entire house was painted Moonshine by Benjamin Moore - a watery blue-grey colour which works perfectly with all the wood and white trim. The kitchen was gutted and reconfigured to optimize the fantastic water views allowing the owners to relax at their new island (with soapstone counters). The beautiful blue backsplash tiles make this traditional white kitchen anything but boring. And we painted the adjacent dining room ceiling the same deep blue colour to add impact. Our clients had travelled all over the world for work before returning to Montreal, and their art collection, geological artifacts, wool rugs and assortment of wood furniture (collected in Chile, Mexico and Arizona to name a few places) give this updated Victorian a lived-in, eclectic look. We added some unexpected lighting with a nod to the Victorian age throughout and the back room, once the exterior porch, is now a the perfect retreat to relax, hold book club meetings or just enjoy the views from the elegant new furniture or the newly reupholstered family heirloom bench.

To anchor a modern house, designed by Frederick Fisher & Partners, Campion Walker brought in a mature oak grove that at first frames the home and then invites the visitor to explore the grounds including an intimate culinary garden and stone fruit orchard. The neglected hillside on the back of the property once overgrown with ivy was transformed into a California native oak woodland, with under-planting of ceanothus and manzanitas. We used recycled water to create a dramatic water feature cut directly into the limestone entranceway framed by a cacti and succulent garden.
