The Randolph flip is another successful project by an energetic client always looking to fix up a very uncared home and flip it to a lucky buyer. The end result is a very open clean house with many beautiful features. THis home had been neglected for years starting on the outside with very overgrown landscaping making it a very unfriendly looking home nobody would want to approach. We cleaned up the yard gave it some new bright siding. But the real magic happened on the inside by opening up the living room, kitchen and dining area creating a welcome and entertaining amenable space. We relocated the kitchen to give it a better flow and allowing for the kitchen to enlarge in size. Created a more friendly family room by refacing the fireplace in stone and giving everything a fresh look. Upstairs we expanded the master bedroom and gave it a beautiful master bathroom. A sweet and breezy twin guest bedroom got updated paint and carpet along with the furniture and art. At the end of the hall on the bay facing side, this oft-neglected bedroom is now a fresh and coastal nook in this family-friendly penthouse condo.

This living area was redesigned as part of the Lakewood Ranch structural home remodel, replacing a dark, neglected interior with a brighter lounge connected to the open main floor. Light flooring, vertical wall detail, natural textures, and soft seating create a calm Florida living space with stronger flow to the kitchen, dining, and outdoor areas.

This is a half-acre garden near the center of Towson, so it’s on the edge between urban and suburban. My dad, Wolfgang Oehme, designed the garden initially. After a change in ownership, I was asked to redesign much of the garden since it needed some help since it had been neglected. I designed and installed much of the planting that you see in the photos. I also redesigned the planting for the fish pond, butterfly garden in the rear, pollinator garden in the front, and I install annuals that fill the 9 pots at the front steps and rear deck and patio. We took this dated Master Bathroom and leveraged its size to create a spa like space and experience. The expansive space features a large vanity with storage cabinets that feature SOLLiD Value Series – Tahoe Ash cabinets, Fairmont Designs Apron sinks, granite countertops and Tahoe Ash matching mirror frames for a modern rustic feel. The design is completed with Jeffrey Alexander by Hardware Resources Durham cabinet pulls that are a perfect touch to the design. We removed the glass block snail shower and the large tub deck and replaced them with a large walk-in shower and stand-alone bathtub to maximize the size and feel of the space. The floor tile is travertine and the shower is a mix of travertine and marble. The water closet is accented with Stikwood Reclaimed Weathered Wood to bring a little character to a usually neglected spot!

West or east, home is the best. Happy, warm, harmonious home is the dream and target of people. How to decorate our home is very important. We have the experience that the bedding we saw in emporium is beautiful, but the effect does not good when we bring it home. This is because we do not choose bedding according to the color collocation of our dream bedrooms. Here are some classic color collocation methods for you: Color collocation of light with dark: when the main color of your dream bedroom is light, such as white, light color bedding will make your bedroom feel pale, ordinary and have no sense of color. On the contrary, dark or bright color bedding such as chocolate, purple, green, yellow will make your space full of vitality. The collocation of light and dark color gives people strong visual impact. So when your dream bedroom have dark color as its main tone, light or bright color like white, pink, red and yellow goes well with it. The space will feel depressing if you use dark color bedding. Color collocation method of similar color: it means choose bedding with similar color to the main color of bedroom. For example, when the main color of your dream bedroom is purple, white bedding with few purple decoration patterns is good choice. There would be no layering if you use bedding in large area purple. Collocation method of matching complex with simple: if the decoration style of bedroom is complex, concise and elegant bedding goes well with it, or the space will be disorderly and unsystematic. The intensity of lighting: light intensity is the factor that people often neglect. Avoid using dark color bedding in bedroom with dark light. The relationship of whole and part: the main color of bedroom is whole, bedding color is part. A guest cannot usurp the host's role. So does the bedding. There should be primary and secondary in bedroom color collocation. Bedding color only plays the role of embellishing. Take all the elements in bedroom into consideration: all the elements in dream bedroom – wall, furniture, floor, and bedding – should be considered. They should be in consistent. We all know that color has the function of mood adjustment. We should choose color according to our actually needs. Green and purple is good to soothe the nerves and relax people. Patient with phobia and schizophrenia can choose the two colors. Light saffron yellow, blue and pink can make people exciting, happy and full of hope. Depression and anxiety disorder patient can choose them. Cyan is good to produce sleepiness. It suit for those insomniac. Besides, warm color bedding with thicker fabric suit to use in winter and autumn for the decrease of temperature.

This Dutch Renaissance Revival style Brownstone located in a historic district of the Crown heights neighborhood of Brooklyn was built in 1899. The brownstone was converted to a boarding house in the 1950’s and experienced many years of neglect which made much of the interior detailing unsalvageable with the exception of the stairwell. Therefore the new owners decided to gut renovate the majority of the home, converting it into a four family home. The bottom two units are owner occupied, the design of each includes common elements yet also reflects the style of each owner. Both units have modern kitchens with new high end appliances and stone countertops. They both have had the original wood paneling restored or repaired and both feature large open bathrooms with freestanding tubs, marble slab walls and radiant heated concrete floors. The garden apartment features an open living/dining area that flows through the kitchen to get to the outdoor space. In the kitchen and living room feature large steel French doors which serve to bring the outdoors in. The garden was fully renovated and features a deck with a pergola. Other unique features of this apartment include a modern custom crown molding, a bright geometric tiled fireplace and the labyrinth wallpaper in the powder room. The upper two floors were designed as rental units and feature open kitchens/living areas, exposed brick walls and white subway tiled bathrooms.

Our clients knew they wanted to live in Wicker Park, within walking distance of everything the neighborhood has to offer. They found an 1890s cottage-style home on a great street and fell in love with its charm. Unfortunately, the house had fallen into a state of serious neglect and needed significant work. Excited, but also a bit overwhelmed, our clients came to us for help with a gut renovation. We were able to guide them through the entire process from the start of demo through placement of the final decorative object. The process was fun and rewarding and, upon completion, our clients were left with a tailored and sophisticated home that is just as stylish as they are.

VICTORIAN LAKEFRONT BEFORE & AFTER This neglected Victorian on the waterfront in Hudson was a perfect example of a diamond in the rough. But its new owners recognized its potential and (lucky for us) we were hired to redesign the main floor. Everything was replaced, from the uneven and mismatched floor boards, to the dilapidated, rickety old staircase. Not to mention, new windows, sexy new hot water heaters imported from England., a new kitchen and main floor bathroom. The entire house was painted Moonshine by Benjamin Moore - a watery blue-grey colour which works perfectly with all the wood and white trim. The kitchen was gutted and reconfigured to optimize the fantastic water views allowing the owners to relax at their new island (with soapstone counters). The beautiful blue backsplash tiles make this traditional white kitchen anything but boring. And we painted the adjacent dining room ceiling the same deep blue colour to add impact. Our clients had travelled all over the world for work before returning to Montreal, and their art collection, geological artifacts, wool rugs and assortment of wood furniture (collected in Chile, Mexico and Arizona to name a few places) give this updated Victorian a lived-in, eclectic look. We added some unexpected lighting with a nod to the Victorian age throughout and the back room, once the exterior porch, is now a the perfect retreat to relax, hold book club meetings or just enjoy the views from the elegant new furniture or the newly reupholstered family heirloom bench.

The water looked dirty and lifeless, while the surrounding screen was stained and weathered, blocking light instead of creating an inviting atmosphere. Outdated colors made the space feel dull and unattractive, and the entire area lacked the charm and care a backyard oasis deserves.

The home had two major renovation periods – one in 1950’s, and then again in the 1980s’s, which covered over or disrupted the original aesthetics of the house (think open ductwork, framing and drywall obscuring the beautiful mantels and moldings, and the hot water heater taking up valuable kitchen space). Our Piperbear team had to “undo” much before we could tackle the restoration of the historical features, while at the same time modernizing the layout.

This American Foursquare built in the early 1900’s needed a complete restoration. The back two story porch was rotten from years of neglect and needed to be torn down and completely rebuilt. Inside, the kitchen and bathrooms needed full renovations, and the trunk room was turned into the master bath in order to create a true master suite. Piperbear also handled the staging and assisted with the marketing of the property.

This past winter, PTS staff volunteered time at Mercy Street School in West Dallas. To create a safe environment in which to learn, our skilled climbers and tree care staff donated time and effort to take care of a lot of pruning and clean up so that their trees can be healthy and the property safe for all the staff and students. The property has many very large established trees that were much in need of proper pruning and care. By cleaning up the property, we hope to not only help preserve their beautiful trees, but also give the kids a safe place to play and learn. When trees are neglected, especially on a property where there is a lot of traffic such as a school, it is important to properly prune and maintain trees so they don’t become a hazard. Falling limbs damage buildings and could harm passersby. We love supporting our Dallas community and schools!
