The couple who embarked on this Lake Zurich Illinois home renovation spent years planning a move from Virginia to the rolling hills of Northern Illinois when their first grandchild was born. Wanting to be closer to their grown children so they could enjoy their new role, they first embarked upon finding the right realtor and the right home. They settled on the “perfect” home; perfect that is to transform.
The seriously outdated 1,800 square foot ranch had a closed outdated kitchen, 3 bedrooms, a living room with a fireplace, a full basement and 2 baths. Although it had “good bones”, it was straight out of a builder’s catalog with wall to wall carpet, standard tile and honey oak everywhere you looked. But this couple had big plans for this home.
In tandem with their home purchase, they began the search for the just the right renovation company. The team they chose needed to be cohesive, as the whole house renovation would be designed hundreds of miles from their home several states away. She found Advance Design Studio, Ltd. online, and was quickly enamored by the team and by Common Sense Remodeling, simply by studying the website. Her decision to choose Advance Design to partner on this complete ranch renovation was confirmed quickly upon her first face to face meeting with owner Todd Jurs, and later by Advance’s designer, Nicole Ryan.
Three bedrooms were converted into a one master suite with ample bath and walk in closet, laundry, and a 2nd multi-purpose room designed for movies and entertainment, a home office, and a guest room all in one. A doorway leading to the garage was reconfigured to create a foyer area, and allowed for a better flow to an open modern kitchen complete with a large island for cooking and entertaining, which included a wide bench seat overlooking the back yard and opening onto an eating area flanked with a fireplace and TV.
The piece de resistance culminated with 3 walls of full glass anchored by a striking fireplace in the new four season’s room where the homeowners enjoy coffee every morning while gazing at the current day’s mid-western landscape. The open floorplan encourages living in “one space” throughout the day.
Ryan worked with the couple remotely, exchanging 3D color renderings and floorplans with detailed budget updates until the project took on the very image they had envisioned. “Working with them was a change from our normal meeting process since they were literally in a different state. We conducted meetings by phone, while reviewing materials and drawings via computer. It was a fun process that necessitated lots of detail and careful coordination, but we made it happen and the process was as smooth as if they were right here like normal”, says Nicole. During a stressful time planning their move, the constant interaction with Nicole assured the couple that all was being addressed by the Advance team and they could relax and focus on other important things (like moving cross country).
The new master bath incorporated heated flooring, a walk in shower with seating and custom shower niches, and an elegant double sink vanity with ample space for two. “The layout of each of the rooms is exactly what I envisioned,” the client said. “Advance’s attention to details such as light switch placement, electrical outlets, and many other minute details you wouldn’t even think of was the icing on the cake. If I didn’t think of it first, they certainly did,” said the happy homeowner. Small details like the crown molding, the custom designed fireplace mantle, the under-cabinet lighting and etched door glass, and even subtle rhinestones shimmering like delicate jewelry in the tile backsplash brought the whole project together. The clients were extremely happy with the way the Advance team made sure these small things were executed perfectly.
“It’s just gorgeous,” they said at a celebratory event in their home hosted shortly after completion for the entire Advance Design team that made it happen. “The entire crew at Advance Design was a pleasure to work with. We couldn’t have done this with a lesser team,” they concluded.

This customer wanted a normal (western cedar) deck attached to his porch. He also had a drainage problem that required a french drain, and he wanted a walkway.
This is the solution we came up with. under all the flagstone is a gravel bed with the french drain system inside. In between the flagstone is pea gravel to let the water through and the stones on each side serve as water traps to keep heavy rain from the house.
We also dug into the hillside and installed a retaining wall with drains to make the deck the size and shape he wanted.
I think it was a nice solution to a normally unusable space!

This custom fireplace design was client's vision that came to life and accomplished what the client desired, which was to provide a focal point in the room and add warmth to the space. The fireplace features dramatic and vibrant real fire flame and is especially enjoable because of its location in the room and because there is no glass installed around it. This custom fireplace is designed with three open sides and two linear ribbon flame fires about thirty six inches long, covered with crushed black glass to enhance flame pattern. Collection hood was installed and suspended at the top, which connected to proper-sized vent system and power vent fan to ensure proper draft.
This appliance is a custom built decorative gas fireplace. The custom outdoor fireplace is rated for use with propane only and exhausts through a power vented 14” B-vent flue. The fireplace controls are designed to ensure that the exhaust fan has established an adequate draft via a pressure switch prior to initiating the pilot gas ignition sequence. This custom fireplace was approved by to the requirements contained in ANSI Z21.50-2014 “Vented Gas Fireplaces” standard. The investigation began on April 19, 2016 and concluded on April 29, 2016. The main burner tray is made of 16 gauge low carbon steel. Burners are easily removable, without the use of special tools, for repair and cleaning. The burner tray is readily accessible and designed so that one person can perform the removal and replacement unassisted. The burner is installed in a granite surround which is capable of supporting more than 300 lbs. The fireplace has an induced draft and the design is such as to prevent gas flow to the main burners and pilot burners in the event the blower providing the draft becomes inoperative. A pressure switch is used to achieve this. All controls are accessible for normal servicing and functional adjustment in position and are replaceable during normal servicing. Removal of an access panel to secure access to the control compartment is employed. Each appliance is equipped with an automatic gas ignition system which provides for ignition of main burner gas by means of proved pilot. If the presence of the pilot is not proved, automatic shut-off of pilot and main burner gas. The design of the custom fireplace is such that the flue gases from all burners are carried out of the appliance through a single flue outlet. The fireplace is equipped with a vent safety shut-off system designed to shut off main burner gas in the event the appliance venting system is blocked. The pressure switch device complies with a nationally recognized standard. The design of an electrically operated vent damper device and the control system are such that the damper is in the open position at all times that gas is flowing to the main burner. The firepalce is equipped with an automatic valve which controls both the pilot burner and the main gas.

This request came from a client who lives in the Newcastle district of Jesmond who was unhappy with the appearance of their Textured Porcelain floor tiles. The problem was that the Porcelain Tiles were grouted in whilst the underfloor heating was switched on. This resulted in the grout drying out quicker than expected and the tiler struggled to get the excess grout off the tiles. To rectify the problem, the tiler tried to get the dried grout off with acid, but it didn’t work, and the floor was left looking dark and dull. Unable to rectify the problem the client was left with a disappointing pale floor and had searched around the internet for a solution.
Normally grout smears like these (aka Grout Haze) can be removed with an acidic product and Tile Doctor sell Grout Clean-up specially for this purpose. However, some grouts contain acid resistant polymers which need to broken down first. Fortunately, we have a solution for everything tile related and the system we use does not affect the main grout lines only the excess grout. I called in to do a site visit and having surveyed the problem I was confident it could resolved, I gave them a price for the work and agreed a date to return to do the job.
My first task was to spray the tiles with Tile Doctor Remove and Go, this was left to soak into the tile for around ten minutes before being scrubbed in. Remove and Go is a coatings remover that is safe to use on tile and grout; normally we use it to remove old sealers but in this case I applied it to break down the polymers. To work the product into the tile I use a buffing machine fitted with a black scrubbing pad, the mechanical advantage this gives makes the job a lot quicker. Then the slurry generated is rinsed off with water and removed with a wet vacuum. The floor was then left to dry for 30 minutes.
We were then able to remove the excess grout which was done by applying Tile Doctor Grout Clean-Up which I mentioned earlier. The process was the same, i.e. using the buffing machine and a wet vacuum to scrub the floor and extract the soil. The floor was rinsed with water to remove any trace of the products used and dried as much as possible using the wet vacuum. The underfloor heating really helped at this point to dry out the floor.
Once the floor was fully dry including the grout lines a single thin coat of Tile Doctor Colour Grow sealer was applied. The tiles were textured porcelain, so the dirt gets trapped into the textured surface if it is not sealed. We usually find one coat of Tile Doctor Colour Grow is more than enough for this, anything that hadn’t soaked in after three to five minutes was then polished off with clean dry cloths.
The client was very happy with the floor and pleased that the excess grout had been cleaned up and the floor looked as it should. Before leaving I recommended the use a pH Neutral tile cleaner for general cleaning such as Tile Doctor Neutral Tile Cleaner. There is no point sealing the tiles only to have it stripped off later with the use of a bleach based cleaner.
