This lovely craftsman style home provided the perfect blank slate for us to elevate with our clients' personalities. On the "must haves" list was add color, make it approachable and cozy, and keep the sunshine pouring in. The front rooms open to each other, so creating a flow connecting the spaces was important - however, giving each space its own twist was priority. We selected a bold red paint on the exterior of the front door and a classic, chevron-patterned, textured grasscloth for the Entry to set the stage. Lighting and furnishings were layered in for added pops of color and functionality. The Living Room furnishings were selected to maximize seating and relaxation. We delivered on color with the addition of an uber comfy, lime green swivel chair and placed it bordering the Living Room and Dining Room so one could join both conversations. The Dining Room walls were painted a moody blue to create a backdrop for chic dinner parties and record listening sessions. Reupholstered vintage dining chairs brought their own stories to the table while a custom made buffet stores oodles of board games and records. Custom window treatments in both spaces added the necessary privacy while allowing the sun to shine through and create the perfect sunny spots for their sweet dog to nap. Adding in artwork provided the fun punctuations in these two areas. When my client mentioned that she loves to sit out on the deck with a cup of tea and listen to the birds sing, my first thought was - let's have them join you inside! We reimagined the Breakfast Nook seating and created a custom banquette to perch on amongst the sweetest bird themed wallpaper. The Breakfast Nook's color palette of olive green and saturated orange paired with the lovely natural light is calming and perfectly reflective of our client's disposition.

A beautiful Mamaroneck Tudor with its original tiny kitchen was badly in need of renovating. The homeowners shifted and enlarged the rear of the house to create a peaceful space with earthy toned charcoal grey Oak base cabinets and shiny back painted white wall cabinetry. Six integrated gas burners from Netherland's Pitt Cooking were fitted into the island, with Gaggenau’s tappenyaki grille for a efficient and beautiful integrated cooking and serving area. Stylish brewery owners with airline miles that match George Clooney’s decided to hire Regan Baker Design to transform their beloved Duboce Park second home into an organic modern oasis reflecting their modern aesthetic and sustainable, green conscience lifestyle. From hops to floors, we worked extensively with our design savvy clients to provide a new footprint for their kitchen, dining and living room area, redesigned three bathrooms, reconfigured and designed the master suite, and replaced an existing spiral staircase with a new modern, steel staircase. We collaborated with an architect to expedite the permit process, as well as hired a structural engineer to help with the new loads from removing the stairs and load bearing walls in the kitchen and Master bedroom. We also used LED light fixtures, FSC certified cabinetry and low VOC paint finishes. A friend noticed a damp, musty smell coming from her living room fireplace the week after a February thaw. When she called a masonry technician from Superior Chimney, to take a look, and found that water had been working its way behind the bricks for years. What started as a small crack now meant her chimney needed structural repairs before she could safely use it again. Chimney repairs are any work done to restore the structural and weatherproof condition of a chimney. Chimney repairs generally fall into a few categories. Understanding the difference, helps homeowners have a more informed conversation with the expert technician. Mortar joint repair or tuckpointing. This involves removing deteriorated mortar between bricks and replacing it with fresh mortar, matched to the original color and texture as closely as possible. Brick replacement. When individual bricks have spalled, meaning the face has cracked or popped off from trapped moisture, those bricks are removed and replaced. Crown and cap repair. When to Know a Chimney Needs Repair Most chimney damage shows up as small, easy to dismiss way. Let’s take a look at the following list. Be sure to print this out and keep it handy so if/when something happens, you know what to look for. • Water stains near the fireplace or on the ceiling • A brownish stain on the wall around your fireplace, or a stain on the ceiling near an exterior chimney. This means water is getting in somewhere it should not. • Crumbling or missing mortar • If you can see gaps between bricks, or mortar that flakes off when you touch it • A leaning or visibly shifting chimney • A chimney that appears to pull away from the house, even slightly, could indicate a structural issue • White staining on the brick (efflorescence) • Chalky white residue left behind as water evaporates out of the masonry. It is a visible sign that moisture is moving through brick • Rusted damper or firebox components • Metal parts inside a fireplace that are rusting are a strong indicator that moisture is present • Debris in the fireplace • Small chunks of brick, mortar, or tile landing in the firebox What are the Various Types of Chimney Repair? “They really got excited when I showed them the comma-shaped island with room enough to seat the entire family and still have plenty of space for additional culinary pursuits,” explained Cartee. The project was complicated by the use of mixed flooring materials, with tile in the kitchen and adjoining hardwood flooring and carpet. We removed the tile & carpet and extended the hardwood flooring from the living room and entryway into the kitchen. Since it was originally a lighter oak stain, we refinished it in a darker shade to make sure no honey oak remained! At some point, perhaps during a previous remodel years before, the house shifted and settled, taking the ceiling and floor out of level by an inch or so. "It happens from time to time,” says Cartee, who has worked on homes much older, “but our carpenters did a masterful job of compensating for the drop with the careful application of flat crown trim, especially over the vent hood where complications from a previous bath remodel were encountered.”
