The design of this home was driven by the owners’ desire for a three-bedroom waterfront home that showcased the spectacular views and park-like setting. As nature lovers, they wanted their home to be organic, minimize any environmental impact on the sensitive site and embrace nature. This unique home is sited on a high ridge with a 45° slope to the water on the right and a deep ravine on the left. The five-acre site is completely wooded and tree preservation was a major emphasis. Very few trees were removed and special care was taken to protect the trees and environment throughout the project. To further minimize disturbance, grades were not changed and the home was designed to take full advantage of the site’s natural topography. Oak from the home site was re-purposed for the mantle, powder room counter and select furniture. The visually powerful twin pavilions were born from the need for level ground and parking on an otherwise challenging site. Fill dirt excavated from the main home provided the foundation. All structures are anchored with a natural stone base and exterior materials include timber framing, fir ceilings, shingle siding, a partial metal roof and corten steel walls. Stone, wood, metal and glass transition the exterior to the interior and large wood windows flood the home with light and showcase the setting. Interior finishes include reclaimed heart pine floors, Douglas fir trim, dry-stacked stone, rustic cherry cabinets and soapstone counters. Exterior spaces include a timber-framed porch, stone patio with fire pit and commanding views of the Occoquan reservoir. A second porch overlooks the ravine and a breezeway connects the garage to the home. Numerous energy-saving features have been incorporated, including LED lighting, on-demand gas water heating and special insulation. Smart technology helps manage and control the entire house. The cabinetry (kitchen furniture) is, hand crafted in the Amish country of Ohio. All cabinet doors and drawer fronts are 1-1/4" (not 3/4") thick hardwood. Unlike most beaded inset cabinetry, which has a bead routed into the frame, our cabinetry uses a separate beaded molding which stands proud of the frame. The curved (vaulted) ceiling, features Venetian plaster and was created utilizing steel studs. No small detail went unnoticed in creating this one-of-a-kind kitchen. Both the front and rear of this beautiful South Tampa home are illuminated, as well as the walkways down both sides. A feeling of security is an added bonus of a lighting system installed primarily for accent and beauty. We addressed the architectural features of the home, including adding recessed fixtures in the pavers to illuminate the entryway and second story lighting to showcase the areas over the garage. We also showcased the large oak canopies that flow over the front yard from both sides. The pool perimeter is warmly illuminated with the reflected light off the numerous andonidia palm clusters. The entire project is done in cast brass with LED illumination. Perhaps the most flattering part of this project is having the homeowner call us out numerous times to make additions and adjustments as they improve their home. It's a pleasure to work with homeowners and build long-term relationships as they add a pool or make landscaping upgrades, etc. We've received several referrals from this customer as well, the ultimate compliment.

At the outset, this project began with the transformation of a 2-car attached garage. The goal was to create a mudroom, an exercise room, and a breezeway to seamlessly connect the spacious detached garage with the main part of the house. Additionally, the project involved partial roof removal and the addition of a new front entry. But then came an unexpected twist – scope creep. We found ourselves veering away from the initial client-supplied architectural plans. After numerous consultations with the clients and several iterations of the design, we arrived at a significantly improved plan for the remodel and addition. Our journey commenced with the demolition of almost the entire former 2-car garage, making space for a new, oversized 3-car garage measuring 40′ x 28′. This garage was strategically placed between the existing house and the large detached garage. We introduced a custom low-sloped flat roof, designed to address historical drainage issues. To mitigate water pooling, we created a custom concrete step at the back corner of the garage, equipped with a sturdy metal grate that sits flush with the step. We also installed a PVC drainage system, commencing at the step and running beneath a newly designed patio, ultimately draining into the yard. These measures have significantly reduced water accumulation around the house. The new garage boasts several features, including Longboard aluminum siding, custom full glass garage doors, interior drywall finished to a level 4, an abundance of can lights, an epoxy floor coating, vinyl base trim, a new forced air garage heater, and more. The clients also requested a designated space for their three kids and their friends to enjoy, thus giving birth to the “Kid Zone.” We partitioned a section of the existing oversized garage, resulting in a space measuring approximately 22′ x 32′, brimming with entertainment possibilities. To enhance control over the temperature in the Kid Zone, we collaborated with our licensed HVAC partner to install a cold weather mini-split system. One of the most significant challenges was the modernization and consolidation of the home’s main electrical systems. We reconfigured and combined 6-7 different electrical panels into just two. One panel serves the main house, while the second is dedicated to backup power from a generator. These panels, along with the boiler for the in-floor heating system, are housed in a newly constructed mechanical room within the Kid Zone. Inside the main house, we completed various tasks, such as removing the ceiling in the hallway from the new garage to address prior water damage, improve insulation, and rework electrical and HVAC systems. We also replaced the ceiling from the front door to the base of the stairs, adding new can lighting and enhancing insulation. Skilled drywall specialists then installed and finished new drywall to a level 5 standard. The exterior of the house underwent a complete overhaul. Before installing new roofing on the entire house and garage, we modified an existing flat roof by adding custom lumber and plywood to enhance the pitch, preventing future ice dams. A new rubber roof was expertly installed on the oversized 3-car garage, and the flat roof section we re-framed. Our meticulous exterior team removed old white aluminum soffit, fascia, and gutters, replacing them with new framing to accommodate Longboard soffit material. This task was particularly challenging due to the age of the house and the non-standard wall and roof framing. Our skilled exterior subcontractors ensured a perfect fit. Near the pool area, we discovered severe rot and decay from years of water intrusion. After informing the homeowners, we ordered and installed five new commercial-style block framed windows and a custom 8′ high Anderson patio door. This involved careful removal and replacement of window headers from the outside to avoid disturbing the finished part of the house. We reframed the large openings to fit the new windows, and our skilled trim carpenters installed new walnut casing, base, and window sills. In total, we replaced around 900 lineal feet of soffit and installed approximately 32 squares of aluminum siding. The entire house was meticulously prepped, repaired, and painted according to the client’s chosen color. Throughout the project, we incorporated numerous custom touches and unique design elements, some of which you can see in the pictures. Our team also addressed various unforeseen challenges, from soil issues to rot and decay repair, roof leaks, drainage problems, electrical and HVAC complexities, and much more. A new rubber roof was expertly installed on the oversized 3-car garage, and the flat roof section we re-framed. Our meticulous exterior team removed old white aluminum soffit, fascia, and gutters, replacing them with new framing to accommodate Longboard soffit material. This task was particularly challenging due to the age of the house and the non-standard wall and roof framing. Our skilled exterior subcontractors ensured a perfect fit. Near the pool area, we discovered severe rot and decay from years of water intrusion. After informing the homeowners, we ordered and installed five new commercial-style block framed windows and a custom 8′ high Anderson patio door. This involved careful removal and replacement of window headers from the outside to avoid disturbing the finished part of the house. We reframed the large openings to fit the new windows, and our skilled trim carpenters installed new walnut casing, base, and window sills. In total, we replaced around 900 lineal feet of soffit and installed approximately 32 squares of aluminum siding. The entire house was meticulously prepped, repaired, and painted according to the client’s chosen color. Throughout the project, we incorporated numerous custom touches and unique design elements, some of which you can see in the pictures. At the outset, this project began with the transformation of a 2-car attached garage. The goal was to create a mudroom, an exercise room, and a breezeway to seamlessly connect the spacious detached garage with the main part of the house. Additionally, the project involved partial roof removal and the addition of a new front entry. But then came an unexpected twist – scope creep. We found ourselves veering away from the initial client-supplied architectural plans. After numerous consultations with the clients and several iterations of the design, we arrived at a significantly improved plan for the remodel and addition. Our journey commenced with the demolition of almost the entire former 2-car garage, making space for a new, oversized 3-car garage measuring 40′ x 28′. This garage was strategically placed between the existing house and the large detached garage. We introduced a custom low-sloped flat roof, designed to address historical drainage issues. To mitigate water pooling, we created a custom concrete step at the back corner of the garage, equipped with a sturdy metal grate that sits flush with the step. We also installed a PVC drainage system, commencing at the step and running beneath a newly designed patio, ultimately draining into the yard. These measures have significantly reduced water accumulation around the house. The new garage boasts several features, including Longboard aluminum siding, custom full glass garage doors, interior drywall finished to a level 4, an abundance of can lights, an epoxy floor coating, vinyl base trim, a new forced air garage heater, and more. The clients also requested a designated space for their three kids and their friends to enjoy, thus giving birth to the “Kid Zone.” We partitioned a section of the existing oversized garage, resulting in a space measuring approximately 22′ x 32′, brimming with entertainment possibilities. To enhance control over the temperature in the Kid Zone, we collaborated with our licensed HVAC partner to install a cold weather mini-split system. One of the most significant challenges was the modernization and consolidation of the home’s main electrical systems. We reconfigured and combined 6-7 different electrical panels into just two. One panel serves the main house, while the second is dedicated to backup power from a generator. These panels, along with the boiler for the in-floor heating system, are housed in a newly constructed mechanical room within the Kid Zone. Inside the main house, we completed various tasks, such as removing the ceiling in the hallway from the new garage to address prior water damage, improve insulation, and rework electrical and HVAC systems. We also replaced the ceiling from the front door to the base of the stairs, adding new can lighting and enhancing insulation. Skilled drywall specialists then installed and finished new drywall to a level 5 standard. The exterior of the house underwent a complete overhaul. The work triangle remained generally the same, but numerous changes were made to improve the kitchen’s functionality, aesthetics, and lighting. Automation was also introduced. The goal was to design and build a modern contemporary functional kitchen with inspiring colours accented with textured wood features. The functionality was improved with the addition of an under counter microwave, which freed up countertop space. Additional and improved storage was also created by incorporating under cabinet drawers throughout the kitchen, a bar area with open glass shelving above, and open shelving to the right of the seating area. Upper cabinet storage was as well increased with storage above the fridge. Numerous lighting improvements were made including the addition of potlights. This was done by dropping the ceiling in the kitchen, which also created a visual division with the dining area. Automation was introduced as well into the space with HUE under cabinet lighting, and a touch faucet. The under cabinet lights are controlled by the Phillips Hue App that programs routines, scenes, and other settings. The kitchen features painted Shaker cabinets accented by textured wood shelving. The countertop surfaces are quartz with waterfalls on both sides of the island, which is a focal point. Shapes are also strongly identified in the design with the use of triangular tiles in the backsplash along with rectangular upper cabinets, and appliance doors and drawers. Harmony and balance in a calm environment; the desires of the client which drove the design of the residence. The old residence, a 1,423 sf beachside bungalow was purchased by the client in an effort to down size and center their family. The new is a 2,350 sf entire redesign of the old building footprint which has created an open kitchen, living and dining space that connects the front of the home to the back yard. The design of an open concept home forced the client to examine their family dynamic and came to realize that they really enjoy being in the same place together. Numerous skylights, tall windows, wall cutouts, sliding patio doors, and even half wall showers in the bathrooms make for open, airy, naturally lit spaces that flow seamlessly into one another. The kitchen is a focal point as you enter the home and was designed so that the utilitarian features are tucked behind the main wall providing a clean yet fully functional space. Warmth was added to the main space using Scandinavian white oak flooring and a dining bench that is built into the floor-to-ceiling cedar feature wall. The same cedar was used to line the kitchen island and the closet wall in master bedroom. The front of the residence features an ocean view deck that is nicely complemented by one of numerous simple elongated roof planes.

This unique home on edge of downtown Calgary is a longer term project we had the privilege to design and implement. We were involved early in the extensive renovation process to provide input on design elements and help resolve logistical issues on the site. Among the many elements in the garden a large water feature was desired, in part to help mask traffic noise, as well as numerous areas to entertain, relax, and explore. Both large and dry-pack Rundlestone was utilized along with stamped concrete for much of the hardscaping. The slope was manipulated to construct the water feature which includes numerous falls, a stream, pond and bio-filter. Stucco walls were constructed on part of the property and river-stone walls were reconstructed to match the existing walls from the previous development. Extensive plantings throughout the grounds highlight and accent the hardscape and were designed for four seasons of interest.
